Welcome to our hide-away in the heart of the Chianti hills in Tuscany.
If you are looking for a quiet place to stay while you explore the treasures of Tuscany, then you have come to the right place. We are at the end of a long, winding road through the cypress trees, vines, oaks and olives, and when you run out of road, that’s where you’ll find us. Miles from any traffic or noise, and yet just a few minutes from some of the world’s greatest cultural treasures.
We pride ourselves on our eco-friendly values and conservation policy, and we produce our own 100% organic olive oil using traditional methods. We are also very proud of our traditional Tuscan home-cooked food, using tasty local produce and organic ingredients where possible.
Patrignone is family-owned and managed, and we very much hope you will enjoy your stay in our Tuscan oasis.
Villa Patrignone is a beautiful old 15th Century (possibly even older) farmhouse villa which has been lovingly and tastefully restored. Patrignone is set on top of its own hill reached by a long, winding private road through 150 acres of forest, olives and vines, with uninterrupted 360-degree views over the Tuscan landscape and valley below.
It is the perfect setting for peaceful walks, sunbathing, cycling and exploring. It has a lovely pool with one of the best vistas in Tuscany, and a peaceful Koi pond surrounded by cypress trees that keep it shaded and cool. It also has the large Terracotta Terrace where you sit out, enjoy a glass of Vernaccia or a meal, and watch the amazing sunset over the towers of San Gimignano and the snow-capped Apennines on the horizon.
Villa Patrignone will comfortably sleep 14 in 7 double suites (2 of the suites can have 2 single beds or 1 double bed). It has a huge kitchen (complete with a large fridge-freezer and dishwasher) and dining room with large dining table that seats 14, a large living room and library. It is filled with beautiful furniture, large comfortable beds, and the old terracotta tiles and chestnut beams are in evidence everywhere. Two of the rooms have beautiful little balconies looking west towards the valley below and the sunset beyond.

Location
Patrignone is right in the middle of Chianti, at the epicentre of Tuscany's cultural treasures, just 10 minutes from the beautiful hill-top town of Castellina in Chianti, with its full compliment of restaurants, cafés and shops (and a small supermarket). Siena is just 35 minutes away, and Florence 40 minutes in the other direction, San Gimignano is 30 mins away, with Volterra the next village along. You really couldn't pick a more central location. There's no doubt that you'll need a car to get the most of Chianti's nooks and crannies, but if you feel like venturing further afield, within a 1.5-hour drive you'll find white sandy beaches, typically beautiful seaside resorts, dozens of hot springs, and the majesty of the snow-covered Apennines, clearly visible from Patrignone's terracotta terrace. And if you're into cycling, tennis, golf, ballooning or fishing, these activities and more can easily be organised. Just let us know what your interests are, and we'll give you some options.
Dinner at Patrignone
A four-course evening meal can be prepared and served, either in the Frantoio Dining Room or out on the Terracotta Terrace, weather permitting, for 45€/head including wine. Please make your requirements known at least 7 days prior to arrival, though ad-hoc arrangements can be made later, and we will always try to accommodate your wishes, if we can.
The Terracotta Terrace, pool & Koi pond
There is a large terracotta terrace with breathtaking sunset views across the valley towards the sparkling towers of San Gimignano the snowy peaks of Abetone. Guests often have their sunset drinks here, or take their evening meals here under the stars. The natural stone-tiled pool area is a tactful 50 metres from the house, and offers amazing sunset vistas, as well as the opportunity to watch the cheeky swallows having an evening dip in the pool. There are plenty of deck-chairs and sun-loungers, as well as umbrellas, the natural shade produced by trees surrounding the pool, and a shower. NB There is no pool supervision, so NO children under the age of 14 may use the pool unsupervised. The Koi pond is a peaceful landscaped area made up of a stone built circular pond, with a seating area. It is very quiet and is shaded by large trees. It is NOT a safe area for young children to roam unsupervised.

This villa is in a great location with easy access to wineries, Siena, San Gimignano and other areas. We had enough space for our group which consisted of three couples.
Our biggest surprise was once we made our booking we were provided what the host called the Big Book. It provided details of what we needed to do along with all the additional costs if you needed heat, and other basic items that are typically provided. Many items provided in the listing were not available to us. Be careful of the dirt road leading to the villa. It was rough and in need of some work.

