Why settle for just the beach when you can have boating, fishing, a pool (open Memorial Day Weekend through Labor Day), basketball court and more right at the house? This brand new deep-water sound-front property features an elevator, and is nearly completely surrounded by water with stunning panoramic views! This stylishly fun 2175 sq. foot duplex house is located in Topsail Beach on the water of Banks Channel in the private gated community of Queens Grant. Unlike other houses that only offer the beach, at 'Let's Do Sunset' there are unlimited things to do. Choose to spend your days by walking to the never crowded beach through the private access, only 600 feet away, bring your boat, jet skis, kayaks, and paddle boards and spend the day on the water easily accessed through the private boat launch and docks with immediate access to deep water, the inter-coastal waterway, and the ocean. You can keep your boat at the dock yards away from the house for your whole stay! Choose to soak up some rays at the huge pool and hot tub and catch your own dinner! There is no need to go to the pier since you can fish, crab, and shrimp right from the house and clean your catch at the fish cleaning sink! Have a picnic at the community shelter or play basketball on the neighborhood court. You won't find a deck with a better view or closer to the water on the island than those at 'Let's Do Sunset'.
Spend your evenings watching the dolphin jump and boats go by as the sun sets over the water directly off the decks. Being nearly completely surrounded by water, this house is very quiet and private. There is no road traffic to be heard and the most noise you will hear is the occasional fish jumping, Osprey calling from the nest not far away, or fishing boat passing by. About the house: This reverse floor plan custom house has a ground level that features a carport for two vehicles with additional private parking in the front of the house. There is a large storage closet for your bikes, beach, and fishing gear. There is also an outside shower with hot and cold water and a fish cleaning sink to fillet your freshly caught dinner you just reeled in from the yard! A wet weather entry leads inside the ground level which features a foyer and the elevator. No need to lug suitcases and bags of groceries up multiple flights of stairs, just stick them in the interior elevator and you are all set! This is a great asset for elderly guests.
The second floor features three bedrooms and two full baths. The master bedroom has a king size bed, walk in closet, wall mounted 40 inch LED TV, walk out deck (featuring a hammock chair) overlooking the water, and has unspoiled water views out of all of its windows. I booked and paid for this beach place 6 months in advance for a week family vacation and we were all so excited only to show up with someone already renting this place for a week. To our surprise we literally walked in (with our kids) on folks staying to there that were halfway clothed!! Alana had just gave us the door code the day before after I had to ask for it.
After calling Alana (the owner who I had been in contact with the whole booking) she informed me of a terrible mistake and another family had the place for the same week as us! She offered for us to stay in duplex next door that she thought was similar minus a few beds and in return she would refund us some money.
Family was so upset and we were not about to get in the car with all our stuff and drive home so we stayed. This place did not have the same view, there was less amenities, the grill was so trashed you would never cook on it and there were roaches in the shower. To make matters worse when I text Alana to ask about how she wanted to handle refund I got nothing back. This was our first week vacation on the beach and Alana ruined it then did not keep her word about refunding us money after not having the place we booked so far in advance available for us.

This house has a spacious kitchen and great views! We loved how close the house was to the beach and pool! Unfortunately, the hot tub was not in use. The house was very clean but could use some updated furnishings and furniture.

The view is simply stellar but there are things that need attention like a good deep cleaning, replace old/stained toilets and toilet seats, upgrade kitchen items also need a couple real cutting boards, measuring cups/spoons and more glassware.
Appreciated having plenty of empty cabinets and pantry for our stuff.
Really enjoyed being out on the decks and the spacious living area and comfortable beds/bedding.
The elevator was a big plus for loading in and out.

Amazing location on the sound and very close proximity to Topsail Beach. We saw dolphins both in the sound and from the beach! If you are looking for the most relaxing beach vacation spot then this is it!

The house was very nice. When we walked in, it smelt like a fish fry restaurant. We thought it could have be cleaned (smelled) better upon arrival. The kitchen was left unkept with the sink and oven still dirty. These were the only complaints, not enough to spoil anything. Overall, very nice place .

Very relaxing. Did see the dolphins. Easy layout of the house. Looking forward to making this a yearly trip. Would highly recommend to anybody. Communication with the host was exceptional.

'Let's do Sunset' was a great place to stay! Alana was very kind and promptly addressed any needs we had.
The elevator was a blessing and a huge help bringing all our gear to the upper levels!
We enjoyed fishing, crabbing and swimming (we were pleasantly surprised to see the pool was still open). The beach was beautiful!
We saw dolphins almost every morning from the deck. The weather didn't always cooperate, but there are lots of indoor things to explore in the area. I highly recommend 'Let's do Sunset'. Alana, thank you again for all youe help!

