During non-peak months, Nov.-Feb., I've priced the "Sunset" House to be more affordable for smaller parties by charging per guest. So, it's VERY important that when inquiring you enter the EXACT number of guests that will be accompanying you. If there are some guests that only stay part of your reservation, they must be noted and be charged for the nights that they are staying. Pets will be considered and MUST be approved with acceptance depending on the type of pet, breed, weight, and age.
Also, regarding pricing, pet, housekeeping, linens fees, and boat dockage are itemized so if you’re not bringing a boat, you won’t be charged extra. Existing fees are quoted are for a week and under and will be adjusted for longer stays. Sorry, at times, it seems like a lot of "add ons" but can bring down the cost of your reservation.

With many surrounding pristine homes this home, rightfully named the "Sunset" House, offers all that you could expect for a restful and one of the most enjoyable vacation experiences in the Lowcountry. Located on the Folly Inlet, enjoy a 200 ft. walkway (the shortest one in the neighborhood), pierhead, large floating dock, and the boat ramp right down the street. You'll not only enjoy all the activities that the dock and inlet can offer but the beautiful wildlife all around you. The marshes surrounding you are truly panoramic, change colors depending on the season and the stage of the sun. So many wildlife species to be enjoyed such as Egrets, pelicans, I've even spotted an occasional Eagle), and dolphin are all around the dock for you to enjoy and admire. Don't worry, No alligators here! Include the breathtaking sunsets and you'll think you're in heaven. This is one of the most beautiful homes (and a well-kept secret) on the island and this perfect slice paradise is now available to you for an unforgettable vacation.

