About this house rental

Travel local with close friends and Family. Rent now for the whole winter and you can relax and enjoy a lovely home in a peaceful mountain setting. Only 2 1/2 hours from NYC, the Pond@Roxbury is a huge private home which offers 5 bedrooms and 5 full baths in scenic Roxbury Run. This home sits on a 2 acre spring fed fresh water pond. Close proximity to both Plattekill and Belleayre Mountains for skiing as well as the Roxbury wedding scene. The house is perfect for wedding groups, multi family stays, or a large group of friends. Please note that though the house sleeps 16 we will not host more than 10 adults at a time without prior approval

Ideal for seasonal rentals with tons of storage space. The house has a large deck with grill, a game room with pool and foos ball as well as a sauna. Direct access to the pond right from the backyard. A big fire pit completes the scene. As you walk up to the house you are greeted by a nice running frog pond with a peaceful waterfall. Opening the door will lead to a mud/laundry room with plenty of room for all your coats and belongings. Through the entryway you will get to the large country kitchen and dining area. A huge table and kitchen island with bar seating provide for comfortable dining for 14. Adjacent the kitchen is the first of two living/Tv rooms. This living room leads right out to the deck and has a large fireplace and 40" Roku TV with dvd player. There is a very comfortable futon in this room as well for an additionally sleeping area. Completing the downstairs will be 3 bedrooms and 2 full baths. All rooms have ample closet space and storage. The first bedroom has a queen bed with an ensuite bathroom. The second has a full bed while the third is a twin trundle bed that pulls out for additional sleeping. Up the stairs leads to the larger living/TV room, 2 bedrooms including the master and an incredible game room with Sauna. The TV room has a 55" Roku TV with blue ray DVD player. Two large comfortable seating areas make watching a movie with your group a great experience. There is a desk/workspace for anyone who needs to log in and check with the office. The first large sofa in this room is a sleeper with a full size mattress. The second sofa is futon style that pulls out as well. Off the living room is small full bathroom and access to the upper small deck. The First bedroom on the second floor has a queen sized bed and tons of storage. Than you come to the Master bedroom which is really special. Huge room with an electric fireplace, sitting area, multiple closets, a private make up area for any brides to be and an ensuite bathroom with heat lamps to keep you nice and warm on the cold mornings. Now we get to the fun stuff. The game room. Almost 1000 square feet of space housing both a pool and foos ball table. It has a small bar area with refrigerator and a bar table. Tons of books and board games as well. The Roku TV in this room is hooked up to some classic video game consoles. Play Atari and NES classics as well as some more modern PS4 fun. Off the game room is bathroom with shower and an indoor sauna that seats 4 people. As nice as the inside is the outside is where memories are going to be made. The downstairs deck is made for grilling. The house has 2 picnic tables and additional out door seating area. The stream that feeds the pond cuts right though the back yard. Be prepared to see deer, wild turkey and even one very adventurous beaver who likes to hang around the property. The fire pit has tons of seating and is the perfect place to make s'mores. There is a corn hole game set up. (BYOB..Bring your own bean bags). The pond is obviously the focal point of the whole back yard. 2 acres of water there for your enjoyment.
A small beach was with chaise lounges was just added for your enjoyment. String lighting covers much of the back yard.
Please be aware that there is a camera by the front door. There are no cameras inside the house or overlooking the backyard or beach

We have had a homes in the area for years and love the Catskills. We are very excited to share our love of the area with you. We aim to bring you first class accommodations to our guest. If the Pond@Roxbury excites you but is too big for your needs we have another property 15 minutes away right across from Belleayre Mountain. That property is a 3 bed 2 bath with huge stone patio, stone grill and fire pit. It is nestled in the forest with a sunken hot tub. Check out HA4495614. From 2 years old thru 70. 16 family members stayed together, comfortably, in this great spacious house. 10 minutes to ski mountains. Plenty of stores, small towns within short driving distance. Property very pretty- would be great any time of year. Big kitchen- loads of fun cooking together. Sitting in the large comfortable livingroom in front of a roaring fire. All Beds SO comfortable. Game room, sauna, play areas for the kids. Lots of love, lots of laughs, lots of fellowship- shared by us all. A wonderful host too. Couldn’t do enough for us.

