We had a great stay at this location, supplied sufficient, close to town but private enough to relax. Beautiful views, very satisfied, would stay again and highly recommend. !

The location is the best with a quiet lanai to enjoy breakfast, lunch, dinner and sunsets. The view is amazing. The kitchen is fabulous with everything you could want and the full size washer/dryer were appreciated. We had plenty space spread out. A wonderful Hawaiian retreat.

We loved this place, not just the room itself, but the view and the location. The location allows an introvert to get their needed downtime. The location allows an extrovert to walk/drive just a mile or so to the life of Kona. Watching the sun set was something we enjoyed almost every night. Taking family pictures at the rocky shoreline and watched the sun come up behind us as we enjoyed the sound of the crashing waves!

I must say that with all of the times that we have visited the Hawaiian Islands, we have never stayed in a nicer place. This was the first time that we vacationed in a house and not in a resort hotel. I don't think that we would ever stay in a hotel again in Hawaii. The best part about staying here has to be the location with an unobstructed view of the blue Pacific ocean and the awesome Hawaiian Sunsets. Just having the pleasure of listening to the ocean waves breaking as we rested on the Lanai and later in the master Bedroom at night was very peaceful. Closeness to the town for shopping and dining was great and the people were very friendly.
Royal Sea Cliff one of the best and nicest property's to visit and just a note that it may have been more cost effective making the reservation directly!

This is a great condo, close to both pools, parking, and downtown Kona. Couple this with great ocean views and sunsets, makes it an enjoyable place to stay.

Nice villa. Convenient location not too far from the local restaurants and stores. Had all the amenities. Was very clean. Views from the lanai were great.
There was a clogging in one of the bath tubs. They promptly sent a plumber to clear the line.
The instruction book should be updated with the location of the garbage area. I had to reach out to the hotel staff to get the exact location in the parking garage.
Minor nitpick: There were no accessible plug points near the bed in the second bedroom. Would be nice to have a plug point near the night stand to charge the phone at night.
Thumbs up to Kona Coast Vacations. Better if you go direct to them.

We had a great stay at this large condo that accommodated 3 adults well. Beautiful view from the lanai. A little lacking in privacy (but we knew that) as folks do walk by a lot as it’s on the 1st level, and the noise from the nearby pool from kids can be considerable, especially on a spring break week. But we felt the awesome sunsets each night more than made up for it. Overall, the condo was very clean, though the toilet areas could use a deep clean, as they smaller strongly of urine. I’m sure because it’s an older condo, with humid conditions and tile it’s not surprising. Huge kitchen for cooking and lots of supplies on-site. Checking in was super easy. The concierge, David, was very helpful. Recommend for dining— Umeke’s, Broka Da Mouth Grindz, Fish Hopper and Sam Chow’s (for the happy hour and great view). Also loved the Kona Boys kayaking trip we took to snorkeling at Kealakeakua Bay by Captain Cook’s monument. Great snorkeling beaches included Two Step Beach, Kahalu’u Beach, Kealakeakua Bay, Mauna Kea and Beach 69. Favorite white sand beaches included Hapuna and Beach 69. We would definitely come back to this condo again, maybe during a less busy time!

This place was perfect! It is right on the ocean with a lovely grass lawn out front leading to the lava coast and ocean. The unit is huge and well appointed. We completely enjoyed our stay and will be back!

Very nicely decorated two bedroom, three bathroom condo with a great kitchen and patio overlooking the ocean. Quick access to the pool, and a short drive to Kona village, shopping, and beaches.

Royal Sea Cliff is a great property and this condo is one of the best condos in the property. Well stocked and well positioned to take in the best of Kona.

Overall I would say that this condo was very nice. The location is great, both in terms of its distance to the main tourist district of Kona and also a prime waterfront unit within the condo complex. A few things could be improved to make your stay more comfortable though. The first is the air conditioning. When we entered the unit upon arrival, it was hot and very musty smelly. Even though we turned on the A/C full blast, it took a couple days to get the damp smell out. In the checkout instructions they ask that you turn off the A/C. Instead they should ask you to set it at 76 or something. Second, the beds were a bit too soft for both our families. I know this is a personal preference, but hey this is my review. 🙃
The house could benefit from a ceiling fan or two which would circulate the air better than the two floor fans provided. It would also be nice if there were an outside water hose or something to wash off sandy shoes & equipment.
As I said, overall a very nice place. Thanks for letting us stay!

Beautiful unit, a tad outdated but overall wonderful. The kitchen is the perfect size, functional with all the things you would need. Having thee bathrooms was a lovely bonus for our family size. The master bedroom is huge! Great views of the ocean. We would definitely book this rental again.

Even better than the pictures
The place is huge.m, but even better it is exactly on the shore. It has a big patio overlooking the ocean. Big kitchen, dinning room, huge living room. The master bedroom is enormous. Third bathroom a big plus. Very clean. Two parking spots. Loved it. Would definitely stay here again. Very close to downtown but not in the hussel and bussel of it all. Great location.

A week in Kona
The property was in a beautiful location. The condo was spacious and well appointed. The kitchen was well supplied with utensils needed for cooking.
Maneuvering the parking garage was a challenge. The entrance and exit to the garage needs to be designed for larger vehicles and people need to park in their designated stalls.
Overall the accommodations were great.

Beautiful and relaxing!
The condo was bigger than we thought, the view and grass area was perfect. The pool is smaller than we thought but it was nice how close it was to our stay. The driving directions work, but I would note that the condo is in the complex with the wale on the front. Make sure to turn into that complex, don’t take the next right after the complex.

The condo was not cleaned to my expectations. It lacked detailed cleaning. There was mildew on the side of the bed, mildew/dust falling from bathroom vent, kitchen was not fully cleaned cabinet had dust buildup.
