The house was well supplied with almost everything however, as mentioned in a previous review, we also suffered from a power outage. There were no working batteries for the flashlights to be found, and there were a handful of candles, most of which had already been burned previously. it got overheated very quickly in the humid environment but fortunately it came on after a few hours. A generator would be a lovely addition, especially since many of the other villas seemed to have them. Otherwise, it was close to the beach and the beaches were beautiful. There is somewhat of a path to the beach however it is overgrown & takes a little creativity to find it. Great communications from the owner. We did enjoy a fabulous (candlelit) dinner delivered by the kind caretaker Allen and his wife, Beverly, who is an amazing cook! Best grouper and rum cake ever! We also enjoyed the only open restaurant, Santannas, three times for fantastic lobster, grouper & conch.

This was our second stay at the house. We love the location on little Exuma. The beach is awesome and if you like your privacy, this is the place for you. The house is perfect for a medium size family. Our kids enjoy being able to jump in the pool while the adults wake up with coffee over looking the ocean on the 2nd floor patio. It’s a short walk across the little road to Tropic of Cancer beach. Great location for both tropic breeze and Santanas restaurant. 30 minute drive to Georgetown. Peaceful, quiet and private. That’s our experience.

I would’ve given it 5 stars if it weren’t for the last 1 1/2 days we were there without power. The house really is beautiful and was more than accommodating for our party of 7. We had a lot of rain when we were there, but the pool table kept the kids busy. We had the beach to ourselves with the exception of 2 friendly dogs that came over and visited with us for a while. The homeowner contacted me prior to my arrival and was very helpful. The day before we left the power went out. The caretaker stopped by in the morning and we he said it should be back on soon. We didn’t have any cell service outside of the US and I was using Wi-Fi to call places and communicate with everyone. It started to get pretty hot and humid in the house as the day went on. No electric = no running water as well. We had to use the drinking water to flush the toilets and do dishes. They have a grill so we cooked everything on that.It was cooler outside than inside but the mosquitoes were terrible because of all the rain. We would’ve left and stayed somewhere else for the night but we had no way of looking for any place or calling anyone. My biggest concern was if there was an emergency we’d have to run to a neighbors and hope they answer. A lot of the homes around us had backup generators, I’m guessing this kind of thing might happen often. We were traveling with kids and my nephew has special needs. Honestly, if I would’ve known these issues prior I would’ve booked elsewhere.

Sea Breeze is a lovely property. The layout is amazing. It was nice to have the bedrooms on the first floor with the laundry. The open concept upstairs was great with patio doors to the covered porch. There was no screen porch(as stated online). We could have used as the bugs were terrible, even with bug spray.One fan did not work in the living room and the outdoor furniture should be replaced. Several chairs broke, luckily no one was hurt.Most importantly the water had a bad sulphuric smell that bothered all of us. We had to keep the bathroom doors closed and the windows open. Not pleasant for showering.Allan put tablets in and even chlorine, but nothing helped. Overall we had an amazing time with the proximity to the beach but would look elsewhere for a property with a better filtration system..

One of the most beautiful beaches I have ever visited! The house was well set up and well equipped. I appreciated all the little things in the kitchen (coffee filters, Tupperware, ziploc bags, etc. ). We enjoyed a few games of pool and very kitchen enjoyed having my coffee on the deck watching the sun rise. Thank you for a great trip!

Cindy is an absolutely wonderful and attentive host, and the Tropic of Cancer Beach is the most fabulous and beautiful we have ever experienced. We were looking for an off the beaten path place where we could just chill and enjoy, and this property perfectly fit the bill.

