Unser Haus verfügt über 4 Schlafzimmer und 3 Badezimmer, eine große Wohnküche und eine voll ausgestattete Küche auf der unteren Ebene. Wir sind Haus # 1, direkt in der ersten Reihe. Geh aus der Tür zum Picknickplatz oder springe direkt in den Fluss.
River Road Villas (die Unterteilung, in der Sie sich befinden) befinden sich am Guadalupe River, 20 Minuten von der Innenstadt von New Braunfels an der River Road zwischen der zweiten und dritten Flussüberquerung. Genießen Sie die malerische Aussicht und schöne 100 Meter von direktem Fluss direkt vor Ihrer Haustür!
Rohrverleih und Shuttle-Service ist nebenan zur Verfügung gestellt. Sie können den Fluss hier betreten und an einer Vielzahl von Orten auf und ab den Fluss verlassen und zur Unterkunft zurückkehren.

This house had everything we needed. But, the greatest thing about it is you are steps away from the river, you can watch your children playing in the river from the cabin and you can float right up to the cabin from you floating the river trip. We will be returning next Summer!!!

Great River Location. The house has a lot of room and options for people with large families. Recommended staying here for river view and easy access to the river.

We enjoyed the house and being right on the river. Outdoor kitchen was great and even had a tv. Wish there were more skillets and knives, but otherwise stocked. One bedroom and bath are on the first floor and the master has an ensuite bath. The other 2 bedrooms which have the most beds share one bath. Good setup for 2 families.

Great home with direct access to the river, in a gated community. Plenty of room for everyone to sleep comfortably and offers two kitchens and two decks.

We make this trip every year, and this location on the river is by far our favorite spot. This cabin is perfect for soaking up all the beauty and fun the Guadalupe has to offer, and the rental experience was top notch. We will definitely be returning again next year. Thank you for having us!

This is the second time we stayed in the Villas. We rented both Villa #1 and #2 because we have a large group of friends. The Villa was very clean and as a bonus, the linens on the beds were provided. Previously, everyone had to bring their own, so that was a nice upgrade. I would highly recommend staying here and will do it again. Thanks!

Good location for large gatherings
As far as location goes, it's great. The house backs to the river and has a shared backyard for the 10 unit gated community. The downside was that you had to bring everything with you, which made packing that much heavier. The photos should be updated with no pillows and blankets on the bed since that's not provided. You have to bring kitchen towels, hand towels, all your linens, hand soap, literally everything. And the kitchen amenities there were not the best and barely operable. The patio is the best part for hanging out and relaxing. However, when we arrived the outside was still dirty with trash cans filled with standing water and trash on the ground. If there are maids at the house, they should also tend to the outside. The communication was great and the owner responded quickly. Would definitely book again, but not a huge fan of having to bring basic amenities like sheets, towels and soap.

Nice large home with plenty of room for everyone to stay. It rained a couple times over the weekend, but with the large covered patios, outdoor kitchen, and covered carport, there was plenty of room to be outside and still have fun. Definitely will be coming back!

We really enjoyed our stay. The house is large and accommodated our group of 14 well. The downstairs kitchen was great for cooking while enjoying the scenic view. Looking out on the water from the front porch is so serene and the river is just a few steps away. The host communicated promptly to all of our questions. We can’t wait to stay again!

The house was very nice but was not cleaned the floors where filthy, we did call and they sent someone out to clean who mopped the floor without rinsing the mop. Sewage cabs were all under our deck and we smelled sewage all weekend long

Nice property, perfect location, could improve on amenities
Very nice property right on the river. Property was very clean upon arrival and fit our group perfectly.
A couple disappointments:
1. The refrigerator in the downstairs area was UNPLUGGED upon our arrival. As we had 8 people in our group, it was needed for our food. It took hours to cool down.
2. Photos show bedding. Our bad: didn't read the fine print - THERE WAS NO BEDDING IN THE UNIT. Guests are expected to bring their OWN bedding. Have never paid a reasonable amount for a unit in the past and had no bedding provided. Suggest putting this instruction (bring own bedding) IN BOLD LETTERS AND put pictures of the bedrooms with BARE MATTRESSES to emphasize the point. Caused some scrambling for our group.

This property is great. My family has vacationed at this locaton 2 years in a row. This house is nice with upgraded down stairs kitchen. Only issue we had was both refrigerators/ freezers weren't cooling. We didn't know this fast enough. We had to throw away $100 worth of meat.We had to make some adjustments to settings and were able to keep our other food cold.

Perfect Spot
Spent the weekend here with family and friends. We stayed during off season and it was so peaceful and has a fantastic view!!! Tracy was fantastic and responded quickly anytime we had questions. We will definitely be staying here again!

Great Stay for Large Family
The property was lovely with direct access to the river. There was plenty of space for our family, which was visiting the area for a wedding. Check-in and check-out was extremely easy. The open kitchen and dining area is very helpful for large group. The washer and dryer were much appreciated. An iron and ironing board weren’t provided. If those were added in the future, it would be helpful. The floors were sticky and the fridge could be wiped down. And when checking to see if we left anything behind, we found some bits of bread and candy between the bed and the wall. We didn’t eat in the bedrooms. But overall, it was clean enough and very comfy, and we’d be happy to rent it again. It was too chilly during our stay to enjoy the outdoor kitchen, but it looked great. Someone was celebrating loudly after midnight one night, but some of the noise was coming from a neighboring property. Overall, my family was very pleased with the property.
