The house and casita were amazing! They had everything you could possibly want while on vacation. The kitchen was fully stocked with everything you would need to cook and serve meals. The casita had a bathroom and kitchenette area with a coffee maker, microwave, washer and dryer. They provided towels and chairs for the beach.The foldable beach tent was broken so it was lopsided and not very stable when we set it up.
The porch on the main house is where we spent most of our time. It is just steps to the ocean however with the sand dune separating the house from the beach, it created a privacy barrier so you can't see or hear the people on the beach. It was perfection! The sunset views were incredible.
There was a ton of space inside for lounging...whether in the living room or dining room. The 4 bedrooms were all spacious and comfortable.
The location was great for getting groceries or going to restaurants.
Now, for the less positive parts. I emailed Evolve twice with questions which didn't get answered for weeks and they still didn't answer my question.
Then, when we arrived the place had not been cleaned. The mgmt host did not return our calls. We had to do the laundry, make the beds, clean and buy TP, dishsoap, etc. upon arrival. The place also smelled because the garbage disposal switch cannot be found. I called Evolve the next morning and am waiting for resolution/reimbursement. I never heard back from the host. Thankfully nothing bigger needed attn.

We really enjoyed our stay, the property is in a fantastic location, amenities close by, the beach was not crowded unlike the big condo near Pier 60. The home has all the amenities in the kitchen, washer and dryer, covered porch to enjoy rainstorms. The house was built in 1963, and is so charming and we felt very comfortable. I would recommend you book this listing, the home was clean it is just an older home, so other reviews mentioned cleanliness, I found the home to be clean. I would book this home again. The beach is just steps away from the porch and was so nice to wake up and walk outside. Thank you for letting us stay.

The home was great for our family! We had a group ages ranging from 1 to 70 and the home had everything we needed. Minimal stairs to get in the home, plenty of beach toys for the kids, a beautiful view, and close to restaurants and shopping. Nothing fancy about the home itself but perfect for a beach stay to relax.

We enjoyed the location, home and proximity to the ocean! One bathroom in main house can be a bit taxing! The separate house with full bathroom, laundry and kitchenette is quaint and cozy! Beach access is around the construction site next door. You cannot climb up and over the dunes. This house has a huge back porch with beautiful sunset views!! We enjoyed this trip immensely!!!

First of all, location is fantastic!! We did have some issues. There was no power/internet in the living room and the a/c didn’t work. Jamison was great, he had people come and look at the problems immediately. Everything was repaired while we were there. Meaning we had contractors in our house for 3 full days fixing electrical issues and installing new a/c unit. The owners didn’t feel we deserved a discount since they repaired all the problems while we were there, BUT, Evolve agreed we should be compensated for having contractors in our house during our vacation. We were given a refund for part of our stay.

The property was nice, and right on the water. However we were miss informed if we had full access from the back yard to the beach or if we had to use side entrances.

This house has great outdoor accommodations. Tons of outdoor seating, a hammock, tons of water toys for the kiddos and gulf water access steps from the walkway.
If you want my honest opinion of the inside of the house like others reviewed it needs some tlc. That though we could live with but whatever cleaning crew cleans the house needs to be replaced. The bed linens and towels were clean but that's about all that was clean. The house needs a deep clean. Tons of dust everywhere, bedside tables, ceiling fans, windowsills, floors, the doors and house in general just needs a good scrubbing.
I messaged the manager about the garbage disposal not working and a burned out outdoor light as well as some inside that could be replaced but never heard anything back. These were not major issues but odd that I heard nothing back.
Overall our stay was good, as 80% of the time we were outside. If you plan to always be outdoors than this house will work fine.

Very pleased overall with property, Great location. Main house is clean and well maintained for age of property. Need labels on light switches. Also could not figure out how to turn on garbage disposal. Casita was extremely musty smelling and the washer had mold growing in it. I emailed property mgr as it was not urgent but never received a reply. The dune in front of the house left front storm made beach access nealry impossible. It would have been nice to know that was the situation in advance.I would stay there again.

