Parking in the back, breakfast was great, Ross was friendly
The room was small, the shower took forever to get warm.

Breakfast was EXCELLENT every day! Lots of choices, simple process of filling out a little paper every night on what you wanted. Ross was friendly and had great ideas on things to see and do. We forgot a kindle when we checked out (didn't know of course) and he got in his car and found us before we even got to the train station.
No complaints at all. The stay was wonderful!

Accommodation was very clean, room was spacious enough. and comfortable bed. Within 10 min walk to town centre. Breakfast was nice, plenty choice.
We found Ross nice but felt he treated us a bit like children. We got a row for not using the secure door code when we first arrived. However, although we knew to use it after checking in, as we arrived mid afternoon we felt it was rude to use it before we had even met the host. (maybe that was our mistake when reading the email we got, felt Ross snapped at us a wee bit and we had only just arrived). We also got a row for not using a milk jug at breakfast in the morning (my fault, I didn't see them) and then on checking out when I checked if we needed to pay the host or if Booking.com just took payment from our account (first time we used them), we felt he was angry we did not know that we had to pay him before leaving. Maybe just tell the customers that when they arrive, just in case they are not sure. Just felt a wee bit like being told off, like we were children. Sorry Ross don't mean any harm but review should be truthful. Despite these little things we had a lovely stay.

Excellent breakfast. Best breakfast i had in my 2 week in scotland. Very good room service as well and a nice quite area. Owner is friendly and a cool guy as well.

The location of the guest house centrally placed in Inverness - excellent.
The room had a fridge - very useful.
The breakfasts are freshly cooked to order and personalised.

The room - Very compact and space limited.
Limited storage facilities in the room.
The entire establishment requires a refurbishment and modernisation of the provision.
No provision for people with mobility issues. The rooms are all located on the first floor of the building, with access via two flights of stairs. The landing in between the stairs has limited space and manoeuvrability. No assistance is available for guests' luggage.
Limited instructions were provided on protocols and procedures. Issues arose in the morning in the breakfast room, when guests unknowingly seated themselves at the wrong table, creating unnecessary issues and confusion.
A very disappointing welcome - Check-in times are between 3.00 pm - 7.00 pm and I anticipated there would be someone to welcome me on arrival at the establishment during this period. Advanced Instructions provided: If you are going to arrive late your room key will be left on the reception table in the hall and a door code provided to access the building. I provided written notification in advance I would be arriving between 6.00 pm - 7.00 pm, and telephoned on the day to further confirm the time of my arrival. I arrived at the property at 6.25 pm (on time). Initially, no one answered the door and when the owner of the establishment eventually arrived and let me into the building, he complained in a disgruntled manner, that I had not complied with his instructions and accessed the building via the door code etc. (which I did not possess at that moment, hence, why I required assistance accessing the property). Not a welcome I had expected, after arriving on time, and complying with the advice and instructions given.

i like the room it was very spacious with a unbelievable comfy bed .and the bathroom with shower was very clean and functional .
ross who i found to a very admirably fellow provided a full scottish breakfast on a hot plate which kept food warm ,and it was very flavoursome .in addition there was a great selection of other breakfast foods all available in a clean room with scottish character.

Loved our 2 night stay in this delightful home. Our King room upstairs was huge and was well presented and maintained, along with the bathroom. We looked out to the front garden and street, it was lovely and quiet in the evenings.
Walking distance to the main part of town was easy as it is all flat.
Car park behind the house has plenty of room.
Breakfasts were excellent, plenty of choices.
Ross was a generous and very friendly host who made our stay very comfortable.
We enjoyed our stay very much.

The overall experience of staying at the Royston Guest House was good.
The house was very nice.
The details were impressive.
The owner. He was condescending to me, more than once.
The rules and such were a little too strict for me.
We were ten minutes late for breakfast one morning, and he wouldn't serve us, even though
there were no other guests present. The other two mornings we were there, we have to leave early, so we received no hot breakfasts during our stay.

The person who runs the facility didn't welcome us in a friendly way. We had a wifi issue when we came back late evening to the room. We asked for help. He knocked on our door with a quite rude attitude.

Bathroom was adequate as was the room size but we only used the rooms to sleep and the bed was extremely comfortable.

Nice old house and a friendly caretaker. Abundant breakfast and private car park. Location within 15 minute walk from the town center, shopping mall and major sights.
The house at the first sight needs a bit of clean up, but at the same time the slight mess inside adds a bit of causyness and makes you feel like at home, so it is not an important disadvantage.
