The property has a full climate control / air conditioning / heating system. It is extremely rare for any residential property in London to have any air conditioning at all (even in one room) let alone full climate control throughout.

Bedrooms:
All bedrooms have their own 39” HD Smart TVs, SKY TV cable boxes and media streaming devices (Amazon Fire Tv Stick or Roku stick) for access to apps such as Netflix, Amazon Prime, AppleTV, Disney, YouTube etc. Bedrooms also feature minibar fridges, built in wardrobes and lighting also controllable from the bedside. Additionally, all bedroom doors have coded handles so can be locked and reentered without key.
Living Room:
The living room includes a 50” HD Smart TV. An ambient lighting system enables the lights to be changed to any color. There is plenty of seating with 2, 3-seater sofas as well as armchairs and additional seating. Also, the sofas are full double sofa beds which can provide additional sleeping facilities if required. Dining table & chairs.
Bathrooms:
All bathrooms include features such as thermostatically controlled hand douches/shattaf showers, 10x magnification shaving mirrors, marble surrounds, dehumidifying extractors, soft closing toilet seats, heated towel rails. The 250 litre hot water tank and new water mains pipes and Megaflo system ensure an endless supply of well pressurised hot and cold water.
Kitchen:
The fully equipped eat-in kitchen includes marble worktops and splash backs, a stunning huge marble island which can comfortably seat 8 people and is fully equipped with appliances such as dishwasher, oven, gas hob, powerful extractor, fridge, freezer, nespresso machine, blender etc. Several power sockets built into the island.
Sonos Music System.
Large capacity washing machine & separate tumble dryer.

BED/SLEEPING ARRANGEMENTS:
The number of guests the apartment can sleep depends on a few factors of which you must be aware to establish whether or not this property is suitable for you. Each of the 3 bedrooms has a bed (UK size super king, king & double). Therefore, these can accommodate 6 people. Both sofas are double sofa beds - so therefore can sleep another four. Guests have also chosen to use a couple of other single mattresses that are available on the floor. This in theory can accommodate 12 guests. There is also a travel cot available for children and other options. With this number of people the apartment is very crowded, and it’s not a set up that I actively encourage, but it has been done many times without any problem.
The house rules may be updated very occasionally (usually minor adjustments). It is agreed that the House Rules in place 6 weeks prior to guests check in (the latest date by which guests can cancel without penalty) will be the accepted House Rules. It is the guest’s responsibilty to check that they are happy with the House Rules in place at that time.
LIMITED MOBILITY
The apartment is entered on the 2nd floor without lift (23 stairs to 1st floor & 20 stairs to 2nd floor), and the apartment itself spans two floors with the living room and kitchen on one floor and all the bedrooms and bathrooms on another (13 stairs). Reservations are made with the full knowledge and acceptance of this fact and therefore by default guests agree not to use this as an excuse to negatively affect any reviews or star ratings they would otherwise give the property.
HOUSE RULES:
Security Deposits – Deductions will not be made provided the following provisions are met:
• No damage is done to property or its contents, beyond normal wear and tear.
• No charges are incurred due to illegal activity, pets or services rendered during the stay.
• All debris, food waste, rubbish are placed in rubbish bin, and soiled dishes and kitchenware are cleaned or placed in the dishwasher and cleaned.
• All keys are left on the kitchen island and unit is left locked.
• Climate control and lights are switched off and windows are closed and locked throughout.
• Furniture is left in the same position as it was at the beginning of stay.
• All charges accrued during the stay are paid prior to departure.
• No linens are lost or damaged.
• No early arrival or late departure (unless by prior arrangement).
• The renter is not evicted by the owner, his representative or local law enforcement.
• This is a NON SMOKING property. Smoking will incur a minimum charge of £50.
• PETS are not permitted in rental units under any conditions.
• BEDDING SET UP – Bedding for up to 6 guests is prepared with the understanding that these 6 guests will be sleeping in the three main beds. For larger groups or for groups that would prefer an alternative sleeping arrangement, where more than 3 beds are required, the additional beds that guests intend on using must be indicated ahead of time so that the appropriate bedding (sheets/duvets etc) can be arranged in advance and be made available.
• USE OF BEDDING – Please use sheets, duvet covers and pillow cases provided. Whilst the 3 beds in the three bedrooms will be prepared in advance, any additional beds used will not be set up prior to arrival (e.g. sofa beds etc) however bedding will be provided for them (duvets, sheets etc). It is the responsibility of the guest to make sure that these are used appropriately as any additional cleaning for items such as duvets, pillows and mattresses which are soiled as a result of the guest failing to use the appropriate covers will result in the guest being charged for additional cleaning over and above the included standard cleaning rate. Please note this type of cleaning can be expensive and time consuming.
• FALSIFIED BOOKINGS – Any booking obtained under false pretence will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
• NO DAILY HOUSEKEEPING SERVICE – While linens & bath towels are included in the unit, daily maid service is not included in the rental rate. However, it is available at a minimum rate of £15 per hour. We do not permit towels or linens to be taken from the property.
• Any illegally parked cars are subject to towing by the local authority; applicable fines/towing fees are the sole responsibility of the vehicle owner.
• DO NOT FLUSH anything other than toilet paper. No feminine products or wipes should be flushed at any time. If it is found these products have been flushed and clog the septic system, you could be charged damages of up to three hundred pounds (£500).
• If the amount of monies that the Homeowner is entitled to deduct from the Deposit exceeds the agreed Deposit amount, the Homeowner may require you to pay that additional sum within 14 days of you receiving a request in writing.
• Homeowner or any person authorised by the Homeowner may, at short notice, and at reasonable times of the day (unless in the case of an emergency) enter the Property for the purpose of viewing, inspecting its condition and state of repair or for the purpose of repair, maintenance or repainting.
• Homeowner assumes no responsibility for illness or injury that may incur while on the premises.
• Actions or failures of the renter which result in the Homeowner (or one of their representatives) having to perform a task or make an unscheduled journey to the apartment or elsewhere will incur a minimum charge of £30 – examples of this include but are not limited to: losing keys, locking oneself out of flat, providing luggage storage facility before check-in is possible etc.
• In the event that the guest loses a set of keys or does not return all sets of keys provided, to keep costs down for the guest, only the barrell of the main front door lock to the building will require replacing with a minimum number of 12 sets of keys as has been agreed with all occupants of the building.
• Anything dropped either accidentally or intentionally out of a window which requires the Homeowner to retrieve or discard it from one of the 1st floor flat roofs below will incur a minimum charge of £30 – examples of this include but are not limited to food, cutlery, cigarette butts etc.
• Missing items especially UMBRELLAS or INTERNATIONAL PLUG ADAPTERS will incur a minimum replacement fee of £10 per item.
• ADDITIONAL CHARGES – Telephone calls made from the property or cable television services ordered that are charged to the homeowner will be charged to tenant at cost.
• Banking, credit card and currency exchange fees (if any) incurred as result of transfer of any monies are to be borne by tenant.

