This is a great place. The women who welcome you, clean your room, and make breakfast for you, are incredible! The room looked updated. The bed was comfortable. Breakfast was excellent every morning. The view deck was a great place to have a glass of wine and relax! So many food choices in Newport! Outlook Inn is walkable to the waterfront. Our room smelled of air freshener, when I asked to not have that in my room they were very accommodating! The Inn is on a busy street and you can hear that noise (we had a front room so unsure if other rooms are the same). We also could hear the couple above us. We still enjoyed our stay!

Great inn. Great Location near the waterfront. Very helpful and friendly innkeepers. Free parking off site, but fine. Easy unloading and reloading of luggage at the inn. Great breakfasts.

Perfect location walkable to wharf, restaurants, and shopping. Lovely room and large enough for a couple. The inn keeper was delightful- she and her team prepared fabulous breakfast and served on a beautiful third floor terrace overlooking the water!

It’s no wonder that so many reviews for The Outlook Inn mention the host, Serena. She was so helpful and welcomed us with a huge smile. The Outlook Inn was the perfect location for our stay, on beautiful Spring Street, a short walk to Thames Street’s restaurants and shops but on a quiet street for a comfortable nights sleep. Our room was on the top floor and was very spacious, beautifully decorated and had the most amazing shower room. The toiletries were generous and smelt lovely. The outdoor deck & balcony had beautiful views over the harbour and was a great viewpoint for the sunset. Breakfast was incredible, fresh cooked every morning by Claudia. Perfect eggs and amazing cinnamon French toast. All day tea & coffee was available including take out cups and treats. This property is beautiful, very clean and well presented. Outlook Inn exceeded my expectations. It was a beautifully remodeled inn on a quiet but convenient street. The room and bathroom were spacious and comfortable. The breakfasts were delicious and were different each day. It was wonderful to start each day with breakfast on the deck overlooking the harbor. I would happily stay at the Outlook Inn the next time I visit Newport.

It was clean, staff were great. Great breakfast. Not handicap easy. Stairs. No handicap railings in shower. Noisy vehicles on street all night.
