The house was immense as well as immaculate. It set well for my beautiful family. The pool and out door patio serve great purpose. The location is a 5 to 10 minute drive from everything. The part I didn’t like were that the rooms were extremely hot and our host wasn’t to attentive when it came to responding purposes. One of the bedroom flooded downstairs and I alerted him immediately still haven’t received a response. The floor tends to sweat if it’s too hot and it was days when it was hot,hot. The room TV didn’t work. If the property gets these minor fixes done I will give them a 10 but for now I will rate it a 7

Cleanliness: Good overall, but the ocean air and lack of AC in the main living areas is taking it's toll on the property and ability to keep it clean. Also two large plastic bags were left that appeared to have the previous occupants dirty towels and bedsheets in them.
Check in process and communication: Property manager provides directions to the villa which are hard to understand for someone who has never been to T&C before. It was helpful to know that Google Maps will not take you to the correct location. Also, we ended up with 2 different door codes which was confusing, but we figured it out before the host responded to me about an hour later.
Accuracy of online listing: I had read previous reviews which note the construction in the area for at least the last 2 years, but the online listing says NOTHING about the amount or extent of construction in the area. There is no longer an unobstructed ocean view from this property, and jobsite construction noise is constant from the time the sun goes up until it sets. This also affects the beach access, as its no longer a short walk across the road down to the shore. I feel like this should really be addressed in the property listing and its not.
Location/neighborhood: There is no security gate for the property, but the driveway is directly across from the construction site security gate. We liked the location on the island as it was close to everything we wanted to do without being right on GB. We felt safe while we were there.

Our stay at the Conch Pearl Villa was not what we expected. The day we arrived to the villa, after a long day of flights and long layovers, all we wanted to do was relax and maybe take a dip in the pool with our kids. The kids were so excited about getting in the pool. However, we arrived and as we walked around to look at the house, we were very disappointed. The pool was very dirty, green water that looked like it had algae, as if it had not been cleaned in a long time. The floors were dirty and dusty, and even left our foot prints as we walked on it. My daughter found empty liquor and juice bottles in the nightstand of one of the downstairs bedrooms. I could not believe what i was seeing. In all the years of staying in properties on VRBO, I had never seen anything like this. The house did not look clean and ready. I immediately sent messages to the property host through VRBO, but she never replied that evening. The next morning she finally replied and said she would send someone to clean the pool. Someone did come that day, a Wednesday, to clean the pool. But the pool was not ready for use until Friday. We tried to make the best of our stay for the remainder of our 1 week vacation. We were comfortable in the house for most of our stay, but did have a disappointing first couple of days.

We had a fairly large group, two families, that stayed together at Ciclyn's place for a week. The house had ample room for all of us. We were not too far from the Grace Bay beach and went there a few times during our stay.
The house is equipped with all the basic vessels and utensils that we were able to use to prepare our food.
There is some construction going on nearby but it was not at all intrusive with our stay.
We were able to take morning walks to the nearby beach.
All in all a great location and house for a stay for a large group.

Absolutely beautiful house. Our family of 9 people stayed comfortably. The house has tvs on every room, and AC in each bedroom. Plenty of windows and LOVED the sliders that let in so much air. The kitchen has everything you need from a blender to toaster, and a dining table for the whole family. The pool was perfect. Make sure to follow the driving instructions given as the gps will not take you to the house itself. Wonderful place to stay, cant wait to come back!

While we loved the layout and openness of the house, the pictures of the view are clearly outdated as most of the trees between the house and the ocean have been replaced with construction of multiple condos. Construction began daily at 7am so there was no peace and quiet. We did appreciate the onsite pool and there was plenty of cooking supplies. The beach chairs and towels were great to have for our visits to the beach. So other than the view and construction (which we realize the owners have no control over), it was great.

