Perfect for discerning guests seeking meticulously clean, well maintained, quality accommodation in a special property, the Cottage & Studio are located right next to each other & can be included in the one booking, offering wonderful luxury and privacy in a beautiful garden setting. Just 2 minutes to the centre of Kingscote - KI's main town - with all of its conveniences - shops, fuel, cafe's - Seaside Garden Cottages are located in the sleepy seaside town on Brownlow and are an ideal base for your Island adventure.
With modern country-cottage styling and a touch of luxe, the property is completely charming and blissfully romantic. Thoughtfully designed by the architect who personally hand-made every brick; the exposed beams, unique brickwork & soaring ceiling creates a relaxed feel. A gorgeous garden, lush shady lawns, hotel grade linen, beach towels, comfortable beds & complimentary Wifi completes the package.
For bookings of up to 8, The Main Cottage is included in your tariff. For larger bookings of 9 or more, the Studio Cottage is also included in the tariff. There are beds for up to 10 guests & this is a comfortable number, however an extra 2 guests are able to be accommodated using the double sofa bed in the Studio or a basic fold out bed upstairs in bedroom 4 (suitable for a child) if required. Located on a large quarter-acre allotment of its own, The Cottage and The Studio can also be combined with 'The Villa’ on the additional property next door, sleeping up to 24 in total (please use the All 3 Properties listing if booking for all places).

-IMPORTANT: Upstairs bedrooms are loft style with a narrow staircase for access, have stunning internal balconies with some screening for privacy, overlooking the dining area, however the plantation shutters certainly do not block out all noise & light.

CONSUMABLES: A fantastic set of starter-consumables are included for your convenience, such as toilet paper, tissues, paper towel, tea / coffee / sugar / a few coffee pods, food wraps, pantry basics such as pepper/salt/oil/seasonings, washing detergents, soap, dishwasher tablets, hand-wash etc. This will certainly be enough to get you started, probably enough for your whole stay, but if you need more consumables, the supermarket is nearby.
LINEN: Professionally laundered, including white hotel-quality bed linen, tea towels, lots of soft bath towels, beach towels.
CLEANING: We hope you really love how clean the property is presented for you - we don't cut corners! 'Normal' cleaning between stays (no daily servicing) is naturally included, so there's certainly no need to clean wet areas, floors or change beds etc. on your departure. It's not a hotel though, but a holiday rental, so we do just ask that it's treated respectfully, left neat & tidy, spills wiped up, rubbish in bins, bbq left clean etc. Please enjoy a little break from housework, but it certainly can't be left 'filthy', 'trashed' or damaged though (function level cleaning is not included), so kindly note that damage & non-standard cleaning may incur an additional charge.
CHILDREN are very warmly welcomed and families just love it here! No charge for up to 2 infants who have not yet turned 1 at the time of check out (max 12 guests including infants at the property however). Kindly note, no bathtub at this property. There’s no need to compromise on quality or convenience just because you're travelling with your family – just let us know if you're bringing children and we'll supply quality baby items (cot, highchair), toys, beach toys etc. Please just note that whilst the property is 'child friendly' & we’re really particular about safety, like most properties it's not 'child proof', so responsible supervision by caring adults is essential for the safety of your precious children i.e. yard is not fully fenced, stairs (doors to them can be closed though), internal balcony, sharp items in the kitchen, some breakable items etc.
THE BEACH: Just a few minutes lazy stroll to the water’s edge (160 metres to water to be precise), a picturesque walking track nearby is ideal for walking or bike riding right into the heart of Kingscote (approx 2.4 klms).
THE LOCATION: There are so many gorgeous places on the island, but for exploring from a central location and still being so close to amenities such as groceries, fuel, cafés, health care etc, we think it's absolutely perfect and why we chose this location. Many of the stunning but remote places on the island don't have these amenities nearby and wildlife is also quite prolific at night time, so it's best to avoid driving outside of the towns after dark.
CELEBRATIONS: The Cottage & Studio are a lovely space to celebrate a special occasion with loved ones! Importantly, parties or weddings etc. just require prior approval & the maximum number of guests at the property must not exceed those actually booked in as guests (i.e. if the booking is for 4 guests, no more than this can be at the property for a celebration unless by prior approval). Function level cleaning is not included i.e. it must still be left in good condition. Please, no big wild parties, bucks/hens/schoolies groups, this is a residential area so noise must be kept very low.
WIFI: Provided on a complimentary basis, it is usually reliable with a good signal, but not so good in bad weather. Whilst we don’t envisage any serious issues, please be aware that we can’t guarantee access or uninterrupted signal without fault, as sometimes the Island experiences connectivity issues.
TRAVEL INSURANCE: Sometimes holidays don't go as planned, and something may arise which prevents travel or impacts your stay, such as illness, missed or cancelled transport or weather events. As such, Travel Insurance is highly recommended.

