I picked up this place over standard places like Holiday inn etc, to enjoy the authenticity

The owner was kind enough to forethink, give me a lift from the train station. He contacted me at the time of possible arrive at the town and saved me taxi.I really appreciate that. It was freezing cold that day he had already put an electric heater on top of normal heating system to get the room warm. Another appreciation well deserved.

The cleanliness… The pillows and cushions were not clean, actually they were smelling awful, obviously not changed after last ( maybe a few last ) client(s). I had to pick one that smells less and put my own clothes on it to get into sleep. In the morning when I got up I saw the blood stain on the bed sheet:( I felt really awful. Clean sheets and pillow cases is a very basic thing in hospitality isn’t it?

Comfortable, easy and convenient no-frills guesthouse

I had a very comfortable and convenient stay at the Westham and would be happy to return. It’s in a good location for both Warwick and Leamington Spa town centres, plus you have two large supermarkets a minutes’ walk away (including petrol station, ATM, Costa coffee, and McDonald’s) so it’s really convenient. I appreciated having the kettle, microwave and toaster in my room – much better for me than having to eat out all week. The room was warm, bright and spacious, the bed was comfortable, and the host, Paul, was really accommodating and flexible. He very kindly let me check in early as I’d just come off a long-haul flight and needed to get straight to bed. That was a lifesaver! I’m not putting these as ‘cons’ as they’re not, they’re just FYI: This is a low-priced, basic guesthouse, so don't expect fancy! Light sleepers might hear some traffic noise from the crossroads outside, although it didn't bother me.

Great location means it’s the perfect place to get your head down after a night out in Warwick. Great contact from the host in the run up to the stay and he provided a friendly welcome. Bed comfortable. Would definitely stay again

Would have no problem recommending here or staying here again.

Paul was great and extremely helpful. Room was a good size and great facilities, including plates and a microwave. Room was clean and bed was comfortable. Short walk to plenty of places to eat and decent pub across the road.

Minor nit-picking really. Could only get shower either really hot or cold, but to be fair, that may be down to me not knowing how to operate it.

Excellent location!! Great value for money. As per my experience one of the least expensive options available in Warwick. Paul was really helpful, quick to reply and flexible to accommodate your requests. Highly recommend it.

Great room

Would have liked onsite parking but managed to park in the lay-by opposite without too much difficulty. This was all explained in the room information so it was expected.

Spacious & welcoming; friendly host. Large attractive room with fresh flowers, exceptionally convenient with fridge, microwave, crockery etc to prepare meals. Good location with a pub opposite and supermarket nearby plus close to general amenities

Fantastic!

Paul was so helpful: I was in a bridal party at a wedding and didn’t know when I would arrive. Paul made sure a key was available for me even late at night! He even let me check out later as I’d had a very late night!

Everything was great - fantastic value for money. There’s nothing I would change!
