we felt we weren’t the right audience for the hotel. we usually go for places with a relaxed and informal vibe, where there are nice areas to relax and loads of opportunities for kids to play. The hotel felt a little formal for our taste with expectation to guests to consume something constantly as there wasn’t too much else to do. we wouldn’t recommend room number 6, since you can’t see out of the high windows, so it feels a bit dark.

The hotel is located in a wonderful location, in a peaceful environment. The rooms are arranged in accordance with the historical character of the building. The beds are a bit uncomfortable because the mattress moves on the frame. The breakfast is good, with a sufficient selection, the selection of cereals and fruit is somewhat smaller. The restaurant staff are very friendly and helpful, but unfortunately, I can't say the same for the check-in staff. T
The staff at the chek-in is purely professional, but you don't get the feeling that you are welcome in the hotel. Also, it hasn't happened to me in a very long time that I wasn't asked at a hotel or other accommodation if I might need help with my luggage. The room was on the first floor, accessible by very narrow and steep stairs, so it was difficult to get the suitcase up them to the room. The door to the room is old and doesn't close well, so you don't feel safe, even if you lock the door, it opens with a stronger pull.

a place was absolutely beatiful. we areived as there was a small wedding - not only it din nit disturb us, but on the contrary it added a nice atmosphere to the whole property. territory was great, poll, and the most amazing italian breakfast with best coffee, breads, juices and local meats. breakfast was far beyong expectations.

Location is a bit out of the way, within 40 minutes drive to Sirmione and Verona. Missed the entrance to the hotel 3 times, as misleading sign.

outside the villa is nice
filthy. there were so many insects, rooms totally infested. the hotel just said it’s because the hotel is in the middle of nature so is usual. one insect causing lime disease was left dead in a drawer, not removed by cleaners. absolutely terrible attitude from staff, most were miserable and not happy to help. large centipede crawled out from the baby cot bedding. they laughed when I asked if they do eggs Benedict for breakfast - very basic breakfast for 4 star and chef not there when breakfast time starts. facilities are very basic, toilets by the pool are squat toilets. we had 2 rooms, travelling with 6 young kids and they had my husband on the 2nd floor of the villa with some of the kids and my room with the rest of the kids in an out building not even part of the villa in the ground floor. be aware if you booked to stay in the villa, your room may not even be in the villa. staff did have sufficient notice of our booking and I requested the rooms together so it was a bit if a nightmare on a family holiday to have the hotel split us up. pool is not heated, we went in august and it was very cold to swim in the pool. pool opens at 10am so no chance of an early swim to do laps while quiet. anyone can use the pool, you don’t need to be a hotel guest so the pool does get very busy with people from outside. I did feel cheated as we spent a lot to stay in the villa for it to be so busy with day visitors. after check out at 10:30, pool access is 15 euro each and towels 4 euro. furniture in the room is totally oversized and inappropriate. drawers too thin and wardrobe hangers I could not reach. you get cards for towels and if you don’t return the card at check out they charge 25 euros. they charged us for our 4 year old who was sleeping in the same bed as me - due to the tiled floor, it’s not safe for her to sleep alone on the bed because she moves around and falls out.

No balconies in the rooms, 2 Euros for the bottled water in the rooms is a bit steep (considering the cost of the room one free water bottle/day would seem resonable)

We loved the surroundings so beautiful. the quality of wine was exceptional. Marco and the ladies at reception were very helpful. Manny the waiter was the highlight of our trip he was so lovely and had a great sense of hospitality.
There was no shuttle bus so it made it quite inaccessible. Also there was no night time entertainment or even a CD playing to create ambiance in the evenings.

We loved the hotel, the room, restaurant and staff. Our expectations were exceeded on every level. Staff were friendly and helped suggest outside activities. The villa was beautiful and comfortable. Excellent food and exceptional staff at the restaurant. Beautiful grounds.
