The apartment is on North Ann Street, off Patton Avenue in Asheville. It's at the west-end gateway to the River Arts District and the heart of downtown. Nightlife, public transport, city center, airport, and parks are nearby.
Please note that, as often is the case when staying in a downtown neighborhood, you will inevitably have encounters with folks from all walks of life, including members of the unhoused population of our city. Among the neighbors on our street, is a service center that helps folks find housing and you will no doubt see some of their clients as you are walking down the street. We welcome you to read our reviews and notice that by and large, our guests feel safe and unbothered by this fact. Moreover, Downton Annie is a secure building with security cameras, locks, and the local police are never far if you feel unsafe but we want our guests to be able to have all of the facts at hand so they can choose in accordance with their level of comfort, as you will read in the reviews that it's not for everyone. Guests have the entire apartment. The apartment is in a building with three other units that also host guests. The back stairs are shared with one neighboring tenant on the 2nd floor and the first floor has two units. The apartment building's front door provides access to an interior set of stairs, is common space.
An independent establishment for almost 100 years, Downton Annie continues Asheville's tradition of welcoming guests, with a freshly upgraded exterior and all four apartments remodeled for the future. Each apartment includes one off-street parking space. Let us know if you plan on bringing more than one car. Artfully decorated and tastefully priced, Apartment # One is easily accessible on the first floor represents the epitome of Asheville’s artsy-cool vibe. Pops of color pepper the apartment and metal-mounted graffiti art adorn the walls. Twin bedrooms offer cushy Tempur-Pedic mattresses – take your pick of king or double -– and the kitchen is outfitted in high-end Ikea. guests in all four furnished apartments with fully equipped kitchens. Each unit includes individual washer/Dryer, dishwasher, two Samsung Smart TV's, towels and linens for each guest, WiFi with encrypted password protected networks. Walk out the back porch, and at your feet are all of Asheville’s downtown eateries, art galleries, breweries and cultural destinations.
Public bus stops are all over downtown and the corner of blocks.
If you need additional parking for a second vehicle or for a larger sized vehicle , we can provide alternative spots upon arrival at no extra cost.
This is a dog-friendly property, but not cat-friendly. Please do not leave your dog unattended outside or inside. Please remember to pick-up pet waste. Please do not use bath towels wipe wet paws. We ask that pet owners to bring their own dog towels, food bowls, and bedding. No pets on the furniture. If furniture has been stained or damaged by a dog, guests may be required to pay an additional cleaning fee. This is multi-tenanted building, with free parking.
The City of Asheville Water Resources Department has issued a Boil Water Notice for all City of Asheville water customers due to loss of pressure in distribution system pipes and levels of turbidity (particles) in the water.
A Boil Water Notice means there is contamination due to impacts from Hurricane Helene including the potential for untreated water in the distribution system from pipe breaks and levels of turbidity that exceed Safe Drinking Water Act standards initially used to restore water pressure. Your water may look cloudy and/or have a chlorine odor.
It is REQUIRED for customers to vigorously boil tap water for 1 minute before consuming it. Once laboratory testing of the system confirms the possibility of risk is not present, customers will receive notification that the boil water notice has been lifted.
How to minimize your risk

Use safe water:
* Use bottled or disinfected water for drinking, cooking, brushing teeth.
* If boiling: bring clear water to a rolling boil for 1 minute.
* If using bleach: add eight drops of bleach per gallon, wait 30 mins.
* Avoid well water until disinfected and tested.
Practice hand hygiene:
* Wash hands with soap and clean water, or use sanitizer (60% alcohol).
* Key times: before eating or preparing food, after bathroom use, after animal contact.
Sanitize food prep areas:
* Clean surfaces with soap and safe water.
* Use bleach solution (1 tbsp bleach per gallon of water) for sanitizing.
Follow food safety:
* Discard unrefrigerated meat/dairy.
* Cook food thoroughly and consume it hot.

Downton Annie was amazing! The place was immaculately clean, beautifully decorated, and wonderfully appointed with amenities. It was the perfect distance to get to most areas of downtown within a 15 minute walk, though other residents may want to be aware that it is an uphill walk, so factor that into your time. The parking is a bit tight though, even with a compact vehicle, so keep that in mind if bringing your own transportation.

Overall, this place is great - loved having all the amenities and being close to stuff downtown. I honestly didn’t mind the homeless people on this street, they didn’t bother us at all, but the walls and floors/ceilings are definitely thin and we heard so much noise from the people upstairs. So I definitely recommend you use the ear plugs and/or the sound machine provided!! Parking was easy though and everything was clean and as expected so would stay here again!

We really enjoyed our stay at this apartment. The location to downtown is very convenient and most of our outings to that area were within walking distance or a short Uber. The apartment itself was very clean and had everything needed. Walls were a little thin, but we rarely noticed that as an issue. They have sound machines that will block out any neighboring sounds. Customer service was also very responsive if we had any issues. Would stay here again.

Get together weekend with family. Some had not been to Asheville. Good location to what we wanted to do. Big advantage is property comes with easy parking.

Super clean with great amenities. I stayed here last year and knew how great this place is. Easy access to get in and the host is very accessible. Very short walk to food town restaurants as well.

