Cute little place! Cheaper than you can get a Holiday Inn room in Scottsdale on the beach. Nothing fancy but for a small group who wants to spend most of their time on the beach it is perfect. I would rent again. Also, Oceano rentals, the property management company that runs this rental and many others in the area are awesome! They always help out at a moments notice with any and all needs. I think next time I will rent directly through them.

The property is as listed. Located on a beautiful beach that is not crowded and every day Peter would come around and deliver burritos, tamales, tortillas, if requested. Massages were readily available as were delicious pineapple drinks. Very happy with the stay. Felt safe, condo was clean and everyone was very accommodating and kind.

The place was perfect for our family with two adults and two young children. The beach is right off of the deck!

But some properties are better than others, despite similar in price. Mariposa needs some upgrades, maintenance, and tender loving care. From the screen door falling off, 2 gas grills that did not work. Only 2 lounge chairs for 4. No table on patio to eat or play games. We like cooking at home and the kitchen was poorly equipped. Only 4 forks? Unit may be ok for 2, but certainly not 4. I learned that this property is actually owned by Oceano and not privately, which makes this inexcusable. I always rent from Oceano and all good experiences. Please fix this place up, or rent it at much lower price.

Mariposa was OK for the number of days and how many people we had this trip. It was a quick trip. Mariposa needs a little work. The BBQ grill is garbage-no way to cook on it. No patio table on the patio to enjoy a meal. We used the ledge around the patio as a table. We made it work.

One dish towel in a place with no dishwasher. Refrigerator was making a loud noise that would wake us up during the night. Not enough dishes or utensils, no paper towels. No drain plugs in Master bath. It was clean thanks to the management company but ones paint and general repair.

The customer service was great, noticed the coffee maker didn’t work the first morning, with a quick call we had one to use in 30 minutes.

If you're looking for luxury or comfort you'll be disappointed with this unit. Ideal for beach with a place to sleep and shower. Patio doors do not slide well and hot air comes in from outside due to lack of sealing. Bedrooms are cool though. Ceiling fan in master not usable due to rocking and noise.

The location of this property is its best selling point. To be right on the beach is heavenly. Parking was also very nice and convenient. The kitchen was well stocked with items. The townhouse was attractive although well used. The beds were standard cheap ones so I was glad we didn't stay a long time. The units on either side of us had families with small kids. I did not hear anything from the shared walls and it was fun to watch the kids have fun.The check in process isn't terrible but it is a little more convoluted than most rentals we've used. It would be nice to be able to go straight to the rental rather than stop in at an office first. The office does provide a lot of information for first-time Puerto Pensaco visitors. That's especially nice since Las Conchas is organized a little differently.The toilet in the en-suite bathroom had not been cleaned - there was sand all over the seat. And the shower in the second bathroom trickled water out although the water pressure in the en-suite bathroom was good. We did not notify anyone about either of these problems so I'm not deducting stars for them since we didn't give them a chance to make things right. Once we get into a rental, we really don't want to have to worry about repair or cleaning folks popping back in. We would stay again. The location is well worth it.
