About this apartment rental
Fully remodeled studio condominium on Four O'clock Road. Elegance, comfort, and value in the best location in Breckenridge. Liston to Ten Mile Creek right outside the window in summer. Ski to your door and walk to the lift in winter. End unit offers more light (extra windows). 250-thread-count sheets and cotton towels. Wireless internet. Granite countertops. Great audio and video with a flatscreen HDTV and speaker through which you can play the TV or your own music (just bring your iPod or iOS device). New woodburning fireplace (only new one in complex).
COVID update: We will not be revising our refund policy for reasons outside of our control, including resort closure, COVID restrictions, or guest illness. We understand this may cause you to book elsewhere, and we encourage you to do so if you think you may wish to cancel on short notice. Note that Breckenridge and other Vail-owned ski areas require reservations for the current season. Info can be found here: https://www.vail.com/plan-your-trip/lift-access/reservations.aspx?reservation=true
Current COVID regulations can be found here: https://gobreck.com/trip-ideas/what-to-know-2/
Full remodel includes floors, windows, fireplace, paint, fixtures, furniture including Murphy Bed with full-sized sofa for comfort and convenience, very space-efficient.
Walk to the Snowflake ski lift (about 100 yards). Ski back to your door for lunch and at the end of the day. Great views: large windows face woods and mountain stream for a rustic feel (no roads or parking lots in view). Ample parking on premises. New kitchen, bathroom, appliances, furniture. Down comforter. Short walk to town and Main Street shopping. Coin laundry in building.
Note: this unit sleeps 2. While it's fine if you want to squeeze another on the floor on an air mattress, the only bed is the queen, so please don't expect to fit multiple couples.
The Upper Village Pool is a beautiful modern complex of pool and hot tubs. As of summer 2021 the pool and hot tub facilities are open seasonally, which means summer and winter, not spring and fall. The pool managers haven't published a schedule of dates, and won't make any commitments, assessing the COVID situation as they go. Advance reservations are required, and there is a parking fee (see attachment).
This studio condominium is great in the summer and fall, when Ten Mile Creek thaws and you can see and hear it right outside your window. A beautiful quiet time for hiking and biking, or walk to town or the music tent down the hill for summer concerts. Hundreds of miles of trails accessible right from the condo. No crowds, cool air, and reduced prices on dining and shopping in the off season.
Please note: We have a 60-day cancellation policy. We will refund payments in full up to 60 days before your arrival date. After that, we are able to offer only a partial refund (or no refund), based on how close we are to your stay.

'This was a fantastic stay, in a fantastic condo with a fantastic host.
I can't say enough about this condo's magnificent location -- The
snowflake lift is just across the street and you can ski-in, right to
your doorstep!
The condo is in beautiful condition with a great kitchen with
everything you need. The widescreen HD LCD TV and sound system makes
your cozy bed a home theater! Add in the wireless internet and the
iPod/laptop audio sound system integration makes this place a real find.
The owner, Ned, is a real stand-up guy that went above-and-beyond for
us. We have used different owner-rented vacation rentals over the years
(a half-dozen times or more). It can be a bit nerve-wracking renting a
condo direct from the owner, but Ned made the experience a dream.
We have been to Breck many times over the years, but this was, by far,
the best stay we have had.
We will be coming back, Ned! Thanks again and see you soon :)

Ned is hands down, the easiest person I have worked with in finding a place to rent. You all know how some people can be difficult, and are looking out for their own personal interests as opposed to the renters? Well, for this property, you will not have those concerns. As an honest man, Ned works to give the customer the best options available on his beautiful studio. Once you work with Ned and see his amazing studio and its location, you will not want to rent any other studio in Breck ever again. Ned, thanks for helping my friends and I have a wonderful time experiencing Breckenridge.

We had a great stay in the unit. It is a small studio as described , but had everything we needed- comfortable bed, well equipped kitchen. It is in a prime location, just a few steps away from Main Street and Breck connect gondola. Owner Ned is very responsive, easy to communicate.
Definitely would recommend for a single traveler or a couple .

