We are three siblings and our family’s. We enjoyed our time at this location. It was near all the places we had planned to visit. No long drives.
The home had space for us to spread out and also to gather. We cooked and played games and hung out.

As many of the other reviews state, the property is dated in several areas which was fine but its also hodgepodge. There were multiple weird room layouts and unleveled floors which gave creepy vibes. The basement wouldn't warm up beyond the 60's which made for a very uncomfortable sleeping experience for our children. Leaves covered the front porch, cobwebs were caked up in the window seals, and trash was in the outside bins which made it very unwelcoming upon arrival. We attempted to contact the host to share our concerns and neither us or vrbo were able to make contact. Lastly, the parking was very limited for a home with this many bedrooms. To say we were disappointed would be an understatement. Location was great but did not overshadow the many concerns we had. Never again!

A large group of friends returned to Emory for homecomjng/reunion. The house - a mile from campus - allowed us all to stay together, but each having our own space in the house. It was the perfect setup and location for this event.

The house is very spacious and lots of sleeping space. Not updated or fancy but suited our needs. The host was very responsive and was quick to take care of any issues we had. It can use some renovating and thats why I do think it was a bit expensive ( especially because you have to pay an extra fee for every additional person after 6 ppl), but in all fairness you can see that in the pictures. Regardless we had a great stay and i would stay again if visiting the area.

The location of this house is really great; right next to a Emory, and easy to get to lots of places. We were also grateful that it was large dog friendly. However, probably due to the fact that it welcomes large dogs, the house was not as nice as the pictures made it seem to be.
On the plus side, I will say, the beds were very comfortable, and the bathrooms had recently been redone, which was great! The owners were also very responsive, even on a holiday week.
On the minus side, the air filters were filthy (my husband wound up have major allergy issues), there was nothing to absorb sounds in the house (an issue if you have folks who get up at different times), and the lights under the kitchen cabinets were attached in such a way that sharp screws stuck up into the cabinets. Also, it is right on the street, not recessed like the image makes it seem.
All in all, given the location, I think it was a good deal, just not what the pictures made it seem to be.

Overall we had a good stay, I would say a 4-star rating. They got the big things right - the place was clean and furnished (though it didn't look very homey or cared for), and with one exception check-in went as expected. Communication with the hosts didn't go well for our stay - I had to ask multiple times for the check-in information, and then they sent some that was missing the code, and I had to message and text multiple times before they finally got me the code - 5 minutes after we were due to check in. I was coordinating a group of 12 people flying in from across the country, so I had to pay extra to reroute some of the early arrivals to a public space until we could access the house. The communication from the hosts even about normal things seemed geared towards being unwelcoming and punitive, possibly from bad guest experiences they've dealt with in the past, but it set the tone for the stay.

Very spacious
If you are looking for a house that is spacious and has room for a large group in Atlanta, this is the house for you! It is located in a spot that is 15 mins from almost everywhere you need to be! I had a group of 15 to stay and we had more than enough room! Although the couch and beds were low to the ground they were extremely comfortable. My only recommendation is to get televisions in more rooms but we made it work! Thanks for the quick responses to any questions that I might’ve had!

Property needs attention
We had a group of ten staying on site. We had great communication with the owner however one major issue was not resolved. The downstairs hot water would not work which left us to scrammbling our time around for everyone to shower upstairs. The tv controls had no batteries and we did not have time due to our schedule to go out and buy batteries. The fans are a little tricky to work as they are all on remotes but we were able to figure this out with the help of the owner. The house was extremely dirty. Dust and cobwebs inside. We could not utilize the back patio area as nothing was cleaned at all. Although there are enough beds, the bed are very low to the gorund which can make it difficult getting on and off. The house does accomodate for a large group and is not a bad house however they need to hire a new cleaning company, check plumbing for hot water, make sure all remotes work and have an information sheet on the counter explaining details regarding the TV's, fans, check out instructions and WIFI passcode to make it easier for guests.

There is no listing comparable to this house. The location was perfect in Northeast Atlanta- only 10mins away from EVERYTHING. The house itself fits a large group of approx. 15 people. The different levels and bedrooms inside the house makes the space perfect for holidays and large family gatherings. I can't wait to book this house again in the future!