Chris’s place was perfect for our family of 8. The location was close to shops, restaurants, beautiful parks and the Tube. Chris is a great host and very easy to communicate with. Very responsive. Highly recommended.

The flat was in a great location for the underground, bus, grocery store, pub and other shops. I spent six weeks there with family and a friend visiting at different times. I was by myself some of the time. The Central Line underground was convenient to get to museums and other attractions in London and the surrounding vicinity.
Chris was immediately responsive to anything in the flat that I had a question about.
I would recommend this flat and area to anyone wanting a place to stay in London, and, if I returned to London, I would want to stay here again!

Staying at this Holland Park/Notting Hill property was just another reason we had such a great trip to London. As mentioned in every review, we experienced a smooth check in and communication from our host, Christopher. The neighborhood is as described as a safe and clean area filled with coffee shops and very short walks to local pubs and grocery stores. Notting Hill is an easy 10-15 stroll where you will find endless options in food/beverage/shopping. Additionally, the Holland Park is just 4-5 blocks away and it too is a great place to ease into the day, bird watch, and/or just chill with a coffee. The Holland Park tube stop is 3-5 minute walk and it will connect you to everything and anything that is on your "to do" list in London.
The accommodations are spacious w/ 3BR w/ a corresponding full bathroom for each. Yes, there are stairs to get to the unit and to the upstairs of the unit so if you are not able to navigate the stairs, just don't book it. Otherwise, this property is great with a full kitchen stocked w/ everything needed to cook/happy hour/or simply have a cup of coffee plus lots of sitting areas. The location is very safe and secure and just 25-35 minutes in Uber from Heathrow. All in all, this property can and should be booked with zero hesitation. You will love it!

This is a lovely compact flat in the pretty London neighborhood of Holland Park. Very nice and unusual for London for every bedroom (3!) to be able to have its own bathroom (note bathroom #3 is in the hall and not ensuite). Because of this, this flat is ideal for a group of couples or a family. Downstairs area is well served with kitchen, large island and lounge/dining space. Loved having a washer and dryer which we used every day since we are light packers. Good amenities just outside the flat-grocery store, pub, restaurants, coffee shops, etc. Flat is 10-15 minute taxi ride from Paddington and easy walking distance from Holland Park and Notting Hill Gate tube stations so you can to/from airport and central London easily. Chris is an enthusiastic, engaged and thoughtful host. He thoroughly communicated with us from the moment we booked to the moment we arrived, and met us as promised when we arrived to let us in, describe all the features of the flat to us and make sure everything was in working order for us. We were a group of 5 ranging from 15-55 and didn't mind the stairs, and Chris fairly describes this issue which is consideration if anyone in your party has mobility issues. Flat is well-supplied and everything in the flat worked well. Beds are comfortable, and I'm picky about beds. Make time to explore Portobello Rd. Market, which is within walking distance from the flat, as well as Holland Park which is almost across the street. Would definitely stay here again!

