About this house rental
Fully refurbished and redecorated throughout in Farrow & Ball paints, including new carpets, adding an additional bathroom in the main house, the addition of a gaming/play rooms (former large cellar) and a further downstairs 7th bedroom complete with en-suite to the annex, which is wheelchair friendly to assist the less abled, so we now cater for up to 19 guests . 5 brand-new hotel style Zip-link beds in 5 of the 7 bedrooms and new Egyptian Cotton bedding throughout, there is also a Hot Tub available by separate hire year-round via a third party supplier. New outdoor Charcol BBQ (Don’t forget your Charcol) & Covered Bar Area constructed along with a 90sqmt expansive lit decking area on the lower gardens, with a summer house, offering seating and amazing views.
Professionally deep cleaned and disinfected between all guests by professionals to high standard.
Situated in an elevated position circa 750 ft above sea level, Highfield Peak District in the town of Matlock offers unique group self catering with seven bedroom, three reception room accommodation in luxury surroundings, occupying an exceptional south-facing position with breath taking views towards historic Riber Castle, overlooking the town of Matlock and the Derwent Valley situated on the edge of the Peak District in the Derbyshire Dales. Highfield provides the perfect home from home relaxing self catering retreat for large family gatherings and groups of friends, comfort sleeping, seating & dining for up to nineteen people, in a individually newly decorated extremely well equipped c1867 Victorian property with a wealth of period charm and modern requirements, giving guests the perfect self catering holiday. Highfield provides an excellent destination for large group celebrations, that can be held in the stunning garden room opening into the garden with furnished patios, lawn ,outdoor bar and decked areas, where the views of Matlock are fully appreciated.
Please note this is NOT a party house, it’s a peaceful Peak District retreat for families to enjoy and we do have neighbours that also wish to enjoy this peaceful neighbourhood.
Whilst the property is very private, we politely ask that all guests remain respectful of the neighbours/neighbouring properties and keep noise levels to a reasonable and responsible level, especially late in the evening when enjoying the outside and enter the driveway slowly and with caution at all times, there are signs around the property reminding guests of these noise restrictions.

Please note the the beds in bedrooms 1 -4 are all super-king high end luxury ziplink hotel style beds that can be separated in to large singles. Please advise of bed configuration before arrival if these require making in to singles, otherwise they will be configured are super kings.

Such beautiful views, offering a lovely relaxing place to share with family. Nearest pub (7 min walk - duke of Wellington) does excellent food. Fridge/freezer was plenty big enough for morrisons delivery. Really worth having the hot tub too.

The property is well spread out so whilst away with family there are lots of places to spend sometime on your own if you want to. We stayed with your parents who are both 80 years old, and whilst they are mobile some of the steps within the property were quite high. The property has great views, is very well located and offers a lot

We rented this home for three nights for two families (13 people in total). The views were as beautiful as described in the listing and make it a great place to relax and spend some quality time. The location is fantastic as a base for exploring the Peaks District and Derbyshire. The owner is a very prompt and helpful communicator. Thank you for a great stay!

From start to finish this property does not disappoint. From a fantastic host where nothing is too much trouble to the stunning house itself. The property blew us away and the photos certainly don't do it justice. We had a fantastic time playing pool in the large garden dining room and the children had hours of fun in the games room. The house was spotless and there was care to detail in the decor and facilities. A welcome hamper with a box of chocolate eggs for an Easter egg hunt really was a wonderful extra surprise. Our family group ranged from age 1 to 90 years and the house was perfect for all. I cannot recommend this property enough.

As five families with young children, Highfield House was perfect for our needs. Clean, comfortable and spacious, with good kitchen facilities and wonderful views! The large dining room was fab for our big Thanksgiving meal and the snooker table was a bonus. Andrew is a great host - brilliant at communicating and was available if we needed anything. Can’t wait to stay again!

We had a fabulous weekend at Highfields, perfect for multi generational family, plenty of space inside and something to entertain everyone. All 14 of us could sit round the dining table and there were plenty of plates, cutlery, glasses etc for all.
Beautiful views from back of house and great barbecue area. Really happy with our stay.

We had a lovely stay in Matlock as a family of 15, age range 10-78. The house had everything we could possibly need and the location was perfect for us, bring close to the town centre but also in a private quiet location. Andrew was the perfect host.

