Bird watchers, walkers, cyclists and foodies will all be spoilt for choice, and after a day of adventures, what a joy to return to The Old Saddlery to relax and unwind.. Ground Floor:

Bathroom: Slipper Bath, Heated Towel Rail, Toilet. Gas central heating, electricity, bed linen, towels and Wi-Fi included. Initial logs for wood burner included. Travel cot, highchair and stairgate (bottom of stairs only). Welcome pack. Enclosed lawned garden with sitting-out area and garden furniture. Bike store. Private parking for 2 cars. No smoking. Please note: This property has a natural water supply from a borehole. . Situated in a quiet position overlooking grazed meadowland, quite often the flight path of the resident barn owl, The Old Saddlery is a short distance from the main 16th-century Colkirk Hall farmhouse, rumoured to play host to members of the Gun Powder Plot. The property dates back to the mid-1700s, formally a cart shed and stables and latterly a saddlery through until the mid-1980s when it was remodelled into the Old Saddlery. You will find the first floor situated within the eaves of the property containing bedroom three, along with a bathroom. Great care was taken to preserve some original features such as the beams, but to provide all the modern conveniences needed for a great stay. With two bathrooms, one of which features a free-standing bath, and a cosy living area with a wood burner, there are really lots of reasons to choose this cottage for your holiday.
Coast lovers can be in Wells-next-the-Sea in 20 minutes. Here you will find a wide sandy beach with pretty coloured beach huts, a picturesque quay and a lovely assortment of boutique shops, cafés and restaurants. Head west and explore a coastline littered with pretty coastal villages with beaches and marshes galore. Go as far as Hunstanton and enjoy all the fun of the fair or explore the Sealife Centre. Then head east and stop off at Blakeney to enjoy the traditional pursuit of crabbing or visit Cromer with its famous pier and seasonal end of pier show. The Holkham Hall and Blickling Estates are within easy reach, as is Sandringham, the Hanseatic Quarter of Old Kings Lynn and the medieval city of Norwich. Beach 13 miles. Shop 1½ miles, pub ½ mile and restaurant 4½ miles.

We stayed here for our yearly trip to the Thursford Christmas Spectacular. It was perfect! Host was very helpful when we had a couple of queries regarding the property. Comfy, clean and spacious. We had a lovely long weekend.

Can not recommend the Old Saddlery enough. Lovely remote location down a farmers lane. 15/20 minute walk to local pub however was under refurbishment when we went. Enclosed garden perfect for kids and dogs. Cottage so incredibly cosy. The whole house flowed really well and really was a home from home. Beds incredibly comfortable, lovely welcome basket on arrival. Local Tesco 7 minute drive. Wells-Next-The-Sea 14 minute drive. Highly recommend Holkham Nature Reserve / Beach if you have dogs for a walk. Fantastic value for money and already looking for a weekend to rebook next year.

We (and the dogs) enjoyed our week at The Old Saddlery, despite the damp weather. The cottage is well placed to explore all areas of Norfolk and, although in a rural position, it is close to Fakenham with all its amenities, restaurants etc. It’s a shame that the local pub was not open when we walked there (a sign outside was advertising for a new tenant ) and we were directed to another pub in a nearby village.
The cottage is very dog friendly with laminate flooring and spongeable rugs, a separate living room and a dog/child gate at the bottom of the stairs to prevent our excitable border terriers from exploring upstairs. (So many cottages are open plan but specify that dogs should be kept off the furniture and not allowed upstairs, which can be a very difficult task overnight.) The enclosed lawned garden (no plants apart from the hedge) is dog proof for even small dogs.

Fantastic cottage, lovely and homely, all the equipment provided was good. Having the fire on was great, and seeing the resident barn owl on a few evenings was the highlight of our trip.

The cottage was very clean and well-equipped.
The cottage was very clean and well-equipped. The welcome basket of fresh bread, butter and jam was thoughtful but the chilled bubbly even better! Parking was ample, the kitchen was perfect for a foodies because there are so many good farm shops, it was great to be able to enjoy some home-cooking of local produce and relax in the garden. The cottage is so central to trips to Norwich, Cromer, Hunstanton etc and there is plenty to do and see. Shops are close, including a very good fish and chips shop. There was an issue with the boiler and that was addressed by Charles very quickly. The only hiccup was the local pub, run by a rather rummy character, who greeted our entry on Sunday early evening (for a quick drink) with 'I hope you aren't expecting any food'. The bar area was a bit smelly and tired-looking. Hence the 8 score.

Lovely holiday cottage.
Lovely holiday cottage. We appreciated being left to our own devices and found the accommodation comfortable and clean. Beds comfortable, kitchen well equipped (especially the toaster!) and, even though it wasn't warm weather, the place was never cold.
Mind you, the wifi was a bit iffy and broadband dropped out entirely when it rained...
Fakenham is a lovely little town - the garden centre is brilliant both for plants and the cafe.
We visited Sandringham, Hunstanton (twice), Cromer (twice), Pensthorpe park (lovely), Blickling and Felbrigg Hall National Trust properties. All within 45 minutes drive.
Highly recommended. We expect to return.

Lovely cottage, clean and well presented; beds very comfortable. It provided a great base to explore both coastal and inland North Norfolk. We were very fortunate to see the barn owls on many evenings flying around the property in their search for food.

Comfortable clean well equipped. The hosts at property when we arrived was charming and the welcome pack was wonderful . The local pub also very friendly, we didn't do very well at the quiz night though ... Norfolk a charming area and would recommend the Saddlery to all. Thanks ... Ron.