The beach (approximately 6 blocks away) or the new beach access points is about 4 blocks from the house. All of the excitement of Center Street is close. I like to "golf cart it" around "Folly" and check out everything that's going on. There's so much to see on this 7-mile island and the best way to travel around here is definitely by cart! Sleeping 9 in bedrooms and an adult, or 2 children, on the comfortable couch/futon in the sunroom. You'll enjoy water views from just about every room. A large family room fully equipped spacious kitchen, and airy sunroom gives you plenty of eating areas and room to spread out for your own privacy.
Rest on several nicely furnished decks, balconies, and covered seating areas overlooking the Folly Inlet. Have your morning coffee, enjoy beautiful scenery in any of these nooks and keep up with the activities on the River/Inlet.
The grounds are nicely lit, professionally landscaped, and treated monthly for mosquitoes and pest (as well as the interior of the house), so you won't have to worry about all that unpleasantness. Also, enjoy that firepit for chilly nights.
This part of the island is the way to go when you just want to 'beat the 'crowds'. Lounge right in your 'backyard' on the dock and see all kinds of interesting sites changing by the minute. Boaters, water skiing, fishermen, shrimpers, paddle boarders, sail boats, shrimp boats, and kayakers. Join the fun for a short boat ride adventure down the river to Sunset Cay Marina or try out the famous Bowen's Island (or drive) for a great lunch or dinner. Or you might just want to bob around and soak in the sun on an oversized float with a nice cool drink in your hand while tied to the dock. No worries! You may even feel like catching your own dinner by just doing a bit of fishing shrimping or crabbing right off of the dock. One thing for sure is that you'll experience the most exquisite sunsets and peacefulness. Just take a breath and appreciate the beauty of it all by standing on the deck of home, you have 180-degree views of the Folly Inlet and many Charleston landmarks including the Morris Island Lighthouse and the Ravenel Bridge.
With updated furnishings and window treatments can comfortably sleeps 8 to 11. The house has wonderful nooks and crannies for gatherings of friends and family. The family room has a 50-inch flat screen Smart TV, ample seating, and a dining area for 8 plus. The sunroom has a flat screen TV and seating for 6 dinner table. Both rooms have sofas and, comfortable overstuffed chairs, for your comfort.
The spacious kitchen includes a large walk-in pantry and equipped with stainless steel appliances is perfect for those who enjoy cooking! Plenty of bar/cooking area with bar stools for those "on lookers". You'll find all that you'll need to prepare those great meals with well stocked with pots, pans, roasters, large pots for boils, crock pots, coffee pots, Keurig, cutting boards, array of cooking knives, oyster knives, baking pans, mixers, blender, grilling utensils, serving platters, nice dish wear. You name it...it's just ready for entertaining. For outdoor grilling, you'll find a charcoal and a gas grill especially nice to do as you watch the sun set.
Off of the kitchen is a spacious laundry room/changing room with a washer, dryer, extra storage, a private shower which adjoins a half bath. A queen bedroom is located downstairs off of the family room. Three bedrooms are upstairs including the master suite with a very abundant master bath including a spacious jacuzzi and a large walk-in shower. Spectacular views water can be viewed from the master BR's bistro set on its own balcony.
Two additional bedrooms upstairs consist of a BR with a queen bed and a large high boy for plenty of storage, a walk-in closet, a flat screen TV and one window with a view of the water. The third BR has 1 double bed, 1 twin bed, a walk-in closet, a flat screen TV, and a nice double window with views of the water. There is a full hall bath with a bathtub and shower upstairs next to the 2 bedrooms.
The linen including sheets, blankets, throws, towels, and comforters are of very nice quality. The bathrooms have just what you would expect at home. Soft bath rugs, nice shower liners and shower curtains, body wash, and plenty of thick, soft towels. Bath rugs are changed out, along with the comforters, pillow shams, and blankets after each reservation. Fresh ones are replaced for your visit! You'll feel like you're in a B&B instead of your typical beach house.
Ample parking, including three plus parking bays below the house are available with additional storage for boat trailers and boats, and other parking spaces. Entry to the house is also accessible off of the carport through the basement where you'll find additional storage for your things. You'll also find several beach chairs, beach wagon, and umbrellas for your use.
Located at the very end of the street on a cult a sac, there's not many cars heading your way other than the neighbors. It's a very safe place for the kids to play outside or take a bike ride. I raised my 2 girls in this house and neighborhood and never had any worries about their safety.
Also, you won't have to worry about those beach 'neighbors' that just might be renting closely next to you and may be into full vacation mode by overindulging and having those "additional friends" over for the week. That invasiveness can certainly put a damper on your vacation. Instead, just take in all of the beauty and serenity of being on the water while grilling out, chilling out, and watching sunsets.
You boaters remember No Boat Landings to deal with daily. You know how that can be especially in the Summer when they can become quite interesting with the crowds. If you know what I mean! Just jump on your boat right from your own dock. Oh, by the way, the dock has electricity and water for your convenience.
Bring your floating toys also including your canoe, kayak, or jet ski, etc., or rent them and have them delivered right to the house. While you're enjoying them, just sit back in the cool water and look over at the bridge to watch all of the hustle and bustle of people waiting in line coming and going from the beach. But not YOU!
The thing about a special vacation with friends and family is to spend precious time with our loved ones and make sweet memories that you'll never forget. I believe you will experience that at the " Sunset" House and soak up the true "Folly" experience while staying in this amazing home where you can be a part of all that this "Paradise" has to offer.

Very relaxing and comfortable.

Communication with our host was easy. She worked to make our stay all that we hoped it would be. Even though it was Father’s Day, our host was quick to find a repairman when the air condition unit stopped working. The view from the sun porch is so peaceful and relaxing. Very quiet neighborhood. Our family has rented this house before and we hope to return again.

The whole family stayed together and we had a wonderful time with the children, their spouses and all the grandchildren. The dock was fantastic I am sure the memories will last.

The house was great. We loved the magnificent views. The location is wonderful. It has the feeling of being secluded but actually is very close to the beach, restaurants and bars. Teresa was very kind and helpful. We rented a boat. The dock was perfect. A golf cart made getting around the island easy and fun.

We had the most AMAZING time at the sunset house. First of all, Teresa is wonderful. She made us feel right at home and made sure we were having a great trip. The house has many spots to hang out and relax and the beds were very comfortable. I was there for my bachelorette party with 9 girls and everyone fit comfortably. The home is cozy and just a short walk into town. I would absolutely stay here again!

