Family Beach House with gorgeous sands and exotic natives plants, birds and shallows waters of Gulf of Mexico. Just recently built last year on the most exclusive beach Zone of Yucatan, with a lot of space, on this private property.

A full beach house 4 Bedrooms 5 Bathrooms on two floors. On the first floor, there is the laundry room, one bedroom with bathroom, a second complete bathroom for guest, kitchen with enclosed pantry room, refrigerator, oven-n-stuff, microwave, dining room with sofa, front beach terrace and private pool. On the second floor, we have three bedrooms, all of them with bathroom and private balcony for a great view. One room it’s an entertainment room with sofa., another room has two double beds, and the Master Suite has king size bed, large bathroom with Jacuzzi and hydro massage for two people, and large private balcony. All second-floor room is the air conditioner.

The beautiful beach it's protected with sand dunes surrounded from native vegetation, make this incredible postal view of nature, sand, and sea.

This property is located a few minutes from downtown Chicxulub Puerto, like 10 minutes on bus, where can find a municipal market and regional seafood restaurants, pharmacy and liquor store, also if you want to take any tour We can do the connection with a Certificate Travel Agency for any regional tour like Archeological Zones, Ruta Maya Tours, Eco-tours, City Tour. A several options to live the Yucatan Experience... with a specialist Travel Agency.

The nearest downtown Chicxulub Puerto is located to 7.4 miles, Puerto Progreso to 11.5 miles, and Merida City to 34.5 miles.

The house and property are exactly as the listing shows. This is a beautiful place, and very peaceful. Our family had a wonderful time, and made many special memories here. From the spacious house, to the nearly private beach, it felt like a dream come true! But it IS a tropical climate, so there are some realities that you will face that are different from what you might experience in your normal everyday life. There might be ants in your food if you leave it out on the counters. You might encounter a larger than average sized spider (don't worry, they're NOT poisonous!). We only saw one, thankfully! There may be cute little geckos crawling on the walls. Not many. They really are cute and harmless! You may see large beetles in the house, but they aren't cockroaches. My husband grew up in Mexico, and says they are common in the warmer climates, and they aren't cockroaches. There was bug spray in the house, and we used it for all but the geckos. The only reason I mention the bugs, is because if you come expecting them, you can deal with them. You will have to bring your own washcloths. Also there are no hand towels. We just used our bath towels as hand towels. Most foreign countries don't use washcloths or hand towels! Bring your own spices if you plan to cook. The humid climate makes it difficult to keep spices without them getting clumpy. The host very kindly brought us salt and pepper when we asked about the lack of spices. The washing machine did work, but didn't spin out the water at the end, so we had to wring everything by hand. There is no dryer. Maybe it would seem that this isn't a good place to book, but in spite of these negatives, we LOVED this place, and truly had one of the best vacations ever! The natural beauty of this place more than makes up for the inconveniences you might encounter. And Yucatan state is the safest state in Mexico, which is another huge plus! The ocean here is calm, and quite shallow for many yards out. No sharks to worry about! The pool is very nice. There's a hose that you can use to rinse the sand off your feet. Every bedroom has a full bathroom, and we never had a problem with the water temperature or pressure. The toilets worked perfectly. You can even flush the toilet paper, which is not true everywhere in Mexico! I would recommend booking in the winter months as it gets extremely hot in the summer. We stayed in February, and it was perfect. Book it. You'll love it!

Sin lugar a dudas la casa es hermosa, espaciosa y con muy buena ubicación. Sin embargo, no disfrute de la estancia en absoluto. Falta demasiado mantenimiento. No había agua fría por lo que tuvimos que apagar el boiler porque era imposible bañarse. Cómo las tuberías estaban tapadas, no había agua en la tazas de baño por lo que tuvimos que usar cubetas para poder hacer uso del baño. Eso era muy desagradable y molesto. ( Esto fue en toda la casa) También la mescladora de la cocina estaba rota completamente y el agua se desbordaba tanto por arriba de la cubierta como por abajo. Teníamos que recoger el agua en cubetas. Reporté esto al administrador, mando a alguien pero no pudo hacer mucho. Por lo que así estuvimos toda la estancia. Quiero decir que esto es absolutamente responsabilidad del administrador ya que la casa está tal cual se menciona en el anuncio muy hermosa. Lástima que por tanto problema no disfrutamos nuestra estancia.