The property was beautiful and exactly as advertised. Me and a large group of friends stayed here to attend a nearby wedding. The layout of the home and the many bedrooms and bathrooms made it perfect for a large group. Jason was very easy to communicate with and even provided us with a lot of information about the area which was lovely. Would definitely recommend and would love to return!

Hi Jason, the place was great. My only complaint was that the grill took some serious cleaning before we could use it. It looked like a squirrel or something had taken up residence in it since there was a big grass next jammed into the bottom of the grill. However, once we cleaned the grass and the decaying grime under it out, the grill worked fine. It wasn't a big problem (other than the fact that whatever was in there messed with the top grill rack so it wouldn't stay on), just thought I should mention so you can watch out for squirrels making their home in there in the future. thanks

I stayed here for my wedding with my bridesmaids and could not recommend this house more! It was incredibly clean and spacious, with many amenities. We loved the pond, the game room, and the outdoor spaces that made for a wonderful group trip. I highly recommend this property and would love to come again!

We had a great stay! I was immediately impressed by all the detailed info our host gave us about things to do near by and details about the house. We loved the fire pit, it was great that wood was provided. The kitchen was stocked with great little things like coffee tea, spices etc. This was great since our stay was short so it made it so much more convenient for us. Big open rooms for hanging out in groups which was wonderful. Enjoyed sitting by the pond. The views were gorgeous. Loved seeing the frogs in the mini pond in the front as well. We saw baby deer it was a great getaway. We went shopping in Margaritaville nearby, which had plenty of cute shops . Wonderful stay!

The house is spacious and clean. The pond was a miracle and a high bonus to enjoy. The terrace/ deck very nice and good to enjoy looking at the pond. The only note for the owner would be to update the pans and pots because even many enough most are scratched and hard to use. Thank you for renting your house!

We had a great time at “the pond” We spent a beautiful day out in the yard playing games and around the bonfire. The bright foliage on the mountain reflecting off the water was spectacular. The house was super spacious, conveniently located near Plattekill Mt and Margaretville village. We all enjoyed our stay.

My family of 10 adults and 2 kids rented The Pond for a short 3 nights 4 days getaway. Place was clean and well kept on our arrival. The outside campfire site and stream are a nice touch! Also, the view of the pond and mountain behind it is just absolutely gorgeous. We took tons of pictures for keepsake. There were plenty of bathrooms and space for us to spread out and play. Whole family had their turn on the foosball table and pool table. We had a blast and would definitely come back another time. It was great because the location was very private and we even spotted deer and rabbits which the kids loved.

We stayed here for four weeks. The lakefront property was ideal to relax and commune with nature. Views are stunning. We had visits from wild turkeys, a woodchuck and, on our last day, a fawn was born outside the kitchen window. WiFi was terrific so we could work. The rooms were spacious. Loved having a pool table. I stayed here for New Years Eve weekend and if I could give bonus stars in this review, I would. I was slightly concerned based on the newness of the property to the site and the lack of reviews, but man am I glad that I pulled the trigger. The attention to detail and responsiveness that Jason provided was second to none. I have rented many houses over the years and this has hands down been my best experience. Not to mention, the house is ENORMOUS and inviting. The game room, the sauna, all the bathrooms you could ever hope for, multiple living rooms, what a great time. I would stay here again and this was the perfect start to the new year for me and my large group. Thanks again Jason!

Great Thanksgiving stay!

We've had a great time with friends and kids this Thanksgiving. Cold weather brought some snow, so we had fun outside, playing with the kids on the yard and doing snowtubing in mountains. Sauna is really good addition, it's not something you can find in most of the rental houses. Owner is very thoughtful, towels, linen, and lots of other minor things - everything is taken care of.
