Beds were comfortable and the room suitable but if you stay here be prepared for:
No food, just coffee in the morning. Rooms needed good amount of cosmetic work (paint, poor drywall patch jobs, microwave was rusty inside) and bed sheets had small but noticeable stains

This hotel needs a lot of cosmetic work. The clientele staying here was really sketchy and several looked like drug addicts. Lots of low lifes staying here. There was a huge wet spot on the carpet in my room so I was moved to another one. The bed was lumpy and uncomfortable. No blow dryer, no shampoo, no dishes or silverware in the room even though there’s a kitchenette. On the plus side, there’s lots of areas to walk a dog including a trail behind the building. There are plenty of restaurants and a Starbucks within walking distance. The street out front was very busy. There are muffins and coffee in the lobby for breakfast. The hotel staff was very nice. But because of the clientele and the uncomfortable bed, I would not stay here again.

We got checked in to a dirty room but luckily an employee who clearly was trying to handle everything was kind enough to move us we do not blame him it seemed like the whole place was a giant mess trash everywhere clearly more people need to be hired

I’ve stayed at several Extended Stay America’s in Southern California and the staff is very good in Lake Forest. People make a difference on the experience. Special thanks go to Alvin and Alex who were kind and courteous to the patrons. We had an issue with plumbing in our room and they made it right. I’m recovering from back surgery and my mother was with me. They moved us right across the hall and even offered to move our luggage.

The room was big. Great that it has a full size fridge. The paint is peeling. There were cobwebs in the corners or the walls. There was a bad smell in the place. The beds are not comfortable. The trash can in the lobby was overflowing. There was trash and bags of stuff in the hallway to our room. There were cleaning supplies in the lobby.

There is a reason that this place was only $100. It's an extended stay some people are there as a temporary apartment. I got there a little after 9:00 p.m. and they told me my room might not be ready yet. It was ready but I still had to wait a little bit. Apparently it was all kinds of callouts and there wasn't even a facilities person there. Someone had a problem with their shower but they had to wait until 8:00 the next morning when a manager got there. Another guy was there complaining because it looks like they overbooked and wouldn't honor his reservation. He had to work at like 6:00 in the morning and they are trying to find a sister establishment for him to stay at. When I asked the managers in the morning if I could get an extended checkout time due to the late check-in, I was told sorry the best we can do is 30 minutes. That is a lie. If you are desperate and don't have a lot of money to spend on a room then stay here, other than that driveways out and you'll find something better.

There was nothing on the website about checkin other than it starts at 3. My travel was delayed so I arrived after midnight. The front desk worker was there but could not give me a room as the system was updating. Hotels.com was not able to rebook me either so I had to sleep in my car. Small claims court will be expired against both companies. This should not have gone this way.

The location of property was wonderful.
My big surprise was being assigned a room that was occupied!
The property is older and has not been kept up well. The room size was great, just depressed with the run down conditions of furniture, drawers and thin worn towels.
Great if just needing a place to store food, cook and sleep. It served my purpose for the evenings.

Very dirty. The refrigerator had stains on the outside. Outside of the hotel had homeless and people getting arrested. I did not feel safe or comfortable during my stay.

The room was terrible. Sink clogged, maintenance fixed it by using a draino....left the bottle in the bathroom said he would be back in 20 min. Had no choice but to stay....left the room came back to draino all over the floor and the room smelled like animal urine....hallway like human urine. We came in from another state si there was no other option. The manager was good he said that they are changing owners and promised a refund so there's that. Hoping he follows through

As I was checking in, 2 separate women came back to the counter because they were assigned a room that was already occupied. The room I was assigned was handicap accessible and I would absolutely say NO ONE, especially someone with a physical disability, should stay in room 129 until it has completely been re-done. The kitchen sink was dripping the entire stay and leaking from the plumbing. The bathroom toilet was broken at the base and had to consistently have towels around it. The bathroom floor was covered in water every morning. This was not new as the floorboard and wall were water logged, so who knows how long this has been going on and what mold is growing. The bed frame was broken so I could only sleep on one side if I didn’t want it to fall out from beneath me each night. And every time I left my room, my key card deactivated. The front desk NEVER, not once, asked me for my id when I asked them to reactivate my key card. The hotel was completely booked out for my stay and I would have gone somewhere else if my work hadn’t already paid for it.

