Love the view from the lanai. Condo was clean though could use fresh coat of paint. Nice to have an assigned parking spot, but parking is tight. Kids slept in the living room as there was too much street noise for them to sleep in their bedroom. Overall would stay in this unit again if I were to come back to Kona.

Perfect spot for family vacation. Everything was as advertised. Clean, quiet, and comfortable. We spent a lot of time on the lanai, watching the beautiful sunsets. We stayed in March, and were fortunate to get to whale watch from the lanai! The kids enjoyed the pool, especially since they could enjoy the ocean view at the same time.
The only thing to caution (and this did not at all effect my opinion of this amazing place) ... parking is super tight. We had rented a smaller vehicle but ended up with a suburban. Thankfully, we drive a suburban normally and are used to it. But getting in and out of the parking spot/lot took a little extra effort lol. Just throwing this out there so no one is surprised. Again, this did not at all detract from the stay.
We look forward to visiting the Island again, and would definitely consider staying here again.

Absolutely oceanfront. Large lanai. Couldn’t have asked for a better spot to watch the sun slowly sink into the sea.

The location is so beautiful right on the ocean. Big beautiful view of part of the coastline and the endless ocean. The unit is so so. Nice living room with a comfy couch and the sound of the ocean. The lanai the big! The master bedroom is good and the bed comfy. The bathroom wasn’t that clean. Dirt on the cupboards. Nice new shower but, the rest of the bathroom is old.
The other bedroom wasn’t used but, the bedding was old and not very inviting. The 2nd bathroom was old. The kitchen was horrible. From, very cheap dishes, cups, missing some things, an over abundance of items in the cupboards, and dirty dishes were pulled out of the cupboards and silverware drawer. The available things for cooking were scarce. Don’t plan on cooking much here. I had also sent a message to the host the day before our arrival to request an early check in. I also left a voicemail. No one ever replied to either message.

We stayed in this condo for a week. We enjoyed the proximity to the crashing waves which mask the traffic noise from Ali'i. The unit finishes and furnishings are very different from the photos which are obviously many years out of date. The master bath is in dire need of new fixtures and faucets (lots of rust and corrosion) - the tub developed a crack which leaked into the condo below rendering it unusable. The kitchen is fairly well stocked, though lacking a cutting board, wire whisk, a sharp knife and glassware (drinkware is all plastic). It's obvious these owners don't take care of their property. Wifi is incredibly slow - don't plan to be able to stream a movie. Pool is very small - more a plunge pool. Bed was comfortable and the A/C was much appreciated.

My husband, two teens and myself had a wonderful stay. Spacious, clean, fully equipped condo. We come every year to visit the Big Island so we have had our share of different places. This condo definitely is up there for one of our favorites. Sitting out on the lanai with ocean front, listening to the waves crashing, sipping your coffee while watching dolphins jump out of the water and turtles on the lava rocks, omg so amazing.
The only thing we had a issue with was the microwave above the stove smells like burning wires, electrical when we tried to use it, now we know why there are two microwaves. The management needs to put a sign on it, do not use or they could just unplug it.
We would love to stay again!!!! We didn't want to leave. Beautiful condo!!!!!!

My family had a wonderful stay at this condo. It had a wonderful lanai with a fantastic view of the ocean. It was very spacious and comfortable. There were boogie boards, coolers, beach chairs and an umbrella that were perfect for our beach days. They must have fixed the air conditioning since the last reviews as it was working perfectly for us. Wish we could have stayed longer.

We would definitely stay here again. The condo is very dated and needs to be updated very much, but the view, Oh, the view!!!! We could look past the old, covered furniture, outdated cabinets and counters because the condo is comfortable and the view is amazing! There were abundant towels, utensils, bedding, and everything needed for the beach. The lanai has both a table and comfortable chairs plus 4 lounging chases. The space of about 1500 sq ft overall was really nice, just needs updating.

We love the view, the building is old building the condo and the pool area needs updating, however the location and the view is the best.

Property did not align with online description when we booked - booked for 5 people (as advertised at time of booking) but 5th person was provided an air mattress that did not hold air. We purchased a replacement on our own after waiting the entire day for on-site maintenance provide us with a usable one which never materialized (fortunately, Grand Welcome reimbursed us for the new air bed but only after repeated requests). Updates are needed in all areas - tubs are stained and dirty; paint is chipping on original kitchen cabinets; shoji screens had holes and were patched with tape, if patched at all; furniture had ugly, Ill-fitting covers - not at all what the photos show; stack washer dryer needs to be replaced - we fully expected it to breakdown while we were there; and the microwave/hood combo blew up, emitting smoke and a burning electrical smell.
The only redeeming quality was the large lanai.
We do not recommend renting this unit.

