The online listing and photos do not convey the terrible condition of this property. The photos were either taken a long time ago or have been doctored. The unit was filthy when we arrived. While looking for a plug for phones we discovered a dirty spoon and rotten food down the wall and behind the night stand along with an empty beer can and previous renter’s liquor store reciepts. The second bedroom queen bed frame was broken and the matress was completely shot. The bed had blocks of wood shoved underneath it to “try” and fix it. The floors were absolutely filthy up and downstairs. The coffee pot had mold growing in it. The upstairs bedroom had not even been touched by cleaning crew. There were popsicle sticks, parmesan cheese packets on the floor and under the bed. The mattress had pee stains all over it and there were finger nail clippings on the countertop bar area. The light bulbs in several of the lamps were out and we had to rob them out of closets because there is no overhead lights in the unit. The property management company tried to help by bringing a new coffee pot, a blow up mattress for my elderly parents, and the cleaning crew came to reclean but only touched the upstairs room & bathroom. We had to purchase cleaning supplies to clean the rest of the unit in order to feel comfortable staying there. The second day there maintenance came and put more blocks under the queen bed to try and fix it, but no mattress. The third day there they brought a new mattress.

We loved staying at Edgewater. The condo had plenty room for all 8 of us. Hardly any wait for elevators which was great. Our only complaints were the floors turned our feet black and the bed was terrible on my back. We all wished for firmer beds. Location was great and condo well stocked.

The resort was very strict on the pool and it's use. (not the fault of the room itself) There were little things in the condo that were disappointing. No hairdryer, broken closet door, non working lamp, tv remotes didn't work, leaky refrigerator upstairs. We did have quite a bit of bad weather while we were there, which meant more time spent in our room.

The beds were great, the view is amazing, resort has tons to offer. Edgies convenient store onsite was open even in December, the golf course was challenging and fun, the outdoor hot tubs were on in winter which is rare. Most other PCB resorts turn off their outdoor hot tubs in winter. The outdoor heated pool was very warm and has a neat waterfall. The unit was cool with a second story bedroom and patio. However the dishwasher did not work. The communication with the owner was good, they offered to come fix it. Unit had some folding chairs, boogie boards, and beach toys. I would stay here again.

This property wasn’t horrible but I wouldn’t pay to stay there again. The dryer needs to be replaced or fixed. It took us two whole days to fry one load. The hot water was awful. The guest bathroom shower was clogged and there was not many pots and pans to use to cook with. Nothing too major, just things we were dissatisfied with.

Condo was clean. One set of sliding doors were very difficult to open so we just used the other set off living room. Not a huge deal. There was no shower curtain or shower curtain rings in master bathroom but there was a rod so I purchased a cheap curtain and rings and left it at the condo. Towel bar in master bath broken. Otherwise, we had an enjoyable stay as we always do at Edgewater

We had a really good time! Some things in the room needed minor work and touch ups. But over all we enjoyed our stay and plan to stay again with you guys. My daughter and her friend somehow managed to break their wrist bands. I have no idea how, but you know how kids are. Thank you guys for allowing us to stay in your resort! It was greatly appreciated and enjoyed!

I booked this condo last minute bc our trip to Mexico got canceled, and we needed something short notice. I booked it before I read the reviews. So, needless to say, once I had paid already, I started to read the reviews. They sounded horrible, and I was certain our trip was going to be just as bad. But, once we got in the condo, it was great! It was not dirty, it smelled amazing! The a/c did not leak not one time, and the dryer and microwave worked perfectly! The view was amazing! I loved seeing the pool and the ocean. The only thing that I could complain about was that the mattresses were not very comfortable, they had a dip in the middle. The TV in the living area worked perfectly. I did not even try to other TV's. The Master Bathroom does not have a shower curtain, but we did not mind. The furniture on the main balcony was decent and usable. The upstairs balcony had 3 lounge chairs that were nice, the table was warped, but again, we didnt have a need for it. All in all it was a win and would definately stay here again.

The place was decent. Could have been cleaned better. There was food on the balcony from the last guests. NEEDS NEW OUTDOOR FURNITURE on the bottom balcony. The chair is rusted and broke and almost hurt my child. There are no other chairs on that balcony. The top of the stairs needs fixed as well, where the stairs meets the top floor. It is coming apart and can easily cause a fall. NO CORDS TO TVS in two rooms. They are apparently just there for looks. They said they would come and bring some, never heard from them again. NO WIFI the entire stay, even after calling tech support. It is a cute place & we had a fun stay, but the place could use a little more love.