Really enjoyed staying there
This is a well maintained perfect beach house 100 yards from the beach with fantastic views of the turquoise Caribbean sea. The living room upstairs provides 360-degree views.
Owner Cindy was always responding within minutes to any of my messages.
Property manager Allan Miller was extremely helpful and instrumental in making it our truly dream vacation. Awesome, cool guy. You rarely meet such a nice and accommodating, yet professional person.
You should not sit around and wait until he will figure out what you need though. Don’t be shy and tell him what you need and he’ll instantly deliver. Don’t assume they know or see what you need.
The water is like a mirror. Overall, snorkeling and swimming in pristine, clear, emerald colored water is safe and fun.
Overall, I would say the house and the entourage has exceed my expectations. I would recommend it to families. The place is extremely welcoming and really great for a family vacation.

Exceptional Family Reunion
We have been planning a reunion on the Tropic of Cancer beach to celebrate my special birthday since the beginning of Covid. Needless to say everything was on tenterhooks until we all arrived this year. Our host was able to accommodate some changes in dates due to flight changes and the house is perfect for quiet bedroom areas for little ones and large open spaces upstairs with a huge airy balcony that expands the space. Everything you will need is there. The house is clean and easy to keep clean. There is even a pool for little ones on rough sea days. Access to the glorious turquoise beach is an easy walk across the road. The care taker is attentive and his wife does great catering. Thank you Cindy for sharing your home for our perfect gathering!

We loved being here! Can’t say enough about the house, the view, the beach, the soft white sand, the clear turquoise water, and often the only ones on the beach in this paradise on earth!

Beautiful Home and Location
Overall the house was amazing. The location is a short walk to the beach. It is quite the drive from town and restaurants but staying on The Tropic of Cancer beach is worth it! The location feels very secluded, there was only a handful of other people on the beach at any given time. The views are incredible! The house was a very comfortable size for our family of 8. We had a couple of issues when we first arrived but our host was very easy to work with. The water was not treated before our arrival so it smelled of sulfur but was able to be fixed by the following day. The washer and dryer did not work while we were there, which was a huge disappointment for our family, as I only allowed everyone to bring two outfits for the 7 days we were there, so we could pack light, and I did not want to spend a day of my vacation at the laundry mat. If the washer and dryer are fixed or replaced, I would definitely stay at this location again.

Perfection in Paradise
I’ve stayed at Tropic of Cancer Beach three times now, this being my first time at Sea Breeze. Tina (caretaker) was very easy to get in touch with and was there waiting for us at the property when we arrived. She was even willing to go to the store and pick up some groceries for us since our flight arrived later than scheduled. The house is very well kept and well equipped with everything we needed and more. The view of the beach from the second story porch is absolutely gorgeous! Will definitely return!

Beautiful home on a beautiful beach!
We just arrived home & are missing Exuma so much already. Sea Breeze was perfect for our family & exceeded our expectations. I was concerned about the walk to the beach, but there was a path & it took maybe 3 minutes. Mr. Miller did a fantastic job taking care of us. He tracked us down some fresh fish one day & it was delicious! Also, my husband left his phone at the house & Mr. Miller drove it to Georgetown so we would not be late for our flight. The house was beautiful & spacious with plenty of room for everyone. Beds were comfy, the A/C worked great, each bedroom had it's own bath, there were jugs of water to use for cooking and drinking, & the kitchen was fully stocked with everything you need! We will definitely be back!

SeaBreeze was perfect
We were a family if 8, age range 8 to 83. The house was a perfect find as we wanted to enjoy the beach, family and good food in a relaxed setting. The house was well appointed snd equipped. Kids loved the pool table! Thanks ti great staff also. Exuma is a stunning place.

Heaven of a vacay
We sort of stumbled into Sea Breeze when a previous booking cancelled...what divine intervention! Sea Breeze is BEYOND comfortable, well stocked and equipped to make you feel right at home. The ride in had us questioning....especially the road to the house from Queens Hwy—-not much of a road by American standards!!! But wow—the view from the porches, the location of Tropic of Cancer beach, the comfort of the house, and sweet Mr. Miller (the caretaker)—we had everything we could want and then some. The beds were EXTREMELY comfortable, the AC made the house so delightful to come back to after a day on the beach. The kitchen had everything we needed and then some, making meal prep extremely easy. One of our favorite finds was nearby Forbes Hill beach—a sweet gem mostly secluded, except for the 2 resident dogs that we were so sad to leave. All in all, Sea Breeze was exactly what our family needed and we had an amazing time making so many memories—we hope to come back very, very soon!