We absolutely loved our time at this property I took my 18 month old daughter and my husbands family from England and my mum we stayed in the studio and the cottage and there was plenty of room it was in a great area central to lots of activities and only a few minutes from the shops. Highly recommend this property will definitely be coming back thanks 😊

Serenity in Brownlow
A delightful spacious cottage with pretty well manicured gardens made our stay at Kangaroo Island even more enjoyable. The cottage had everything we needed to ensure our holiday was relaxing and comfortable. Rachel was a perfect host. Highly recommended.

Perfect accommodation
The accommodation was perfect for two families. The house is set up with everything that one would need including porta cots, toys for kids all kitchen needs etc. couldn’t fault the property. The owner was also extremely helpful and provided lots of advice for touring the island.

The property exceeded our expectations again (this was our second stay in over 12 months). The newly renovated bathrooms and flooring are just gorgeous, beautifully air conditioned and the most comfortable beds and pillows.We didn’t venture out much (except to the local Cactus cafe for breakfast) and to the pizza cafe (both only about 5 mins drive from the accommodation). There is so much to do just at the property. BBQ, relaxing with a book on the patio, sitting in the garden having a wine etc. It is just so relaxing and the decor is just stunning. We cooked most nights and there is a fully equipped kitchen with EVERYTHING you could possibly need. Everything has been thought about at this property.The orgaanic bee farm “living honey” was my favourite this time with a private tour by the owner who answered all my questions. I know why this property is so heavily booked out - it is a rare gem and we will be back again.Thank you Rachel for all your help with our holiday it was just so relaxing!

The newly renovated bathrooms and flooring are just gorgeous, beautifully air conditioned and the most comfortable beds and pillows.
We didn’t venture out much (except to the local Cactus cafe for breakfast) and to the pizza cafe (both only about 5 mins drive from the accommodation). There is so much to do just at the property. BBQ, relaxing with a book on the patio, sitting in the garden having a wine etc. It is just so relaxing and the decor is just stunning.
We cooked most nights and there is a fully equipped kitchen with EVERYTHING you could possibly need. Everything has been thought about at this property.
The orgaanic bee farm “living honey” was my favourite this time with a private tour by the owner who answered all my questions.
I know why this property is so heavily booked out - it is a rare gem and we will be back again.

Comfortable, Clean and Great Quality
Firstly, Kangaroo Island was amazing and we can't wait to return for a longer stay next time. This property was perfect in every regard and the bed was so comfortable, which is one of the most important things to me when travelling, in fact the main bedroom is gorgeous and has a nice little sitting area. Decor was tastefully styled, in fact everything was done so well done and really clean and fresh. Appreciated the additional towels and all the extras that were left out for us - even things like having luggage racks was good. I would certainly recommend this cottage and the owner was so helpful giving us lots of ideas for things to do. Location was really good with the main street a few minutes away by car and convenient for getting supplies / meals.

Welcoming Cottage and fantastic stay
My family and I were lucky enough to stay at this wonderful cottage during our stay on Kangaroo Island. We were only sad we could not stay the whole time as the property was booked. The cottage is wonderfully laid out with bedrooms aplenty - allowing the kids space and us an area to relax. The setting is beautiful with birds that visit each morning. We had bikes and went for rides along the shoreline that is only a short way. We will be back to stay on this wonderful Island and would love to stay in Seaside Garden Cottages again