The location was amazing but unfortunately the property was in borderline disrepair. When we arrived the outside of the house was filthy. Chunks of the outer stucko and brick were missing in spots. The casita door was covered with corrosion and inside had noticeable flood damage along the baseboard and leak damage beneath the Air Conditioning unit. Inside the house there was serious roof leak damage in multiple rooms. THIS PROPERTY NEEDS AN EXTERMINATOR!!! There were mouse droppings on the nightstand in the bedroom, in the bathroom, and all over the cookware under the stove. Having cockroachs crunch under your feet was the norm and a salamander came up through the sink! I have pics of all of this. The compressor on the fridge struggled the whole time and the oven could not get above about 250 when on. The windows were painted shut and held closed by boards in some instances. The fence on the side of the house was collapsed and being held up by jerry-rigged boards . The lattice work on the rear deck needs to be replaced and there were empty beer cans in the bushes. It is a shame because this property's location is amazing. It was sad to see it in neglect. This property was not cheap, we chose it because VRBO called it a preferred property. At that price point I would expect something more properly maintained. An expensive lesson.

Needs just a little love.
The property and location are absolutely amazing. It's nestled away to where you almost wouldn't even know it was there and 40ft from the beach. The house is old, but was very clean and well stocked with essentials. As others have mentioned the house could just use a little tlc. I was surprised the toilet was still broken as it was mentioned in reviews from a couple months ago. We just took the back of the toilet off and kept it on the ground so we could easily push the stopper down. You would think the owners would want to fix this as it's probably making their water bill extremely high but I guess if you own a beach house you probably aren't worried about water bills. There were no issues with stopped up sinks or anything else other people have mentioned. There is a rat trap in the kitchen and I did see a rat outside close to the neighboring hotel but it wasn't on the property. If you are looking for a house with the perfect location and convenience this is absolutely it. We just used it to sleep mainly so we didn't need all the bells and whistles and fancy interior. It reminds me of our lakehouse. Just the basics and that's all you need. We would absolutely stay there again. Also the back porch is amazing.!

Great location
We had a great time at this house. It’s one of the last original beach houses In the area. However the house is in need of repairs that would cost very little to make the stay much more enjoyable. The gate is broken and very hard to open. The bathroom faucet drips, the toilet handle chain falls off all the time. Making the toilet not flushable The doors to the bedroom are slotted so no privacy. And loud. Kitchen sinks clogged. Guest house is musty smelling. The outside furniture is very old and dirty. We spent an hour clean the back porch. The kitchen is very poorly stocked with awful pans and very limited utensils. The inside of the house was very clean. Overall if your looking for a house right on the beach with no luxury amenities this is the place. But if you like nice higher end homes this it not the one.

Perfect location and beautiful beach
This is our 2nd time staying at the house. The location couldn’t be any better! Being able to come and go to the beach is priceless. We love that it’s just steps to the sand! The price did increase by 100% compared to last year so we were hopeful the house had some upgrades. When we arrived the sink was clogged, toilet was broken, and guests sheets had holes in them. We didn’t have extra sheets so I actually had to sleep with a fitted sheet that my foot would fit through. House management did send a plumber the 2nd day to fix sink but they never repaired the toilet. We had to reattach the chain with every flush! The bath tub has so no stopper for baths and a few boards on boardwalk were completely loose. Our kid flipped off so we ended up nailing them down ourselves.
There are plenty of towels and children toys for beach. We loved this! We also enjoyed that the weeds and garbage had been picked up around the house. Last year, it was pretty dirty around the house so this was very pleasing.
Overall, the house is perfect if you want to be on beach but we wish the homeowners would repair some areas of home especially after raising the costs.
The lot next door is for sale too so I would assume there will be some building noise coming soon.

We have stayed in this area before and love the location! The house was great and loved that we could just walk right down the path to the beach but the house could use a little TLC. It’s a great older house that just needs a little love and it would be excellent!

There's not many vintage beach houses left along our shores, it's so refreshing to see one still standing! When you walk through the gate, you're instantly transported. I love everything about this little getaway. It's nothing fancy but has everything you need! Even though it's in the middle of the hustle and bustle, you feel secluded and private and it's just the perfect place to relax and unwind. We have already booked it again for the fall!(One thing we would love is if check-in was a little early, 2:00 or 3:00 instead of 4:00 and if checkout was at 11:00 instead of 10:00.)

Great Location But Needs Some Repairs
It was amazing to have the opportunity to walk straight out to the beach and back. The property was also very clean upon arrival. The property is showing its age and needs some loving. Garden hose was broke and not usable. Dishes and appliances are not very good. Bring your own BBQ utensils. There isn't any. There is an outdoor shower with hot water. Very nice. Be careful when you open the door. It's broke at the hinge and will fall on your foot if you're not careful. Front gate is very hard to open. TVs are usable. Plenty of beach toys available. We left some sand castle building stuff for the next guests.