We loved this place. The location was fantastic. We ate at many great restaurant's and the tube was only a 5 minute walk away. The bedrooms were comfortable and the bathrooms were clean. The property owner was very responsive. We can't wait to come back to London again.

We could not have had a better experience at this wonderful apartment. We vacationed with our adult children and looked at LOTS of properties. Three bedrooms with their own bathrooms, AC in each room, enough sitting room in the living room and an equipped kitchen. The location is excellent. Very short walk to the Tube and great markets and coffee shops on the way. Chris was the best host, meeting us there and going over everything. VERY accessible if we had any questions. This experience did not disappoint. Would stay again in a heartbeat!

An outstanding experience. The location was ideal, in the Holland Park neighborhood with plenty of stores, restaurants, groceries, all within a block or two. The tube station is an easy walk. The unit is modern with all the latest updates and features. We especially appreciated the air conditioning and having a standard-sized washer and dryer that got the job done. The host met us in person and took his time explaining everything; he's clearly dedicated to his guests. The unit featured 2 floors, with the living room and kitchen downstairs and 3 bedrooms and bathrooms upstairs. Bathrooms were large and everything was clean. We were a group of 10 (kids and adults) and were comfortable. Yes, there are a couple flights of stairs up to the apartment--it's above some shops on the ground floor--but the host was upfront about it, and even with little kids it was fine. Overall, it's a great choice and I'd definitely stay there again.

**FAMILIES / FRIEND GROUPS: STAY HERE - this is far and away the optimal place to stay in London. Traveling with a discerning wife and two hard-to-please teens, I’ve learned to choose my lodgings very carefully. This property checks all the boxes: clean, large/roomy while still being cozy, bathrooms for everyone, secure building, well-appointed kitchen etc. The location is amazing, close enough to everything but in a chic “locals” neighborhood with excellent pubs, restaurants and shopping. Last but not least, close to the Underground, with Holland Park station only 1 block away to connect you to all London sights. This property is a gem.

Chris was amazing host. He was super responsive to any questions about the property. The pictures accurately represent the flat. You also can't beat the location. It is in a magical neighborhood with everything you could ask and right near a tube that gets you to all the attractions of London.

Took our 3 kids, 24, 19 and 17 for a week in London and this was the perfect place to stay. Great location, plenty of room and loved the 3 full baths. Flat was fully equipped with everything we needed and loved having the washer and dryer. Chris was great to work with. Will rent here again!

We loved our time in London this past November. The flat was in a great location - close to nearby shops, restaurants and the tube stop was just a five minute walk away. Our teen boys enjoyed having their own rooms and we enjoyed having a spacious kitchen to prepare breakfast before heading out for the day. Christopher was wonderful to work with and even met us at the flat upon arrival. We will definitely stay here again when we visit.

Chris's apartment is in a beautiful neighborhood! It is set up nicely with spaces for eating and gathering. It was clean and most everything you might need was provided. There are stores nearby for milk, etc.
Chris met us there at check-in and gave us a tour and answered our many questions. Communication was top notch.
Be aware there are several floors of stairs to get to the apartment. The bathrooms are on the top most floor above the living area.
Highly recommend the Italian restaurant next door - Edera was amazing!
There is also a nice pub - The Castle - located just a few blocks away.
Overall a great stay, highly recommend! And hope to visit again!

The apartment was awesome! It had ample room for my family vacation (6 adults and two small children). Having three bathrooms was essential! The fact that the kitchen and living area can be closed off from the second floor allowed for the adults to stay up after the kiddos have gone to bed. Location wise was perfect. It was a short walk to the circle line, Holland Park, and Kensington Palace. Chris was a great host as well. He was able to accommodate our luggage situation (we arrived before check in and some people had a later flight on the day of check out). When the power went out during a rainstorm, Chris came by within 30 minutes to find the problem and fix it. I would stay there again!

Everything was as stated. The unit was very clean when we arrived. The location was a block or 2 away from the Tube, bar/restaurants and grocery stores. We had 5 adults and 2 children and was roomy enough for us. Chris did a great job.

The number of stairs to get to the front door was overwhelming(third floor). Especially with luggage. Owner did help with getting luggage upstairs when we checked in. Bedrooms are upstairs. This stairs are narrow and steep with no hand rail. Owner is as great to work with but our group was all seniors and stairs were hard.