Great Location and Overall Great Stay
This is a very nice and roomy home. The home is very spacious. It has everything you need. Plenty pots and pans, toaster, blender towels, wash clothes and beach towels. The washer and dryer came in handy and the pool is what we needed to cool off some days while looking at the ocean. There is construction going on in the area but it didn't bother us at all. One day the view will change because of construction but as of now its still beautiful and you can still see parts of the beautiful ocean. The host was very responsive when we had any questions or concerns. If I had to state any cons or room for improvement I would say there were little ants in the upstairs bathroom and in the kitchen. We used spray to get rid of them and we made sure you always put food up and wipe down the counters. I think the ants/bugs are there because we are so close to the trees. Also in the living room area there is no AC just fans. It can get really hot in there but we opened the front door as well as the sliding glass doors to try and get some breeze in there. Not sure if the host can get a window unit or some tower AC units for the living room that would make it cooler would really take this property up a notch. Lastly the internet was up and down but we just had to keep resetting the modem to reconnect the internet. Over all this was a very great choice and nice place. My family and I will definitely be back and we would love to book this property again. Well worth our money.

Spacious, beautiful home with a gracious, attentive host.
We were very happy with this rental property in Turks. The home is large, with 4 bedrooms (1 with 2 double beds) and 3 full, nice bathrooms. My family (2 adults, 1 child) and my sister and her daughter all stayed together and we had plenty of private space and could not hear each other in the house, because of the way the floor plan is situated. The house is an approximately 20-25 minute drive from the airport, and is down Long Bay Highway with a view of the ocean. I read recent reviews about construction and was concerned about this. It is true that there is a large construction site across the street. Someday this may partially obstruct the stunning view of the ocean, but not now. We did hear construction off/on, but it in no way affected our stay --- in fact, the Rooster in the yard was louder than the construction (we love him, his name is Red)! This rental was different than others in several ways:
1. The host, Cicyln, goes above and beyond. When we had a minor issue, she addressed it immediately. When we needed help, she was there.
2. Each bedroom has a beautiful, expensive, mounted air conditioning unit that works perfectly.
3. The furniture, towels, plates, appliances (nice washer/dryer, frig, stove top w pots/pans), beach towels, beach chairs in this unit are as nice or nicer than what you have at home. As my sister said, "Wow, these are the NICE beach chairs -- the ones I was too cheap to buy at home."
4. This unit is within 10-20 minute drive of the restaurants (don't miss CocoVan, Caicos bakery, and Shark Bites) and beaches (hit the West Entrance of Turtle Cove, off Coconut Road for snorkeling. We saw rays and turtles!!) you want to visit. You will pay less and get more from this property than you would at a resort, and it is quiet.
We were very happy with this property and this host. You will need a car to stay here, and of course you'll need to drive on the left -- which you can manage if you go slowly. Enjoy!

Perfect for our group
We enjoyed our time at the Conch Pearl Villa! The house had everything thing we needed for a great vacation, beach towels and beach chairs included! The kitchen has everything for simple meals and the dishwasher made for easy clean up. The pool was nice for a relaxing float and there was a foot path to Long Bay beach. There is extensive construction across the street, but were not at the house much during the day so it was not a problem. I would not hesitate to book here again.

Good stay
The property is in a great location but there is active construction between the home and ocean. The construction is loud during the day and will eventually change the view of the ocean from the home. The photos currently online do not accurately depict the current view of the ocean. The home was in a safe and convenient location. It is walking distance to the gorgeous long bay beach and short drive to Grace Bay. Communication with the property manager was excellent and check in was easy. The pool is fairly small but still enjoyable and has a new deck around it. The house is very spacious and has plenty of large bedrooms.

DO NOT book here, it would be a MISTAKE.
To say our experience was a nightmare, may be too kind. We booked through VRBO, received our check-in information and confirmation of our stay and thought we were good to go. Upon arriving at the rental property, our code to get into the house was not working. When we called the owner she let us know the house was double booked and we could not stay, WHILE WE WERE ON HER FRONT PORCH. After tears and pleading she allowed us to stay for 2 days to find a new home, she would not cancel our booking on VRBO but wanted us to do it (this way she would get paid, as the rental was nonrefundable if we cancelled) we had to spend hours on the phone with VRBO to get everything sorted. The house was not as advertised, there is construction covering every corner around the house, no air conditioning in the main living spaces, kitchen or any bathrooms ( IT IS HOT AND HUMID), broken curtain rods, doors that wouldn't lock, broken furniture, etc. there is also no beach access from the house itself, it has all been gated off. She then proceeded to send someone to charge us, IN FULL, for our 2 day stay after SHE overbooked the home and did not cancel and we were left with no options in a foreign country. I would NOT advise staying here, the house is not as advertised, the host was not professional, and it just was an awful experience overall.

