Welcome to this private, single-family home in a convenient area. 875 square feet (81 m2) of space. The house has 2 bedrooms, an open living/dining room, full kitchen, and full bathroom. Free parking in the driveway for one car. The house is a 15-min walk (0.8 miles / 1.3 km) to Avenel Train Station. NYC in 45 minutes. EWR in 25 mins. Philadelphia, Washington, Boston, etc. also accessible via the train system. Shops and restaurants within walking distance. Park w/ tennis courts behind the house.
This is a private, single-family home and it is not shared with anyone. The home is located in a quiet, suburban, and residential neighborhood. It is a safe area and convenient to public transportation, shopping, and restaurants. A convenient feature of this home for guests that may have mobility issues is that there are no steps required to reach the home and everything is on one floor.
You will have access to the entire house except for the rear utility room, which is locked and not accessible to guests. If you want to access the backyard, you will need to walk around from the front of the house. The driveway has space for one vehicle and is free to use.

This is a quiet and safe suburban neighborhood. Avenel is a desirable area. There are very few Airbnbs in this area.
Avenel Train Station is located just 0.8 miles (1.3 km) from the house. You can walk there on non-busy streets in about 15 minutes. This train line connects you with Newark Airport (EWR), New York City, and beyond. You can also drive quite easily around this neighborhood. There is one parking space in the driveway and any additional vehicles you can park on the streets, usually right in front of the house.
No parties, events, or smoking of any kind are allowed in this house or anywhere on the property -- strictly enforced.
Please note that heat is provided from October 1 to April 30. Air conditioning is provided from May 1 to September 30.

Self check-in and check-out are available. I have a lockbox with keys at the entry door to the building. I will send you the code to the lock box on the day of your arrival.
The check-in window is 4:00 pm to 11:00 pm. If you are planning to arrive after 11:00 pm, you must clear this with me. I may not be available to support you during check-in if you arrive very late at night.
Please also note that this is an older house. Some recent guests have arrived with higher expectations than what I can provide given the age of the house and the age of the neighborhood. The house looks like the photos in the listing and I keep it updated and clean. It is a basic space with basic amenities. If you are looking for a functional and competitively priced private house relatively close to New York City and Newark Airport EWR, this would be a good space for you. If you are looking for a modern and luxury stay, this is probably not the place for you.
I also just want to make clear that you are renting an Airbnb and not a hotel room. There are many differences between Airbnb and hotels, and some newer guests on Airbnb may not realize it. Hotels are large and often have many rooms, and the ability to change your room should issues arise. Hotels also have staff 24/7 that can help you with every issue or questions that you may have. On the other hand, I am an individual host and manage my listings to the best of my ability. I try hard to create a good experience for my guests. I am including this disclaimer here because I have recently seen a rise in guests that seem to view Airbnb as very similar to a hotel, but in reality it is quite different. Finally, I have a yacht parked not too far from this location. If you are coming to the New York area for tourism and you would like a private boat tour of New York Harbor, I would be happy to arrange it. Before you arrive you will be asked to complete guest verification through third-party provider Superhog. This is done to ensure we are keeping up-to-date with short-term rental regulations as well as providing both our guests and our properties with extra protection. Superhog will contact you via email and/or text to complete the verification. Please do so prior to arriving at the property to enable a quick and easy check-in process. You will also be given the choice between a security deposit or a non-refundable damage waiver. This process is required. It is not optional. You will not be given access to the listing unless your status is "approved" from Superhog. You will need a valid credit card in order to complete this process. We are fully disclosing this here so that a guest cannot claim after booking that this was not disclosed.
Guests are responsible for bagging all garbage and placing the bags in the bins outside the building, or at the curb, as instructed by the host (host will communicate with guest regarding this).
Also, guests must leave the apartment in the condition they found it (e.g. no leftover food, nothing that creates a need for excessive or deep cleaning). Please wash all dishes that you use, remove food that you've brought in, and discard all trash. My cleaning fee is lower than most Airbnbs and it covers basic cleaning like washing of linens and towels, vacuuming, etc. The cleaning fee does not cover deep cleaning, excessive kitchen and bathroom cleaning, etc. Thanks for your cooperation!
If you check out late, there will be a $100 per hour fee for each hour or fraction of an hour that you stay beyond the check out time.
If you smoke, use incense, use drugs of any kind (including marijuana and cannabis) anywhere on the property including outside areas and common areas, I will charge a $300 fee. If there are damages related to smoking or drug use, I will charge fees in addition to this $300.
