Tropic Sun is a Key West style, totally renovated (fall 2018) Florida beach house located in dx, a long established, architecturally diverse community of stylish homes on Orchid Island bordering the Atlantic ocean. Summerplace is located roughly 8 miles north of Vero Beach and 8 miles south of Sebastian.
Orchid Island is a coastal isthmus bordered on the west by the Indian River and on the east by the Atlantic Ocean. Route AIA splits the Island longitudinally (north and south), providing a convenient, scenic route to Vero Beach to the south and Melbourne to the north.
Tropic Sun sits amid mature tropical foliage on a seashell paved road near route A1A, a mere two minute walk to Summerplace’s third of a mile long private ocean beach. The house features front and rear screened porches with ceiling fans and skylights (front porch only). The fenced backyard features a new, free form swimming pool and elegant concrete paver pathways.
The house has three formal bedrooms, furnished with king, queen and twin beds respectively, and a nautically themed den that includes a sofa that converts to a comfortable queen bed. Up to eight overnight guests can be accommodated, although the large bedroom with the twin beds and a balcony is on the second floor and is only accessible by a spiral staircase.
The house boasts three full bathrooms, two on the first floor and one on the second. The first floor, master bathroom is accessible from the hallway separating the two first floor bedrooms and, by sliding door, directly from the guest bedroom containing the queen bed. That bathroom has a new, enclosed tub shower and granite vanity top. The other first floor bathroom, originally a powder room near the dining area, now has a granite vanity top and a new, large, fully tiled stall shower with sliding glass door. The second floor bathroom has a molded fiberglass shower (with a seat) and a Corian vanity with double sinks. There is an outside shower as well, in the backyard, for getting the sand off after beach visits.
The house now features an open plan in which kitchen, living and dining areas share one large central space. The living area and all of the bedrooms and den are equipped with tasteful, remote controlled ceiling fans.
The kitchen, which is visible from both the living and dining areas, affords ample storage and work space, glass faced wall cabinets, stainless steel KitchenAid appliances, and granite counter tops. It now features an L shaped breakfast bar, serviced by pendent lights, and can accommodate four diners. The kitchen features a gas range, with warming drawer, and an elegant, stainless steel island hood, with duplicate fan controls on opposite sides.
The living area is directly to the left of the main entry door. It is furnished with a three piece wicker seating group that faces a long sideboard that doubles as the stand for a large, flat screen, "smart" TV. Wall mounted TVs are also to be found in the master bedroom and the first floor den. The house provides free cable TV entertainment and WiFi.
The living area affords direct access to the backyard swimming pool (to the north of house) through a set of new French doors, which face the living area immediately to the left of the kitchen. The kidney shaped pool features a large, free form concrete deck that seamlessly flows into the floor of the back porch. The steps entering the pool are fitted with a handrail for safety. The pool is illuminated both internally and from floodlights mounted above the north wall of the house. It is equipped with an legally required alarm that senses when a person enters the pool.
The windowed dining area, which expresses an oriental theme and is situated at the east end of the kitchen, accommodates an elegant, oval, glass topped table surrounded by six wicker dinning chairs. It is the only area of the house lit by a central chandelier as well as recessed ceiling fixtures identical those illuminating the living area and kitchen. All of the this lighting is LED and can be dimmed.
The house has an attached, one car garage in which guests can use an electric clothes washer and gas fired dryer. There are two driveways, one leading to the garage and the second to a backyard gate at the west end of the building. Each driveway can accommodate two cars end to end.
The vast majority of furniture and virtually all of the fixtures and hardware in the house are new. The walls are decorated, in the main, by original oil paintings of nautical and topical scenes. The overall color scheme is intended to complement the light and airy character of the renovation. The new flooring throughout is virtually indestructible, waterproof vinyl planking reminiscent of old barn siding or a weathered boardwalk.
The back porch of the house currently shelters a new, tropical wood dining table and six matching wooden chairs. There are four folding chaise lounges, for use around the pool, and a number of collapsible beach chairs for guest use. A Weber Kettle charcoal grill is also provided.

My family had a wonderful stay on this property. The house was clean and tidy. We loved the access to the beach with just a short walk from the home. This area is quiet with a short drive to restaurants and other amenities close to the home. The property manager was always available when I reached out with questions.

My family and I really enjoyed our stay at this awesome little tucked away escape. The pool was perfect for our daughter who is five and big enough for all of us to enjoy the swim. Walk to the beach it’s pleasant and extremely short, not too long to carry what we needed for a long day. Overall, we had a great time and I Can’t wait to stay again!

Really enjoyed my birthday celebration at this beach house. The home is beautifully appointed with everything you need for a relaxing vacation. We loved the proximity to the private beach access and the small pool to use after a long day at the beach. I highly recommend this home for anyone looking for a family friendly vacation home.

