This property is in a great spot. Super close to the beach and well within walking distant of some great food/drink options as well as the grocery store. David was always available and helpful. As with anywhere in San Diego, parking can be a bit tough to find but we always found a spot within 2 blocks.

Location was great!! Short walk to the beach. Cute little place-suitable for a couple. Bed was comfortable. Parking was the only downside-park on Pacific!

This was an excellent place to have some R&R. So close to the beach and all kinds of restaurants. The bed was also very comfortable! I’d stay again!

SD near the beach is pricey, so this unit is cheaper than most. But it is funky. Coffee maker was filthy, kitchen very inefficient, bbq so old and dirty as to be unusable, outdoor furniture old. And part of the rental agreement is that you have to vacuum and mop the floors before checking out--really!

David was rude, disrespectful & unprofessional from the beginning of this rental. My vacation was scheduled from Tuesday-Tuesday and he wanted me to pay to change my flight so he wouldn’t lose $800! I was not able to do that so he sent me a very unprofessional message about the situation. He made me wait until the final hour to accept my reservation and then forwarded his rental agreement. I had a question about additional money owed to him at arrival but he would not answer my question and referred me to what he says is a self explanatory rental agreement. Since he would not answer my question I went direct to VRBO who told me I was paid in full and would not owe him any more money. When I contacted him about that he sent an email to me from his personal account informing me VRBO has no jurisdiction over what he charges tenants renting his property and if I couldn’t understand, said I needed help! He charges the tenant the fees he’s charged from VRBO. That is a business expense that he pushes off to the tenant. The cleanliness of the unit is not acceptable. The unit smells musty and did not resolve when the window was open. There is black mold in the shower, around the windows and under the bathroom sink, bedroom carpet needs shampooing, ceiling fans are full of dust. He provided a nasty, dirty used sponge at the kitchen sink that should be thrown away, sofa is soiled. The silverware drawer was dirty with black dirt or coffee.I have pics if needed

Super easy check-in process and a great, quiet location for 2 people, with just a short walk right to the boardwalk and beach if you want to be in the action. Dave lives in the home above the rental so he usually checks in once a day on his comings and goings and he is always responsive to texts if you need anything. As he is a longtime resident and the architect of many of the homes in the area, he has great info on places and activities to enjoy. We enjoyed people watching on the boardwalk wall and the different vibe that each day would bring. Everything you could need within walking distance and we enjoyed exploring the beach community with a comfortable place to come back to and relax.

Cleaning equip (mop & broom) could be updated since renter is expected to clean the unit. Could replace the sheets with a set that has not been used for a paint drop cloth!!!! Need cash for payment of processing fee. Heat inadequate- but he did have a good comforter for bed and it was a cold spell.

The location is wonderful and the place is cute. The MAIN concern is he told if we left the heater on at night we may not wake up in the morning because of the gas being pumped into the home. We stayed in February and it was freezing in the place. We were skeptical he was lying to avoid paying a larger gas bill, but either way, it was worrisome and we did not leave the heat running for long periods of time....and FROZE. There is NO carbon monoxide detector in the home. We asked for an early check-in and for a $40 fee we were able to do that. We were running late and he texted me upset that we were not there yet, that he had been waiting. It had only been an hour. If he were willing to give us the check-in instructions, he would not have had to wait. The place could use a very thorough cleaning, especially the blinds in the bedroom and blinds on one side of the house in the living room, there is film on those and on every glass framed piece of art in the place. You do need to clean the property before you leave or he will charge you $75 fee. That includes sweeping, mopping, stripping the bed and vacuuming the bedroom. I believe this is the clean that he does prior to the next guest.....he does not have a cleaning crew....but, claims he does. If he did, the place would be much cleaner. We would have stayed again with a note privately to David on these concerns. But, at the end of the stay he knocks you with a percentage fee that he does not want to absorb from the short term company, so you get stuck with that. That was the cherry on top of a "alright" stay that I felt we should warn people what they will be getting themselves into. He just needs to take a little time and better effort on the customer service of things, because the place is so cute and in a great location. I didn't want to knock him too hard....but, people should know the truth.

Nightmare experience!!
First of all I would like to start with saying I’m a CEO and own 8 properties myself in San Diego unfortunately none at the beach. I decided to book a one week “staycation” spending almost $1700. (I also only mention this because I was treated like white trash) I was going to split the week with my husband as I couldn’t take the whole week off of work. The whole purpose of me going was to spend time with my youngest two children and having a base that my older children could come and hang out with me at the beach and come back and grab drinks, use the bathroom (as there is no public restroom near by).
When my older kids came Sunday they spent 3 hours with me which only 10 -20 minutes of that they was actually at the cottage (in the court yard)
David the owner was very intrusive leaving no privacy down in our space when he has his own entrance he can use in the rear. The cottage itself was ok. It was a little dirty, dirty dishes, cobwebs and mold on the lampshades. Monday my older kids and their significant others came down at 3:00 and 5:00. We went to the beach and bay and out for dinner. We came back to the cottage at 7:00pm (no music, drinking or partying just friendly conversation in the courtyard) by 7:45pm David was in my face yelling at me that he would kick me out that it was in our contract no events were allowed! no events? These were my kids visiting for only 30 minutes and we were heading back out! The contract did NOT say no visitors. I was in tears when I was driving home that night (had work the next day) he had treated me so disgustingly. My kids did not want to come back and have any more beach days so my whole trip was a waste. On Tuesday when my husband was there he left at noon and came back at 4:00pm to find the power was out! I text David and he said he would check when he got back. When he came home he literally yelled at and blamed my husband (using foul language) saying he must have plugged in too many items and what did HE do?!!! This is insane! My husband told him to check his cameras that he just got back and also explained some simple electrical facts that it could not have been him. My husband pointed out to him that there was water in front and maybe he had a leak. He said no he watered his plants. My husband asked if it was possible he sprayed water in the outdoor electrical outlet. They pushed that GFI and sure enough smoke and sparks came out. . It was him …out of space for rest

This place was great! It is only a stone's throw from the beach/boardwalk and walking distance to all the restaurants in PB. It is a five minute drive to La Jolla and 15 minute drive from the airport.

