Brilliant hotel, brilliant location and brilliant service from the owners made feel very welcome at all times hotel very warm and homely amazing breakfast would recommend to anybody will be 100% visiting again.

All food was excellent. Delicious, hot, nicely presented, attentive staff.
Minor problem with catching shelf in bedroom when passing by. Tap in bathroom tended to splash everywhere.

The view from the balcony and how quiet it was
£5 fee to have breakfast on the balcony we thought was a little strange when you pay for the room and breakfast we feel it should have been part of the service.

Fab location, lovely and clean, lovely staff, rm 12 has some beautiful views
I'm a larger person, chairs on the balcony rm12 are very small, yet the chairs on rm5 balcony, which is a smaller room, are lovely, all rooms should have these as I couldn't sit on my balcony due to this
Walls are very thin, both myself and my friend in a different room on a different floor didnt sleep Tuesday due to a guests loud snoring (I know this isn't the owners fault, I'm just saying the walls are rather thin)
My friend had rm 5 which I believe is a compact double, I had rm 12, a larger room but I feel rm 5 was better, better seating on the balcony and also more privacy either side , if the balcony on rm12 was the same as rm5, it would be perfect

. The view is amazing . Staff lovely especially Beth who is so good , looks after you and nothing is too much trouble for her . Even though short staffed and she did quite a lot by herself. She is jack of all and a little diamond
Breakfast was gorgeous, piping hot for the cooked, and also a good choice of cereals, yogurts, fresh fruit etc . We had a lovely evening meal, the fish I had was delicious and my husband devoured the fish pie . Unfortunately we only ate the one night due to staff shortages I believe ,so can't comment on anything else on the menu 😔.
We didnt want to go to a busy place and The Downs was just right for us .
If you are looking for a relaxing break this is for you .
Shower in room 11 could do with being replaced if I was honest . Understand not a power shower but was very hard to wash soap.out of hair etc . We did ask about it and did what was asked of us ( pressing button ) but still not great .
In saying that it really did not affect our stay . Just took a bit longer for a shower .

The location and the staff were fantastic. Really nice breakfast and good value for money overall
The room was very small but to be fair it does state it was a compact double and the water pressure was so bad my wife couldn't wash her hair but there was a sign saying there were issues with the water supplier. Decor was a bit dated but we have had a tough couple of years so I imagine the budget for renovations is a little low

excellent extensive menu for breakfast, of excellent quality. Evening meal is also good quality and plentiful with a large menu. the staff were friendly and helpful along with ed n kath the owner

The Hotel is in a fantastic position, the rooms are adequately sized and the staff are lovely. The breakfast is amazing as is the waitress.
