We had a group of 8 guys stay for bachelor party. House was clean. Pool was clean. Beds were comfortable. Plenty of places to sleep for large groups. Had no issues getting ubers or taxis. Felt safe walking to and from the downtown area. Host was responsive to questions we had. Highly recommend!

The location is great. The views are good mostly valley / city and a side view of the marina and ocean from the dining room and decks.
The house is very dated. The kitchen cabinets are old and function poorly. There are some floor tiles lifting there are light fixtures that are not attached properly. The paint is old and patched. Outside the railings show rust and there are broken roof tiles. The house just needs to be remodeled and updated. There was construction going on next door that was very unpleasant and I did complain. We were offered a full refund to find another place or a discount if we stayed. We opted to stay. The management team was very accommodating. They were very attentive when we found the blender did not work. We were with a friend and our young family and spent most of our time in town.

The location was amazing and Mitzi/Zuki were super responsive. The views from the property were spectacular (from the sea to the valley), and we all enjoyed the jacuzzi. The property was also very spacious, just be careful with young children or older guests given the steep steps. Overall, a very nice property. Any small issues we had were quickly addressed by the property team. The only real negative to note is that there has been some loud construction on both sides of the property, although one of the buildings is almost completely done now.

Went with my groomsmen for my bachelor party. It was outstanding. Everything from the house itself, the view, the transportation, the chef…it was an awesome trip. Mitzi and Zuki run a tight ship and I would recommend anyone going to Cabo and wanting a great villa to give them a call. We will be back!!

Spacious home and spectacular views!
We loved waking up and taking in the sunrise from our gorgeous poolside deck and patio. The jacuzzi was perfect for our kids to play all day bc we could turn heat down since pool was chilly :) The house is a showstopper and views breathtaking.

Disappointed.
We stayed four nights with seven adults. The location was excellent. Like other reviewers, we could easily walk downtown, but need a taxi coming back to the house. The view from the house is breathtaking. Chips and pico which were waiting for us when we arrived were lovely. We were very disappointed that the hot tub was broken. Someone came to fix it, but it didn't get fixed while we were there. Showering with hot water was hard. The host was really hard to get a hold of. (it was not so before our trip, but once we got there, sometimes we didn't hear back from him until the next day.) Imagine A/C remote was missing, and we couldn't turn on A/C, but the host wouldn't reply right away. It took two days before they replaced the water jug. The house overall is getting older. Appliances are old, too.
The floor tiles were squeaking. The place didn't have a bottle opener. Knives were very dull, and we had to use steak knives to cut limes. The maid didn't come one day. It said the check out time is 11 am, however, maids were there at 8 am just waiting for us to leave. We felt very rushed. Overall, we were disappointed with the house and the host. It could have been better if the host communicated with us quicker, if the host would leave an instruction/welcome book, and if they took care of the place better. We have noticed all good reviews were from 2017 and earlier. Making us wonder if the host is sorting reviews?

The property and the service was amazing. The view from the pool is spectacular. I came here for my bachelorette party, and I couldnt be more pleased with my experience. Amazing views
We rented this for our 50th anniversary. We had a total of nine with 7 adults and two children. Our my wife, children and grandchildren all agreed this place made our trip. Views were spectacular from all 3 floors. We hired a chef to cook our breakfasts (Monday-Friday) which just added to an amazing experience. Even our chefs were taking pictures of our views. We asked if they had a DVD player so we could play a video our original wedding. When we arrived their was no DVD player so we called our local contact and they brought one over right away. It looked like they went our a bought a brand new one just for us. You cannot go wrong with the place for that special occasion.

We absolutely feel pampered every day.
Christian and Mitzi made our trip so fantastic, we request an airport transportation and they received us with coold beers and waters, ones at home we where welcomed with fresh made margarita cocktails pico de gallo and chips.
The villa is beyond beautiful amazing views and we didn't had to worry about booking activities, or groceries shopping because Christian and Mitzi take care of that for us prior our arrival we even enjoy a luxurious on villa dinner.

Our group was 2 couples and we found our experience with the villa and the staff to be exceptional during our entire stay. I have to say that the listing was accurate and truthfully our experience exceeded expectations. To be brief I will list some helpful points that have not been covered by other reviews.- You will have a dedicated concierge representative assigned to your group during your stay that you can call to help with questions, recommendations, dinner reservations, and excursions. Mitzi was our concierge and we found her to be very helpful and responsive.- Free local calls and calls to the US via the house phone.- Walking to town is easy, walking back youll work up a sweat. Plan on a $20 cab back up to the villa every time.- Safes are provided in the ensuite bathrooms underneath the sink.- The grocery stocking service is a must at $50 plus the cost of the groceries. Having breakfast/lunch at the villa was a perfect way to start each day especially as excursions to restaurants from this location would be time consuming.- Round trip airport transfer in a nice SUV with beer/water/juices was $270. Youll have someone waiting for the airport which is nice after the long immigration line.- There is a spa within the Pedregal community called The Spa at Pedregal. The laides loved it, and said it was top notch for massage services and the facility was beautiful with Pacific Ocean views. Be prepared for a 1 km walk through the hilly neighborhood to get there. They have workout facilities too for a reasonable daily or weekly fee.- We went fishing and used RedRum charters. Excellent service overall (2nd time Ive used them). Caught a yellowfin tuna and brought it to a restaurant (Misiones de Kino) and they prepared it 7 different ways for something like $15 per person.Tip:When returning to the villa by taxi, be sure to say Villa Corazon de Fatima and not just Villa Fatima as we discovered that there is another villa in the neighborhood with that name.