Exceeded expectations
At one point, I was making breakfast, turned to my husband and said “This could easily be my house.” We could tell the owners are cooks, beach lovers, porch lovers and prepared for rainy days (we didn’t have any). The house is spotless and comfortable. Mr. and Mrs. Miller are fantastic caretakers. We are familiar with Exuma, so didn’t need assistance, but it was comforting knowing Mr. Miller was available. I agree with the other review, it was a well equipped kitchen and having spices/ condiments left there made life so much easier. We left some beers for the next guest. We loved that the lower porch is screened in: no-see-ums, with an awful bite, come out at dusk, we could stay outside, read etc and not slather ourselves in bug spray. My kids were younger last trip to Exuma and a pool came in handy. Now they are 8 & 10 and never wanted to leave the spectacular beach. As always, the nearby restaurants Tropic Breeze, Santana’s and Mom’s never disappoint. We noticed there’s a little hamburger/ snack stand within walking distance at lunch time at the public access point for the beach - we never made it there. Rent a car with high clearance because the road to the house is rugged. Best trip to Exuma we’ve ever had and the house definitely enhanced the experience.

Our perfect vacation.
We had an amazing time at Sea Breeze. The house is very well maintained and was very clean. The caretaker, Mr Miller, was absolutely amazing. He was incredibly friendly and so willingly to share information- where to eat (Tropic Breeze was the best, Santanna's (we never made it there), and Splash), what grocery stores to hit up (Meat Market, Exuma Market in downtown had the most variety, and Shop Rite), and ideas for us to do with the kids.
The house set up was perfect for our family of 4. Anything you could think of was there for you- plenty of towels for the beach, coolers, spices, plenty of dishes. The kids loved the pool table. The walk to the beach was short and sweet (watch out for the green grass, it’s has spikes) and being able to have a pool right there for the kids to swim in after they rolled out of bed was so nice.
We took a ride up to Coco Plum Beach and found handfuls of sand dollars. The kids and adults had so much fun there.
We definitely will be back again. It was hands down my favorite vacation so far!

Large, clean, well decorated house on the best beach in Exuma
My family of 6 (four children, including 3 teenagers) stayed here in July, 2018. We have stayed in many vrbo rentals over the years and own a rental property ourselves.
1. The location was perfect for us. it was quiet, has very few neighbors, and is on probably the most beautiful beach in Exuma. There are lots and lots of beautiful beaches in Exuma, but Tropic of Cancer is amazing. There are a few small beach restaurants nearby, and Georgetown is about 30 minutes down the road for groceries, boat rentals, etc. The nearby restaurants are very friendly and leisurely with a great view.
2. This place was spotless when we moved in. Obviously the caretaker and cleaning crew are pros. Allan Miller the caretaker was always available but left us alone. For such a large house, it was very very clean.
3. Its a large house, with plenty of room for all 6 people. It has a very nice kitchen with utensils, dishes, and even the random spices, condiments and other stuff that some rental houses will confiscate after a guest leaves (which is pretty lame, in my opinion). They even left us quite a bit of drinking water and there were some beers left in the 'fridge. It had a good Wifi signal, too. The power went out several times as the utilities company did some work nearby on the grid but the house didn't even get too warm with the A/C off.
4. It was a very short walk across a dune to the beach, so you can go back and forth throughout the day to restock on beverages or whatever.
5. The house has a nice pool but I don't think anyone in our family used it because the house is on the beach. Did I mention that this beach is pretty amazingly awesome?
6. I'm not a builder or architect, but this house is solid, well constructed, stylishly appointed, and has a nice floor plan