This house has it all! Plenty of space, places to sit and relax, plus a lot of entertainment options. The golden hour was one of the most beautiful sights I have ever seen. We enjoyed crabbing on the dock, watching sunsets, sitting on the deck(s), having bonfires, and hanging out in the sunroom. We also liked taking a quick walk to town to have lunch, shop, and check out the pier. Our family is thankful for the time we were able to spend at the Sunset House. Thank you, Teresa, for being such a great host!

Enjoyed our stay and family is planning on coming back. Location is all walking distance to the tourist center and the beach. Best of all is we had the dock all to ourselves. Fishing and crabbing anytime family was back from having an outside meal. The host was very accommodating and made sure our stay was as relaxing and enjoyable the best that she can provide.

We loved both the location and the house. Unfortunately for us, the weather was uncooperative, so we were unable to use the outside chairs and firepit. Overall, it was a great home.

Amazing time. Theresa was perfect to communicate with and made sure we had everything we needed to cook Thanksgiving dinner. The property was walking distance to downtown Folly Beach and the house itself was absolutely amazing. Access to the dock, plenty of outdoor space to hang out, and a sun room with great views. Cannot recommend highly enough!

The house was perfect - beautiful, comfortable, and peaceful. We loved all of the places to sit and watch the water! So many spots to relax and rest. A wonderful weekend all around.

Our entire family loved the view and access to the river. The marsh was beautiful all hours of the day, no matter whether the tide was high or low. Our son-in-law really enjoyed having his canoe on the dock where he could take it out on the river every day, and the grandkids loved paddle boarding on the quiet river. We saw dolphins frequently as well as plenty of other wildlife. The sunsets were spectacular!
The pier needs a little attention close to the dock, where it is sagging.
The house is spacious, interesting, and well stocked - a few things were little quirky, but overall, it was very comfortable. We would definitely consider staying there again.

A great place to stay..
Hostess was very helpful with activities and local attractions. The property was ideal location being close enough to walk to beaches and all local shops but far enough away to enjoy peace and quiet evenings with fabulous sunsets and star gazing. Dock has plenty of water at low tide and convenient to public launch. No regrets, hope to stay there again!

Gorgeous view, private, clean, and comfortable
We absolutely loved our stay at the Sunset house and would not change anything. The house is set back on a beautiful lot, so very private, yet we were able to easily walk to Center Street/the beach. The house was very clean, with lots of space for our group of 9 adults to eat, inside and out. Would book this again for sure.

Love this house for annual family gathering
You can't beat the location - walking distance to town, ocean and playground. The view of Folly river is gorgeous; So relaxing to sit on dock and watch the marsh birds.

Fall 2021
Our family of 5 (and pet dog) just finished a great week at Sunset Point. The house was very clean and there was plenty of room for every one. in the family. We brought a boat so we used the dock for easy river access each day. We used the deck and dock each day for the sunsets and relaxing. The kitchen was well stocked too. It's a great house in a quiet, secluded neighborhood.

Beautiful home in a beautiful location!
We enjoyed every second at Sunset Point! The house was clean, comfortable, and had all needed amenities. The location is convenient to Center St. and the dock is great for fishing and dolphin spotting.
Teresa was so nice and responsive. She made us feel at home right away! Would definitely stay here again!

Family vacation
It was a great experience for the whole family! The house is beautiful, pictures don't do it justice. Plenty of living and sleeping space for 7 adults and 2 kids. Lots of good places to sit and enjoy the beauty of the intercoastal waterways, both inside and out. And the sunset views are amazing! We rented a golf cart which made getting around the island, and parking, a breeze. 10 out of 10, would absolutely recommend.

Great week watching the dolphins off the deck. House is misrepresented by the pictures, they do not do the property justice. it is very open and roomy. Very comfortable stay with awesome bedding! I will definitely be back!

Lovely property near Charleston. Beautiful neighborhoods made for great walks every day.
Every part of the stay was relaxing. Beautiful views (saw dolphins three days in a row), quiet neighborhood, easy to get in and out of the island. Could not have been better.