We had a wonderful time at Vila las Tunas. Juan, the host, was excellent, meeting us for check to give us a tour of the house and always responsive to any issue that came up. The house itself is in a perfect location: right on a gorgeous beach that you almost have entirely to yourself. Me and my wife walked out ever night to collect sea shells or just stroll along the sand. Our favorite feature of the house was the pool in the back. It’s perfect for cooling off or relaxing and we spent hours in it. The location of the house is a short drive from Progreso and only ten minutes or so from a convenience store. The roads in the area are all in great condition and felt very safe. It’s about a 45-50 minute drive from the Merida airport. The house itself was clean but a little quirky (the hot water went out once) but Juan was very responsive and quickly addressed any issue that came up. Overall we had a wonderful time and we’d love to stay here again.

The house needs maintenance, there were no household items(clean towels, hand towels, bathmats, clean linens, kitchen utensils, trash bags) new mattresses would be nice, better outdoor furniture and new curtains or blinds. The owners quick response to our complaints was good. The house is a located in a good and pretty location. I would return again if the house was managed a lot better and maintained cleaner. Putting aside the inconveniences we had a really good time!

Villa Las Tunas was our first experience in the Progreso area. We chose it for privacy and peacefulness and were not disappointed. We often had the beach to ourselves as far as the eye could see. At our requeat, Juan had a few items stocked for us until we could get our first full grocery order and the cost was very reasonable. A car is almost a must as the nearest major grocery stores are almost 20 km away (which we knew). There is an OXXO store about halfway to Progresso. We found Bodega Aurrera to be the best for produce and meat and there is also a Soriana directly across the street as an alternate. The Villa itself offers lots of space, good lighting and a/c that keeps the sleeping areas cool when needed, however we often found the master bedroom was fine with just the breeze from the Gulf at night. Water pressure in the master bedroom shower is a bit less than we are used to at home so we often used the main floor full bath instead which was fine. The hot water takes a bit of time to appear as I think it is an "on demand" system but be patient and it will warm up. We happened to run out of propne our first night there so it was a chilly shower and tuna sandwiches for dinner. Minor inconvenience and Juan was there first thing the next day with new tanks and apologies.He had told us that he knew the propane was getting low when we arrived and needed topping up - just a bit lower than the estimate. The kitchen is adequately stock with cookware and dishes. A few extra wineglasses would be nice ( 3 total). We also like plastic glasses to be available for beside the pool just in case of an accident. Bottled water is recommended for drinking and we were given 2 large water cooler sized bottles to get us started. Refills can be obtained at the OXXO. Swimming in the Gulf was enjoyable - a bit of a hike out past the second sandbar at low tide as noted in other reviews - and there can be a bit of a current depending on winds and tides as with any large body of water, but at no time did we find it a problem. The plunge pool is very refreshing after a Gulf swim or some time in the sun. The area felt very safe. This was our first time renting a car in Mexico and the highways are much like we have at home with less potholes. The main highway from Merida to the beach would put many expressways in Canada and the US to shame. Be aware that lane markings and stop signs in Progreso are only suggestions however ! We would rent from Juan again in a heartbeat !

Beautiful, quiet beach-side retreat
Lovely home steps away from a serene beach, open to incredible views in all directions, morning though evening. Terrific location within 2 hours of many ruins, cenotes, and an easy drive to Progreso or Merida for meals out. Being about 20 km out of Progreso added to the serenity of the setting - it was easy to spend days just at the home to soak it all in. Juan was a delight to work with and so very helpful in ensuring our stay was comfortable and giving us tips on where to explore. Hope to return someday!

So Peaceful!
What a wonderful vacation we had with our family at Villas Las Tunas! This well laid out home in the quiet area of Uaymitun has an amazing view and very easy access to the beach, which we practically had all to ourselves. When you open up the doors downstairs you can enjoy the gulf breezes all day long. Everything you need is close by - grocery stores, banks, and restaurants in Progreso, and only a short drive to the big city of Mérida, which has modern malls, Costco, Walmart, Sam’s, and more. There are historical sites from 30 minutes to 2 hours away, making day trips very doable. We were here 3 weeks and still didn’t have time to see and do all there is to experience! We found the people here to be very kind and helpful and we always felt very safe. Juan was a very kind and responsive host. He provided a high chair and pack and play for our granddaughter and was always available to answer our questions and requests. He organized Lilly and Pamela to cook our evening meals during our last week, which were delicious typical Yucatecan fare. A great value and a wonderful experience! If we ever come back to this area, we wouldn’t hesitate to stay a Villas Las Tunas again. Thank you, Juan, for everything you did to make our stay a pleasure.