Easy check in. Dave makes himself available by text and usually checks in once a day on his comings and goings. The space is perfect for two. Super quiet both days and nights with just a 45 second walk right to the boardwalk and beach. Enjoyed coffee on the boardwalk wall people watching every morning. Everything you could need within walking distance. And Dave gave us a great hike recommendation in SD that was fantastic. I’d easily stay again.

Less than a football field away from the ocean. Neat and clean and crisp. Small but perfect for two. Walking distance from eateries and shopping. Drawback was impossible parking so impossible to have a vehicle for trips about San Diego. But if you are a beach lover, this is your dream facility.

We spent the weekend there and it was perfect! David makes the check in process super easy which is a great way to start your vacation. We LOVED the patio and the place, just the right amount of space! The location is perfect, so close to the beach, the boardwalk and the main street, Garnet.

Beautiful Stay
My partner and I originally planned to visit San Diego for a convention. I found David's VRBO which is located across the street from the hotel where the convention was being held. Needless to say, the convention was canceled and we went anyway. David was wonderful. When we arrived he introduced himself and told us about some local restaurants and coffee shops in the neighborhood. Very helpful! The apartment is great as well. Its location and atmosphere are perfect, quiet, and relaxing. The access to the beach is amazing, just a short walk. The best for rolling out of bed early in the morning and getting on that warm sand for a perfect tan.
Thanks, David!

Great Location Between the Beach and the Bay
Adorable 1 Bedroom on a quiet street close to the beach/beach- walk, and the bay/bay walk. David, the host was very responsive. The unit has a nice outdoor area for morning coffee, afternoon reading, or dinner for two. Very relaxing. Shops, supermarkets, reasturants all within walking distance.

Great spot in Mission Beach. Loved the location so close to the ocean! Walked everyday and was convenient to restaurants, coffee spots and shopping! Our host David was easy to reach. He made us feel welcome. We’d definitely would go back!

Great location!
My daughter and I enjoyed this little rental on our weekend getaway. David was available for anything we needed, and was very welcoming and kind. Seemed like it could’ve used a deep clean in the kitchen, but the bedroom was nice and queen bed was pretty comfy. Overall, it’s a nice little rental and location for this price point.

Efficiency apartment
The property was located near the beach and close to eateries. The main problem is parking. There are so many restricted places that we had to park blocks away. I have sent management and property suggestions to the owner personally. It was a quiet, small efficiency apartment and we enjoyed our stay.

Adorable beach cottage, steps from the sand
Stayed four nights with an old high school friend for a girls’ weekend. The place was perfect for our needs, best price in town! The patio is so charming. We did venture out to hike and see nearby sights, but I could have stayed right there, just enjoying the sea breeze.
David went above and beyond to make local recommendations and to ensure we enjoyed our stay. I would definitely come back!

Pressure to rent outside VRBO
The first thing you’ll experience with this property is the host will pressure you to sign a contract, cancel your VRBO reservation and rent directly with him. The property is as advertised and the pictures are exactly what you get, a beach property with cleanliness of a beach property. What you don’t see in the listing is the lack of privacy and the host’s behavior. The host lives upstairs, works from home, walks across the patio, past your door and front window frequently. Don’t comment on, or ask about anything, or he’ll be in your face. He’s very intrusive, confrontational and aggressive about why the property is as it should be. He told me the guest just before me walked out a day early after they got into a verbal fight.
If you don’t believe me, read the reviews and his responses. You’ll see they are lengthy, out of proportion to guest comments, defensive and even hostile. You should hear his voicemails pressuring to rent outside VRBO. Do you want to deal with this host on your vacation?

Great location
We loved being so close to the walkway at Mission Beach and the beach. We could walk up from beach in two minutes, and there were lots of fun restaurants close by. We did basic breakfast and lunch cooking. Parking was a little tricky, so we drove places during the week and walked during the weekend. We would probably not rent a car next time and just Lyft.

Nice Week
The only downside to this vacation, besides uncooperative weather, was lack of on site parking. One needs to be very aware of the days the streets are cleaned or suffer a hefty fine.

This little guy in in the perfect quiet zone between the busy parts of PB and Mission Beach. Steps to the beach and a short walk to awesome coffee and a great gym. Never had an issue finding parking and excellent communication with the host. Thumbs up!

Super Location
My husband and I enjoyed staying here so close to the beach. The studio apartment had everything we needed. I had made our meals ahead of time so we just had to heat them up, but there is an oven and stove if you needed to cook. David was a nice host and answered any questions we had.
We would stay here again.

Great little place. Close to the beach. I didn’t care for the street parking or the thin walls you could hear your neighbors easily. Otherwise it was nice.

It's nice!
The property was clean and in a perfect location. It's quite small, smaller than it looked. It was a little strange having the owner living on property. Overall a nice place.
