The location is absolutely perfect. It’s a short walk down a path to the beach. It’s also right down the road from Alys, Rosemary and a 8 minute drive to the Watersound Publix. While the location is great, the hosts are even better! They are extremely communicative and responsive. They were even kind enough to talk to the bonfire company that we were using so we could get everything reserved. They even offered to have blow dryer and straightener shipped back to us.
It was rainy during our stay, so the beach was empty, but because of the location’s privacy, I can imagine that it is not crowded often. We had the entire beach to ourselves the night of the bonfire—on a Saturday night in September. Even with the rain, we still had a great time hanging out in the house playing games. Plenty of room for our crew of 10.

We very much enjoyed our stay this July 4th week with the exception of getting sick midweek. The location was perfect: gated community, inside 30A, with private beach. Easy to have chairs & umbrellas set up. Humidity is an issue in Florida, but the AC was the coldest we’ve ever had at this house. There was a bit of mold on a few areas in the house. I advised owner & he replied it would be addressed. The living area is located on second floor & would not be ideal for those with mobility issues. Otherwise a great place to vacation.

We all loved this house! Ryan might be the quickest replying host we've ever had. The house was so close to the private beach and we loved the private pool when the kids were napping or if we wanted more shade. The AC worked amazingly and having the patio was a huge plus. We loved grilling on the grill and having plenty of room for 8 adults and 2 infants. We all said we’d look up this house again when we come back!

Our second year at Sunshine @30A truly felt like a homecoming for our family. The gated community and the convenient access to 5 bikes made it easy for us to visit the Big Chill or Alys Beach. Our family, including the little ones, are passionate about fishing and cherished the peaceful beach for a day of fishing and relaxation. Our 6-year-old grandson even reeled in a pompano on his little brother's rod, while the others caught shark, red fish, pompano, and flounder. We were grateful for the beach chairs and umbrellas, using them daily.
The house provided plenty of room for our three generations, totaling 10 adults and 4 boys, and they all enjoyed the pool/hot tub after a day at the beach. We also enjoyed sitting on the porch, especially in the evening. There was plenty of room for us to spread out. The spacious kitchen was perfect for our cooking needs.
Here are some suggestions:
- Consider adding some new pots and pans, especially another large one.
- Increase the availability of storage containers.
- Address the issue with the dryer, as it currently takes hours to dry towels.
- Ensure that the cleaning crew vacuums under the couch cushions and dusts the ceiling fans, doorways, and walls.

Location, property and amenities. In a great area that isn't packed with people but able to access the densly populated vacation hot spots. Walk, ride or drive. The property is great spacious and ample parking for multiple families to stay. 3 former collegiate and pro volleyballers who use to share hotel rooms on the road appreciated the ample living space. The pool and hot tub was on point even as the week we were there was a little chilly at times. The short walk to your own area of the beach is the best amenity.

We had the most relaxing stay at this property. The location was simply perfect for us. The house was just as the pictures show, but even better in person. The location was easy to get to with a grocery store in very close proximity. The bikes were a big hit with the four of us that stayed there. We loved that they all were equipped with baskets, as we were able to take water and other items with us as we biked around! Bike paths/sidewalks were easy to find to go for miles! The kitchen was well equipped with what we needed and we were able to cook in and eat out easily. The walk to the ocean was so cute on the boardwalk path. And then the white sand of the beach was like a spa on our feet every time we walked. The sunsets on the beach were amazing!
The pool and the hot tub were so relaxing for us as well. There is a "bench" on the side of the pool, and we loved sitting on that and just chatted away as we relaxed in the pool. The bedrooms were comfortable, the dining table was quite large, the living space was so comfortable and fun as we sat around and played games and visited. We appreciated having supplies and items ready at the house so we could simply focus on relaxing!
Ryan was so good to communicate with! Any question we had, he was so quick to respond.
I cannot say enough good things about our stay at this wonderful home! Would absolutely stay here again!

*We’ve rented dozens of large vacation homes and Ryan is probably the most responsive owner we have ever worked with.
*Beach access is SO close and convenient with shells, white sand, no crowds. The views from the beach access stairs are absolutely beautiful.
*The location is excellent for all of our 30a favorite spots…less than 20 minutes drive to Seaside/Grayton and from Santa Rosa shops/restaurants areas. Only 5 minutes drive to Rosemary/Alys shops and restaurants.
*All 5 bikes were sturdy and well maintained, easy 15 minute ride to Rosemary Beach shops, restaurants, and the Big Chill, on designated bike path all the way.
*Heating/cooling system worked perfectly, upstairs and down.
*Pool and hot tub were clean and well-maintained, temps for heating were perfect for Feb, making it comfortable to use in the 60 to 70° weather. The fenced in pool area is safe for kids and pets.
*The beds were comfortable, all bedrooms had ceiling fans. Adequate closets and dresser drawers for a several weeks stay.
*We purchased seafood and steaks from the Market on 30a several nights and the grill was in perfect working order.
*The kitchen was well stocked with silverware, cooking tools, beverage glasses, and some pool-area safe.
*Furniture on both decks and around the pool was comfortable and in great shape. Living room furniture was high end and all TVs had streaming options and cable. Wi-Fi was strong throughout the house and outdoors by the pool and on the decks.

Stayed in early January with 6 adults and 2 children. House was large enough for us all to have our own space and all the bedrooms were very comfortable. Kids loved the heated pool which was warm enough even with the cooler temps during our stay! Host was easy to get ahold of and even checked in on us after a storm came through one night. Fantastic home with great beach access and would definitely stay at again!