If you are looking for a quiet place right on the water this is where you want to be. Almost didn't leave the condo because the water is mesmerizing. Saw several turtles feeding right outside. Very safe area. There are 4 or 5 steps to climb from the parking lot but then there is an elevator to take you to the 3rd floor. All tourist places are close by up the road. You have a dedicated covered parking spot. Electric bike rentals are not too far away. It is an older condo but the location is definitely worth it and everything works. We stayed in November while it is still hot outside, not sure if A/C was working or not, we never touched the thermostat and were comfortable. We would stay here again.

Good stay
We had a great time at this property, they had everything that we needed and also some extra beach gear that was really nice to use. The only thing that we were really bummed about is that my kids were really excited to use the pool and it shut down the 3rd day that we were there for construction. They were pretty upset.

Wonderful stay! Beds were comfortable. Night breeze with the doors open and ocean waves at night made sleeping great! Thank you!

Love this place, been there twice now.
It's the perfect location and I like that the complex is smaller. All of the people that seemed to be residents were super cool as well.

Be aware
The original post said there was AC. When we arrived it was no longer in use. I wouldn't have booked this place had I known. The tvs are out of date and could not get Blu ray players to work. We were in Hilo when we got a call that the fire alarm was going off. Turns our it needed a new battery! Never again.

Great location, Terrible management
The location and views from the lanai were outstanding. However, when I booked the property, the listing said it had a/c which was a MUST for our group. Unfortunately, when we arrived, the central a/c was broken, and had been for some time. Much of our first few days included fruitless communication with the management company, who asked me for proof that the listing showed a/c when we booked it. Since I have never had to prove such a thing before, I had not printed out the details of the listing. I did have an email communication with the company from several months prior to our stay which reiterated that a/c was a must-have, but that was not "proof" enough. There were several other small issues,
which would have been easily overlooked, but the a/c would have been a deal breaker had we known about it in advance. My advice--Don't deal with any property managed by Grand Welcome. If not for the condo's views, the review would have been zero stars.

Super relaxing home base for our vacation week. Clean, comfortable, stunning ocean view. Would stay again.

Nice location, fair customer service
The property itself could use a bit of a facelift, but being right on the ocean, the elements are a bit hard on it and things seem a bit worn and rusted. However, the layout of the rooms and the giant lanai overlooking the ocean make up for that. When we arrived, the property was pretty clean, though there were no dishcloths and a lack of cleaning supplies and with a total of 5 glass-top tables, so some glass cleaner would have been nice. Overall the property is pretty well represented in the online listing. We enjoyed using the pool (especially the 5-year old who was with us) and there is a small beach where you can sit out or explore the rocks and tide pools. We had considered adding an additional night to our stay, but the management company wanted an outrageous amount (over $1000 initially, but they came down to around $530 which was still way too much for this property!). While we found this property through VRBO, it is managed by another group (Grand Welcome), which was a little confusing since they had sent me several emails prior to our trip which I never opened because I thought they were junk. Consequently we had to scramble to get them the COVID test documentation for all the occupants so that we could check in (two of which were still on a flight). Fortunately that all worked out, but be prepared. My main issue is that the management company charges quite a bit of money for very little service. The people I spoke with were nice and sometimes helpful, but it just doesn't seem like they do much. I twice asked them about getting some dishcloths and windex and also reported that on one of the doors to the lanai, the track of the sliding screen door is corroded and kept coming off the track and they didn't respond to me either time. We don't mind having to provide pantry items, toilet paper and other consumables, but I think it would be in their best interest to provide some basic supplies for cleaning. In retrospect, I'm not sure it is a great value for just one week if you consider that you basically have to set up a household to be comfortable.

Beautiful view, great lanai!
Comfortable and spacious, this condo is well-decorated and has a comfy bed, good shower, great lanai. The kitchen is well-equipped but needs updating, especially the stove and countertop. The TV is small and we never could get the DVD player to work but we didn’t go there to watch TV, preferring the gorgeous sunsets and sound of the waves. The whole unit could use a facelift but we were perfectly comfortable and enjoyed our stay. There’s noise from the road but we couldn’t hear it in the living room and master bedroom so wasn’t a problem.

Amazing view, spacious clean and comfy with everything we needed
This is our second time in the condo complex - first time in this unit. It has an amazing view and spacious lanai with comfy furniture the unit was clean and spacious.
The kitchen was well stocked for our light cooking / cocktail making needs, having an ice maker is great.
The small bedroom closet is full of useful items (cooler / beach stuff).
We loved the living room sink / counter - we didn’t use the sink, but was a great spot for charging all our electronics - lots of outlets
The AC is a necessity for us even in February (set at 72) and works great, requested to turn it off when leaving the condo - but it cools down quickly upon return so no worries. The small back bedroom got a little warm but with the door open and ceiling fan on it was fine for us. There are additional room fans available too. The beds are small, but were comfy.
No hair dryer, but we had read that in a previous review so brought our own.
The sliding doors are interesting - 2 sets of huge sliders, secured with wood sticks, one stick was missing - but this was not a concern for us.
We didn’t use the pool this trip - it’s small but great for a soak and cool down, we saw others enjoying the poolside bbq.
We did access the shore (lava rocks and some sand with all kinds of shells and coral to sort through). You can’t go in the water here - but accessible beaches are nearby. We saw dolphins every day from the lanai, a few turtles and even some whale activity.
We had a great stay - would rent again in a heartbeat!

