Wonderfull spot friendly Hosts

Annies was a wonderfull spot, the owner was friendly and helped us find them as we were arriving at night just after the storms. Definitely recommend Annies B&B

A very warm welcome on a cold night.

Due to our late plane departure & other problems, the host Peter stayed up way past our due arrival time to meet & greet us. He cooked a beautiful breakfast for us the next morning. The cottage we stayed in had everything one could possibly want or need. The bed was huge & very comfy.

Great stay with all home comforts - strongly recommended!

This is a great stopover close to State Highway 1 close to the charming town of Warkworth. The owners have set up several units just a few minutes drive to Warkworth with its amenities, yet it feels like being deep in the country. Our unit was completely self-contained with really comfy beds, a great shower ensuite, well equipped small kitchen and comfortable lounge dining area. Outside was a small patio looking onto the pretty garden. The units were heated and there was a good quality TV. Parking just outside the front door. An added bonus was the excellent breakfast, with a good choice and delivered to the unit. Peter was very friendly and helpful and the stay was excellent value.

Nothing, but don't forget to spray if you're having dinner outside at dusk!

The ultimate in excellence

On every category it was a 10+ comfort of the bed was fantastic and breakfast the best we have had in our many travels and stays in all sorts of accommodation. Would recommend Annie's B & B as the best and most cost effective accomm we have ever stayed in, with the hosts going that extra mile and making sure that all our needs were met and more.

Fabulous B&B

Spacious, comfortable and well appointed. All the facilities were available that you might need. Fabulous cooked breakfast, with extra toast and jam. Far bigger than we were expecting for a b&b.

Following friends recommendation, we are very happy to have chosen to stay at Annies.

We thoroughly enjoyed the breakfast - very sufficient and tasty. We also found the bed and pillows were very, very comfortable. We now find ourselves comparing everywhere else to that night at Annie's. haha

About the only thing I (Sharyn) can think of, is the lighting in the bathroom was a bit lacking, but that is really not that important.

Definitely worth a visit!

I was given an upgrade (!) and enjoyed a lovely suite. There was everything you could need there...and more. The fridge has a selection of goodies and essentials. There was a great choice of options for breakfast, mine was delicious. My host was very friendly

The house was fairly close to the main road, so there was a bit of traffic noise, but that wouldn't put me off staying there again

A very easy and relaxing overnight stay

Annie and Peter were lovely and attentive hosts. The cottage itself was well cared for and had anything you might need for a couple nights stay. The garden was also very beautiful

Great place, great breakfast.

Annie and Peter are lovely people and make a wonderful breakfast. The covered outdoor area is great to sit at. Very well equipped and comfortable. This was our second visit to Annie’s and it was as good as we remembered it.

The room was a bit hot to start with (but it was a very warm day). Teddy found the egg chair a bit big! LoL.

Erg fijne b&b!

Annies ligt aan een drukke weg, maar je merkt hier niks van. We hebben er 1 nachtje geslapen, omdat we onderweg waren naar een andere plek. De ruimte was erg ruim en mooi ingericht. Ook buiten was een grote ruimte waar we lekker konden zitten. Smorgens kregen we ontbijt, wat we zelf mochten kiezen, zelf geserveerd.

Excellent value with amazing breakfast.

Very comfortable unit with good facilities and nice touches like sweets, biscuits and milk to welcome you. Attached to an antiques shop so lots of nice trinkets in the room. Bed is the deepest mattress I think we have ever seen and very comfortable. The breakfast was a full cooked delivered so we ate in the covered entry. It was lovely and so much of it. Peter was a really nice guy and we would thoroughly recommend his place. Thanks.

Bit of road noise off the R1 but then that is why we chose this as a stop over heading north

Very convenient to Warkworth, this wonderful bed and breakfast had everything we desired

Everything we hoped for was present at this fantastic lodging. Peter, the host, could not have done any more to have helped meet our needs though-out our weeklong stay. The breakfasts were superb and we were able to enjoy them sitting out on the porch taking in all the beauty of the garden setting. On about half the mornings we were joined by a beautiful kingfisher which sat on the fence watching us eat. Peter and Annie are real stars and visitors will want for nothing.

Outstanding hosts; a beautifully presented cottage & garden; very welcoming and comfortable.

The breakfast was very wholesome and served fresh. We were offered a generous range of options to choose from. It was delivered to us at a time to suit, and with warmth and friendliness by our lovely host, Peter. It was a delight to be able to enjoy the outdoor setting on the deck overlooking the lovely garden. Excellent bed, bathroom and relaxing living areas. Private, comfortable, relaxing and very welcoming hosts. We will definitely return here.

Very pleasant, would highly recommend!

Everything you could think of that you might want, they had available if needed, at the cottage. So many nice little touches. Felt like a home away from home. Absolutely beautifully decorated and the bed was huge and very comfy!

We were expecting a comfortable B&B bedroom and were most pleasantly surprised to get a fully equipped cottage with private outdoor area and garden attached. The breakfast was delivered to the door and outstanding - better than anything that was served in a restaurant or cafe during our trip in NZ

Exceptional accommodation and service. We were in no rush to leave.

The cottage was exceptional, the decor and facilities were superb. Felt at home instantly. The best bed I have slept in. The host was lovely and very helpful , and the hot English breakfast delivered to the cottage was very generous and thoroughly enjoyable. I have already recommended to friends.

A super well maintained and very comfortable little home with welcome treats & good brekkie provided

What a super place to stay. Your own private little home that is well fitted out in the kitchen. Extremely comfortable large bed with quality linens. A wonderful undercover eating, relaxing area. Welcoming quality teas, coffees, fresh milk, juice, chocolates and quality biscuits. Breakfast delivered on time to my choice of timing and my choice of food. Just 2km to an enormous supermarket.

The main road nearby has trucks from about 5am that can be heard (but not through the night), and the room has a common wall with the owners - who you can hear through the wall.

This is a perfect home away from home. Cute, comfortable and clean.

Very friendly host. Cute cottage with everything we needed. Very clean, private and spacious. The breakfast was delicious and plentiful.

Everything was fabulous. We are returning in March 2024.

Cosy Hideaway

It was our 55th wedding anniversary and our girls wanted to surprise us with Gift Basket but weren't sure it wld be delivered in time so they rang Peter at Annie's B and B and told him what they wanted and he was very obliging and made up a basket with all they wanted in it and wrote a card too. It was a great thrill. He is also a great communicator and fitted in with our plans. It's our second stay there and somewhere we look forward to going back to.

home away from home....everything you would need. spacious,lovely decor. large bed with quality linen. lovely bathroom with good shower. nice lounge area with large t.v.and lots of books. stove and microwave to use. excellent breakfast.
