While at the upper point the property was immaculate and spacious enough to cater for three teen boys and three adults including one elderly lady. Downstairs was perfect for the older boys and table and furniture sufficient for all six of us to eat together etc. views as per the pictures are amazing and there is short walk down the back to the bay beach below. I’d recommend for a family especially those with older kids that are happy downstairs.

Stunning view
We were excited to stay here due to the accommodation offering incredible views, location & 5 beds. Unfortunately the day before notified no TV - this is a problem due to it was FA cup final, Eurovision & Magic Round NRL all happening this weekend. On top of this no DVD even though it said there was one - yes we found it in the bin. No free WIFI - streaming at own cost. The property was not cheap. Finally there is a damp / mould problem in the house especially downstairs which affected the sleeping of the people down there. We have no problems paying for outstanding accommodation however we do expect what is offered ie free to air tv

Great spot
well, things didn't start well. We couldn't find the lock box where the keys to the property were kept. Finally located it and found directions to the location of the lock box inside, which is useless. As for checking in at 4pm, which is late in the day, most places are 2pm. I asked the rental agency why we couldn't arrive at 2pm when we received the code. I was told it was because of the cleaners doing a COVID clean and it couldn't be guaranteed the property would be available until 4pm. Well this was definitely not the case as there were 2 dead cockroaches on the floor downstairs which clearly indicated the cleaners had not been there for some time. We later found the venetians downstairs were covered in dust and the door stops hadn't ever been cleaned. Apart from this and a few other minor things, we had a ball at the property. The games room downstairs was great fun and filled in our night in easily. The incredible view from the large, well equipped balcony, became our relaxing/meeting area of which we spent many hours. We had cheese, biccys, etc with many drinks, while watching the waves rolling in. We went for a walk down to the beach, which is not for the mobility restricted and the unfit (me) but it was well worth the effort. The beds are comfortable and thank goodness for 2 bathrooms as there were 4 women. Plenty of glasses, cutlery, china ware, serving platters etc. The property is perfectly located and only a 5 min drive to town, 10 mins to Gerrora Fisherman's Club (definitely recommend the food) and 15 mins to Berry. We had a fantastic time and the property certainly aided this. Only one more downside, the driveway is a doozy. You need to reverse down, not easy but far easier than driving down forward and trying to reverse up the driveway to get out. Thoroughly recommend this property, even though it looks a bit better in the photos on the booking site. Plenty of living room space, spacious bedrooms and the peace of resistance, is definitely the balcony. Would recommend this property to anyone.

Shame about the mould
Beautiful location. House top level was clean, however the oven and trays inside were not, everything felt greasy to touch.
Bottom level smelled of closed damp. Walls had damp marks and curtains and blinds had mould. While the plan was to have the family with toddler sleep there, it’s an unhealthy situation, so toddler had to be made a bed in cushions on floor upstairs.
Back door locks did not open with any keys only security door locked. Back door deadlock was loose and did not work.

Family escape!
Perfect place where adults can retreat upstairs and watch the Seaview and kids can enjoy the kid cave downstairs. If going in winter, suggest packing extra warm clothes.

Not Happy
Overall our stay was not satisfactory for the price we paid. Photos need updating. Unbearable stench in games room. Vermin infested. Paid for linen package and didn’t receive service offered. Several fixtures did not function.

Lovely place with spectacular views
The property is very spacious and has amazing views from the living area. Access to the beach was within walking distance and there's a huge grass area in the backyard suitable for young children to run around and play.
The downstairs area is great with pool table and table tennis. Furniture is a little dated in the downstairs area and the blankets are a little old and dusty (could do with a bit of washing).

