Fabulous property, had everything we needed. Everywhere very clean, beds extremely comfortable. Nice and quiet area but close to bus stop and easy walking distance to Bowness.

Lovely property only 10 minutes from the piers in Bowness.
Very quiet area.
You need a torch.
We would be happy to stay there again.
Needs a bit of TLC after the Winter.

Perfectly located
We had a lovely stay in this delightful cottage. Its very close to all the amenities of Bowness-on-Windermere. With a lovely walk up onto Brant Fell off the next street. It was much better than the photos, with lovely big rooms and comfy beds and well equipped. The only downside is that the instructions were out of sight on a high bookshelf and we couldnt figure out the heating until we found them, by chance, the day before we left. So it was quite chilly on the evenings as the back door is quite draughty with gaps all round. However, once we found the instructions it was much better and warm enough. Although not as warm as we are used to. We would definitely stay again and buy some logs for the stove to supplement the heating next time.

Great Location
Pros: The house location is excellent. You can walk to many restaurants. Beds are very comfortable. Sheets and Towels are great quality. If you choose to cook, it appeared to have all the items needed.
Cons: It was very cold in the house and we could not figure out how to turn on the heaters. They didn't seem to work well. I emailed asking the question and never received a response. It would be nice to have some type of instructions to the heat, fireplaces, and appliances. We arrived later in the evening and was disappointed that a starter soap or shampoo was not included. We didn't even have soap to wash our hands. Maybe it is normal in this area, however most homes we have stayed in have some type of starter items. I would stay in this home again and would highly recommend due to the location, however the reasons above are the reason I gave it a lower rating.

It was in such a great location. A short walk into Bowness-On-Windermere, perfect for a short walk in the morning for a coffee or going out for food and a few drinks in the evening.
Very spacious accommodation, equipped with everything you could require for a long weekend or a weeks stay.

On first impressions the cottage was really good, however after the first day the flaws became apparent. TV in one of the double bedrooms doesn't work, no picture only sound. The cups worse for wear and the pans in my opinion should be binned as hardly any non stick on them, where there was non stick it came off in the food! The cooker extractor hood not working. Also the rear yard look liked it hadnt been swept for weeks, did a good clean up before i would let the grand children out there as I found 4 pieces of broken glass as well as a lot of general dirt.
As i clean holiday cottages for a living I can be critical of standards when we stay in a cottage. However the rest of the family liked the cottage and would book again, due to ideal location near to all amenities and also peaceful away from the hussle and bustle. Plus would say spacious enough for a party of 6.

Great for visiting the Lake District.
Great for visiting the Lake District. Property is central to Windermere and Bowness, 5 minutes walk South your in Bowness. 10 minutes north your in Windermere.
Shops Co-op, Tesco Express and Sainsbury’s Along with the local bars and restaurants same distances away.
Property does what it says in the advert, sleeps six with a good large living area so your not under everyone’s feet. The equipment and furnishings were all in working order and served there purpose. However some items are now showing there age and need a bit of TLC.
We managed to get 3 small cars on the driveway.
Overall a great place to use as a base for your holiday.

Spent Xmas at this lovely, spacious, warm and well equipped house.
Spent Xmas at this lovely, spacious, warm and well equipped house. Above all we wanted peace and quiet; a traditional, snug little Christmas, just the two of us - and this is exactly what we found at Warner lea. You would never think the seasonal bustle of Bowness was merely a street away.
WiFi, heating and tv (inc Netflix and YouTube, now tv, etc) were excellent. Ground floor is definitely a bit harder to heat but the gas fire and log burner are more than sufficient. Absolutely loved the shower, water lovely and hot. Would highly recommend this cottage, especially the quiet and relaxing location, far above many others we have experienced in this price range. Thank you!
(Top landing light bulb does need replacing, could be a safety hazard)

Couple of things, lightbulbs out on landing & 2 out in hallway. So very dark when needing the toilet through the night. Lounge TV small for the size of the room & for a evening of watching a DVD, volume quality poor.

We were very happy with this cottage, and no major problems. It was very well equipped and quite comfortable. Only minor problem was that the dustbin had been left over-full from the previous occupants and it sits directly in front of the lounge window. Overall we'd recommend this property.

the stay at this house surpassed my expected needs in terms of capacity, cleanliness, location and the facilities provided.
it was ideal for family groups with large bedrooms for young children to be accommodated with their parents in the same room.
it was a nice quiet side-street location being separate from, but close to the , the main areas of the town.
i saw mostly nothing of of planned visitation areas so will have to consider going back and will, most certainly, keep this house in mind

Beautiful house, very comfortable and clean and everything you need for a self catering break. In excellent location with the shops less than 2 minute walk away and also ideal that there is space for 2 cars on the drive.
The only downside is that there was a DVD player downstairs but there is no scart point on the TV so you can't watch DVDs using the main TV.
Other than that it was perfect and would return again in future!

Pros: location could not be better, easy stroll to the centre of Bowness and 15 minutes in the other direction to Windermere centre. Some local walks available, drive to others. House is clean and very well equipped for self catering. Large Bathroom on second floor with great shower. One other toilet and wash hand basin but would benefit from a second shower for a 3 bed property.
Cons: Bed linen and quilt did not fit the bed in the second floor bedroom. First floor super king also appeared to have a king size quilt. TV in second floor bedroom does not work - this was reported on day 2 as all TVs at the point were not working. Engineer arrived on day 4 and got 2 of the 3 working. Ground floor radiators are not man enough to heat the space. It is necessary to use the gas fire or log burner if you spend time there in the evening. We were out most evenings so not really a problem for us.
