Perfect stay, best Bed&Breakfast we ever saw :-)

Definetively Ness and Phil, who did everything to comfort us. Both are superfriendly and it as a pleasure to meet and talk to them. Besides them it was their nice and perfect house and rooms. We enjoyed our stay their pretty much. Also the breakfast was very delicious.

Short but very lovely stay in Lynton!

Lovely seaside guest house. Large comfortable room with lovely pillows on the bed. Kind and accommodating hosts. Well organising with an outstanding breakfast. All the breakfast was homemade and freshly cooked.

The only downside was the fluctuations in shower temperature in the morning bit everyone was up and getting g ready for the day.

Best stay we've had!

Phil and Ness are amazing hosts. The room was beautiful and comfortable, had everything we needed. Breakfast was fabulous. We WILL be back!

Really enjoyable

Breakfast was 10 out of 10, homemade bread and marmalade and cooked superbly. Lots of choice and Ness and Phil were the perfect hosts. The location was excellent, a fabulous view and a short walk into Lynton.

Exceptional

The hosts were lovely and very welcoming, the breakfast great and the facilities were comfortable and everything we needed. The location was very handy to the town and the Valley of the Rocks and the railway. Highly recommend.

Everything! So welcoming, clean & well maintained, and they couldn't do enough for you & not forgetting the excellent breakfast.

Only thing i struggled with was the hill to guest house & 2 flights of stairs.

Comfortable & felt right at home!

Breakfast was lovely - a lot of variety! We loved it. The full breakfast was cooked to perfection. Our room was beautiful and very comfortable! The hosts were very friendly and made us feel right at home.

We would 100% stay with Phil and Ness again, thank you both.

Great location with stunning views. The hosts Phil and Ness are lovely and very attentive. The breakfast was wonderful. The shower was wonderfully powerful, the rooms are very clean, bottled water beside your bed everyday.

The only thing negative I can say is the mattress in our room does need replacing, the springs have definitely gone on it. But I feel sad even mentioning it because Ness and Phil are so wonderful and everything else about this B&B 10/10.

The hosts were brilliant and made us very welcome. The property was very comfortable and clean.

There was a great choice for breakfast. We loved all the extra little touches.

We had a little problem with the shower being in the bath.

Our best stay during our week in Exmoor, highly recommended!

Fantastic location in upper Lynton with stunning views over the area. Very friendly and helpful hosts. Breakfast was delicious, cooked to perfection. We loved this place!

Wonderful

Fabulous hosts breakfast was excellent, rooms had all we needed views amazing and great location. Local restaurants recommended by host absolutely wonderful and to top it off the weather was beautiful. We have rebooked for September.

Perfect stay with perfect hosts in lovely Lynton.

Rockvale House more than lived up to our expectations. The accommodation was lovely and immaculately clean, with beautiful views over Lynton. The breakfast was both perfectly cooked and presented . The best thing about Rockvale House is the hosts. Phil and Ness are both lovely and give guests such a warm and friendly welcome, without ever being overbearing. We would absolutely recommend a stay here.

After an enjoyable and relaxed stay at Rockvale we returned home with a determination to return.

The hosts are very friendly ,homely and helpful. The breakfasts are exceptional ,cooked and served with a genuine desire to please.

Fabulous stay

The welcome was personal. You are treated like friends. The room was quiet and clean, and the bed was very comfortable. The location was central and they have parking should you need it, but very close to the bus stop. The breakfast was outstanding, and the homemade marmalade took me back to my childhood, making it with my mum. Very accommodating of dietary requirements.There is a lovely bar and lounge area, and you are free to come and go. Will definitely be going back, Phil and Nessa are exceptionally hosts.

Phil and his wife are both superb!! They are warm and friendly. The house is so clean and tidy. Breakfast was fantastic! I'd definitely come back to them if I visit Lynton again.

We really enjoyed our stay at Rockvale House. Phil and Vanessa were extremely welcoming, the view from the dining room was stunning, yummy breakfast and everything was spotlessly clean.

Our first trip to Lynton

Phil and Ness greeted us with the warmest of welcomes, they made sure we had everything we needed for or stay and the breakfast they served us was absolutely fantastic, lovely lovely people.

On arrival we were welcomed by Ness & Phil, it was so nice to feel such a warm welcome, nothing was too much trouble. A lovely comfortable room and bed. Breakfast, one word, fantastic, cooked to perfection, home made bread and marmalade. Fully recommend to all five stars.

A most enjoyable stay at Rockvale House!- Wonderful hosts; nice views, comfy room and great food!!

The breakfasts were absolutely delicious! The hosts, Phil and Ness, are very meticulous as they want to ensure their guests are well looked after. The home made jam, bread and wonderful coffee added to the yummy breakfast meals!! :) The hospitality far exceeded our expectations and we loved our stay. Our room was super clean, comfy and we could not get tired of the wonderful views from the bedroom!

Stunning view across Lynton from window. Immaculate room. Very welcoming and homely. Superb breakfast of excellent quality. Hosts were friendly and helpful.

Satnav took us to wrong place therefore need prior advice about location - it's up from the tiny cinema! Cannot fault anything about our stay!

Practically perfect in every way!

The hosts were very welcoming and accommodating and went above and beyond to make sure we had everything we needed. The room and the views we had were gorgeous, it was exceptionally clean and had everything from tea to toiletries in our room. Breakfast was delicious even the homemade toast and marmalade. We couldn’t have asked for a more friendly, welcoming and wonderful stay there. Highly recommend!

One of the best Guest Houses we have ever stayed in.

The location of Rockvale could not be more convenient. It is quiet and yet within 2 minutes walk of the centre of Lynton. Rooms are spacious, beautifully clean with modern decor. Breakfast each morning was a real treat with a wide choice. Ness is a great cook and everything was freshly cooked to order.

We spent a fabulous week with Phil and Ness. Their attention to detail, service and hospitality is second to none.

Our hosts went out of their way to ensure we enjoyed our stay.

Table well presented, breakfast excellent and impeccably served - they even found us some Marmite! Availability of a Lounge (and Bar!) was a bonus.

Phil & Ness were very attentive to our needs. The breakfast was first class. Lots of books and guides were available. The location was excellent and only a couple of minutes walk to the shops, the Cliff Railway and several cafés

We were made very welcome from the moment we entered the property. Phil carried our luggage up to our room. the out it our stay we were taken care of. our room spotlessly clean. we had bottled water & little Easter eggs each by our bed. thought that was lovely, every morning we had lovely breakfast, what can we say thank you very much for making our stay comfortable. 5*
