Good size for a NYC apartment. VERY clean inside the buidling and unit, the sidewalk can be dirty. Little to no reply from communication to owners but luckily we didn't need to contact him for anything important. Super convenient to multiple subway lines and bus lines.

We really appreciated this apartment while traveling with our toddler, who was quite overwhelmed by the city. It was such a quiet, spacious, calm place to return to. We could have used a curtain to better block the light for sleeping and a sharper knife (we must be the only people who cooked so much during a stay in NYC...as I said, our kiddo didn't love going out on the town), but other than that, the stay was perfect. Thank you!

Great location, proper price, welcome email will be desired to be received at least 24 hours before check -in, Tv had only one channel working, but overall we are very satisfied and will consider it for future visits.

The property was as much as I could expect given that I was looking for a cheaper place to stay that was close to Manhatten (without paying Manhatten prices). There were some things that could have made my stay better.
My biggest beef was that I did not receive the information email about the property until I arrived on the doorstep and had to contact the property owner through Vrbo to request it. This information email included how to get into the property and what unit it was that we would be staying in. This information should have been sent a few days prior and it made us uneasy traveling to an unfamiliar place without the necessary information. Also in this email were minor details like that no shampoo or soap would be supplied so we would be expected to provide our own (again, that information would be nice to know when we were packing).
Lastly, and much less significantly, the two towels that were provided for the week-long stay were insufficient. I get it if we were only staying for the weekend but for a week...I think a small concession of a couple of extra towels seems reasonable.
Summary
Property: adequate. Owner: inattentive.

We feel it was great for one couple. Maybe one or two kids. Location was great, quiet. Maybe a few more pieces of silverware.

We spent a lot of time downtown - Central Park, Times Square, The Met, etc. This was an affordable option a short subway ride from all the action.

Great location for access to all transportation options. The space was smaller than we expected, but being from Oklahoma, we’re a bit spoiled by larger living quarters. It was a little challenging navigating around the space with 3 adults and a ten year old. It was quiet with the exception of the last few days, as we had some louder occupants above us. My wife did not like the lack of cleanliness of the shower, specifically the shower mat was mildewy.
Patrick was great. He provided very detailed check in and check out instructions, was responsive when we needed anything or had questions, and provided good information on local businesses and things to do. I definitely recommend.

Great stay, convenient to public transit, away from the touristy area of midtown. Food trucks and convenience stores nearby for food and snacks. Quiet street.

We are retired seniors in our seventies but still active. We loved the location and the easy access to the subway. We enjoyed broadway shows, biking, museums, the highline and walking throughout many diverse neighborhoods. It was so nice to come back each evening to our clean, comfortable little apartment that had everything we needed. We also found some delicious food nearby. We highly recommend this property for a great NYC adventure!

Two of us were there for 5 nights in April (2023). It is a terrific, safe, fascinating, multicultural area and Patrick's place is on a lovely neighborhood street. Quiet, Trees line the street. Subway right at the end of the street to take you anywhere. Heck, we went to a Springsteen concert in Newark and it took only one change. One ride to Penn station, quick train to Newark. Simple.
It's a 15 minute walk to The Apollo theatre. 5-15 minute walk to a wide range of restaurants. We felt comfortable walking home at 1 AM and we're both in our 60's Yankee stadium is a 10 minute Uber away. I loved returning to this place after a day downtown - you get away from the noise and congestion, and come back to your "home".
The unit itself is bright and airy, perfect size for two +, 2 kids with a futon. Full kitchen with ALL the utensils and pots and dishes you'll need. Bottled water in fridge when we walked in. He was negligent in forgetting the Dom Perignon and truffles on the pillows, but that's forgivable.
I've owned a BnB myself and I went to extreme efforts to make it perfect. Patrick has done the same. Attention to small details like double-ply toilet paper. He was accessible quickly. TV was full cable to get local as well as national TV, Netflicks, etc.
There's my two cents. I've been to 20 VRBO places over the last 10 years and this is one of the best. You'll love it. No need to look further. Enjoy it!

Exactly what the description said. Easy access to public transportation. I was able to get street parking all five days I stayed. You can’t beat the price and location.

We had a lovely time at Patrick's property and he was wonderful with communicating the information that we needed for our stay. We traveled with our two adolescent aged children and it met our needs perfectly!

Nicely renovated townhouse studio on an easy to reach first floor up. The place was quite clean and comfortable. The bathroom was quite large by NYC standards. Everything was functional, the bed was perfectly comfortable, and the kitchen had everything you need to cook a meal.
The building was quiet and very well secured. The street was also quiet and people were generally friendly.
The subway is a block away, and many stores and restaurants are easily accessible.
The housekeeper was also wonderful.
Overall, this was a great experience and I would recommend the place without hesitation.

This is good place to call "Home" when visiting NYC. Being close to the 2&3 trains made travelling so easy. We were comfortable and enjoyed Patrick's and Patricia's hospitality.

This homey little spot was everything our family of four (two teens) needed for the perfect NYC adventure week. Its a safe spot, and super convenient, just blocks to two different subway stations, and also with super-easy connection to LaGuardia (fly in there if you can!). We walked at all times of day & night, and never worried or felt unsafe even a bit. There are plenty of little bodegas and food places around as well--walking the surrounding streets was so interesting, thanks to Strivers Row and so many cool buildings in the neighborhood! The space is small, but clean and cute--all we did was sleep there anyway, so it was perfect. There isnt a lot of non-bed space in the room, so bringing food back to the apartment to eat one night was a bit challenging, but we did fine. The bathroom is large, with a nice shower, and so well stocked with plenty of towels (bring your own soap, though!). The owners took great care of us--they left waters in the fridge, were nice enough to forward emails about a weather event that threatened while we were there, and when the TV stopped working shortly after we arrived, they had a new one up before we knew it.This is a great little home base in a perfect location! I would totally recommend it to you.