Other than the room (which was clean) the place was filthy. And to top it off, the air conditioner was not working on a hot night. We had to sleep with the window open, which might have been OK were it not for the very busy and loud street this property sits in front of. I understand this is a budget hotel, but just the same the owner could put a bit of effort to make it look not so shabby.

Our air conditioner made a screeching noise everytime it shut off keeping us awake. Our shower faucet was taped on. The tub had cracks in it. The vent in the bathroom was thick with dust and dirt. No shampoo. No blow dryer. Went for breakfast and there was coffee and 3 muffins.

It was close to where I had a conference and super convenient. The staff was very kind even after I witnessed NUMEROUS mean customers/tenants treat them poorly. I'd stay here again.

I was a great location poor parking, and a large dog that constantly pacing above us ( sounded like earthquakes)
Suggest that they put animals on the first floor not the 3rd.

No amenities provided. Walked into room and all cabinet doors were open, including the refrigerator door. The refrigerator did not work. No hair dryer. I had to ask for shampoo. No coffee maker. On the plus side, it felt like a safe area and it was quiet.

Staff was great considering Expedia did not send over my reservation despite getting notifications that it was ready for checkin. After a long drive to find out I was not in their system was not what I wanted to hear. They were professional and apologized for 1 hour check in process. I understood it was beyond their control.

My room was above the laundry room and it was deafening and so loud it hurt my ears!!!

Absolutely disgusting hotel. The room had large obvious dark stains all over the carpet, the countertops were delaminated, furniture was falling apart. I could not let my family stay there. We left after 5 minutes and did not stay because front desk said they would cancel and refund but they later told Expedia to not give us a refund because it was within 24 hour cancellation period.

It was good other than the trash outside the side entrance where I actually slipped and fell on my left knee causing swelling and pain . I informed the staff right after the incident as to what had happened and requested that the area be cleaned. The following morning the area was still stacked with trash at that time I requested the staff to take a photo with me so that our photos were taken at the same time of the area where I slipped a fell. The staff was not very compliant upon my request but, eventually did take a photo with me to show what I slipped on walking in from the parking lot.

We could not sleep because the people above us walk on their heels just stomping non stop all night. There’s only one staff member here and he really couldn’t do anything he was nice but unhelpful. We will not be staying here again.

We will never stay there again or for that matter any Extended Stay hotel. The plumbing leaked, the shower was a little more than a drizzle, the bathroom sink didn’t drain, no cup in the bathroom, and the furniture was ready for the dumpster (Thrift Stores would not even take it!). The free breakfast consisted of packets of instant oatmeal, mini packaged muffins, regular coffee, hot water, packets of hot cocoa and tea bags. When I asked for water the desk help made it seem like they were doing us a huge favor by getting one bottle from the “back”.
There is more, but you get the picture…not a place for a relaxing stay.

I like that I can stay as short or as long and I need to, and I can book last minute if needed. I also like that it has a full kitchen where I can bring my food and cook just like I'm at home and can request any dishes that I may need. The only 2 negative things I could stay about this hotel is, some of the staff are short/rude and it could be a little bit cleaner (ex. Carpet is filthy).

Bed sheets were dirty and had to get another set which was a size bigger than the beg(King size for a Queen/Double bed). Half carton of milk was left in the fridge. Spots on the wall and shower curtain, bathroom counter had a big burn mark. TV wasn’t working, staff offered to fix it but was working on another project and tried to come at 11:11pm. I then refused bc of the time of night. Outside trash was overflowing and smelly. I also have pictures for some of these. Please issue a discount.

Not a very pleasant stay nothing worked in the first room there was a leak in the second room it said they served breakfast but they only had muffins and coffee I will not recommend this hotel to anyone
