only thing I can think of would be another hassock in the bedroom so both guests would have a place other than the bed to sit on.

Owners are so welcoming and love to get to know who is staying there. Able to give great recommendations.

The smell of smoke was overwhelming upon arrival. We were hoping our room was better, which it was, but was still permeating the air. So much so, it was just hard to breathe. The coverlet linens did not appear clean as you could see the dirt and oils from people all along the edge and there appeared to be some random dirty stains. The pillows did not have inside covers and were stained and greatly lacking in comfort. The old mattress was lumpy and uncomfortable. Being located next to the alley behind a busy bar made the constant noise from Saturday drinkers hard to sleep through. We thought the bath was nice and clean, then I saw black mold inside the shower curtain where it had apparently been pushed back wet.

Beautiful historic mansion, well cared for. There is one driveway parking space and we got lucky to get it! Doc and Judith and their two dogs were an absolute joy. Room and bathroom were clean and tidy. Breakfast was generous and delicious. Access to the downtown amenities were perfect for what we were doing (saw a show at the HQ, it was a 2 minute walk, so no need to drive). Plenty of food, coffee, and bar joints all around. No curfew, 24 hour access. If we go to the HQ again, we'll definitely book a room again. I felt bad because I really didn't sleep at all (in at 2AM and up at 7AM) and wasn't as social in the morning at breakfast, but that was my fault.

The room was very small with literally just a bed and a small seat, and there's a shared bathroom. A little awkward. I don't know how that would work out if anyone else were there, especially a full house. We were fortunate that no one else was there. The bathroom did not have a ventilation fan (imagine 4 or more adults pooping), and the place did smell of stale tobacco smoke. We are smokers, so it didn't bother us, but just to be clear anti-smokers will not be happy here. Also, if you're not dog people you may not like it (although we enjoyed the pooches very much since we had to leave ours behind). This is smack in the middle of downtown Denver, so you are going to see some bums and crack heads littering the streets, but we never felt unsafe, even walking around (typical big city stuff most people can deal with). I like sleeping to a fan, especially in a city, so it would have been nice to have one of those, or an air conditioner (to be fair they explained they recently took the ac out because it's later fall, understandable). Just nit-picking here, stating the minor negatives. It's an affordable nice place to stay for a night. We would definitely go again.

The reek of cigarette smoke was pervasive. It hit us when we first walked into the foyer and was just as bad in our room on the second floor. When I told the owner that we couldn’t stay in those conditions, he said no one smokes in the house. He did not offer to make the situation right, which would have required a refund of at least some of our payment. We found a chain motel 30 minutes away.

The location was excellent! The hosts were so wonderful and welcoming! The room was exactly what we needed for the night. The absolute best part was the location. The restaurants nearby are fantastic and there are lots of things to see and do.

The bedframe was really loud and my husband is a light sleeper. I was afraid every move would wake him.

We loved the place and the hosts. It's a charming mansion in the middle of the action in Denver, close to restaurants and such. Judith and Doc are awesome, their dogs are super friendly. We also got lucky with the room and got the one with the private bathroom and a balcony, perfect for people watching. Oh, and the breakfast was really, really good! Definitely a great experience. Thank you for hosting us =)

I Loved seeing all of the art that was placed around the B & B.

The hosts were welcoming, the breakfast was filling and delicious, the location was great and the history of the house very interesting.

The fan in our room clicked very loudly when in use. As a result, we didn't use it at night and we were quite uncomfortably warm through the night.

Breakfast was nice. There was fruit and yogurt. The bed was very comfortable and there was loads of pillows. The couple that owns the house is very nice and approachable. We got in late and they were available to get us check-in.

We shared a bathroom with people on the hall. The bathroom had a clawfoot tub. If you had mobility issues, it would be difficult to get in the tub. There was a strong smell of pet urine in the house. The family had two dogs and a load of puppies.

The owners were very friendly and helpful, the breakfast had fresh fruit and yogurt, and the rooms and bathroom were clean. The house had character- it felt like we were visiting the house of an old aunt. An extra bonus was the 10 golden doodle puppies who formed an adorable puppy pile at the entrance when they were sleeping.

-Noisy area (bar across the street) with some drunken fighting throughout the night -Proprietors were vocal on strong political views, which was uncomfortable -Non-smoking claims are false (house reeks of cigarette smoke; hard on asthma sufferers, of which I am one) -Elements of room could have been cleaner (e.g. some rubbish under bed, old stains on bedding, etc.), but overall okay