Family wedding in Atlanta
This home really fit our family well. Lots of bedrooms upstairs and down. We had 2 small children so were able to keep them in a space without a lot of noise. The backyard is great. It is off a busy street but we weren't bothered by street noise. There are several very quaint towns close by and was only about 20 minutes to downtown Atlanta where Aquarium was.

Some of the pillows were a little lumpy and flat. The thermostat controlled HVAC kept the home at a comfortable temperature for all of us. Plumbing seemed good - never Running out of Hot water, steady water pressure, nothing plumbing related backed up. The pool table/ping-pong table is a little wobbly and uneven. Downstairs feels like a college rental. The downstairs kitchen had two microwaves which was useful for heating up leftovers. The upstairs kitchen was well appointed and had basic soaps, salt pepper, coffee filters. Not a lot of big pots if you want to cook for a lot of people. And a double oven upstairs is nice for Thanksgiving baking. The downstairs is fairly insulated from the upstairs walking feet noise. Bring your own shampoo/conditioner. Parking on the driveway is limited to about seven vehicles. The Briarcliff street is very busy during the day.

A Very Functional Home
This is a much larger home than it appears to be from the outside--there is plenty of space. It is inconsistently furnished--most of the bedrooms are quite bare, the ping-pong pool table undersized, etc--but the beds are comfortable and the kitchen adequately equipped. The common areas were more than adequate for the nine of us and the outside areas are great gathering places.
Communication from the manager was was very poor. Questions were unanswered, the entry code was sent only after being requested at check in time, check in and check out times were different in the house rules from what is stated in the contract, and though advertised for up to 16 guests there was an "additional guest fee" charged for just nine of us.
In the end, though, it was a more than satisfactory accommodation that met our needs very well. We would stay there again.

Not worth the money
This property was very misleading! The only thing impressive about the house, was the size. It's an old house and you can tell the owners never do a deep clean by the looks of the floors, base boards, walls, etc. All the furniture was uncomfortable, the living room couch was saggy, the cousions sinked down really low as soon as you sit and the couch is on the floor. Every single bed in the house was horrible. I have back problems and couldn't find anywhere comfortable to sleep. The box springs were just solid boxes with boards. NO SPRINGS. When we booked the house, the post said they had a hot tub, nice deck and pool table. The hot tub was removed from the property before we came, the back deck/furniture was dirty and the sticks for the pool table were broken. I texted the owner about the hot tub and once I learned they removed it I expressed my disappointment that we weren't informed and they ignored my message. I tried to call because of wifi issues and they hit ignore and texted back saying they couldn't talk. They eventually texted the correct wifi info, but my other comments were never addressed.

Good for a large group
The location and size of this property were appealing for our large family gathering. The deck, two kitchens, seven bedrooms, laundry room, and pool/ping pong table are features that attracted us to this house, and it met our needs. It is located very near Emory University on a busy street, so there is some noise from passing vehicles and trucks. Some of the mattresses were quite uncomfortable and should be replaced. While there is liquid soap at the kitchen and bathroom sinks, there was no soap provided in the bathtub and showers. There were plenty of washcloths, but it would have been nice to have extra towels and dish towels for the kitchen. The pool cue sticks were broken, and one leg of the pool/ping pong table is raised by a ping pong paddle. The back deck was a nice place to relax and gather. We enjoyed our stay but for the price would have expected more.

Marvelous Experience
We traveled with 6 couples and visited Atlanta for the 2019 Superbowl. The property was just as advertised. It was very clean and met our needs. The rooms were spacious and the back deck was amazing . We will look to stay here every time we visit the city.