Amazing Villa
The listing and previous reviews were very accurate. The Villa was extravagant, with amazing views from the pool area and balconies. The property was extremely well maintained, and although Zuki was out of town during our stay, the property manager stayed closely in-touch via e-mail to ensure all of our needs were met. As some of the other reviews mentioned, we were met with fresh chips and salsa and homemade margaritas upon our arrival. Also, although the pictures capture the Villa well, it is much more beautiful in person.

Perfect family vacation
We were looking to relax and also enjoy good family vacation in Mexico.
Well we certainly found the right place. This villa is amazing; from the moment you arrive you'll understand what I mean! Fresh margarita cocktails for adult ad delicious hibiscus water for the kids
the house is beautifully designed right on the heart of Cabos with spectacular views of the ocean and city, the rooms are superbly designed in a wonderful style.
Our room had the best view we sleep with curtains open just to see the sunrise every morning, than we closed and sleep a lot more.
We enjoy the Jacuzzi every night along with the bonfire, we seem at night on the pool dance on the balcony and also hire a chef to coo for us couple nights. the beds are super comfortable and the bedroom bathrooms very spacious, the villa has 7 bathroom in total including an outdoor one, perfect when you travel with kids.
The best thing about this place is the views you never get enough, you can see the boats and cruise ships coming and going all day long, the colors of the sunsets, the spectacle is worth to watch. No noise of the city yet you can feel its energy trough the distance.

First Class Villa
I agree with the other reviewers who extol the virtues of this property. Everything is first class, but what really makes this villa so special is the staff.
What a terrific group of people. Our driver from the airport to the villa, was terrific. And, when we arrived, Bertha, our housekeeper, was waiting for us with fresh made margarita cocktails. She checked in with us every day to make sure things were going well. She was great.
The staffs at all of the services we had where also were exceptional. They remembered our names after our first introduction.
The persons that the guests have to thank for the outstanding staff is Zuki and Mayti, owner and property manager, they are hands on, talking to the staff and the guests at all hours of the day and night.
We will return next year!

Girl's Trip
I am a travel agent and have traveled many places but this place I can honestly say is a top choice! I would highly recommend it for a gathering of friends, a golf trip, or family get together. The home is spacious, luxurious, well-equipped and the infinity edge pool, hot tub and fire pit offer views of the town and water like no other. The resort complex is an easy 40 minute drive from the airport and is located on a very steep hill with impressive homes built out of the side in every which way and it's located right at the edge of town. The mangement staff accomodated every need and even assisted us with a private chef and grocery service. One of my favorite vacations!

The owner and staff were very accommodating and even made sure we had cake pans for our birthday celebration. The pool, hottub, firepit and views made our stay very memorable. Exactly what we were looking for!
We just returned from a 7 night stay at the beautiful Villa Fatima! It was the first time we had ventured away from the Villa La Estancia and exactly what we were looking for. The proximity to the marina and town allowed us to really explore the area. The property sits high on a Pedregal cliff and overlooks both the city and the Marina bay. The weather was awesome and every morning we would sit and watch the city wake with a cup of coffee,watch the cruise ships arrive and the snorkeling/fishing boats head out. The villa is 3 stories with the first story being the grand entrance and a bathroom. The second story boasts a master suite, trundle bedroom/shower, additional bathroom, Laundry room, kitchen, formal living and an expansive deck. We used the large table on the deck to eat most meals (even though there was also one inside). The window sliders open completely and were awesome. The bottom story had a master bedroom with a huge bathroom and an additional bedroom/bath along with a family room/TV (this is where the internet worked the best). The pool/hot tub/fire pit were on this level.
We mostly used the hot tub as it was on a timer and was cooler in the daytime and heated up with the jets on at night. The fire pit was also a huge favorite after a night out and we would sit around, have a night cap and laugh about the events of the evening while enjoying the incredible views. We walked to town (about a 10 minute walk, kind of steep in parts) and would cab it back. It was the perfect place to spend a week and I agree with others the pictures do not do it justice. You can see the magnitude of the property when in town as you look up the hill and can see the incredible property.
The store next to Mambo (I think it called California Fresh or something like that) towards the main drag from Pedregal make incredible salsa from 9am-4pm but you have to ask for it. We ate at a couple really good restaurants Las Guacamayas and the Shrimp Factory (thanks to Norman). We also did the aMaze Cabo bar crawl and it was an absolute blast. The boys went fishing while the girls climbed Mt Solmar. It was an adventure in itself but the views from the top were incredible. For a 51 yr old I sure felt it was an accomplishment to make it to the top and touch the white cross at the top.
I have rented through VRBO several times in other cities and have never written a review! This time I really felt like I needed to write one because Villa Fatima deserve it!

Perfect
This house was unbelievable. The pictures do not do it justice. It was a easy 10min walk to town but the walk back was very steep but $15 cab ride worth every penny. There was 2 couples and 2 Master bedrooms on separate floors. View from pool and hot tub awesome and the gas fire pit over the bridge was a nice touch to sit around for drinks at night. Beer fridge outside by the hot tub came in very handy. All the staff at the house were great to talk to and would do anything for you. I can not wait to go back and bring my daughter next time. Everything was perfect.