To be completely honest, we didn’t have a very good experience with this unit. The pictures were clearly taken a long time ago! The dryer doesn’t dry, no parking passes were left for us. We were then asked to pay sn additional fee for parking and told we would be refunded which didn’t happen. The accommodations in this unit have been heavily used. A stair tread with nails was laying exposed by the stairs. There is a light fixture on the upper balcony with exposed wires hanging out. There are light bulbs burnt out. There are several rusted out, damaged chairs, one on each balcony. The lower balcony has no functional chairs remaining. The air vents are filthy, hand prints on the tin ceiling areas. The shower curtains are covered in mold. There’s a duct taped off electrical outlet in the mirror wall in the living room. The main sliding glass door had papers and several kleenex’s jammed in the door slider to seal it because it leaks so badly and the door doesn’t open properly, the door also doesn’t close properly. I could unfortunately go on..
We’ve had so many wonderful experiences with VRBO in Panama City and so this one is definitely an anomaly.
We contacted management on all of the issues and though they apologized they didn’t rectify any of the issues.

The condo was disgustingly filthy, no bedding on two of the beds, no towels, no wifi, 3 tvs that didn't work, ceiling fan did not work, leak in the hallway, trash under beds, sand all over floors, etc, etc. We had maintenance and housekeeping out MULTIPLE times. They had to bring in new tvs, new router, and clean the condo while we were there. You should be ashamed.

My family and I stayed in this unit. The property manager was great to deal with. They allowed us to check in early since the unit was already clean. The downside was that there was no water to the unit. The previous guests broke the master bath water spout, and because of that the water was turned off. We were not told about this initially upon check in. We didn't have water in the unit from 10am until I called at 5, which someone did come turn on the water so we could use the bathroom. The next day about 5pm the master bath was fixed so we could use that shower.
The a/c does leak, they say it is just condensation, so we did put a towel down for the 10 days we were there. the upper deck area is amazing, but there are no real chairs out there to eat on the deck or really enjoy it.
The dryer does work, but does not heat/dry well. We did small loads and still had to turn the dryer on about 4 times for them to be dry.
They were quick about bringing extra bands, parking passes and towels that were not in the room.
The views are amazing, the resort is quiet and clean, but there are some obvious issues that need addressed and updated.

Upon arrival, the air conditioning was leaking in the hallway floor. I contacted ECDI and reported the issue. They informed me it was an ongoing issue and they would send maintenance. On Monday, no one had arrived to address this issue, along with other issues as the dryer was not drying clothes. No maintenance responded. Called Tuesday, reporting the same issues, no maintenance responded to address the problems. This continued throughout the week. The air conditioning in the hallway dripped water into a bucket I placed under the leak so that no one would slip on the water accumulating on the floor. We are a family of 5 therefore I had to go to the laundry mat to dry our clothing and towels, even though ECDI stated they would bring us additional towels due to the dryer issue they did not. I will never rent another unit from ECDI and do not recommend them based on their poor customer service and inadequate facility at Edgewater.

Overall, this unit is really great. There were plenty of property bands for usage. Lots of space, couple of beach chairs to use.
Down side- the dryer doesn’t really “work”. It runs and has heat.. BUT I had to consistently restart loads, sometimes 4 times, to finally dry and all the clothes throughout the week smelled like mildew. Housekeeping also forgot
To leave extra blankets and pillowcases.
That aside, I would definitely return here. We always love staying at Edgewater 👍🏻👍🏻❤️

We definitely will not be staying in this unit again. Upon our arrival which was after check in time our condo had not been cleaned. It was a mess from the previous people that had stayed there. It was about two hours later before it was finished being cleaned after we had contacted Emerald Coast Destinations. There was dripping in the hallway our entire week that soaked towels daily. The master bed was awful and you can feel the springs. The TV in the master didn't work. Electrical outlets throughout the entire condo didn't hold plugs. The plugs would fall out of them. The curtains in the living area aren't blacked out. The laundry room panel didn't close all the way. The dryer took multiple rounds to dry a small amount of clothes. The front door wouldn't close all the way and it would get stuck. The pictures showed the large table on the big deck with chairs all around it - there were zero chairs with it. There were very nice lounge chairs up there but then there were several very random inside chairs that they had put outside. No chairs at the bar in the kitchen. We had a great time as usual but we were very disappointed in this condo for the amount of money we spent on the penthouse. It's obvious the owners are either not going down and checking out their condo or the property managers don't care about the complaints they are having.