Our family enjoyed our stay here very much. Access to the beach was easy, the pool was a nice option and the views from the house were fantastic. Our boys enjoyed watching and waving to all the boat traffic.

We have been going to Topsail for many years, so we were very familiar with this location and chose it specifically because of the beautiful views of the sound, the proximity to the beach and access to a pool and easy access to shops and restaurants in Topsail and Surf City. The views from this house were incredible. We saw dolphins, we fished, we enjoyed amazing sunsets. The house had definitely been cleaned prior to us coming, but there was wear and tear on a lot of the furnishings and not everything was wiped down very thoroughly. We rented linens and that process was very smooth and a lot easier than trying to cart everything from home. We enjoy cooking and wish that the kitchen had been a little better appointed… For example, there was no cutting board to be found, and no colander. All that said, those were minimal complaints for what was a wonderful house with incredible views, and things that are easily remedied. The owner was very responsive whenever we reached out with a request. We would definitely stay here again.

We all loved, loved, loved, this place. Everything was as breeze, and just as nice as shown in all of the pics.

We all enjoyed our stay. Quiet and not to congested. Close enough to fine restaurants. Play grounds and ocean at finger tips for small children to enjoy. Grand daughters had blast fishing in the bay which was right in our back door. Grandparents were able to watch from balcony. A sting ray was caught and dolphins were just a few feet away. Lovely time had by all.

The property and location was great!! Walking distance to beach and pool!! We rented paddle boards and brought our kayaks. It was so nice to be able to go out back or to a dock and get right into the water for some fun!! We brought our two children and one of our son’s friends (5, 17 & 17 years old). They all had a blast a little something g for both ages to do. We would definitely recommend and rent again!! Oh and shark teeth were more difficult to find than we though, but we did end up finding two decent sized ones and my husband found half a keg Megladon tooth!!! So awesome!!

The property lived up to its name and was described very accurately. We enjoyed sunsets, dolphins, fishing, swimming and the walk to the beach was not too long. The hosts were very responsive to our communications. We felt very comfortable and enjoyed a great week together as a family.

Perfect spot for my family. Unbelievable views, great spaces, great pool. Wish the boat dock had been a little closer but not a big problem. Will be reserving our spot for next year soon.

Otherwise, crabs were caught, adult beverages and lots of seafood consumed, beach time was had and hanging out on the porch was done daily.
In addition to your own linens, don't forget to bring dish towels and hand towels - especially for the top floor half bath. We also brought bath mats for the two bathrooms so we didn't have to step out of the shower straight onto the tile floor.
The elevator was highly appreciated as we would load it up on the lowest level and then go up to the top level and call it. I"m not a fan of riding in them.

Can’t beat it!
Great property, it met my family’s needs. 3 minute walk to the beach, we were able to drop kayaks in the canals along the house. It was really great!

Beautiful Views
As all the reviews have mentioned the views from the property are wonderful. The location is great. My kids loved being able to fish from the back yard and watching the boats go by. We didn't have any issues during our stay and the owners were very responsive to the questions we had prior to our stay. Some of the earlier reviews mentioned not having enough cooking supplies and so we brought some with us but we could have left them at the house as the property had everything we would have needed. We would definitely stay again.

Fantastic Family Beach Vacation
Within 15 minutes of our arrival we were planning out next trip back! The house was perfect for our family of 6 and the location couldn't have been better!
We fished out the back, walked to the beach, ate at local establishments, and walked out to the end of Serenity Point. Our one rainy day had us close enough to explore some of Wilmington.
The house was clean and had many items needed to make the week a breeze for our family (coffee maker, blender, pots/pans for cooking, etc). Owners were easy to communicate with throughout our planning and stay.
We highly recommend this property and plan to return again and again!

Perfect Week
This property worked great for our group. My husband and I met my in-laws here for the week. They have pretty severe mobility concerns, and this home made everything a breeze for them. The elevator worked great - and the master bathroom has a walk in shower. Both made this vacation a safe, fun and memorable week! Thank you!

Winter Quilt Retreat
Loved being able to look out over the water while quilting our days away. Weather was beautiful, and loved watching the cormorants, egrets, herons, and pelicans.
This was our second year staying at "Let's do Sunset". The unit is very nicely laid out and comfortable. While there is beach access, it is a good walk away.