You won't want to leave!
This house.....THIS house....must be the absolute best rental on Folly! Seems like we were in a tailspin during our visit, we were there for our daughter's wedding; but when the work was done, this gem was waiting to welcome us into peace and relaxation! We rented a golf cart to shuttle our crowd the few blocks to the beach, but that was almost a waste because we were so in love with the deep water dock steps from the back door! We caught some interesting fish, watched the dolphins and birds play, and saw the most spectacular sunset I've ever seen! The house had everything you could need, so roomy and spacious, and the decor was impeccable! The owner is fantastic to work with, in working with her I feel like I've made a new friend! If you’re looking for the perfect place, look no further!

Great spot with everything you need!!
Being familiar with the area (and as a nurse, being too familiar with COVID-19)...I chose a house that was a little bit away from the beachfront. It was perfect! If you have a boat, you can put it in the water just down the street at the public boat ramp and leave it tied to the dock for your visit - so easy! We rented a golf cart for the week and that was awesome. It made parking easy (a lot of the parking was off-limits to cars, but not golf carts) and we were able to haul all of our beach equipment and people to the beach with ease. When we decided to stay put at the house, it had everything we needed - tons of TVs, decks, shaded decks, multiple outdoor eating areas, two hammocks...and a nicely equipped closet full of floats, chairs, and boards to take to the beach. Teresa was easy to reach when we had questions and we had a great vacation!

Sunset House Getaway
My family enjoyed staying on the inlet at Sunset House. There was plenty of room for 6 adults and 2 children. The house was away from the the traffic and the noise. Drinking the coffee in the sunroom as one watched the dolphins near the dock or the boaters heading out was so relaxing. The kitchen is fully equipped if you wish to cook. We rented a golf cart for our trips to the beach or downtown. Of course, the sunsets each night were spectacular! Teresa answered all our questions as we prepared for our trip to Folly and was even there to meet us when we checked in. I hope to return in the future.

The Sunset House was a super setting for our group of 9 retirees. A beautiful, roomy house with diverse gathering places and awesome views. Gorgeous sunsets each of our 7 days there, so it really lived up to it’s name for us! Enjoyed crabbing, fishing and kayaking from the dock, and beach time/downtown, within easy walking distance. The owner, Teresa, was super hospitable, and ensured we were informed and comfortable throughout our stay. Would rent it again in the future.

My family and I very much enjoyed our stay at the Sunset House. The location of the house was very peaceful and serene. Folly Beach was very busy while we were there but this house gives you quiet and privacy, while still being close to the beach and all the activities that Charleston has to offer. We enjoyed fishing and crabbing off the dock and saw many porpoises, birds, and other wildlife. The house itself was comfortable, roomy, and cool. And needless to say, the sunsets were amazing.

Sunset House
This house is named perfectly because of the breathtakingly sunsets one gets to enjoy each evening from this property. Our large family recently spent a relaxing week at this beautiful home. From the moment you step into this home until you leave you feel welcomed by the owner, Teresa Mincey.
This home is spacious enough for large families like ours. The boat dock is great for fishing, crabbing, kayaking, swimming, watching dolphins playing in the waters close to dock, and relaxing in the evening with a glass of wine while you watch the gorgeous sunsets. This vacation property has it all and more. It is a short walk to restaurants, or a golf cart ride away to everything. If you are looking for a place to relax and have lots of quiet time with your family this is the property to rent. My family and I are looking forward to visiting again in the near future.

Boveine Reserveation
The views and wildlife were spectacular. The house is well anointed and has ample space for everyone. Renting golf carts was the finishing touch to make a wonderful vacation.

Awesome
Teresa was such a hostess from her concerns during our stay to the delicious welcome snacks of cheese and meat tray, tasty loaf of bread, and a bottle of "spirits". Her home was most comfortable , the river views with playful dolphins was delightful. We would recommend this property to everyone. Thank you Miss Teresa..

Best Vacation home on Folly Beach
We have stayed on almost every SC beach & we no longer have to look at other options. Teresa’s house is the best. We have stayed with Teresa multiple times. The home is FULLY furnished with spacious rooms & and comfortable furniture. She leaves guests with delightful treats (a homemade cake on our last visit) and a fresh basket of eggs. This is a perfect family gathering location. We rent a golf cart & never leave the island. Laying out on the dock, we watched dolphins go by as we crabbed. That evening we ate crabs & watched the sunset. The perfect family vacation.