While I understand things going on outside of the apartment are not in control of the host, had I known it is located directly across the street from a homeless service, we would NOT have stayed there. We think it was a place that feeds the homeless, so expect to see 50-75 people outside every morning. A fight broke out. The police came more than once. I didn't feel safe walking, especially at night. It is very noisy. When we were in the home, we left the blinds closed so people would not look in. It was just uncomfortable! I wish someone had included this in their review earlier as it would absolutely have deterred us from over paying and staying there.
The pros: the host is very responsive and apologized, but of course didn't offer us any money back. I wanted to leave after one day, but hubby said it was too much of a hassle, so we stayed.
The inside of the apartment is cute and looks just like the pictures. They provide ear plugs to block the noise at night! There is also noise machines. New appliances. Washer/dryer, which we used.
The "location" meaning, it is walking distance to downtown is convenient, but again, I didn't feel safe walking, and we were approached by someone every time asking for money or a cigarette (we don't smoke.)
I would not recommend, especially if you have kids!

We really enjoyed our stay. This property was well appointed and practical brand new. Beds were good. Kitchen was modern and clean. Parking was adequate. Location was within walking distance of many areas of interest. Check out process was the best I’ve encountered (basically don’t need to do anything, just walk out).

The house was very clean and convenient to access anything you might want to do in downtown Asheville. Very easy to follow check in and out procedures. Also the view from the master bedroom was beautiful! Excellent place to stay will visit again.

We enjoyed our stay in Asheville. Our Downtown Annie rental was very nice. Everything was just like new and the appliances were top of the line. We walked almost everywhere, making the location perfect. The only unexpected was the counseling facility that served the homeless in the mornings, we were not expecting that since we came on the weekend.

This was a great place to stay. It was very clean and had everything we needed. The only downside to this VRBO was the parking spots were quite tight and the homeless shelter across the street. Although they never bothered us, they were there at all times during the week and weekend.

This is the reason I am posting this review. I would not want a family with kids to show up unaware. However, college kids, couples and anyone who does not mind this will find the property itself to be fantastic.

This is a charming, modern, well maintained apartment just a few minutes' walk from the heart of all downtown Asheville has to offer. Whoever thoughtfully remodeled this old Victorian did a great job adapting it for a use as an urban escape. We had a terrific stay with two adults and two teens. We had everything we needed during our four night stay. We were particularly happy to enjoy the well equipped modern kitchen, to have access to a washer-dryer, and to have space we could all spread out and do our own thing when we were together. Guests should note you will hear noise from the other apartments. We appreciated the ear plugs and white noise machine left bedside for our use. One night we could hear the snores of a guest in the apartment above us. But it's really no issue if you remember you're staying in a city apartment. The same is true for the members of Asheville's unhoused community who receive services at the nonprofits nearby. If you don't want to experience Asheville as a vibrant, diverse city, there are plenty of generic hotels you can book in Biltmore Village. We love to walk and the location was perfect for us - a five minute brisk walk to the heart of tourist-friendly downtown, and maybe ten to the breweries of the South Slope. We'd love to stay again and highly recommend this place.

This is a charming, modern, well maintained apartment just a few minutes' walk from the heart of all downtown Asheville has to offer. Perfect little spot close to everything!
Location is incredible, everything is super clean and slick, access couldn't be easier. Parking lot is super tight and upstairs neighbors are easily heard through the floor, but the overall experience was great!

Would not recommend based on homeless shelter across the street and noise
Positives: place was clean and spacious for our family of 4.
Negatives: condo was across the street from a homeless shelter and on the same street as the Salvation Army. Several times, I counted as many as 40 people hanging outside of it. One afternoon when our family (kids 6 & 8) were walking back to the place, a woman was screaming profanity to another person at the top of her lungs outside the shelter. I’m not a prude, but the language was *terrible.*
Another time, we drove up to a guy practicing his knife throwing skills at the wooden post next to our drive way.
We were woken early one morning with more screaming and cussing. This was one of the occasions where over 40 people were outside.
We saw another guy “making a weapon” (his words). It was something sharp and on a metal rod.
I reached out to Sarah, the manager, about our concerns. He just wrote back and said he was “sorry I was not comfortable with the visitors across the street.” I’m comfortable with a homeless population and city living. I’ve had plenty of exposure, but this was definitely beyond my comfort level, especially traveling with kids. Personally, I did not feel safe.
In addition to the safety concerns, the noise was terrible! Again, not city noise. It was as if there was no insulation or sound barriers between the condo units. We could hear *everything,* including minor noise like footsteps.
We’ve been in a road trip for a month and stayed 10 different places. This is the only place of all 10 that I would not recommended or stay at again.

We absolutely loved our stay in Apartment 1!! Sarah was very sweet and accommodating. The apartment was spotless and a fun, retro design. Loved the water pitcher and bottles. Lots of attention to details. Location, location, location! We walked to downtown Asheville and ubered to a few other fun places. Thank you for a fun, family vaca

Great convenient spot
This place is wonderful- clean, convenient, nicely decorated. One downside is parking is really tight. I opted to drive my smaller car and am glad I did, because I don’t think my Ford Expedition would have fit through the parking spaces at all. But other than that great property!

Comfortable and clean, well-appointed apartment 10 minute walk from downtown
The apartment is very clean, nice furnishings, comfortable beds, good shower and well stocked kitchen. Only thing missing is premium TV channels to check ESPN or watch the big game. Not the best part of town, lots of auto repair shops and social services nearby, but quiet area and easy walk into town. Price is right so we would stay there again.
