Approx 400 feet of Guadalupe River frontage with premier swimming, kayaking, and amazing fishing holes in the Kerrville, TX! Shallow entry into the river, reaching a deep swimming hole in the center of the river. Head right, towards "Bear Crossing" for great shallow river play and natural hot tub! Head left , for kayaking and a rope swing down river!

Overall, we had a wonderful time.
PLUSES
1. 2 1/2 Bathrooms well stocked with toilet paper and towels
2. Beautiful home with great decor throughout.
3. Sleeping space for two children on upper bunks and 10 adults other beds.

5. Pool and hot tub were very clean, well maintained and a pleasure to use.

Minuses
1. Access instructions were given only 30 minutes before check in time and after my request for them. I expected to receive them at least 24 hours ahead of time.
2. King size bed was way too soft and sinks in the middle-should be replaced. One adult literally had to sleep on one of the bunks in the master.
3. The middle upstairs queen bed is also in need of replacement. It is not supportive.
4. I would strongly recommend a second deadbolt lock that can only be locked from the inside for your guests security.
5. Televisions in bedrooms, all seem to be more trouble to operate than they are worth. They are old and outdated and some do not have remotes and require a page full of instructions.
6. Not a single piece of silverware,was available.
7. Large water stain on second floor hallway.
8. Numerous kitchen items worn and need to be replaced, (potholders, pots and pans cleaning sponge, and scrubber).
9. Incorrect instructions refer to lifejackets in the pantry.

Beautiful home right on a quiet, hidden section of the Guadalupe!!! While the home is wonderfully large, my wife and I could find no other place that was so perfectly spot-on and immaculate. Very elegant, as
well- the photos don’t do it justice. We were blessed with incredible weather so we enjoyed our wine on a sunny day sitting right on the river. A small rapid up river was mesmerizing to hear. We did a fire at their river-edge pit and took in a gorgeous sunset and the stars. Master bedroom downstairs we used was spacious and the bed was super comfortable. While we didn’t really cook outside the microwav, the kitchen was stocked to the hilt with utensils, etc. the appliances were
high quality. Water pressure was wonderful too btw. Location was hidden on a street between the river and Junction Hwy we never noticed. Street is also lined with beautiful homes. This is a place we’d return to with family. WiFi was strong/great, stable bandwidth. One of the best all-around VRBO properties we’ve enjoyed. Most importantly, our Host was a superb communicator before, during and after. She set a high bar that other VRBO hosts need to emulate, especially since we booked for Christmas- she still responded. Was never any problems- just questions on usage of something or other. This property is a must if you’re looking for a wonderful retreat!!!

This is our 2nd time at GuadalupeHey (the first since the addition of the pool). We love this place so much! It's perfect for our family of 11. The river was low and murky this time so the pool was a life saver for hot kiddos! The play area with the turf is one of the best parts too. It gave the kids a place to play outside without getting stickers and bug bites. There are several swim holes close by if you are wanting to get in the river. We added the rental of the game room. It was a great place for us big kids to hang out and play after the little ones were in bed. Kim is a great host and responds quickly.

House was great. The only complaint I had was that the owner did not give us our code to access the property until day 2 which was kinda of a big deal. This property was the perfect place for our moms/sons retreat. The boys loved the upper level turf - great for corn hole tournaments! The river was low due to the drought but the pool provided sweet relief and hours of fun in the sun. We also enjoyed Hunt, TX - spending time sliding on the dam and the rodeo/dance hall at Criders - great fun!! Thank you so much!!

We had a great stay at this river house. The main living space was a great size for our family (4 adults and 4 kids). The toy space under the stairs was a huge hit with our 2 and 5 year old! The house was cleaned well and the kitchen was well stocked. The only issue in the kitchen was there no pantry space. If you plan on cooking, just know the dry goods will be sitting out on the limited countertop or stacked on the washing machine in the laundry room. The beds upstairs were not the best unfortunately, but the sheets and blankets were cozy and soft. The house overall was really great and we spent most all of our time on the back porch watching all of the deer stroll by. There was a great breeze on the porch the whole time we were there. Even with the drought this summer, the river was deep enough and was nice and cool!

Wonderful getaway
Kim was an amazing host. Always prompt in answering any questions we had. The property is in a great location close to anything you could need. We’ve rented many VRBOs and this property was one of the cleanest, well stocked homes we’ve stayed in. We would definitely rent again.

Chill Country
We took our management staff on a retreat, and were truly ‘treated’ to a wonderful spot. It’s an easy way to hideout on the river, in the spacious house, or in the hot tub; or take a cool walk to a local spot for food or beverage.

Awesome location on the River
We stayed NYE for two nights and were lucky enough to have gloriously warm weather!! We had a pleasant surprise too that a pool and hot tub had been recently installed. Communication with Kim was awesome! House has had a superior makeover. Kitchen very well stocked with pots pans coffee maker utensils etc. comfy beds. Spacious. Highly recommend.

Lifelong Memories Made Here!
This home and property are wonderful! We stayed here to celebrate my husbands 50th with our 5 best couple friends. The house and game room are amazing and had everything we needed for a fun and relaxing weekend away. From the Friday night bonfire down by the river to the cornhole tournament all day Saturday followed up by watching college football in the game room, our trip was packed with lots of laughter and fun memories that will last forever.

FANTASTIC GETAWAY SPOT!!
This was our 14th annual family vacation with most of them being on the Texas rivers. We thoroughly enjoyed our stay in Kerrville, TX. The house was amazing as well as the location and river spot and in person is even better than the host describes. We had everything that we could possibly think of. There is plenty of space, rooms and entertainment for all. We enjoyed watching the deer in the late evenings and early mornings. The bar was an added bonus. We played cards every night until the wee hours. Kimberly was very responsive. We had a small issue with the A/C but it was repaired in less than 1 hour--Thanks Kim! The water spots were exactly as described. We rented kayaks and traveled down stream which was both a great workout but relaxing at the same time. I would definitely recommend this home to anyone who loves the water as much as me. You won't be disappointed.

Perfect family get away
Best private river access between kerrville and hunt. We couldn't believe how lucky we were when we saw it in person. Most of these places aren't what they say they are but this place was the real deal. The river is literally right out in the back of the house only a short walk. Our kids carried their tubes and kayaks effortlessly down to the water. The views from the patio and balcony are the best. We saw deer, turkey, fire flies, and fish. The house is really beautiful and very well kept. We are a family of 8 and there was so much room for everyone. It's location is perfect for getting away but also so close the everything in town. Another thing the girls really liked was that we didn't have to deal with a single spider or scorpion like some of these other places. Don't hesitate on this one. There is nothing to second guess. It's really that great
