House is nice but dated. Host fixed the internet

Our vacation was wonderful! We had beautiful weather, the location was perfect, and John and Cathy were such a help! The house is very nice and had everything you might need for cooking and relaxing. The wrap-around deck was great! It kept our dogs contained and still able to run around and exercise while we were grilling and enjoying the views. And to top it off, a beautiful double rainbow after a rain shower!

This is just what we were looking for! Wonderfully stocked, updated and clean private house just steps from an unpopulated beach, with friendly people who say hello and an abundance of nature. What a retreat for our busy NY suburban family and our fur baby. “Nothing to do”, we were told… well that was exactly what we found and how amazing it was! Family time steps from the beach. Dinner in, cooking on the grill on the beautiful deck that surrounds the entire house. Watched the sunset at night on one side, saw it rise the next morning on the other. Pure beauty and enjoyment. On the beach we enjoyed the amazing horseshoe crabs, (one of the oldest species in the world with such importance to the migratory bird population and their dependence for food. Flip them over if they need help.. we did). We loved watching the harmless and very entertaining ghost crabs scurry sideways while digging holes like dogs hiding bones in the yard. We also counted the many interesting species of birds we saw each day. Our favorite was the giant Osprey who hover, and dive to retrieve fish from the water to then fly overhead back to their nests in the nearby reserve feeding their young. And if you miss the hustle and bustle…then the drive to Rehoboth or Lewes is 25 minutes and you can dine, see a movie or play mini golf. We even took a short day trip, just over an hour drive to Assateague Island to see the wild horses on the beach. Thank you Cathy and John for sharing your special home with us.

We loved our stay. Perfect location, with an outstanding deck that went all the way around the house. John was friendly and responsive without being intrusive. We’ll be back.

We selected this as a result of the 5 star reviews. When we arrived the bathrooms and kitchen surfaces were clean. The pet odor was overwhelming. Long dog hair was under the beds, along with bones, and under the dressers. One set of sheets left for us smelled like dog, so I went to wash them and the front load washer was full of long dog hair and the rubber ring was full of mold (the door of a front load washers should be kept open when not in use to prevent mold) . I cleaned it the best I could and rewashed the sheets and they still smelled like a dog. There were other sheet sets in the cupboard that were fine, so we used those. A hot tub was listed as an Amenity. This was a key consideration when we chose this unit. There was no hot tub. The walking proximity to the Delaware bay was fantastic and the Bay water view was just like being at the ocean, and we had the beach all to ourselves. We drove to the town of Lewes and had great food and enjoyed the quaint shops. There was a brand new grill on the deck, we chose not to cook, but it is nice to have. Our dog loved the wrap around deck. Don't forget to take bug spray and your own beach chairs. Loved the birds, and saw a hummingbird and even a beautiful red fox while walking on the street that seemed harmless.

This property is great and the pictures depict it perfectly. We can’t wait to go back.

The house was spotless and exactly as it appears in the pictures, with everything that you need supplied. But it is all about the beach, which is right outside your back door, beautiful, quiet and dog friendly. And if you want an evening out, Milton is 10 minutes away, charming and has dog friendly restaurants with talented entertainment. I highly recommend this house.

My husband and I have now stayed at this property 3-4 times over the last decade, both before and with kids. This trip was woth our 8, 6, 4, and 2 year olds and 2 dogs. The proximity to the beach is a huge plus to the property and the large wrap around deck is great to be able to leave the dogs outside for a bit when the sand starts to get too hot for their paws. The kitchen is well stocked which is important to us as we cook most of our own meals on vacations. The hosts have always been quick to check in and responsive if we need them, but are respectful of our space as well. We will absolutely continue to return!

The bay area is quiet, and nature surrounds you on the private beach. You're not far from anything but you do feel like you have escaped to a secret place.

My wife, daughter and I had a lovely time at John and Cathy’s rental. The beach was clean and very private. Broadkill seems to be fairly family oriented. There were multiple other families with kids for my daughter to play with at the beach which was really nice. We were looking for a quiet relaxing time at the beach and this place is perfect for that. As some of the other reviews have stated, Rehoboth is not far if you’re looking for boardwalk type activities. We did visit Rehoboth twice during our stay and enjoyed that as well. Great arcades, food, shops and other attractions to fill those needs. Fishing and crabbing at Broadkill were quite good in June and provided dinner on many nights during our two week stay. The house was comfortable and well stocked. The deck on the oceanside is a really nice feature and you can’t beat the view from the living room through the sliding glass doors. John and Cathy are across the street - very accommodating and friendly but at no time did we feel privacy was an issue. We certainly hope to return. We only wish we could’ve stayed longer!

