Located in the Stockbridge area of Edinburgh, on the edge of the UNESCO World Heritage site, the property is ideally situated for exploring Edinburgh's historic Old and New Towns, with the famous Edinburgh Castle, Palace of Holyroodhouse and the Royal Mile only a short distance away.
Stockbridge has a wide variety of shops, delicatessens, restaurants and bars located minutes from the property. Other attractions nearby include the Botanic Gardens and The Water Of Leith Walkway.
This late 19th century property is over first and second floors with stunning views over two of Edinburgh's finest Georgian streets. Accommodation comprises an impressive drawing room, four bedrooms (each with a double bed and the 3 larger bedrooms have an additional single bed), two bathrooms (one with shower and the other with shower and bath) and a fully equipped kitchen with range cooker. Additional features include HD Cable T (all major sports channels available), DVD, CD and video (with a selection of CDs, videos and DVDs), wireless speaker with bluetooth compatibility, hi-speed wireless internet connection , telephone and a selection of board games. The apartment features many attractive period features such as an open fire in the drawing room and an ornamental cornice on the drawing room ceiling It is the perfect place to relax, in the perfect city for your holiday.
If we can do anything to make your stay enjoyable, we will! We provide the basic necessities for your arrival (tea, coffee, milk, bread, sugar etc and toiletries in each bathroom). If you have a 'wish list' of additional items to be left for your arrival, just ask. We do request a minimum rental of two nights, and sometimes more at peak times.

Absolutely gorgeous house that is on a quiet street, but still a short walk from the royal mile, Edinburgh castle, etc. We never needed our car while there, and if we didn’t feel like walking, there were bus stops close by. The house was beautiful, and I felt like royalty staying here. The hosts were so sweet and responsive, I will 100% stay here again if I return to Edinburgh!

I loved the accommodations and used the word "Home" in the title because I felt at home, The home has spacious bedroom and a wonderful dining area and family room. The Kitchen was well equipped and we actually cooked a few meals during our 5 days stay. Bus stop out front just a few steps away. The beautiful fireplaces, crown molding and lovely decor was like a 5 star hotel just with more room and a full kitchen. The owners responded with a few minutes with a couple questions we had during our stay. There we ample number of door keys for large family or friends. Beds were very comfortable and enjoys the rooms with the king size beds and queen size beds.

Beautiful place! Great location as well, we explored and found that everything we needed was with in walking distance. No need for car as the buses will take you everywhere you’ll need to go.

We really enjoyed our time at Comely Bank, the house is lovely, and the location is convenient for taxi-ing into central Edinburgh. It was restaurants and shops within easy walking distance. However, most of our party were 70+ years old, and the need to step in an out of the bath on the upper floor in order to take a shower was a bit of a concern, as there were no grab bars on the walls. This would make our party think twice about staying there again. But other than that, all was good!

Our stay at the Upper Villa was a perfect fit for our family. It had everything we needed and was very close to walk to all the attractions. Rona was also very attentive and helpful when we had questions. We would definitely return again. Thank you again for opening your home to us.

We enjoyed a great 3 night weekend trip to Edinburgh which was made even better having chosen this property. The owner was fantastic and the house had everything needed for the perfect. I would highly recommend.

Stayed with our extended family for 4 nights in January 2023. The apartment is amazing and location is absolutely perfect for exploring Edinburgh. Close to buses, shops and some great coffee shops, we could not have asked for more.

We cannot recommend this apartment enough! It is even better than the pictures look. The living room is grand, the bedrooms are a great size and a lovely kitchen. The neighbourhood is just 15-20 mins walk from the city centre and a beautiful area. We had a group of 8 adults staying and had plenty of space, it was great. Entry process was simple and contact from host made everything about the apartment and area really clear. They even left a loaf of bread, tea and coffee for us which is a lovely touch.

My husband and I brought our four kids (6-12) to Edinburgh for the first time and fell in love with this flat and the city. We plan to stay here again when we return. After a whirlwind week in Ireland, we were excited to have three whole nights in the same place, and it was heaven to be able to spread out -the upstairs bedroom with bookshelves and window seat couldn’t be more charming, but all of the rooms were so lovely, and comfy beds to boot. We loved the surrounding neighborhood and found it to be the perfect home base with lots to offer away from the hustle and bustle but also convenient to the city centre. We took the bus down each day. Excellent communication with Rona and, as I told her upon our arrival, this was the first place that we rented on our trip that I felt met and even exceeded its online description. Highly recommend.

Lovely location with everything we required within walking distance. The area was quiet and it was easy to forget you were in a major city. Loads of room for 4 adults, pleasantly decorated, comfortable rooms and extremely well equipped. Sitting in the bay window seats watching the world go by was really relaxing and the walks from the door were really enjoyable especially down to the Water of Leith and across the park to the Botanic Gardens. Highly recommended.

We had a great week at the festival fringe. The house was ideal for a group of 10 - spacious and well equipped with everything we wanted. We walked into town every day at least once and used the local shops for the few things we needed. Communications with the owner were prompt and straightforward and everything worked out well. Wed be more than happy to come back. Thanks for a fabulous holiday

Great property ideal for us we were 4 couples - so much room!! Very well equipped with so much equipment in the kitchen. Living room was brill - lovely window seating taking in the views of Stockbridge as well as plenty of seating, table and chairs for 8 - we had plenty of room.Plenty of food left in the cupboards, tea - coffee provided etc etc Comfortable beds, spacious bedrooms very light and airy. Good location about 20 mins walk into centre great for us as we all like walking, few mins walk into Stockbridge to shops, restaurants & bars.Owner was fab, took our tesco shopping order in for us and even put it away !!! What a star ... would definitely recommend for a group, would suit a couple of families sharing too as 3 out of 4 bedrooms have a second bed in them. Nothing to complain about at all, we all had a great time.

We had 11 guests and found it very comfortable Close to inner city and we were able to walk easily to shops etc. Also if needed transport is handy

Lots of character, owner provided tea, coffee, bread etc to kick start our weekend. Bedrooms spacious and facilties were great. Would definitely return to Edinburgh and to this accommodation.

Fabulous stay. Everything you could wish for in a kitchen and all spotlessly clean. Our hostess even left some tea, coffee, milk, bread and butter to get us going. There were 7 adults staying and the bedrooms were spacious and comfortable. The location was about 5 minutes walk from the lively district of Stockbridge where there are plenty of shops, cafes and restaurants. There is no parking but there is directions where you can leave your car. The bus stops practically outside the door to take you to the Ocean Terminal or into the city.If we had any criticism it was that the bath towels were small and useless. Take your ownWould certainly return again.