Tuscan Countryside Dream
My family's stay at the Villa Patrignone was a dream. It is nestled on a picturesque hilltop in the perfect location to explore all that Tuscany has to offer. It was very easy to visit Florence, Siena, San Gimignano, Pisa, the coast and especially the smaller villages around Patrignone. If you decide to have a relaxing day instead of sightseeing and wine tasting, then they have that covered too! The breathtaking views from the hilltop pool were refreshing and relaxing. It comfortably accommodated our family of 12. Simon, the host, does an amazing job of setting expectations and giving recommendations to make the most of your stay. Overall we couldn't have asked for a more beautiful, relaxing and convenient place to stay while we explored Tuscany!

Italy Reboot 2021
A group of 12 of us wanted to reboot our trip to Italy cancelled in 2020 for COVID. We wanted a large house in Tuscany that was central to travels and also and en suite bathrooms. Simon's house provided us that. The house was nice with great views of Tuscany. A few surprises .... we have rented several villas through VRBO over the years and have met or had a great interaction with the property manager/representative. Our tour guides were given the key to the house but we were never given any instructions. We stumbled upon the "house book" on day 2 which helped. Simon was available by text but seemed odd that we didn't meet or his representative. In addition we were in the middle of a 17 day trip and anticipated doing laundry which was offered on the VRBO site...however this actually was a laundry service. Granted less expensive than a lot of places but just a surprise. Lastly, the house is off the beaten path which had its pros and cons. Overall we had a nice trip but felt there was a little bit of misrepresentation.

Love Tuscany
Simon was very helpful in the planning and advising of what our group requested. For large groups (15+) this facility is very good. A bit off the beaten path but once you get your bearings it's fine. Good food is within 10 minutes and the countryside is just amazing. Simon handles any issues quickly. With a group of 21 that was very much appreciated. Dawn was awesome and could not have done more for us. A very good week.

Love this Place.
Simon and his family were lovely. The views and the location in Tuscany were amazing. We used this Villa as a home base for our daily tours. Quiet Clean place and the views were to die for. The honesty bar was fantastic as well as the meal that Simon's wife prepared. I cannot say enough great things about them and there little slice of heaven.

Great Villa in the Heart of Tuscany
Podere Patrignone and the hosts lovely. It was one of the few places our group of 12 (originally 14) can stay in one place with en-suite toilet rooms. It is right in the middle of Tuscany with easy access to Florence, San Gimignano, and Sienna within 45 mins. The pool was awesome to beat the summer July heat. It was very hot both outside and inside. The fans helped. There were other apartments on the property with travelers from US and Australia. We met a great group of people. First thing we noticed was the butterflies on the lavender and the spectacular views from the trellis covered patio. We were there for our milestone birthdays and it was so nice to have dinner outside on the back patio with the sunset. You can see San Gimignano in the distance in the morning. The house is very old, rustic and very charming. Simon's recommendations for wine tasting and restaurants were great and appreciated. We had a great Tuscan dinner prepared by Verite ("V"). We also prepared our own dinners with a grill. We fed the chickens with the food scraps. All in all it was a great trip with wonderful memories of friends in an authentic tuscan villa with beautiful views of the rolling hills of olive trees and vineyards. We would definitely go back.

Lovely Tuscan Vacation
Eleven friends and I celebrated our 40th birthdays with a week in Tuscany. Verity and Simon were amazing hosts - the villa was quiet, relaxing and we also appreciated Charlie (the dog)'s guide services on the morning hike as well!!! The whole process - from sign in, to answering questions, to Simon's Big Book of recommendations and the cooking class was amazing!! We had a great time and would recommend this to all!

A once in a lifetime, very special experience
A once in a lifetime, very special experience
Nine of us, four children and five adults, just returned from an Italian adventure of a lifetime. The highlight of our trip (agreed by all) was a wonderful week at Podere Patrignone with Simon, Verity and the boys.
The beauty of the property and Tuscany can be viewed in photos, but, in reality, exceeds all expectations. Patrignone is the perfect, stress free base to relax, enjoy and explore. The opportunities to visit, dine and experience authentic Italy are easy and numerous. Cycling in the area is sublime - the rolling hills, good roads and low traffic made for unbelievable and challenging road bike riding. Our best day was spent on rented e-bikes (with the kids age 12 and 13) touring San Gimignano and surrounding area. Although the boys (age 11, 12 and all grown up) would say our encounter one evening with the "wild" boars was most memorable.
We stayed in the 7-bedroom villa which was historic, charming, well appointed and extremely comfortable. We loved unwinding, and comparing stories and tips with fellow travellers while enjoying sunsets, swims and Chianti each evening.
What made our visit so extraordinary was the effort, personal touches and hospitality of Simon and Verity. From the pre-arrival information, to the welcome snacks (olive oil, fresh baked bread, cheese and wine), the homemade Tuscan feast, the walking maps of the area, the well stocked hospitality bar, to the assistance with reservations and help with the local bike shop, the family went above and beyond to ensure our stay was easy, perfect and memorable. We are so grateful to have found this idyllic, and joyful place - and hope to return!