Excellent experience. Relaxing environment on quiet street of beach homes. Rental house has wraparound deck with great ocean views and all required amenities, including comfortable beds. Private beach is just a short walk.

We love the house and location. Well stock kitchen and supplies for our stay. A quiet, friendly neighborhood. We walked the beach and area everyday. My husband shore fished and had a blast. The Prime Point Refuge is just up the road. It is a special place.

Cute cottage right on the beach with wrap around deck. Sun all day, or shade when you want it. Comfortable, cozy building with amenities and linens. There is nothing fancy about this spot, but it has the comforts needed. Plenty of deck seating, and just a few steps to the beach. Watch the sunrise or see the moonlight from the house. If a few dust bunnies, crumbs or squishy beds don't phase you, this is great!

Can't beat the location of this house - truly just steps from the beach! We all loved the low-key vibe of Broadkill. The house itself was well stocked with everything we needed. The wraparound deck was perfect for containing our two dogs or allowing the humans to spread out and enjoy the outdoors. John and Cathy were friendly and helpful without being intrusive. A fabulous week all around!!

The beach house is literally on the sand of the Delaware Bay. The house had everything we needed and more. It’s not fancy but I don’t ever need fancy.
We had perfect weather and a wonderful week! 🏖

When I walked into the home, I felt like I was home. It was clean, stocked with everything you need ie. toilet paper, cleaning supplies, all cooking utensils, blankets, sheets and towels. They supply a list of restaurants and other things to do in the area. There are games, movies and books for rainy days or family night. They have 3 beach chairs and beach toys, bring your own umbrella. The house has a fenced in deck around the entire house which my dog loved, he was able to run around or just play ball on. The view to the bay was amazing and the sunrise could not get better. The beach is a short walk over the dune and it is stunning, we never saw more than 5 families on the beach. We saw dolphins, crab, horseshoe crabs and jelly fish. Yes, there are jelly fish but just stay away from them and you are fine. We did have a few days with bugs that stung us, I used my deep woods off and they stayed away. The beach is dog friendly, and I was able to bring him in the mornings and late afternoon, he loved playing with other dogs. I absolutely love the location, the homeyness of the house. I really can't say anything bad about it. It is a treasure.

Never been to Broadkill Beach before. Didn't know what to expect. Friendly little community, quiet, secluded but close to great local stores. The best surprise was the easy beach access, the fact there were almost no other people near us, like having a private beach. Water with little waves perfect for little grandchildren.
The owners were nice and friendly and long time regular visitors and property owners. So they could make knowing recommendations. Also provided a lot of very helpful items: beach toys for kids; koozies for grown up drinks; and necessities like plenty of toilet paper, paper towels, dish soap, trash bags, hand soap, dish towels, propane for grill. Much more than other summer rentals we've had. Great memories for us and our grandkids. Thanks.

This was a perfect house for our week at the beach. Short walk over the dunes to the bay, and we loved being able to see the water from the deck and house. House had everything we needed and owners were great.

Hosts were just great. Size of house is very accommodating and location is awesome. Portions of the deck and the gates need repaired. Ideal for our dogs! Enjoyed our stay very much.

Had a amazing trip, so very peaceful. Beautiful sunrises. House was very nice. John and Kathy supplied lots of stuff for us, which was very kind and are always willing to help with anything you need. There is 5 steps to the sand and a short walk over sand dune to get to beach. I do have a suggestion for anyone visiting, when you go to the beach take sandals for the walk back. The sand gets really hot between 2-5 on the dune area, or run really fast. lol. Husband loved the fishing, caught 7 sharks, some sea bass and other stuff. The wrap around porch is wonderful. Our dog patrolled it constantly. My son and his wife enjoyed all the restaurants, movies, and shopping. about 15 miles from the house. Lots of pretty birds came to visit too. Hope to return soon. Very peaceful.

Location , beach and surroundings are perfect. If you are looking for place to unload the stress this beach is the right one. Private, not many people around and you get to enjoy the peace, bird songs and long walks in the nature. House is OK depending on what your standards are. It is outdated but you can see it on the pictures with the listing. I am giving 2 stars only because we had a mouse. We even did the video of the rascal. The problem with rodents is outstanding since 2020 as per old reviews. Also we saw trap in the linen closet and this lead us to think the hosts were aware of the issue previously. We didn't leave for couple of reasons mainly financial since we paid load of money - just proceeded with caution.