Unit needs updating
Terrific view; comfortable bed. As mentioned by a previous guest in their review the lanai furniture is very old, badly worn, has wires sticking out of it and lacks comfort - it all needs to be replaced. The grout between the ceramic tiles in the lanai is worn away exposing the spastic spacers used long ago during installation. The bathrooms are in desperate need of a complete makeover. Horrible yellowish lighting; dark, dingy, calking black in places because it’s so old. Faucets corroded, etc. Carpet and twin beds need replacing in 2nd bedroom. Kitchen is functional but very tired and difficult to keep clean with the small 2” square tiles used on the countertop where all the many grout grooves collect dirt/food etc during food prep and cleanup. This unit is tired and is in dire need of some serious updating.

None of the TVs were hooked up to cable. Could use some hot pads for oven/micro.
Loved the lanai and sleeping to the waves

A week in paradise
The property was beautiful and we love the location. We wish we would’ve checked the twin bedroom sooner because we found the body boards on the last day. We added one to the collection.

Beautiful View
The property was clean with a beautiful view. Kitchen was well stocked. However, the picture of the unit had to have been altered as it is not that bright; it’s quite dark. White furniture in a rental unit is a poor choice as it was very dirty. Part of the front door frame had fallen off & was left leaning against the entryway with nails sticking out. Chaise on lanai is falling apart with wires poking out on the arms. I have pictures of these that I’m certainly willing to share. Bathrooms are in dire need of updating.
Pool & grill area were exceptional. Overall, we loved Hawai’i, but the owners REALLY need to update this unit. Thankfully the time we spent there was on the lanai enjoying the view.

Fantastic view!
Lovely and well-equipped condo. We loved the view from the lanai! However, we happened to be there during a storm, and the surf sounded like a freight train outside the window! The beds need new mattresses, sliders to the lanai need proper locks instead of just chunks of wood, and the elevator smells terrible, but otherwise we enjoyed our stay and would love to come back!

Other than a missing can opener, it had all we needed.
Good covered parking. Clean pool area. Everyone seemed to respect the property and grounds were clean. Not a large outdoor area but with the huge lanai and the ocean front and centre, that was where we spent most of our time.

AMAZING VIEWS!
Easy entry and very accessible. AC works great and keeps you cool. Sunsets were incredible and lanai was the highlight of the condo. Easy viewing of whales, dolphins, and turtles. There was no blowdryer so pack your own! Many great cafes and coffee shops nearby. We loved our vacation here!

It was perfect. Saw dolphins everyday and whales. The lanai was amazing.

Beautiful Condo
The views were the best, the condo worked out well for our family, as we did some cooking and relaxed on the balcony a bit.
The beach access here is not conducive to going in the water. Also, the resort is not near anything, so you will need a car to get anywhere you need to go.

Great views
We stayed for three nights in the condo, and really enjoyed the view of the ocean and the sunsets. It was nice to cook fresh fish for dinner, and the kitchen was well equipped. The bed was really hard though, and hampered sleeping. There were plenty of towels, and the washer and dryer came in handy.

Unimpressed From Iowa
Arrived late to an 87 degree condo and the air did not work. 2 days without, fixed for a day, then 2 more days without, fortunately it was a mild temperature week. We know it was broken before we arrived. The view and deck is the money, the condo is well decorated but can use upgrades. In fairness everything costs money so it is what it is, probably will not rent again. Parking is tight, location 2 miles from pier. 3rd floor, elevator broken several times. Beds need to be replaced, no doubt about that. I'm sure comparable costs about the same, nothing reasonable anymore. Appliances acceptable and updated, well supplied except toilet paper I suppose not included anyway. Very small unimpressive pool with ocean view blocked by bushes, would not take much to improve that area. Overall so so, but, great ocean front.

Very Comfortable Ocean Front!
The condo was very clean and couldn't be any closer to the ocean. We kept the sliding doors open with the screens closed the whole time. Slept with the sound of the ocean. Some may think it's too loud but we just loved it. The lanai is large and where we ate, sat, watched whales and dolphins and just relaxed. The condo was well equipped and our stay was wonderful. Great convenient location to Kona. We hope to definitely go back!