Overall, we enjoyed staying at this property. The inside of the house was spacious. The beds were comfortable and the bathrooms and kitchen were clean and functional upon arrival. The beach was very close and easy to walk to. The exterior of the house and the screen-ed in areas need maintenance and updated furniture. The pool was nice but the furniture was old and dirty. The landscaping is nice but overgrown. We didn't have any problems with the house just noticed this deferred maintenance.

Property was very nice. Comfortable beds, hot water for 3 showers, great location to visit family staying at Disney Vero Beach resort . Unfortunately, weather was cold and rained one day. Not pool or beach weather:(

The property was spacious enough for six adults to have comfort and privacy. The kitchen and dining space allowed for several family meals. Location provided easy access to US 1 and I95.

This was our second visit to this house and it was great the first time. When we arrived this time living room furniture was dirty and stained, all floors unswept, there were ants in the kitchen, pool was dirty, panel in screened porch ceiling was missing, two of three televisions did not work, upstairs bedroom was hot, furniture was dirty, and, worst of all, sheets on two downstairs beds were stained and had both hairs on, and holes in them. We could not change houses so we cleaned ourselves and replaced the sheets. We got in contact with property manager. He cleaned the pool and replaced the two TVs but did not program them so that we could use them. We messaged the owner but when he got back to us he did not offer any help or extra cleaning at all! We will NEVER rent this house again!

There is a bad water leak from the upstairs with water pouring into the sunroom. Only one of the three TVs actually turn on. There are a LOT of ants in the cabinets and kitchen. The bathroom in the living room area has a toilet that runs constant and the chain keeps coming off in the tank. The lamp upstairs is missing a knob and can't be turned on. . .now, all things said, I would still come back and stay here again. Perhaps the owner wasn't aware of all of these issues, but I feel confident they will get resolved.

Its been over 20 years since we've all been together. We made so many memories at this house. Very short walks to the beach and many nights out by the pool made this the perfect stay. The property manager quickly replied wherever we had a question. I'd recommend this house for your stay.

The house was very nice and beach access was down the street. The beach access does have a lot of steps but there are a lot of other access just a short drive away. We did a lot we got to see dolphins and even a whale. Enjoyed the botanical gardens that have a good play area for kids.

We loved the house and location. Just across the street from a very nice and quiet beach. The house is newly renovated with all the modern conveniences and nicely decorated. The house has a lot of room, as well. Lots of different rooms to spread out in and relax. The pool was great, very private and secluded. Perfect for a romantic getaway.
The house was very clean and Richard was very kind and checked in on us to make sure things were Ok. Less than half a mile from Wabasso Beach Park and Disney Vero Beach Resort. Great vacation place overall and we will be back for sure!

Constructive criticism. Property was not ready for check in. They let us know they would be late , but it took about 2 + hours . Would have been better to just tell us check in was at later time .and extend the check out hour.
Them There was no toilet paper in any bathroom, had to write to property owner and they gave a me a lock number to get some from their deposit . We managed , but I have stayed at more cost efficient places with much better check in and with complete resources upon arrival.

We could not have been happier with our stay at this Vero home. We loved the kitchen and the layout of the house is very nice. We enjoyed the pool and the private beach is just a short walk away. There was a lot of seaweed mid August at the private beach but if you make a left out of the driveway and head a few miles down the road, you’ll see signs for Sebastian Inlet State Park and that water was perfection. It’s $8 a car or $2 a person and worth every penny. We saw manatees and stingrays and all kinds of fish from the giant fishing pier. Restaurants were tricky (many closed) but we found some cool spots along the Indian River; one being Squid Lips; that had good food and gorgeous water views. If you enjoy a morning walk, Beach Bites is to your right on foot out of the driveway and they have coffee, delicious smoothies and serve quick meals. We liked walking back on the beach with our morning treats. Disney Vero is right down the road and we had breakfast there one morning and were greeted by a friendly armadillo! We highly recommend this property for your Vero stay. The only thing we found missing was a pizza cutter and that’s no biggie. Thank you Richard for your prompt responses to our questions and for sharing your beautiful home!