Nice quiet beach. You can see the water from the deck of the house. A short walk over the dune brings the beach into view. House has great a/c and ceiling fans for those hot days. Kitchen well stocked. Internet super fast. Owners very responsive to questions from renter. Saw ospreys fishing every day. Nearby Prime Hook National Wildlife Refuge and Cape Henlopen State Park are great for hiking and birding. Nearby Milton has grocery store and restaurants. The owner-provided bed sheets and towels cut down on what renter has to bring. Thanks for sharing the beach house!!!

If you like a quiet walk on the beach, away from the maddening crowds, then this is the place to stay. The wrap around porch let's you enjoy the shore. The home includes a gas grill, which we used several times.

The house was great, a little dated but the location can’t be better!a 1minute walk to the dog friendly beach … it was just perfect

Was wonderful to be able to bring our dog to the beach. This was her first beach experience and she loved it. Location makes it easy to bring your kayaks down to the beach. Very quiet beach which we absolutely loved. Come prepared for the biting black flies. If the wind comes from the marsh side they can ruin your day on the beach. We knew about this ahead of time and brought an easy up with netting. This saved the day! The host are wonderful people and so easy to work with. Thank you for opening your family home to allow pets. This was a vacation the whole family could share!

We stayed here for five restful days. Quiet and relaxing area. All we heard were the waves. Just what I needed.
The wrap around deck was great. The house has everything you’ll need. We read previous reviews that mentioned a fly problem, we had zero issues with bugs of any kind. My husband was able to surf fish everyday, twice a day. We will get back as soon as we can.
4.8
John and Cathy were great hosts. They checked in on us to see if we needed anything and asked for our feedback on how to make things better. They really want to make sure their guests have an enjoyable experience. Our house was even better than the pictures. We noticed the deck had been redone and new deck furniture had been added. Very clean, nice furnishings and right on the beach. What more could you ask for! Don't hesitate to book this house, you won't be disappointed.

My family loved this trip. John and Cathy were great, the house was as expected and had everything we needed, we only had to get groceries. It was our first time at Broadkill and we loved it. Super quiet, gentle water and lots of wildlife. A short 15-30 minute beautiful drive to so many places. Absolutely recommend this place. Honestly we always end up near Ocean city and hate the crowds, Broadkill is so peaceful and relaxing!!!!

This property is located in a quiet area where we were often the only ones on the beach. The house has all of the basic amenities that guests would need but the location is really the best selling point. John and Cathy are responsive owners and accomodating of guests needs.

We had such a great time at this property. House was well stocked, owners very accommodating and available for assistance. There were times we were the only family on the beach for several hundred yards. We spent time looking for shells, playing on the beach, learned about horseshoe crabs and was in close proximity to Rehoboth, Lewes, and other tourist attractions. Just sorry our week went by so fast.
4.8
Such a lovely spot if you’re looking for a relaxing, low key beach vacation. The wraparound deck was perfect for catching up on reading and daydreaming. Beach is easily accessible right off the deck, over the dunes. A dog friendly house and beach was perfect for this family! Easy access to Lewes, Rehoboth, Bethany Beach and other spots.
4.8
First time visiting and we were not disappointed. The beach was right behind the dunes and we had it to ourselves some of the time. Other times it was almost deserted. The home was clean and comfortable with plenty of space! Wrap around deck was very nice, plenty of seating. Owners go out of their way to make sure you have all you need and are interested in opinions to better their guest’s experience. We found them delightful.

This was our first stay at Broadkill Beach. The house has direct access and great views of the beach. The deck is wonderful and I spent hours reading, catching up with family and viewing sunrises with my coffee. My lab also loved this wonderful deck that goes all the way around the house and he could see what was going on but the locked gates kept him and young kids safe. The property owners were great and it is really helpful not to have to pack sheets, towels and paper goods - all were furnished. This is a well stocked kitchen - even a small mixer that I used to make mashed potatoes to go with the salmon and steaks we grilled on the deck. We found a nice range of restaurants within 20 minutes into Lewes or Milton including Creole, Mexican, great seafood and steamed crabs.Close by was the refugee which had great walks in the marshes filled with the sounds of birds which we alternated with beach walks and the sounds of the waves. We had a wonderful beach vacation without all the traffic and crowds. We made day trips to nearby Assateague Island and the O.C. Boardwalk. I highly recommend this place and will return.

This was the perfect property for a quick getaway for us and my elderly mother-in law. The rooms are spacious and clean, the kitchen is well-equipped, and the furniture and beds are very comfortable (much newer than in the photos.) The walk-in showers and large rooms made it easy for Mom to move around with her walker. We all enjoyed the wrap-around deck, although the flies were a little annoying. The host is very friendly, respectful and responsive.