Everything was as stated. The unit was very clean when we arrived. The location was a block or 2 away from the Tube, bar/restaurants and grocery stores. We had 5 adults and 2 children and was roomy enough for us. Chris did a great job.

We had 2 families with teenage boys stay at Christopher’s apartment in the South Kensington area. The location is superb - close to a major shopping and restaurant area, and a 3 minute walk to the Tube. The apartment is well appointed with the basics, very clean, and the beds are very good. Christopher is very responsive. An excellent rental experience for those seeking a simple and straightforward “base camp” for exploring London.

The original house ran into issues and the owner immediately stepped up and resolved the problem by putting us into a better property. Would definitely rent from him again. He was helpful , responsive and had a beautiful property.

Our sons are college-aged, so we wanted some extra room for them to spread out during our week in London. The bedrooms and baths were spacious and clean, and Chris was an attentive host who was able to answer questions quickly. Great proximity to shops, restaurants and transportation! Would love to return next time!

We loved our time at this apartment. It’s just a short walk from the Holland Park central line. Chris was quick to communicate and we appreciated his attention to detail. We would definitely stay again if ever in the London area.

We had a fantastic time staying here, it was everything we expected and more! A great location for our visit, good food around and within 1 stop in either direction on the Tube. I would book this property again for future visits.

This is a nice flat in a really great area. As stated in the description, there is climate control in every room, which is rare in London, and we really appreciated the high speed wifi, smart TVs, and plentiful outlets where we could charge our devices. Christopher was responsive to our inquiries. That said, there were cleanliness issues. For example, the bed linens, even though they seemed laundered, were stained. When I removed one of the duvet covers to launder it because of the stains, I found the the duvet was horribly stained as well. There were also stains on some of the towels. In addition, some of the cutlery was not cleaned properly.
I would have loved to have given this a higher rating, but the issues above prevent me for doing so. More attention needs to be given to these cleanliness issues, especially during COVID times.

Very comfortable three-bedroom flat with all the amenities and comforts of home. Love the decor. It’s classy but not constricting. The property manager was very prompt and responsive to our needs. The location was ideal with a neighborhood feel but accessible to every conveniences. Recommend and will be more than happy to stay here again. Caveat: lots of stairs, flat does not seem to have access to a lift, so if you have issues going up and down steps, you might want to reconsider or ask about them at the very least.

We are a family of 5 (ages 12-50) & all of us loved staying in this flat. Plenty of rooms & bathrooms + AC + washer/dryer! We liked the location outside of the hussle/bussle of London. Easy 2 minute walk to subway & close to local grocery store & few restaurants. The flat could be freshened up with a new coat of paint & a little neater (but, this wouldn't deter me from staying here again). Property manager was easily accessible & very accommodating.

My family of 5 stayed here and we had the best time! The location is amazing! There is a TESCO really close by and a tube station at only about a 5 minute walk away! The tube station is also really centrally located, so it was really easy to get around. There is also a great pub called The Castle that is close by as well! Chris was incredibly helpful in explaining everything and truly went above and beyond for my family. We hit a bit of a snag on the trip and we are so thankful we had him to help us! Great place! The only thing was the stairs, but that is a thing all over Europe! We would definitely stay here again when we come back!

We stayed at this property at the end of June for 5 nights and it was a perfect spot for us! We were 6 adults traveling form New Jersey and the house was very comfortable and spacious. The flat literally has everything you could need and more. Beds are comfy, showers have great water pressure, and air conditioning in all rooms! The stairs are a bit daunting when carrying all the luggage up but otherwise they were fine! We all loved the neighborhood - it was very close to the Holland Park tube & from there we were able to get all around the city. Coffee shops, a little market and a lovely bar all within 2 blocks away. We would definitely stay here again! Thanks Chris for offering your home to us

The location of this property was fabulous! Close to everything that we needed. The local Tesco was about a 2 minute walk, as was the Holland Park Tube Station. So convenient to everything. The street was quiet and peaceful.Chris was a fabulous host! He met us at the flat and gave us the grand tour. We were a family of 4 and had more than enough space to spread out and be comfortable. Everyone had their own room and bathroom, which is unheard of in other flats.Chris was great with communication and answering any questions that we had prior to our trip.His home was very clean and the beds were so comfortable. There was ample hot water for the multiple showers and having a washer/dryer was a nice extra.The ONLY thing I didn't care for, and this is so minor, but worth mentioning, especially if any guests have disabilities, are the stairs. There are 42 from the outside door to the front door and then another flight from the main floor to the bedroom floor. But, this is a minor thing and if you are renting a flat in London, there will be stairs, everywhere. We would absolutely recommend this flat for a trip to London and would stay there again.Thank you Chris!
