1. No shoes to be worn inside the home.

2. Quiet hours start at 9pm on weeknights and 10pm on weekends.

3. No smoking indoors. Any cigarette butts are to be disposed of off the property. No Smoking or vaping of ANY KIND in the house. We have a strict no-smoking policy in all our units. You will be fined $500 if you violate. If you must smoke, please do so in the back yard.

4. No parties and/or large social gatherings. No events, birthdays, bachelor or bachelorette stays **There is a $500.00 surcharge charged to groups that are deceitful about the use of the house. Please be transparent and honest. Guests partying will be asked to vacate the property immediately without refund.**

5. Check-in and Check-out times are MANDATORY unless scheduled and confirmed at a minimum of 24 hours in advance and if we are able to accommodate without double booking. **$50.00/hour penalty will be applied if you fail to check-out by 10am or by the agreed upon check-out time. My cleaners are on tight schedules**

6. A surcharge of $100.00 per undeclared guest per night will be applied for unapproved guests. Please be honest. We must coordinate cleaners and inventory based on the number of guests that occupy the unit.

7. Please leave all shoes at the front door and do not wear them throughout the house.

8. If any personal property is damaged/lost/stolen or if the cleaning company requires additional time to clean up, you will be charged accordingly.

9. Lock all windows and doors if your are not home.

10. Turn off all lights when not in use.

11. If there is any maintenance issue, please contact me directly so I can send someone to fix it.

12. Garbage is not to be left inside the unit upon check-out. Please dispose of all garbage inside the unit to the outdoor bins.

13. Garbage, recycling, and organic wastes is to be disposed of properly and up to city regulation. **$50.00 surcharge charged to guest who fail to follow proper waste protocol. My cleaners will have to dedicate time to re-sort the garbage correctly.**

14. No Moving / Rearranging of the furniture.

15. No unplugging of the electronics like TVs, cable boxes, lamps, Roku sticks, etc.

16. Guests looking to extend their stay are welcome to do so, subject to availability. Please note, we require a 48 hour notice MINIMUM prior to checkout time to extend without penalty.

All extension requests that are between 24-48 hours before checkout time are subject to an additional 50% of the cleaning fee to reschedule cleaners.

Any extension request that is less than 24 hours before checkout time will be subject to an additional cleaning fee.

Please note that all additional fees must be paid first before an extension is confirmed. Our cleaners operate on strict schedules and 100% of the fees go to our hard working cleaners to compensate them for the last minute changes.