The property was clean, cozy, and in great proximity to Main St.

My fiancé and I had a quiet ski weekend stay at this cozy cabin.
Our flight to CO got significantly delayed so we didn't end up arriving to the cabin until 3 in the morning. Thankfully check in was so smooth and the bed set up was quick. It got a little cold at night but the next day we used the fireplace and one log kept us warm. Location can't be beat! Short walk to the lift and at the end of the day we skied right up to the back of the condo.
4.8
The condo was surprisingly small, but very cozy. The pull down bed was comfortable. The kitchen was well appointed and had everything needed for cooking. The location is great. It is truly ski in, with a short walk to snowflake.
4.8
This condo is small, cozy, and super convenient. It was clean and had everything my husband and I needed. About 100 ft away and right next to one another is both a ski rental place (Charter Sports) and the Snowflake lift. It was so convenient to grab rentals (fast) and jump on the lift. They also hold your skis and night and shoes during the day. If you’re bringing your own gear or don’t want to store gear at Charter at night, you can easily ski right up to the back of the condo. About 0.4-0.6 mile walk into the center of town. Will most definitely try to stay here again when back in Breck! Enjoyed the TV, kitchen, and bathroom set up in the condo as well.
4.8
Its small but all you need for a coupke. The views out the window and location are peefect
4.8
We loved staying at this property. The walk to the snowflake lift was more than doable and we had some excellent skiing days. Coming back to a fire in the fireplace and the walking to town for dinners made this place the perfect stay. We will definitely be coming back!
4.8
We absolutely loved our stay!! There is not AC available or a fan at all. The temperatures are cool in the summer but the unit did get up to 79° and that was on a cool, rainy day with a box fan running that we purchased at the local grocery store.
4.8
This is an excellent place for 2 to stay and ski at Breckenridge. Easy walk to the lift and ski to your back door.

This condo was perfect for us! We got up early, cooked a big breakfast, ate and watched the groomers pass by the window a couple times. We got our gear on walked a very short distance to the snowflake lift, enjoyed skiing peak 6,7,8,9 and 10, then ski’d right up to the steps leading to the condo door. We cooked dinner, my daughter watched movies on her phone while we also watched people sledding down 4 0 clock. We walk around downtown a few evenings and got pizza at Eric’s (delicious) We spent 6 amazing nights in this little getaway. It’s a small condo, but perfectly set up for 2 skiers! Wall rack for all your gear in the hallway and ski rack just inside the door made it very easy going out and coming in. We could have easily stayed another week!
4.8
Very convenient to the Snowflake lift, ski right down to the condo from the 4 O’Clock run. Everything was good with the condo itself.
4.8
Ideal for what we needed. Excellent location, cozy and functional.
4.8
We loved that the room was so close to the rental shop and snowflake lift.
4.8
This unit is exactly as advertised. Sure it is small. But the location is awesome. The night we arrived, I measured 65 steps from the ski slope to the door. So when you have had a tiring fun day skiing, rest is only a tiny walk away. To get to the lift is only about 1 city block away. So that start of the day hike is not long either.
Stayed in unit with my teen son. I would not recommend it for children under about 10 (little too much to worry about common sense under that age). It would work great for a couple.
Everything was clean. Opened cabinets and ran fingers across surfaces - no dirt/dust. So the cleaning being done is on par with better hotels. They are obviously cleaning not just visible surfaces.
How to make the best of this unit:
Bring lawn chairs and leave the bed down all week. Put your feet up on the end table or the end of the bed. This saves so much time by just not messing with it all during the week.
Use the storage area in the unit well. Leaving the bed down means you need to store the couch cushions somewhere. There is plenty of room in the hall closet to put them.
How to pack your clothes for travel and the say impacts how much room you have. Use soft suitcase or large gym bags. DO NOT use hard shell cases (hard to store). There is room in the cabinet on the side of the bed to put your clothes into. Plenty for 2 people staying at least a week (any more than that and you probably should do laundry rather than bring more). Store your soft suitcases or gym bags (this is why soft collapsible matters) in the hall closet with the sofa cushiness. This simple decision leaves more room to walk around.
Last not so obvious suggestion - bring two storage tubs (18D24W24H). Bring your dry food, fans (drying gear), extra gear, etc. in these tubs. Then, and this is the great part, stack them in front of utility closet by the front door. All that stuff will then stay out of your way AND you now have a convenient shelf to put hats, gloves, jackets, etc when you come back from skiing. Just set your skis down outside, toss your stuff on the "shelf", and remove your boots right at the entrance.
Plan on considering this unit again next year. When listed at good price, it is a great value for the location. Those who plan can make a lot out of this unit!

