The hotel is great and the staff is wonderful. The hotel is a little way from the city center so if you want to stay where the "action" is you will be about a 15-20 minutes walk from the city center. But the walk was pleasant and the hotel is right in front of the boardwalk which is great for a morning/afternoon walk.

I liked this hotel and the staff so much, I stayed a couple extra nights. Eric is an incredibly hard working, kind, helpful person. I asked for a recommendation for a LAST MINUTE tour to Ometepe Island, and within half an hour on a Sunday, he made it happen. The location is near the water, nice to walk around even at night. On the 2nd floor there is a nice view and hammocks to rest. Peaceful, except for some drum practice in the evenings, which was great. The breakfasts were wonderful and gigantic: eggs, ham/bacon, fruit, beans & rice, bread, juice and coffee/tea, sometimes pancakes. A sweet kitty a part of the family. Good Wi-Fi and AC. Not a far walk to restaurants and the main square of the Cathedral. Also not far from beach area where they do the islet tours.
My room had a water leak from the rain that got my things wet. But I was moved to a different room immediately.

awesome location and good bathrooms. fast and easy check in. awesome room view
it was extremely dirty as if they had not cleaned in months. linens were stained and dusty. spiderwebs everywhere upstairs, it needs tons of maintenance. It did the job since we only needed a bed to sleep on and a bath to bathe at but dad conditions. it has a lot of potential.

location
Poor maintenance, terrible customer service, dusty rooms, leaks, humid smell, bad air conditioning, only cash was accepted, beds were old, smelly and not comfortable.

The room was smelly, dark and it was loud. Next to a party place.

The facilities and the service wasn't the best

I precisely book this waterfront hotel to be away from the downtown noise and have a peaceful stay and get some beauty sleep away from the bar and party noise. Coming to find out there is extremely loud loud music on from 5 in the evening to 6am. And the hotel owner or the staff can not do anything about.
You wont sleep here unless you can through war zone or i don't know, maybe you're able to turn off your hearing device
Extremely loud music from 7pm to 6 in the morning from the bar next door. Yes till 6am every damn night i stayed there. I didnt sleep for three night and ruined my mornings. worst stay ever to be honest.
staff were nice. Room was ok. Im sure a rat family lived in the ceiling of my room. Particles fall efrom ceiling over the bed daily. Air Conditioning unit is maybe 20 years old. It took at least 2hr to make the room a bit cool to be able to stay in there. In addition the staff turned off my AC when i went out to lunch from the main electrical switch board to save money and lied to me saying that the switch shorted and was turned off. i came back to a boiling hot room again. Again stuff were nice its the owner that is a rude unprofessional person.
First night i asked the staff about the loud music. I was told it will be off by midnight. They housekeeper live there or they know of this issue and clearly hiding it from me. Music was off at 4:30 am.
Second night same. The guard supposedly went out and talk to the bar(s) to lower the music a bit. Music was off at 6am. No joke.
Third night i lost it in frustration and wanted to move out at 3:30 am. And that is when they tell me they have issues with this place and unfortunately they cant do anything about it.
I asked for my money back as i wanted to leave in the middle of the night. She said she doesn't have control of the financials and promised that her boss will do so in the morning. I left a review on booking and messaged the boss on the app asking for a full refund. He responded saying to delete the bad review and i will fully refund you. i responded the review is irrelevant to this situation.
I slept for three hours.
Asked for my money as im packing to leave. No one was able to help me and the boss not responding. Coming to find out he live in Italy and managing the place himself. Wasn't responding and instead called the cops on me saying i need to leave. Lots of bad energy. Avoid this place.

The girls at the front were great. Check in was easy and smooth. The view from my room of the lake was incredible.
8.0 / 10.0
It was across from the lake and our room had a nice view. The hammocks were great. Bed was comfy, very clean.
It needs some repairs such as stairs leading to balcony rooms, and the free bicycles are pretty rough.

The location on the malecon is beautiful.
The bar next door had the music playing extremely loud, very late in the night, which made it impossible to sleep even with ear plugs.

The staff were very kind and attentive and there was someone there to open the gate 24/7. The air conditioning unit kept the room cool, a rarity in other hotels around Granada. The location in front of el malecón was super convenient for visiting the beach, taking a cheap taxi to La Leona, walking to La Calzada for tons of bars and restaurants, or simply enjoying a sunset or sunrise at the pier.
The bed springs were a bit uncomfortable but that’s about it.

Angela was absolutely wonderful and accommodating, even walking with my husband to the restaurant at night to pick up dinner.
The view is beautiful.
The rooms were a bit small but fine. There are only 12 rooms here so that was perfect.