WOW!!! can you say "DA CONCH"
i think the best way to sum it all up in words is that is was GREAT on every level and exactly what we expected it to be. we loved staying at the villa, we had 10 people with us and it was perfectly comfortable for everyone. convenient to the entire island - within 10-15 minutes drive from everything we needed including great restaurants in Grace Bay, 15 minute drive to the TCI ferry which i think is hugely important if you want to explore North/middle Caicos regularly during the trip. close to everything but still private enough to have no one around but us and that beautiful blue green horizon line. the villa is very close to the beach within walking distance to private beach access.
Rosa and I and our whole family had a wonderful time. we owe our thanks to Godfry and Ciclyn, the villa owners, which were always available to take our calls or texts about anything/information we needed. Godfrey also went out of his way to assure we got back and forth from the airport and car rental comfortably/safely - so thank you godfrey for helping making it a very smooth process - you da man, we had a lot of luggage and people to manage haha.
also want to put in a shoot out to Kadra - godfrey's cousin who helped us out with getting into North/middle Caicos and filling us in with all the goodies about the island. she was really great, loved talking to her and we appreciate the time and info she provided us.
so there you have it - a great villa, great people/owners to work with, great convenience to the entire island - great weather/endless beaches and our needs, and enough vitamin D to last Rosa and I till our next vacation - and a lasting smile which screams "i wanna go back....... now!" equals a great vacation.
thank you guys for everything and we will be back again someday soon to explore/dream with the rest that Turks and Caicos has to offer....

Great Stay in Long Bay Hills
Nine of us of stayed at the Conch Pearl Villa in February. We had a great time and there was plenty of room for everyone. The villa comfortably sleeps nine and and probably a few more. The villa was spectacularly clean when we arrived and had all the amenities we required during our stay. We had one issue when during our stay and the owners were very responsive to resolve it and had the problem fixed within a half day. I found Ciclyn to be very responsive during the stay and throughout the time leading up to our stay. In fact, she recommended some catamaran tours and the one we chose was excellent. The villa is in a remote area of the island, but is only usually about 15 to 20 minutes away from anywhere you would want to go on the island. The remoteness meant that it was very quiet around the villa. Some have complained about the noise from the construction across the street, but we were not affected by the construction and did not find the noise too loud. I understand that the walk-in beach access across the road is blocked due to the construction, but if you walk up the hill from the left of the driveway and go to the end of the construction fence you can easily get beach access and the beach is very nice there. My only complaint would be the deck is a little rough and the seating in the living room was a little soft. We had a great time staying at the Conch Pearl Villa and found it to be reasonably priced. I would certainly recommend staying here if you have a group of 7 to 10 people wanting a vacation in Turks and Caicos.

Our Stay in Turks and Caicos
The house was perfect for our family and young grandchildren. There was lots of room for everyone. The only negative is the construction directly across the road from the house which begins early in the mornings with loud noise. The construction also blocks direct access to Long Bay Beach.
Cicely and Godfrey were responsive to all our needs and were very helpful during our stay. Aside from the construction issues, I would highly recommend this house.

Great Stay for 4 Couples
The property was perfect for 4 couples from various places in the USA. We had plenty of space in a beautiful setting. The downstairs bedrooms have their own bathrooms while the upstairs bedrooms share a bath. The common space was spacious with a well-equipped kitchen. The bedrooms were almost sound proof so you were not disturbed by early risers or late night TV in the common rooms. The pool was a fabulous way to spend some time when you weren't out and about. It was a week in paradise!
We had a leisurely week, renting 2 cars for the week to visit the many beaches and restaurants. All beaches are open to the public but can be difficult to find public access and parking.
1. Closest beach near Long Bay Beach Club- calm waters- very shallow- warm- kite boarding at beach
From house Take a left down Long Bay to Leeward Highway
Take a right on Leeward Highway to the entrance of the Beach Club. It is actually a road so follow to the end. Turn right then left into a parking lot outside the walls of the Beach Club. No beach chairs that we saw. There is a wooden walkway to the beach. Turn left for some shade.
2. Another calm beach is Sapodilla Bay. Chairs can be rented.
Turn left onto Leeward Highway to S. Dock Road ( the brewery is on the left) to the end where it curves to the right just after the police station.
Take a right on Chalk Sound Road Just a little ways up, you'll see cars parked on the roadside. The entrance is on the left with a tiny sign. Park on the right hand side parking lot.
3. Smith's Reef on Grace Bay - Take Lower Bight Road to Bridge Road to end -take a left on Coconut Road and follow to the end (small sign beach access) for great snorkeling place, we bought full face masks and spent a great afternoon there. Those closer to the shore saw all kinds of fish. Further out there were turtles!
Sharkbites is a great restaurant near Smith's Reef. The Pathway to the marina before the bridge on Bridge Road is hard to find but park and look.
Don't miss the Thursday night fish fry. Stay later to see the Junkanoo Band.
We liked Jack's, Omar's and Fresh Caught for local restaurants.

