About this house rental
Our villa is furnished in a casual tropical island theme. It is ideally located, just steps away from the pool, tennis courts and spa. Our Hawaiian style townhouse is an end unit with windows on all four sides, 17-ft high living room ceilings and no one above or below you. Having a bedroom and a bath on each level provides additional privacy. We furnish free high speed WiFi, 3 flat screen TVs, and a DVD player. In our well-equipped kitchen you can grill fresh fish from the local market and even enjoy farm fresh fruits and vegetables from the nearby Kona Farmers' Market. Brew a cup of 100% Kona coffee and enjoy the variety of world-class restaurants on the Kohala Coast.

From start to end this Villas provide a level of comfort that makes a visit or long stay on Big Island pleasant. Its location is convenient for dining out, beach access and located in a community where a morning or evening walk is enjoyable. Accurate description of this VRBO made it easy to engage with our host and quick responses should we had any questions. Given the opportunity, my wife and i would rent again. Great property. Mahalo.

Pleasant stay in the Colony Villas with the golf course right beside you. No one above you, so a nice spot to enjoy the quiet after a busy day of beaches and sight seeing. If you enjoy walking, the shops and AB beach are within walking distance, as is the coastal trail from The Hilton around the bay to the end of AB Beach. Lunch or Happy Hour at Lava Lava is fun and right on that same beach.
We really enjoyed our stay. Comfy bed and 2 full bathrooms was really convenient.

The property manager is very quick to respond and curtious. It's a roomy two story condo in a nice, quiet area. The property itself could definitely use an update. There were many things that were broken or damaged. I would not stay here again, mainly because the quality wasn't worth the money.

When we all walked in we were all very happy with how clean and beautiful this condo is. It is very well stocked.
It is located in a great place, gated, and only 20 min drive to Kona airport and Costco.
You can see the pool and it is just a short walk to get there. Quite nice. I would definitely rent here again.

The location was close everywhere we wanted to be and the villa itself was very inviting. The photos don’t do it justice. The kitchen was fully stocked for cooking, the beds were very comfortable, the a/c was super-efficient, and the decor/art added a lovely touch. Beach chairs and umbrellas were also available - a real plus. Highly recommend.

This condo was in good shape, clean and well stocked with essentials. The location is great, right next to the pool . The property is quite and well cared for. The only negative was requiring a key to exit the pool area if you needed to use the restroom.

Great property and location even if away from Kailua-Kona. We wanted to be closer to Saddle Road for cross land trips. We liked the 2 floor floorplan and a corner unit. It's obvious the owners care about their Hawaiian vacation home. Neat, clean and fantastic instructions!! The Waikoloa Beach Resort has everything. Only a few trips to town to Costco and Safeway. We highly recommend this vacation rental.

The condo is very attractive and the kitchen, in particular, is complete with what you need. It is situated in a beautiful resort with excellent fitness and pool facilities.
The condo itself is very nice, but there are minor repairs required like a drawer in the kitchen that pulls out of the frame, closet doors that don't stay on the rails, etc. - nothing that dramatically impacts a stay.

Summarize this condo with one word: Pool! The condo was right next to the pools and was awesome!!! Talk about being well stocked, Jim has everything you might need and more. Kids stuff, check, grill stuff, check, beach stuff, a real blender, etc. It's clear that this isnt "just a rental" because they have everything that a real place would have if you stayed for more than a few days. Great place and I would hands down recommend to anyone that wants to have all thr comforts of home in paradise!!

We appreciated the VERY short walk to the pool. It was <30-seconds from the lanai. We also appreciated the AC, washer/dryer, and fitness center, which has a separate weight room and cardio room—both near the pool. The nearest BBQ grill is also near the pool. Note about the pool: you need the gate key to get in and out of the pool area.

Everything you see in the pictures is not what you get. Let’s just say the villa has not been updated since the owner purchased the property in the early 2000’’s. It’s been poorly maintained and needs a deep cleaning and refresh. The master shower has pink slime. We had to go to the store and purchase. cleaning products in order to feel somewhat clean. In addition, everything is labeled. For example each fan, rocker light switch. The fire detector is not in the master and the ones in the hallway appear to be out dated. We moved out of this place on day 3 of our 8 night stay and had to pay for a new place. What the owner does not tell you is that there is a Nest on the place. When you leave for ANY reason he wants you to turn it off. We would leave an not trim it off, we would turn it to 75 because who wants to come back from the beach or pool and wait for the place to cool. Well, the owner must monitor the Nest from his phone because we would come back and them temp would adjusted so the air would not come on. We felt our privacy was violated and didn’t feel safe there. So we had no choice but to move our family. Again, he doesn’t share anything like this until the day before your trip, and you are stuck.

The owner was quick in responding. No hang ups on finding and getting in. Well stocked with what was expected by us. I only marked down slightly in that the condo was due for new carpeting and a few updating moves. Appliances were new and worked well. We would stay again.

The location is great, close to pool and hot tub. The house seemed to be missing some minor ammenaties such as bath mats and a mop. The garage had no access, so we were not able to store our surf boards there as planned. There's only 1 dedicated parking spot per into, otherwise you gotta park pretty far away. But overall enjoyed our stay and the place.

Location was great. Unit is spacious, clean, and faced the golf course in Waikoloa Beach Golf Course. Kitchen and outdoor patio furnitures need to be updated. My hand was burnt pulling dinner out of the oven because one of the oven mitts gloves had a hole in the seam. Kitchen pan handles are loose and you will need to be careful using them. Kitchen not as well stocked as other units I was in for the prior weeks. One of the patio chairs also had a huge rip in the seam that you would fall through if you used it. If some of these cosmetic items are updated, I think the unit would be great. The prop manager can also be very slow (more than 12 hours) to respond so plan ahead of you’re planning to request anything or want to extend your stay.

