This newly constructed guest house was built with you in mind. No expense was spared in creating this oasis. From the washer & dryer, to the TV's and dishwasher, we created this for you to experience luxury and convenience at your fingertips. Close to Universal Studios and located in a very private and residential neighborhood.
The space
Welcome to your home away from home! This guest house tucked behind the main house, offering a brand new finishes, one bedroom, one bathroom with lots of closet space, an open floor plan with full kitchen, a dining area for four guest and living room to lounge and relax in.
Large 55 inch smart TV and ultra fast internet connection for great indoor entertainment. Appliances include a microwave, toaster, coffee maker, utensils, and central air condition and heat. The bathroom has a standing shower.

1. CHECK-IN: After 4:00 PM l CHECK-OUT: Before 10:00 AM
2. No smoking inside or illegal drugs use anywhere. There will be a $500.00 fine plus an additional $250 for deep cleaning. There is absolutely no smoking permitted inside the home.
3. No parties or Events. The maximum guests allowed is 3. No overnight guests are allowed.
4. QUIET TIME: The hours between 10 PM and 8 AM are considered quiet hours. Though guests should refrain from unnecessary or excessive noise at any time of day or night, any such noise is prohibited during these hours in respect of our community. Violation of quiet time or noise complaints from other guests or neighbors will result in immediate termination of your stay. In the event of early termination due to violation of our rules, your reservation will be nonrefundable.
RULES and PENALTIES:
By booking you are bound by our house Rules. Our home is equipped with exterior cameras that provide a live motion-activated feed, but only monitor front entry exterior activity. Guests acknowledge and accept this feature as a security measure and not an infringement of privacy.
ADDITIONAL GUESTS:
No additional guests are allowed other than registered guests. A total of 3 registered guests are allowed on the property overnight. Violation of this rule will result in a $100 penalty per person, per day. We do not allow visitors unless discussed prior to booking. Early check in, If available, will incur a $50 per hour only if requested and approved.
LATE CHECK-OUT FEE:
Check-out time is 10 AM. Late check-out may be available but only if requested and approved at the beginning of a guest's stay, and in no event, past the check-out time... Unauthorized late check-out will incur a minimum fee of $100. If a guest does not vacate the home by the agreed check-out time, the guest will be charged another night’s stay in the home, at the guest’s previously booked rate. If the guest’s late departure results in the cancellation or rescheduling of house cleaners, repair or maintenance workers, or future guests, additional penalty fees will be assessed.
CONDITION OF PROPERTY:
Guests shall keep the property and all furnishings in good order. Household inventory and appliances shall be used conventionally and respectfully. Guests shall maintain a respectable level of cleanliness and tidiness in the home.
HOUSEKEEPING:
There is no daily housekeeping service.
CLEANING:
There are cleaning supplies offered to the guest. It is located underneath the sink and can be used as needed.
PETS:
Pets friendly home. Pet fee is $60 per pet per stay. Pet owners are responsible to clean after pets. Pets are not allowed to dig into the grass. Any signs of damage to grass, guests will be responsible to pay $100.
EVENTS AND COMMERCIAL ACTIVITY:
The following activities are prohibited without the express written consent of the homeowner and will incur location fees: filming, professional photography, coordinated events or parties, miscellaneous commercial activities, music recording, or endeavors which typically incur a location expense beyond lodging.
PARKING:
Street parking is allowed. The driveway is reserved for the front house. Please make sure to read street signs when parking on the street. The host is not responsible for parking tickets or any law violations.
RELEASE OF LIABILITY:
This home is privately owned; the owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
Other things to note
The main house is rented out to short-term renatal guests as well. Driveway parking is for the main house guests. We have ample free street parking and that's available to you. At some point in January or February 2025, there will be renovations happening on the main house.