Location is great, house is just OK
The location of this home is certainly the selling point, and while it was very convenient, the house has a few quirks that would have been nice to know. I believe the overall issue is that the house is poorly represented in the photos and description.
The home is not fully stocked despite the two kitchens, there are no oven mitts, not enough cups or dishes, and everything is very hobbled together. The home is older and while the photos make the amenities look up to date, they are not. The couch especially is very old and sheds feathers while being extremely difficult to get on and off of and is uncomfortable. The cushions fall off and the sections separate, it is almost unusable. Really frustrating if your trying to sit together as a family.
There is NOT a hot tube on the property despite the photos and description provided and the other extra amenities such as the pool/ ping pong table is very old and rickety. The pool ques were all broken and the table is being held up by a ping pong paddle. The fire table is rusted out and is precarious to use, and the TV's are old and out of date. The downstairs shower does not drain properly, and when we arrived there was an inexplicable puddle in the downstairs kitchen.
Also the parking situation is quite difficult. There is only the rounded driveway to park in and with any more that 2 or 3 cars it becomes extremely difficult to get in and out. The angle of the photos make it look like there will be a lot of space, but there isn't.
Also the photos would have you believe that the home is gated. The home has a gate that could cross the drive way, but the gate provides no security, and is purely aesthetic.
The positives are, that the house truly can sleep 16, the hot water temperature and pressure was excellent, and again the location is great. The house is just overall misrepresented by the profile. The house just doesn't live up to expectations. I feel like with better representation in the photos and a little updating the house would have been great, but as it was we would give it 3 stars for just OK.

A complete disaster!
I paid for a three night rental last April. We had a family reunion planned and my kids flew in from NY, WA and FL. Our first morning, the sewer backed up, flooding an upper bedroom, seeping through the light fixture and fan on the lower floor, spraying sewage over the room below. We immediately contacted the owner’s agent and had to evacuate. She offered to find a different house farther out of town. We had activities planned in town and I asked if we could just leave and get a refund. The agent responded “yes, of course”. It has been two weeks and I am still waiting for a refund. Inquiries to owner have resulted in no response. I am now filing a complaint with VRBO. A lot was paid for a 3 day rental, backed up sewer, ruined plans and no refund? Very poor business practice!

Great Property!!!
I was responsible for finding inexpensive lodging for 14 people. Boy did I find it. This house was great!! Everyone had their own space, plenty of room and even though we didn't get to use it, the back deck and hot tub looked awesome!! The house had EVERYTHING we needed....even an extension cord!! It was spotless! We felt safe and secure with the security system and gated driveway. All of this for less than the cost of hotel rooms....much less! I will definitely rent this property again if we meet in Atlanta.

Not great
First thoughts: the pictures don't do this justice. And not in a good way.
We arrived to the place about being about 55 degrees and this took a few hours remedy. We searched for extra blankets in the interim and found dusty, old blankets in closets. Fortunately, it finally warmed up and they didn't need to be used. (There WERE Tide pods so maybe we could have washed them?) it was also interesting how the house, despite having vents in the rooms, had space heaters waiting. It's like the owners knew that they have problems with this house.
The only thing that I trusted to be clean in the kitchen is that which we washed by hands ourselves.
The guest bathroom upstairs has no shower curtain. It is an odd garden tub with a shower head from the ceiling. There was little water pressure and my friends who stayed upstairs felt uncomfortable because they were 1) cold while showering and 2) had an odd 360 view of themselves due to mirrors which surrounded the bathtub.
The downstairs shower didn't drain well. Maybe it was clogged by the wings of cockroaches that we found waiting for us upon arrival.
The bed I slept in had what one would loosely translate to a comforter. It was two sheets with barely enough polyfill left to keep me warm. The room I slept in also didn't have any sort of chair where you could sit and put shoes on and the bed was so low to the ground it was awkward. There was some weird IKEA lamp sitting on a 1970's-80's rattan table that barely made it to hold my rings at night.
My friends were upset because the hot tub didn't work. This was also complained about in a previous post so if you're counting on this....don't.
I think if the owners put a little time and money into a good housekeeper, linens, and upgrading the beds slightly. Hell, a half decent futon would have been better than some of the beds in this house. Plus buy a shower curtain for the upstairs. That's just weird.
Finally, throw away the hot tub. It doesn't work and we don't believe you're calling maintenance.

Huge house, Somewhat disappointing
We stayed for a week in July 2014 and we found it to be huge... and dirty. We arrived to about 10 trashbags on the front lawn. The back deck was littered with beers cans and cigarettes. There were boxes throughout the house where they had not opened some cheaper looking furniture. Big empty rooms, which was suitable for the type of trip we took. Not for the faint of heart! The owner took care of the trash... but it was still pretty dirty overall.