Great space for our group of 8
The location was great. The property was nice-not luxurious but very clean and a price that aligned with our budget! We were at Grace Bay or Long Bay Beach within 5-10 minutes drive. We loved both beaches equally! Our kids loved the pool. If we go back to T&C, we would stay here again!

Excellent property for larger families
The property was a good size (and price) for our group of 7 with 4 bedrooms and 3 bathrooms. There is currently no beach access, due to construction, but that was not a problem, we rented a car and went to Bight beach for swimming. The views were excellent from the house. Ciclyn and Godfrey we super friendly and helpful with luggage and the few small issues we had were resolved very quickly. Thank you for an enjoyable stay!

Wonderful Stay
Home had excellent views, home was very clean. Only issues were Deck could use a little TLC, need more hangers in the closet and dome dresser space downstairs. Other than that I would have given it a five.

Need love
The place is clean but need a lot of love. The outside deck is horrible.
Not a lot of option to be aware of the sun on the deck.
No accès at all to go on the beach. The neibord ask us to leave....there is a big fence right in front of the propriety.
Ciclyn told us she is going to ask the neibord to pass but she never call us about that.
Not a lot of communication.
And they dig hole right in front of our villa....a lot of noise during our stay....never go there if we know that.....

Great Family Trip!
My family spent a week at this property- I worked with Ciclyn ahead of the vacation and then with Noriette mostly once we were onsite. Both were very helpful with suggestions, coming by the house and being overall very responsive to our questions/needs. Pablo kindly helped with our luggage transport to and from the airport and we couldn’t have done it without him!
The house worked well for our group of 8 (6 adults/2 children) and the location allowed for us to enjoy multiple locations for beach access along Long Bay. Weather was touch and go at times (we traveled during Hurricane Jerry), so it was great to always have the pool to fall back on and the sound proofing between inside and outside was great as well - we played music often. I agree with another reviewer that checking a tide chart is helpful so you know if you'll have a beach to walk on or not by the house. Speaking of, there's a gravel walkway to the beach that's just a little past where you would assume you access the beach. There's a platform at the top of the walkway that shows you the future property that will be there but until then, we found it easier to walk through this way and skip the rocks/conch/seaweed that collect at the end of the other access point.
Having a car was very helpful so we could explore other areas of Provo like Sapodilla Bay/Taylor Bay Beach. We weren’t too far from many places to eat (Mr. Groupers, Mango Reef, CoCo Van/Bistro, Danny Buoys) and the Gourmet IGA once we got back on Leeward Hwy. Grace Bay is also just across the way and there's public parking right on the beach beside Seven Stars Resort.
The house was very secure and there’s the option to set an alarm if need be. The A/C in the bedrooms was great and much better than places I’ve stayed in the past. The house is very spacious and the views from the various rooms are beautiful!
Two things to note:
1) There aren't any games in the house so plan ahead on that
2) There is construction going on across the street but we didn't find it to be bothersome

Wonderful stay.
We just finished a 10 day stay at the house and absolutely loved it. We knew it was on the rural side of the island (Long Bay), and it was exactly as expected. The view was exactly what we had hoped for and it was indeed a very short walk to the beach. I will mention there’s a lot of seaweed, so you couldn’t really go far in, the water was warm and clear. And you do have to watch high tide, because there’s not much room to sit. The house itself was very spacious. Big kitchen, big living area, and a fanatic deck/patio area, which we sat at every night enjoying the breeze and the view (and the stars). The pool was a perfect refresher too. The a/c in the rooms was great, but please note there is no central a/c, so the main living area was warm during the day, even with all the windows and front door open. The Wi-Fi was also excellent. The beach towels were plentiful, very large and soft. The beach chairs were great too, as we often took them down to Ling Bat. And Cicyln was amazing. We had two small issues, and she responded immediately when I emailed, and we had same day or next resolution both times. In all, the house was just great, and everything we had hoped for. Our family of 8 had a fantastic stay!