The separate casita has a kitchenette, bathroom and its own thermostat.Cons: 1 bathroom in the main house is fine for 4 but it sleeps 7; dining table only seats 4 indoors (mitigated by outdoor large picnic table and additional outdoor table and small table in sunroom), an icemaker would be nice but we bought bagged ice from the colorful gas station across the street, larger dining seating on the covered deck would be nice (again mitigated by the outdoor picnic table), plastic cups and a pitcher for mixing drinks and taking outdoors would feel more comfortable than taking real glasses outdoors, difficult to find the driveway-a sign at the road would be very helpful. The casita is slightly musty and could stand more water pressure and a hair dryer.The Pros far, far outweigh the cons. The cons are insignificant compared to the cleanliness and the view; the convenience and privacy. It was an amazingly relaxing long weekend. We will return!!!

Great property, but some minor issues
I reached out to the property contact to see if we could have an early check-in to the property. His response initially was positive and friendly, stating that it shouldn't be an issue. When I followed up with him the night before our check-in he became very brief and it felt as though my email was an inconvenience. I never heard from him the day of our check-in, but my family arrived to the area early and went to the property to ask about the early check-in. The property contact was there cleaning and was very rude about their arrival. We waited at a nearby restaurant as he stated that he would text us when the property was ready and he never text us, so we never got an early check-in. The house was NOT as clean as we expected considering the increased cleaning fee for Covid. There was only one roll of paper towels and a minimal amount of toilet paper. Considering the reservation was for 7 people, we expected enough for our trip of 4 days. We loved the property itself, but we're slight disappointed with the property contact and cleanliness.

Great Spot, Book this Gem while you can!
We arrived on the 19th, the cleaning crew was still working on clenaing up at our 4pm check in so we scouted the area and were allowed to come in at 4:40pm. They were very nice about it and offered a late checkout for the inconvenience, which we were not able to take advantage of due to flights, but not a big deal at all!
Access to the property was super easy and just like the instructions described it- the house smelled SUPER clean and sanitized (Which in Covid era is very nice to see they care). The house was spotless and just as the pictures described it. We had more than enough space for myself, wife, mother in law and our two girls. The main house has three bed rooms which all had tv's comfy beds and more than enough space for storage and getting ready each day.
The kitchen has all of the utensils and tools we needed for the week and had a great new fridge/dishwasher/stove. The kitchen also had a Keruig and traditional coffee pot (very nice to provide the option)
The bathroom was stocked with toilet paper and more than enough towels.
There is a guest house with a bedroom/bathroom and washer/dryer combo. We did not need that extra space, but did utilize the washer and dryer which worked great. The guest house also comes with a mini fridge, coffee makers, microwave and a TON of storage space.
Outside you can also find a shower, we used the hose for the most of our trip, on the back deck.
Tv's in the living room and all bedrooms worked well as did the Wifi.
ClearWater is right down the road, Johns Pass down the opposite direction. Tons of food, and drinks near by. The Kooky Coconut was GREAT, as well as a brand new place Groupers on the Gulf- in my opinion had the best grouper sandwich I had while in the area. Chicago Jaqx pizza was a great delivery option for us as well.
Now to the important part: the Back deck is AMAZING!!! Hammock, chairs, table and the space was my families favorite place to hang out. The view of the beach just steps away and waves crashing in the background was a prefect touch to the house! There was more beach toys, floaties, sand castles building, boogie boards tools than my kids could play with that week. They have a charcoal grill with tons of beach chairs, beach towels, beach umbrellas, literally everything you could need for the beach. The beach is steps away, right down a narrow path (I do agree with other reviews maybe they could widen the path by just a foot or so) The beach is amazing and in a great location, we had no trouble getting a spot all week. Thursday was the busiest day on the beach but still we had plenty of room, nothing at all like the crowded beach up the road at clear water. Prefect beach, perfect sand.
I really enjoyed the family photo album of the property and pictures, it made it feel like a home with history. You can tell they care for this property. We had ZERO issues with anything while here.
Overall, 10/10 would book again. Actually we have already talked about doing it again several times only being back home for less than 24 hours. Don't miss your opportunity, this one is a winner!!!

Excellent location and spacious...
Second year staying here for a holiday weekend and we all enjoyed our stay. Spacious, clean and just about everything you need on site. Staff took extra time cleaning the house which did delay our check-in, but they explained they had been fully sanitizing the house per covid procedures and more then made up for it by extending our checkout time! Will be back next year.

Location, Location, Location!
We came for an extended family vacation. The house was perfect and just steps from a quiet beach! The huge covered back deck made every minute more enjoyable! Would definately come again!