The house was great for our group of 4 friends- we each had our own bedroom and bathroom. The family room furniture and balcony furniture were comfortable and there was plenty of space for us to hang out and talk. The kitchen is fully stocked, the house is so close to the beach - which was completely deserted during our stay. Loved the access to their bikes. Ryan was very responsive to and patient with my many questions. Would definitely recommend and go back again!

We had a wonderful time traveling with family and friends for fall break. This house is set up perfectly, with comfortable beds, room for the kids to stay, and a good sized common area. The pool with the TV and hot tub outside was awesome! It is a very short walk to the beach. The best part of that is that the beach is private! We practically had the place to ourselves. It is also a short walk to camp creek lake, where we were able to fish and kayak. It’s a 1 mile walk or bike ride to the big chill, where we were able to eat, watch, movies or football, and let the kids run around. This was a fantastic stay, and we’ve saved this house as our favorites, so that we can come back again next time.

Second time to stay here. Perfect for a family. We had a one year old this year and the baby gate was great. We noticed several updates since our time 2 years ago. Nice to see owners who keep up with maintenance issues and refresh furniture for their guests. So sorry this week was already booked for 2024.

Everything was perfect. We only had one issue and that was the coffee maker was horrible. Took forever to make coffee whether you were making a pot or a cup. Recommend upgrading that and your good to go!!

This place was overly accommodating! If there was any issue, the host was in top of it! We enjoyed the pool, hot tub, bikes, lake for our kayaks, and the beach was not crowded and an easy stroll. The living space was spacious and we never felt crowded. Hope to go back!

This was a perfect home for a friend vacation with two toddlers. Very close to the beach which we felt like we had the beach all to ourselves. The private path from the pool to the beach was very well kept and made for easy back for forth to the house.
The house came with everything we needed. There was not any bathtubs for easy toddler cleaning but we managed fine, just a heads up for future families with littles!
The pool was cleaned twice while we were there and everything was well kept on the property.

Overall, we really liked everything about this property! The main issue with cleanliness was that there were ROACHES! Because of this issue, we had to go through everything when we got home before we brought things inside. We found three roaches that had traveled back with us!!! I hope you will take care of that problem for future renters.

We loved the house, location, pool, and ability to bring our four legged family members. We had everything we could have needed in the kitchen, beds were cozy, master shower was amazing! Having a pool and hot tub to unwind in after a day at the beach was a bonus.

This house has a great set up and location. The kitchen is full of appliances and utensils for meals. Plenty of seating. Short walk to the beach and the lakeside dock, where you can see a beautiful sunset. The upper deck has a comfy area with a nice breeze and you can hear the ocean. Lots of beach chairs to use too.

This property fits our family well. There wasn't beach towels so we had to buy some. The kitchen needs more pans and there were only two small bath towels per room. Otherwise everything was great.

We had an AMAZING time at this property, worth every penny! We travel to Florida 2/3 times a year and this has by far been our favorite stay. We had an age range of 5 months- 42 and it was perfect for everyone. We had plenty of space to spread out if needed. The pool and hot tub were the key highlights for everyone. We cooked several times in the kitchen and used the grill as well. The property had every supply/utensils/etc. anyone could possibly need! The community is very quite. We seen a few people riding bikes, running, walking there dogs but that was it. It was so peaceful! The BEACH! I went every single morning with my coffee and there wasn’t a single person on our beach. When I say we have never been to a beach as private as this one, I mean it. We went every day several times a day and the most people we seen where 2/3 other families at a time. We found shells, seen so many fish and dolphins! I can’t say enough nice things about this property! BOOK IT!

We found our perfect vacation spot - something for everyone. Quiet gated community, pool/hot tub that was a favorite with our little ones. Great location for riding bikes to Alys Beach, The Hub and beyond. We really appreciated the beach chairs, toys, 5 bikes & umbrellas-they were all used daily. It's a short walk to a very private beach. The guys spent all day/every day fishing and caught a lot from pompano to sharks. We had a fabulous fish taco night with the fresh catch. The neighbors were very nice too - even loaning us a sand flea rake. Renee, the property manager, along with Ryan & Ashley, the owners were super patient and responsive. Everyone is looking forward to a return next year!
My only suggestion would be a 11am checkout. It's hard to pack up and leave paradise by 10am!

We had a great visit for our spring break. The house was fantastic and just as it was advertised. We spent everyday at the beach and most of the evenings spent in the house cooking or by the pool. The house had everything we needed for a great vacation. We brought our own beach chairs, but there were several already at the house, so if you are visiting this house, leave your beach chairs at home. I had to contact the owner during my stay and he was super responsive and super helpful. All around five star experience.

We had a variety of ages staying in the house total of 10 and it was enough room for everyone. Living area could have had more seating. Beds downstairs were not comfortable but upstairs were great. Amazing private beach access with very short walk. Beach was so great and not crowded. Great quiet little neighborhood. Overall a great stay.

We thoroughly enjoyed our stay here! We came for the beach and found easy access to a private, uncrowded beach. The house is wonderful with lots of great features. And the communication was incredibly responsive and kind. Would love to stay here again and recommend to others.

This house is simply amazing. The pool and hot tub are amazing and it’s literally a maybe a 2 minute walk from the back gate until you reach the beautiful white sand. I am definitely looking forward to booking this property in the future!

House had a great vibe, all furniture and amenities were excellent. TV outside by pool and hot tub was great for watching the games. Beds and layout were great. Only negative I can think of is one bike seat was broken. Great communication with owner throughout. Would stay there again for sure!