10C at Four O’Clock Lodge was as advertised. Comfortable, clean ski in ski out, and perfect for one guest or a couple. Walk a few blocks to town, and on the shuttle route as well. Ned, the owner was very responsive and accommodating. Enjoyed the week!
Thank you. Ralph

This property exceeded my expectations, especially considering it was by far the least expensive available. Yes it’s tiny, but I wouldn’t say it’s cramped at all. It’s perfectly cozy and comfortable for one person or a couple that will be out exploring all day and going out to dinner at night, and you just need a comfortable place to shower, relax, and freshen-up in between outings. It’s an easy five minute walk to Main Street and all the shops, restaurants, and amenities you need. The Murphy bed was very comfortable with plenty of extra pillows and clean pillow cases in the closet. Everything was just right. I’ll be back for sure.

This place is so close to downtown Breckenridge that you can leave your car there and walk/hike everywhere, even to a horse ranch where you can go on a gorgeous horse ride through the Rockies. It was clean and affordable. It has everything you need to cook and eat on the premises; however there are so many affordable, yummy, places to eat within walking distance that you may want to just adventure out instead. The owners are super kind and accommodating. I would recommend this place to any couple who is looking for an affordable place to crash while exploring beautiful Breckenridge.

Great place for what we needed
This place was very nice for its small (micro) size. It was perfect for my my husband and me, since we planned to be out and about during our time in Breckenridge.
The only down side is that there is no balcony or outside area to relax and enjoy the mountain air.
If that is not a deal breaker, it is a perfect place to sleep, shower, eat a simple snack, and head out for your next adventure. Very clean and just a couple of blocks from downtown.

Didn't live up to expectations
We were excited to book this studio at a ski resort, thinking we were treating ourselves to a bit of luxury. Unfortunately, that is not what we got. The space was even smaller than it looked in the photos, which could have been cozy except that the furniture was cheap and not suited to the space. Big coffee table, miniature actual table, chairs that would barely fit a normal adult, all particle board and veneer construction. The leg nearly fell off the coffee table when I tried to slide it three feet to the kitchen. The bedding was cheap and noticably worn. The mattress was hard and thin. The towels and toiletries were on par with a budget motel. The resort itself was gorgeous, but we went out of our way not to spend time in the room.

A great place for a single skier.
A great studio for a single skier or a very loving couple. Very cozy. Easy check in and about a block away from the lift. I would recommend it to anyone.

The unit is perfectly situated of the Lower Four O’Clock and within a very short walk to the Snowflake lift. Very close and walkable to Main Street as well. Didn’t need to get in the car at all once we arrived. The unit is perfect for 2 people, and although it is small, the design and layout makes great use of the space. The host was very responsive, the check in / out was simple and the instructions were clear and easy to follow. Simply put, you cannot find a better place for a quick ski vacation!

I liked the location and basically being on main floor. I did not like the couch cushions - toooo soft and no support. Therefore no comfortable place to sit other than the kitchen chairs.

The property was warm and cozy and the ability to ski in and ski out with just short walk was perfect. With the bed pulled down there is not much room but super easy to put the bed up and down.

Don't like VRBO check in / out times given the pricing.

Perfect location with excellent access to the slopes for either biking, hiking, or skiing. Quick walk down the hill to Main Street. Landlord was very responsive and easy to communicate with. I left my lab top there and he was more than accommodating on getting it back to me.
