This was our second summer in this home. We love the location and the home has the right size and layout for our family. However the value just isn't there compared to other homes in the same neighborhood. This year has been tough and I dont want to pass judgement - I will just share our experience. Arrival Challenge - we arrived after the requested 2pm and did not enter as asked. We waited several hours to "get the call". It never came. I called the PM office multiple times. Each being nicely asked to wait for housekeeping to call. At 5pm we decided to enter anyway. The call never came. Felt that we wasted an afternoon. Broken AC - on entering the property we found the AC was broken. The PM had installed about a dozen window units. Good on them for trying. We did appreciate it. But with 20+ people and July it barely kept the top floors below 78 even at night. Nothing anyone could do but it would have been nice to know or communicated too. On the next to last day someone randomly showed up at the house to fix it. We asked them to come back as an infant was napping in the room they needed. Easily avoided if someone would have called to plan. We called to work out timing. The repair tech never came back while we prepared and waited that afternoon. Rough Shape - the house, appliances and amenities are in rough shape. The fridge is still broke from what we noticed in our last visit. Plates, utensils and dishes all appeared to just be left over from rotating families. The grill had been replaced which was a decent upgrade from last year but no up to par to cook for 20 people. The built microwave was broke and a replacement shoved on the counter. Most of the other appliances were missing key pieces. Like the blades for the blender. Minimal effort and a very small investment could make a huge difference. We love the location but not the value. We plan to look at adjacent properties for future visits. With updates we would consider returning.

One rather significant inconvenience was the fact that the clothes dryer was non functional when we arrived on Saturday for a six day stay, it’s understandable that things like this happen, BUT it took until mid-day Wednesday To fix it 😫

Everything was excellent. Only ding is that we would have like to have known the available amenities. This house had plenty of chairs, corn hole, serving wear, kitchen tools etc but it was listed. We brought too much stuff. Overall a positive though!