This house was too far for us, not many restaurants near by. The house was cute and well equipped. The pool was nice. We didn’t like that the pool didn’t have a screen inclosure, I honestly didn’t realize how important they are in Florida until my son got bite 50 times on his legs- as the bugs are BAD at night, I went and bought bug spray after this happened, and we still struggled with the bugs biting. The beds were comfortable. The staircase leading to the 3rd bedroom is sketchy. If you have small children or older people with your party just go ahead and plan on not getting to use this room. We had originally planned on my mom using this room but she couldn’t make it up the staircase nor could our small children. When we arrived the cleaning people had left a bag full of garbage and soiled bed liens on one of the beds. We didn’t like that you had to cross a busy highway to get to the beach. We nearly got ran over as the cars going 50 mph do not yield to pedestrians. You can also hear these cars flying by when your in the pool, which isn’t very relaxing. We were happy to use the beach buggies to take all of our equipment to the beach but we were upset when we reached a staircase of 20 steps you had to go down to get to the beach. This makes the use of the beach buggies pointless. After finally taking everything down the stairs and setting up our gazebo and chairs a neighbor from one of the beach houses came out and told us they were having a party in the spot we had set up in & we needed to move. He said that the home owner should have made us aware. We had no idea. This was extremely annoying. There are no bathrooms at the beach which is hard when we had 3 children with us, 2 who are potty training. Unfortunately, after this terrible experience we decided to just drive to a public beach each day. Another thing- two of the bedrooms do not have TVs in them. We had 3 separate families with us so this was disappointing as sometimes we like to stay in our rooms and enjoy TV in the morning- especially since they had a toddler. They actually went and bought a TV to use while here. We reached out to the homeowner twice and didn’t get a response either time. I’m also pretty sure they don’t change out the door code for each guest which is concerning and unsafe. There were no instructions on what to do with the used bed linens or towels. Overall, it was a fun trip and cute house but not as relaxing as we hoped it to be… we won’t be back to this house.

very secluded beach house. no one is around you on the beach very quiet area. however not much to do if you are looking for fun you must travel a good distance to find anything. house could have been cleaner, we had some issues and the property manager initially didnt call me back took 4 attempts before he answered my calls about the ac and hole in the roof.

Overall, we had a great stay at the property. The house was clean and had ample beach supplies (beach chairs, boogie boards, beach buggie, beach tent). The house is also great for families as it has three bedrooms and a fourth room with a pull out couch. We liked getting to spread the kids across the house. The beach is awesome and right across A1A if you want to walk to a private beach or the Wabasso beach access or Golden Sands Beach within a mile are life-guarded beaches with bathrooms. We spent most of our time at Golden Sands Beach and it was great.
We had a hard time finding the outdoor shower, but eventually found it in the shed right next to the garage. Also, wifi password is on a card by the TV in the main room.
The house did have a few issues related to routine maintenance that could be improved. The shower/tub combo would not drain, leaving standing water. While it was a holiday weekend, it took half of the week until that was addressed, which made that bath unusable. The ice maker did not dispense ice, the fan upstairs was missing a blade and could not be used, the upstairs AC unit is very loud, and there were some issues with flying ants upstairs.

One of my toddlers keeps crying that she "wants to go back to the blue house!" It was perfect for our quick family get away. Nice quaint neighborhood. Close to the beach. There were tons of amenities. The dryer was a bit slow, and the coffee machine didn't work, but no other issues there. Thankfully there was a Keurig coffee maker to use. The pool was a slightly dirty, but being outdoor with no cover, I don't see a way to change this. It was lovely regardless. We would absolutely visit this property again.

I rented this house for 1 week with my family (5 adults and 1 baby) and there was more than enough room for all of us to spread out. The house is gorgeous and well equipped. We spent a TON of time on the enormous screened front porch, and the private beach entrance was just across the street, about a 5 minute walk from the door to the sand. The beach equipment provided was so perfect, we lacked nothing on our trips to the beach! And the buggies were easy to push and wheel all of the gear across the street. So appreciated these being provided!! The pool isn't huge but it is perfect, with plenty of shade and a great place to cool down after a hot day in the sun. We shopped at the Publix which was about 3 miles from the house and ate all our meals in. The whole family agreed that we would absolutely come back again to Summerplace!

We enjoyed our stay here a lot. We vacationed with brother and his wife, walked on the beach many times and played golf often. The property manager John was terrific and promptly addressed our issues when we had them.

The house was as described in the listing. It’s a charming house tucked away from A1A. Beach access is 2 blocks away. Had a bit of a hitch with getting in the house because We didn’t receive any arrival or departure communication but it was no big deal. Would rent the property again in the future.

All was as advertised. We will definitely rent this house again. Not only is it beautiful, but it is delightfully welcoming to families! The kitchen was well stocked, and 10 people slept comfortably in beautiful bedrooms. We NEVER ran out of towels, and believe you me, we used the cool, clean pool everyday!! We give it a big thumbs up-a definite 10!

The house is very nice. The spiral staircase up to the twin bedroom was very nice. My granddaughter loved her princess room. The pool was perfect and the location to the beach was perfect too. Crossing A1A was easy and the road was never busy. The neighborhood that this house is located in, is very nice. The Jungle trails was nice to drive. Publix is only 4 miles away. The only thing that I would recommend is bring bug spray for your early morning sunrise or late evening walk on the beach. The No See Ums were terrible. I definitely will recommend this place. We had a great time here.