Peace and quite
This property was great. We were a family of seven plenty of room in the house for all of us. The house was nicely decorated and felt like home. The beds were comfortable the kitchen had everything you needed to cook meals . There was lots of beach towels which was nice not to have to worry about packing them. The pool was great lots of pool toys and floaty‘s there beautiful view. The beach was only a three minute walk across the street. Felt very safe. The owners made sure that we had everything we needed and was always there to help us out. It would be best to have a car when staying in this beautiful home. The beach was very beautiful and there was lots of conk shells.I would suggest finding a tide chart. When the tide is high there is only a small path of beach. When the tide is low the beach is very wide you can walk for miles. When we went to the beach it was like our own there was no one there. The grocery store is about a 10 minute drive and has everything that you need .We will definitely be staying again because of the location. We was able to drive to all the beaches in a half hour or less. We also enjoyed it being out away from crowds it was like being on a island all alone. Thank you so much for a wonderful vacation.

Great home, quiet and beautiful
We had two families at the house for a week. The layout was good for two families, four adults and five children. The view is spectacular and it's a three minute walk down to a very quiet section of the beach. The owners were quick to respond to a couple very minor things, and remedied them quickly. This is a quieter part of the island and you get quite a bit of privacy. It is a quick drive out of the Long Bay Hills for exploring other parts of the island. The kitesurfing is amazing and Long Bay is probably one of the top places in the world to learn. We definitely hope to come back and stay at this property.

Great property for two families
It was a nice place with plenty of space to spread out for our two families traveling together. The ocean views were great. We liked the ability to have our own fully stocked kitchen to make breakfast and snacks. We had an issue with the power one night and owners took care of it right away with the power company. It was nice to have a washer and dryer, beach towels, beach chairs, and extra snorkel gear. My only complaint was that the pool was too cold to use which was a bummer for the kids. I would highly suggest a rental car if booking this house so you can go to the store and explore better beaches.

Clean, secluded and secure home in a good location
Our stay and the Pearl was what our family needed, there was an updated kitchen, a large common area, plenty of fans and nice breeze at night. The location is across from a shallow beach with extensive walking distance (not a runners beach). The kitchen cabinets and appliances were recently updated which made it easy to prepare breakfasts while planning our day. Rooms were good size, bathrooms off the lower level rooms were also updated. Upstairs was master bedroom and 4th bedroom that shared a large bathroom. A/C units worked well and cooled the house nicely (we did have to make a call due to a remote control issue and the owners resolved it that day). The pool is a plunge pool it's cool & refreshing. The towels and beach towels were plush and seemed new. The stacked washer/dryer unit was also new. If doing laundry keep the loads small and only 2 towels at a time mixed with other clothing or it will go off balance and the dryer will stop frequently due to lint trap sensor. If you plan on grilling make sure you purchase charcoal & lighter fluid & matches as there is a new Weber grill to use on the deck. It was necessary to have a car in order to explore Provo island's other beaches such as The Bight, Chalk Cay, Blue Hills, and Grace Bay retail & dining spots. The IGA grocery store which was a couple 'roundabouts' away (5ish miles) was always busy with local residents and had a fully provisioned store - we found it very pricey (6 pack of Blue Moon beer was $18.99), a gallon of milk (non organic) was $8+). FYI, island tax was 12% and almost every restaurant includes a 15% service/gratuity fee. This was a nice holiday vacation with our family and a sweet spot to stay in!

This place is awesome.
Beach access is across the street and not a very long walk. The views are spectacular. If you are into kiteboarding you can just walk up wind a little to launch. The house fit all 11 of us comfortably for 10 days no problem. We had 6 kids in one room in several beds and they loved it. The really quiet beach you can walk to in minutes was the vest part for us. Kids want to make it an annual trip.