Our Family of 5 stayed here and the place was great. It was close to the pool which was nice for small kids. Plus the place is close to all of the shopping at the Queens and Kings shopping area. The beach toys, chairs, umbrella and snorkel gear were perfect for the beach. This area is close to many beautiful beaches and the best whale watching on the Big Island. The W/D was nice to clean all of our dirty clothes and beach towels. We loved our stay!

Spent a week here and had a wonderful time. The villa was perfect for our family of 4. Nicely equipped with everything that we needed. I never cooked but the kitchen is fully stocked with dishes, cookware, some small appliances, and lots of spices. There are also plenty of beach supplies...chairs, umbrellas, snorkel gear, and nice big beach towels. The villa is quiet and the grounds are nicely kept. It is easy to access the gated community and has a designated parking spot right outside the villa. There is a very nice pool close by. The location is close to gorgeous beaches...highly recommend Mauna Kea and Hapuna which are postcard-perfect beaches! Queens Marketplace is down the street and has shops, restaurants, a mall-style food court, and a grocery-type store. The grocery store (Island Market) is definitely worth a walk-thru...lots of yummy ready-to-go food. We stopped there a few times to grab food before or after the beach. Kona is a short drive away and was so much fun to wander around in. We had a wonderful family vacation and would return to stay at this villa in a second!

We had a wonderful week long stay. The development is quiet and peaceful. The kitchen had everything we needed to make meals, more utensils and implements that many of the places we have stayed in the past.
The pool is just a few steps away from the patio door. Beach chairs and boogie boards made going to the beach a snap.
I had made a mistake with my dates when I initially made the reservation. I quickly contacted Jim who made it easy to add an additional night. He was always responsive in a timely and friendly manner.
We would stay there again.

Please know that I have travelled to Waikoloa for many years and this is the worst experience I've ever had with a rental. The property is not well maintained nor cleaned properly. There is a definite smell of mildew in the upstairs washroom and it hasn't been deep cleaned in a very long while. We asked for it to be cleaned and were told it would cost us $100.00. We stayed for 35 days and got no discount whatsoever. We paid top dollar for a very average, unclean place. The owner never returned our calls of which there were at least six. We were told he was unwell with the flu but for 35 days? I don't think so. The air conditioning was an issue. The owner controls it remotely. The air conditioning would kick out before we woke up! Very annoying to have to get up and turn the AC on every single morning so you could sleep comfortably. The beach chairs were broken and useless. They were replaced after complaining but this should have been done before we got there. Also the Microwave was broken. It got fixed but we shouldn't have had to complain about it in order to get that done. You are not allowed to use the garbage disposal. You are given one pool/workout room key. Ridiculous! You not only need the key to get in the pool but you need it to get out. We asked for a second key but never received one. This means you are constantly having to coordinate with others. Not good. I would not recommend this place. The owner clearly does not care about the comfort and well being of his guests.

Great place! Location is wonderful - quiet, but near the resorts if you want to access their restaurants, etc. The public beach is just short drive away, nearer the entrance to the Waikola Beach complex. Shops are handy, with some access to groceries. More groceries are available in a larger store in Waikoloa Village, just a few miles away, or at the Shops at Mauna Lani, just a couple miles up the road. We walked and walked along the shoreline trail in several places, along the lava paths and the beaches. A walk south of the Waikoloa Beach takes you along some beautiful sand beach with very few people there, and it was glorious at sunset. We highly recommend spending time at Kiholo Bay a few miles south and Hapuna Beach a few miles north.
The condo is just as shown in the photos. Comfortable, quiet, right by a very nice pool (and close to the dumpster and recycling bin to make that chore easy!). The kitchen is very nicely outfitted with good quality dishes and cookware, everything you need to make and serve meals. We really appreciated the amply supplied spice rack and that guests are allowed to leave things like oil, mayo, mustard, etc, so those things can be shared and not wasted.
It's also very nice to have the beach chairs, umbrellas, beach towels, etc - not something we've found at every vacation rental. Soaps (dish, dishwasher, laundry) also. Many thoughtful touches here to make the stay easy and make guests feel right at home as soon as you arrive. So handy and much appreciated.

We all enjoyed our 9 day stay at Jim's townhouse in Waikoloa beach resort. It is located in great spot for island exploration which we took a full advantage of. Townhouse is well appointed, nicely decorated and located few steps from the main swimming/spa/BBQ area. Fantastic location!!. You feel like staying at your own place. Owner very east to deal with and responds to any query promptly. Big Island is a great place to explore and find your own adventure. We went scuba-diving, hiked Pololu valley, explored Hamakua coast, hiked to the waterfall, explored and snorkelled many beaches in close proximity to the accommodation. The only regret we have is that we could not stay any longer. Thank you Jim for hosting our family. We will be back, Mahalo.

The unit was clean and close to everything. Jim was very responsive to fix the issue we had with the power in second bedroom going out. The pool was close which made it nice for a quick swim. We hope to come back again one day!

We stayed here for 8 days. It was a great home base for exploring the island. The place was clean and perfectly situated near the pool/jacuzzi. Parking was super convenient. The two shopping centers nearby were very handy, especially the markets (although expensive, of course). We went to the free luau at the nearby Mauna Lani and were delighted with the show. The only complaint I had was that the mattress of the pull-out couch was the most uncomfortable thing I've ever experienced. Our kids pulled out the bed to be able to watch TV and mentioned how lumpy/wiry it was. They weren't kidding. It would really be worth getting a better mattress or at least having a foam topper for it. It would have been pretty awful to actually try to sleep on it. The beds in the bedrooms were just great, as was the rest of the place.