Perfect view!
The view from the property is so beautiful, great for lots of relaxing on the balcony and walks to the beach!
The facilities were adequate for our needs, however the downstairs bedroom doesn't seem as well loved as upstairs. There was no lamps for bedroom comfort and bedtime reading. The windows seemed quite aged and came out of their runners when being opened and they were super rattley in the wind overnight. This didn't make for a restful sleep. The bedroom downstairs also was a little dirty- mainly the back of the door. The downstairs area was also quite musty in smell.
The glassware & crockery also seemed to be lacking with only 3 odd champagne glasses in a house to sleep 10+. A couple od sets would be fabulous.
The house, however was in a great location, with the view to die for and a short drive to Kiama. The coastal walks around the house were great and it was only a 900m walk to the small blowhole. That was a bonus!
With a few modernisations/ updates and replacement of items in the house, this could really be a home away from home. Oh, and maybe some air deodoriser downstairs and lamps!

Perfect for large family
I have stayed at the house twice with a group of friends. Once last year and again last week. The house has been renovated since our last visit with a beautiful new large kitchen, new bathroom downstairs and freshly painted throughout. There are basically two seperate living area upstairs and downstairs. So one half can sleep, shower and watch tv downstairs. Huge kitchen to prepare meals and great breakfast bar. BBQ was spotless and spare gas bottle was provided. Amazing views from large back deck. House was also spotless. Also great area from the kids downstairs with pool table, table tennis table, stereo and largeTV. I also have to mention the track out the back door that leads you to the beach in a couple of minutes. Highly recommend this property.

Great family venue with a view
The house was well equipped, clean and in a wonderful location with magnificent views and short walk to East Beach. Recommend using 3 bedrooms only upstairs. Room downstairs has strong smell of damp and mould. Despite this we all thoroughly enjoyed our stay and are keen to return

... a little disappointing but great location
Considering I paid $1200 for a 2 night stay I would of expected more. My bad for not reading the fine print about BYO sheets that costed another $200. Looking at the house at a glance it appeared clean, but when you come closer it's dusty dirty and hasn't been clean properly for a while. There were spider webs and dust in all the bedroom cupboards, the kitchen floor was dirty and the bin provided hasn't been cleaned. Only plus about the property would be the location, pool table and tennis table. Quite disappointed to say the least.

the best view ever
we found the beach house to be comfortable and plenty of room for ten adults, the bbq works well and it was very close to township, berry was not far away, the best was the view on the balcony.

Dissatisfied and disappointed
We stayed at Beachview for fathers day weekend. The house was tidy however had quite an overpowering smell which we later discovered was due to Mice. There was a lot of dust gathered under the beds and lounges. The DVD player upstairs was not working and the remote control had no batteries. The first night we had a problem with the keys getting stuck in the door. Contacted the property manager and was made to feel we had done something wrong. Was told it had "never" happened before. However according to a past review it had. We managed to remove the key. Downstairs bedroom/entertainment area had mouse droppings on the blankets and under the beds. We have 4 small children and did not use this area due to this.
We did contact the property manager the day we left to advise however was told she woukd advise the cleaners and owner.
We felt the communication witg the property manager and ouselves could have been improved and an interest taken when
contacted. The property is in a great location. Great views however for a "luxury" stay (as per website) and paying over $1000 for the weekend was very dissapointed.

Refreshing view
It was our Pastoral team retreat, usually full of meetings and discussions/ future planning but thanks to the relaxing view of the Kiama house, we were not tired at all, still felt refreshed when we were driving back home. We had comfortable stay.

Amazing Veiw
We spent a weekend in Kiama at Beachveiw for a ladies catchup. The veiw as soon as you walk in is fantastic, we found it perfect for our needs, plenty of space and beds and nicely decorated. A few things could be updated and as we cooked our own meals we needed more kitchen supplies like oven trays.

Beautiful Views, could be cleaner
Loved our stay but were disappointed with the dirty state of the bedding, huge sticky spots on the kitchen and dining floor that we had to clean up when we got there. It doesn't cost much to have clean bedding and to clean up all the cobwebs. We were annoyed that we were quoted $800 which became $850 when we went to confirm, with cleaning fee, booking fee and bank fee. In the past this has all been included in the quote. We felt that we left the property cleaner than we found it so we wondered why we had to pay $15 for cleaning.