Stayed at Highfield for a long weekend with family. The house was absolutely gorgeous, spotless and everything was thought of in terms of what was included with the property (we even found a sewing kit to sew up a pokemon toy!) Plus a lovely basket of welcome goodies and useful extras in the food cupboard.
We rented the hot tub which was great and the view of and from the garden was stunning.
Loved the inclusion of the piano, pool table and the outside dining area too - an excellent location for a lovely family getaway.
Andrew was a great host, great with communication and answering any queries, and you can tell he really cares about the property and those who stay there.

Highfield House was perfect for our long weekend break with friends. The house is beautifully presented, clean and well equipped. Plenty of space for the 10 of us. The snooker/ games room was particularly enjoyed by us all. We even managed to Bbq in the undercover outdoor area in November. We can highly recommend this house for a visit to the Peak District. Only a short walk into Matlock and plenty to do close by. Andrew the host is exceptionally attentive.

Family Getaway
This was a long overdue family getaway, the home is beautiful, the bedrooms and bathrooms are well appointed and plentiful; fabulous bed linens and fluffy towels are provided for comfort. A well equipped kitchen made meal prep easy, with so many of us we dined in almost the whole time, gathering around the enormous table in the dining/ snooker room. The basement room was amazing, keeping the kids (and some adults) entertained and the garden was a bonus for the dogs. There really was something and somewhere for everyone to enjoy company or escape for a little while! Many thanks to the owner, Andrew who was wonderful to deal with!

Perfect house for group gathering
Fabulous house with a beautiful hosting area and stocked with everything we needed. Comfy beds and well maintained. The views are exceptional and the outside dining space was perfect as the weather was so beautiful. .

Fantastic family break
A wonderful house and location for a special family get together. Loved the slightly quirky layout with lots of space. Sensational views and well stocked cupboards for a large gathering of adults and children. Pool table a great success as was the hiring of the hot tub. Overall an excellent choice!

Brilliant for large gatherings
16 of us spent a fabulous week in this property in April 22, a mix of adults, teenagers and children and everyone loved it.
It's a very comfortable, large property which has great spaces that meet everyone's needs. People can hang out in the kitchen, chill and watch a movie, play games, party and play pool in the big room, play badminton (bring your own set) or appreciate the views in the large, multi-level garden - the photos don't do it justice) or disappear somewhere quiet to read a book to do some work. All at the same time! Kids loved to play hide and seek all over the house and garden. We also dinners and lunches altogether inside and outside and also had a caterer over one evening which worked perfectly and saved us driving to a restaurant.
The house is very clean and well equipped without being so immaculate that you'd be afraid to chill out. Felt like home straight away. Also great for those with pets - we had 4 dogs with us and it never once felt crowded.
We got the optional hot tub which was a fantastic addition.
Matlock town is about 20 minutes walk down a steep hill with all the facilities / shops you could need, although the walk back is quite steep. Amazing peak district walks and scenery abound.
The host was very communicative and helpful at all times although we never met in person. Housekeeper also very helpful.
One area of improvement that could be considered is recycling - there were no facilities at all in the house to recycle which we all found odd in the 21st century. Such a large house with so many people staying will generate a lot of waste. Most people are used to and expect to play their part to reduce their environmental impact and having some recycling facilities would make a fabulous house even better.
Aside from this, highly recommended.

Outstanding property
Absolutely fantastic stay in this beautiful property - it really is just an amazing place with outstanding views. It’s furnished to the highest standards and has everything you could ever need. Great communication with the owner too - although they didn’t live in the UK themselves- Andrew was very prompt at responding to any queries

Perfect Weekend Away
We rented the house as a family for a long weekend to celebrate a 60th birthday, and it turned out to be the perfect choice. The views were incredible, the accommodation spacious and the dining/billiards room was another level. We all very disappointed to leave and hope to make it back again :)

Great views, excellent for big groups
We stayed at Highfield for a 50th birthday celebration (a year late due to Covid). We made great use of the pool table and the underfloor heating really makes that room. We also had a dinner for 15 people one evening (we used SO Catering who were fantastic) - a bit of a squeeze! Loads of crockery, cutlery and glasses which we certainly made good use of.
We hired the hot tub but the weather meant we didn’t get much use out of it (and it was a little disappointing being quite small and located where a tree blocked the view).
Beware the lower decking which turns into an ice rink in wet weather - there didn’t seem to be any warnings.
The bedrooms were comfortable if a little on the cold side. Storage was also a bit lacking - bedside drawers would be useful. It’s quite a trek to the loo from the bedrooms at the top of the stairs and there’s a step that will catch you out in the dark…. motion sensitive lights on the landing would be useful as would a loo in the shower room near those three bedrooms.
We had a meal at Viva Italian restaurant in Matlock and it was phenomenal - would definitely recommend. Wellington fish bar was also fab and they delivered via Just Eat.
The house could be even more amazing with a little attention to detail; no spare batteries or candles, no kitchen roll, no towels for the hot tub, or robes, a really old games console that doesn’t work in the “games room” and a few cobwebs here and there….
I appreciate it’s tough to keep a house like this at such a high level of quality, though, and we did have an amazing time!!