Lovely Chianti countryside escape for our extended family of 14.
This property provided the perfect base for our family of 14 to reconnect while enjoying the Chianti countryside. Plenty of space to escape when we needed some alone time but also to come together for meals and catching up or embarking on the three plus hour walk!

Beautiful, memorable week
Simon and Verity are wonderful hosts on this amazing property in Tuscany. The villa is ideal in many ways--one reason we chose it is that each bedroom has its own en suite bathroom, which just makes things a lot easier. But the big, open kitchen, with large table in the middle was a great added bonus, as it gave us a space to hang out indoors, as well as prepare a communal meal one night that we were there. Speaking of meals, don't miss out on Verity's cooking--definitely take part in the meal that they serve as offered!
The location of this property is ideal--out in the middle of nowhere and quiet, yet lots of villages, wineries and things to see are nearby. It's midway between Florence and Siena, and both are easily accessible. Simon is a wealth of information about what to do (or not do), and the information he provides prior to your arrival is the best I have ever received before arriving at a property.

Fabulous 7 Day Stay!
The Villa was the perfect setting for us with 6 other couples! We had talked about staying in Tuscany and renting a Villa for a couple of years! When we found, Podere Patrignone, we knew we found the perfect place for us and our friends! It was PERFECT! The sunsets by the pool, the views from the "gathering place" out side and the warm welcome by Simon, Verity and Dawn, were even better than we imagined. The rooms were spacious and comfortable and beautifully decorated. Highly recommend this Villa and location.

It is a wonderful villa in a truly amazing setting! Simon and Verity are terrific hosts and will do anything to help make your stay memorable! It's central location allows for number of great day trips while providing a beautifully secluded setting to come back to every night! Would definitely stay here again!

Perfect
For our 50th wedding anniversary, we took all of our kids, spouses and grandchildren (15 total) to Italy for two weeks. The seven day stay at Villa Patrigone was the high point of the trip. This is a true Tuscan experience. Now if you are expecting a 4 or 5 star property this is not for you. V, Simon, and Simon's mom have restored a farm house that has been there from probably the 14th century. We stayed in the house part, that has 7 bedrooms. From the house it was the the perfect place to explore all the surrounding villages along with the larger Siena and Florence ( you have to have a car). Take Simon's advice and not try to fill every minute of you stay with site seeing. Sitting by the pool, drinking the house refillable Chianti, while enjoying a perfect sunset, can't be missed. Also don't miss V's dinner if she has it, but trust their restaurant recommendations. We did not have a meal in the region that wasn't a true eating experience. Even the local football club's pizza place. where we watched a couple of European cup matches, had some of the best pizzas I've had ever, and they were 6 to 8 euros for an 18 inch. We are thinking of getting 4 or 5 couples together and returning. One couple we met was back for their 4th visit. Also bring home some great Olive Oil.

Fantastic Reunion Holiday!
We stayed her June 20th until July 5th, 2014 with a group of old friends from Hong Kong. We selected Villa Patrignone due to its great amenities and convenient location. Centrally located in the heart of Chianti between Siena and Florence it gave us a great opportunity to explore Tuscany.
The Villa was fantastic, a working olive oil plantation run by a wonderful hospital family. The breakfasts and special dinners hosted by the proprietors were delicious and filling. The never ending flow of local Chianti also was appreciated. Our group of 7 couples had an unforgettable reunion that will be a benchmark for others. Hopefully we will have the chance to return.

Exceeded expectations
Celebrating a special birthday with friends in Tuscany, 13 of us feel so fortunate to have stayed at this amazing villa. The location is perfect for day trips to almost anywhere in Tuscany (a car is a must at this location). The drive in is a little rustic, however adds to the charm of the property. We all looked forward to coming 'home' at the end of a day of sightseeing, relaxing on the terrace or by the pool and sharing the days events with friends and other guests. Or if we needed a little quiet, there are various sitting areas on the property to take in a variety of views. Hosts Simon & Verity (their children and pets) couldn't be more delightful and made our stay truly special. They are always ready to offer suggestions, recommendations or help on visiting the area. The villa is a perfect spot for a large group, or as a bed and breakfast guest. Rooms are spacious and bright. Views are outstanding, and amenities exceed expectations. A weekly meal prepared by Verity was outstanding and great fun. The cooking class with Verity was a highlight for 3 of us as she shared her Tuscan recipes and skill. Thanks Simon and Verity.....We can't wait to return!