The condo had an awesome view and the 2 bedrooms were ok. The rusty broken down outdoor table and chairs was atrocious! Only 2 chairs and 3 lounges were nice. The pots & pans were dirty and badly used. Lots of plastic bowls-no lids that fit. Oven had a grease puddle in the center. Roof leak in the hall. Popcorn in the pull out sofa-no sheets! No service-ignored my phone calls to management. Only 3 glasses, plenty of plates, bowls, & silverware. No top sheet on top bunk. Refrigerator door opened on wrong side. Dryer took a long, long time to dry small loads. Unit sleeps 9?, glad there was only 6 of us. Great location, awesome view!

3 bedroom penhouse
the pool is still great ,but the condo had water dripping all of the time from the ceiling into the hall. half of the lights were out . men were working on the roof deck for several days so it was unusable , there were very few glasses in the cabinet and there were broken chairs and a table on the balconey

We loved our time at this property, great location, great beach & an AMAZING pool. Other than a couple minor issues with the dryer & a small leak, it was a perfect week & are ready to go back.

Decent condo with a great view
When first walking in there was water dripping from the ceiling. Floors were dirty. Table and chair on lower deck were broke and should be thrown away. The upper deck didn’t have much for chairs to sit on more for laying out. The door going to the rooftop meachanicals wasn’t locked and ended up blowing off during the Tropical storm. The master shower doesn’t drain so you end up standing in a few inches of water by time your done. Not much for kitchen stuff. Besides that the decor is really nice throughout the condo and there’s an excellent view.

Edgewater 1211
We loved our stay and our vacation; however the accommodations need to be improved. We were missing all the cables to our tv, called and was told someone would bring them; they never did. The ceiling leaks in the hallway, and not just a little leak, half a small garbage can a day. The frame on the balcony table was so rusted it fell off. As for the resort, it was amazing. Staff were friendly and there were plenty of things to do. The condo itself did appear to have a cockroach problem. I did not see any in this particular room, but they were seen in the halls of the complex.

Lacking essentials and cleanliness
The condo was not very clean. I understand and expect a certain level at this resort, but I don’t believe the cleaning crew could have possibly swept or vacuumed the floors. There were no blankets on the master bedroom bed or the bunks in the upper level. They supplied one roll of toilet paper for 3 baths (I’m only expecting one roll per bath, we had TP in our grocery order coming the next day). There were 5 wash clothes provided for a condo that sleeps 8, along with 5 towels. They did bring additional toilet paper, 2 blankets and a box of towels after calling that night. There were no sheets for the pullout which they had to bring as well. Not worth the money by a long shot.

Dirty with multiple maintenance issues
I would not recommend staying here. When we first arrived we noticed water leaking from the hallway ceiling apparently from the air-conditioning, no comforters on the beds, upstairs bedroom mattress was dirty and did not have a mattress cover on it, the upstairs bunkbed ladder is attached with zip ties. Chairs on the upstairs deck were rusted and broken, the table on the downstairs patio was rusted with rust all over the patio floor. All the dishes are mixed matched and could not find needed cooking utensils. Not enough towels for everyone staying in the unit, mold around the bathtub caulking. Broom in the kitchen closet was broken in half. Ceiling in the dining room has severe peeling paint. Upstairs TV was not connected to any wiring. Downstairs bedroom TV did not have a remote control. The table on the upstairs deck has been pieced together with 4 x 4 post as legs. The carpet on the stairs is extremely dirty and worn out and needs to be replaced, for the money that this company charged to stay here this place is in terrible condition and I would not recommend anyone to stay in this unit, unfortunately I allowed my son to book this unit before I had a chance to read the reviews if you read all the reviews you will see a pattern, apparently this company does not fix anything and I will never use this company again

We definitely enjoyed our stay. It was clean when we arrived and all the rooms were nice. The beds were fine and the view was incredible. Nothing to complain about we had a great time.

After reading the previous reviews we packed cleaning supplies and extra bedding, so glad we did. Coffee cup stains still on the side tables, crumbs left on the kitchen counter, no toilet paper in the whole condo, trash still left in the kitchen trash can. We were so tired after driving for 7hrs and then when we got there and saw basic cleaning not done we had to clean and even took precautions and washed all the bed sheets to be safe. Also there is a leak in the hall, we think it was air conditioning condensation dripping, not nice to step in a wet puddle in the middle of the night...yuck! Also, all the furniture out on the balcony is rusty and some of the chairs are broken. Not how you want to start a relaxing vacation. Clearly the owners do not care about their guests since they have not fixed the issues brought up in past reviews. I was embarrassed to have my family there making fun of the place I booked. On a positive side, Emerald Coast Destination was very quick to respond to my request for an extra parking pass and we’re very nice. The resort grounds and beach were beautiful.
