Lifts: 2 miles to Meadows parking lot; 2.5 miles to skier drop off
Hiking: Walk from complex into Routt National Forest, Steamboat Springs city trails, and ski resort (summer)
Town: 4 miles to downtown Steamboat
Golf: 2 miles to Rollingstone Ranch Golf Course

ARRIVAL, ACCESS & PARKING:
Accessing the property – No stairs from driveway to front door. Stairs throughout the 3 levels of the home. There is an elevator, shared with the neighbor, that takes guests to all main levels of the home. There are ½ flights of stairs in between some of the main floors in order to reach some bedrooms.
Parking – 2 car heated garage. 2 parking spots in the driveway. No trailers or RV’s per HOA rules.
Winter Driving -- 4WD/AWD or vehicles with chains may be required to access this property when traveling during snow and winter weather conditions. Our home is off a well plowed road but all roads in Steamboat can be slippery and icy in the winter so caution is advised.

Pets considered – Only hypoallergenic dogs are considered. Owner has severe dog allergies.

*Minimum age to book is 30. All guests must be above 30 unless they are children of the booking party.

*For 30+ night stays we offer a 100% refund for cancellations prior to 90 days before check in, minus a $500 processing fee. Cancellation after 90 days is no refund.

*Security deposits/long-term rental agreement required for 30+ night stays. Reach out prior to booking with any questions.
House Rules 
SIGNING RENTAL AGREEMENT – For stays of longer than 30 nights, VRC will email a different, long term rental agreement, since VRC doesn’t abide by Airbnb’s long term cancellation policy. Please inquire about our long term cancellation policy prior to booking.
SECURITY DEPOSIT -- All stays of 30 nights or more require a security deposit. Security deposit amounts are based on the length and season of the guests stay. Please inquire prior to booking on the security deposit amount for your group. The security deposit is refundable upon departure inspection.
MIDSTAY CLEANS -- All stays of 30 nights or more require a minimum of 1 monthly clean by our housekeeping team, at the guests cost.  Guests will pay VRC directly for those cleans. Cleans will be scheduled through VRC to confirm they are happening with the agreed upon frequency. 
NO PARTIES OR EVENTS - Zero tolerance policy for parties. $1,000 fee if the police visit our home due to a neighborhood complaint.   
MINIMUM AGE - Every adult within the rental party must meet a minimum age requirement of 30 years, except when the guest(s) under the age of 30 are the offspring (son, daughter), nephew, niece, or are directly related by blood to one of the other adult members in the group.  
NO PARTIES OR EVENTS - Zero tolerance policy for parties. $1,000 fee if the police visit our home due to a neighborhood complaint.   
PET FRIENDLY UPON APPROVAL -- ONLY HYPOALLERGENIC DOGS ALLOWED - Airbnb is only able to charge for 1 pet. This home allows up to 2 dogs with approval. If you have a second dog or if the first dog fee isn't applied appropriately when you book, VRC reserves the right to charge $X per pet per month. If guest has 1 dog the charge is $X per month. If guest has 2 dogs it's $X per month. We will request any additional pet fees through Airbnb.
NO SMOKING - Absolutely NO smoking or vaping of any substance in the property, in the garage (if applicable) or within 10 feet of a doorway. If smoke is detected or signs of smoking, there will be a $1000 FINE. No exceptions. If you smoke outside, please extinguish cigarette thoroughly and place the butt in a can or bottle. Do not flick onto the property (wildfires are a serious problem here).  
OCCUPANCY - Please do not bring more guest(s) into the home than are reserved. Our town has strict rental regulations. These regulations restrict the number of persons allowed in a rental based on parking, square footage of the home, and sewer/septic size. Bringing additional non-booked guests into the home could result in a cancellation of your booking without refund. Tenants will be responsible for conduct and actions of all occupants and guests and will be held liable for any damage and enforcement of rules and regulations. 
NOISE - We respectfully ask that you respect quiet hours for the home or complex. Neighborhood or HOA quiet hours will be provided prior to check in. 
FURNITURE - Don’t rearrange the furniture. Guests will be charged for any scratches on the floor due to the dragging around of furniture. 
RESPECT OUR HOME - No shoes inside the house. This is our home, not a hotel, please be respectful of our property & our things.  Entryways, hallways, stairways, and parking areas will be kept clear of bicycles, toys, trash, car parts and/or other foreign objects at all times. Interior and exterior will be kept in a clean and sanitary manner. 
PARKING - Each property has an established maximum vehicle allotment. Vacation Rental Co has no control over other HOA management parking restrictions. Therefore, it is the responsibility of the guest to know their property's vehicle allotment and display the given parking permit (if applicable) as instructed at check-in. No tractor-trailers, any other kind of trailer, boats, campers, etc. permitted on the property without approval. 
POOLS & HOT TUBS - if advertised as part of a property, some are seasonal and sometimes closed.  If advertised, please inquire to confirm whether these amenities will be open and available for use during your stay.  
KEYS – There will be a fee incurred by guests for lost keys or parking passes. Please leave those items as directed in your arrival instructions. 
DRUG USE & DISTRIBUTION: The use, cultivation, possession, or distribution of marijuana or any other illegal drugs on the Premises is strictly prohibited. 
LATE CHECKOUT - Checkout is 10am. If housekeeping arrives after checkout and the guest has not vacated the home, the guest will be charged for housekeeping’s time until they have vacated the home. This fee does not award the guest possession of the home after checkout.