Best we have stayed in!!
The property was amazing and suited our family perfectly for our belated Christmas get together. The age range of guests were from 7 months to 84 years old, 14 adults, 2 babies, and an excitable cockerpoo and whippet!! The property was very clean and it felt like home immediately. The facilities were great, snooker table, open space, living areas, the bedrooms everything really!! Man cave was a nice area although we didn't really make use of it. Andrew arranged the hot tub for us, which was again fabulous, most of us used it at the end of the day to relax in :) We could not have wished for a better house to stay in, and we will most certainly be back in the future. Andrew was the perfect host, with good communication, always quick to respond when I had questions in the run up to our stay. 10 out of 10!!

Family Anniversary Celebration Weekend
An excellent location for 18 adults and children for a weekend to celebrate a family occasion in November. Rooms very comfortable and plenty of space for all… basement games room occupied kids for hours. Hot tub was a great bonus. We did all our own catering and the facilities, utensils, crockery etc. were more than suitable for this, however a second dishwasher would have been great. Look forward to a return visit!

Ana amazing weekend at Highfield House!!
We had the most wonderful weekend at Highfield House as a surprise birthday celebration for my wife, we couldn’t have asked for a better venue!
The property is stunning and in a great location and was perfect for everyone. We were a group of 16, aged from 7 - 75 and Highfield House met everyone’s needs. There was plenty of space too!
We also hired the hot tub which was great and highly recommended.
I wouldn’t hesitate to book Highfield House in the future and fully intend to go back as soon as we can.

Family birthday
Went to celebrate my husbands 60th with family. The house is amazing everything you need is there. Lovely big bedrooms and the beds are so comfortable. We loved spending time in the large games room and the hot tub. Will definitely return and would definitely recommend this beautiful house.

Perfect family holiday in Matlock
After a year of lockdowns, it was great for all our family to get together again, and the house and location were perfect for us. The house was lovely and gave us plenty of space for our families ranging in age from 6 to 74. The views were wonderful, and the hot tub (separately booked) was great for relaxing after a long day walking or site-seeing.. The location was perfect for sightseeing the many attractive locations in Derbyshire, and the walk from the house in to town though steep, is not too daunting, (mind you, Matlock Bath can be a bit of a bottleneck in August, but it is very beautiful).
Regarding admin, Andrew was very responsive and helpful from our first contact, and quickly organised replenishment of a few missing consumables while we were there.
All in all we had an excellent time, with the highlight being a final meal for all 11 of us taken on the large outside table next to the house, on a beautiful warm summer's evening.

Just right for a big family get together
We celebrated my husband's 50th birthday at Highfield with family ranging from 2 years old to 75 years old plus an old black lab! It was a perfect weekend. The house caters for everyone with enough room for us all to eat together inside and out and a games room that kept the children occupied for hours. The house was immaculate when we arrived and the hosts had left a lovely welcome hamper, which was a very nice touch. All the beds were really comfortable and the showers excellent. The views form the terrace are beautiful and Matlock centre itself only a 15-20 minute walk down the hill.
Top tip for those with kids, there is a small park at the top of the hill, turn left out of the property, if you need somewhere to run off some excess energy!
We definitely hope to book Highfield again in the future.

Great entertaining with spectacular view
It's a great place for a large group to stay with a snooker room and both inside and outside dining area. The owner was always on hand and the view is just incredible. It's up a hill so you can't walk to Matlock but it's extremely quick in the car and very quiet. Don't forget to order the hot tub!

Spectacular bonus holiday!!!
After having our April holiday to South Africa and our summer holidays to the USA and France cancelled due to COVID we found this gem 2 hours from home.
We had an absolutely lovely week at Highfield. The house was amazing, perfect for our family, and the views breathtaking. It ticked every box for the adults, a 16yo and a 10yo.
We also loved the location with so much to see and do within a close distance. Our 16yo son also managed to do the Matlock Top Sportive cycle route (64km, 1850 meter climb in 3hours 25min) from the house over the Dales which he loved, although it was quite challenging.
We are so glad we saw in other reviews that we had to order the hot tub separately as it made for a perfect holiday.
The host was incredibly helpful and very proactive.
