- Family run with the most wonderful staff who made me feel like a friend or family rather than just a customer, we celebrated New Year together
- Has everything needed
- The best place I stayed in Japan!
- The location is a bit far from central Kyoto (but it is also close to other attractions, e.g. the bamboo forest)
4.5 / 5.0
Comfortable clean room, very friendly staff, and all amenities listed provided, including free coffee! Out of town so very peaceful at place and surrounding areas.
The location is a little far out of the main areas of attraction, but with a bus/train or two you can be whenever you like, so it didn't affect us personally!

Friendly host, warm atmosphere, nice quiet location, and close to attractions in north/west area of Kyoto.
15/20 min walk to nearest train station was fine for me but is worth considering. There is a bus stop nearby, but bringing big luggage onto the buses can be a nuisance to the locals. Best to take the train when arriving/leaving.

The staff were very easy to communicate with, friendly and the kitchen and shared area was more than sufficient.
Well, I'm tall and being on the bottom bunk for a week hurt my neck a bit because I couldn't sit up. In hindsight I should have asked to be on the top bunk from the beginning when it was available.

Friendly reception
To far from the city, the matras is so thin feels like you sleep on the ground, only one shower
The quality, price & distance is simply not worth it

Very friendly staff, cute lounge/kitchen. Bedrooms big enough.
Better light in the bedrooms. More showers (currently only 1).

The location and lounge area were very nice! My host was also friendly and welcoming.
Only one shared shower for four rooms and up to 16 guests isn’t convenient…since only a few guests stayed when I was there, it was manageable.

Bus just down the road. One bus loop. Get on pay 230 yen flat rate with ic card when you get off in town.
Host very friendly band helpful

it’s was decently location near bus stands so no problem with transportation. the place was clean and cozy with a very good kitchen
the bunk bed made noice when turning while sleeping, the guy above me kept turning and i had to hear the squeaky sound of bed

Property was clean. Toilets had cotton buds, cups for mouth rinse, tissues. The lounge area was nice and cosy.
Very inaccessible compared to other properties. It’s a 15 minute walk from the nearest train station. Staff was very very rule abiding.

excellent stay, superb owner, nice clean, quiet, close to shops and restaurants, easy access to the city center- just one bus, walking distance to the bamboo forest

Every thing is very clean. The staff carried my heavy luggage in the stairs, and showed me in details the commun space and the room, which was nice.
Everything else.
I was informed after the (non-cancellable) booking than the fees for late cheking is 1500¥ per person per hour... I came in 23mn after the allowed time, and they still charged me this amount. I spent the same for the fees and the bed itself. Too overpriced and no mention of this amount on the page before you book. With this buget I would have booked a nicer place
There is only 1 shower and 2 sinks for the whole guest house.
If you want a toothbrush, towel or anything you have to pay. Laundry is 1200¥, just go to the coin laundry that is close if you have time. They do have free coffee and tea in the kitchen
The staff I met did not really speak english, so if you don't have japanese basics it can be difficult if there is a problem.
Except to visit the bamboo forest, the location is not so good

the owner really nice, and really comfy beds
bit far away from the train or metro station
2.5 / 5.0
- the price was fair considering the distance from downtown and from the train station, about 15min walk to the closest station and 20 minutes by train to the city center
- it could be stated that there would only have one single shower for all the guests
- the shower lacked cleanliness
- it could be stated in a clearer way that the towels would have to be rented and the price to use the washing machine
- the rooms are VERY SMALL, even for a low budget hostel, it allows for uncomfortable smells during the stay.

The bed are like typical Japanese futons but they have built decent sized mini bedrooms, one of my favourite stays in Japan. Will definitely come back one day :)
Not a single thing. The property is up quite steep stairs which might be a problem if you have big luggage, but they actually insisted on carrying my bag up the stairs even though I could take it myself. So kind. Wish I’d stayed longer.

The welcoming reception and good treatment during each day. They are lovely.
Could not have spent more days there.

Late checkin fees are overpriced. Ended up spending more on fees than the room itself. Had to pay to rent a towel to shower and the blowdryer was so weak i couldn’t dry my hair.

There was a phone that kept ringing extremely loudly. I was not able to get good rest.

Nice owners and a cool place

The location was good, only about a 25 minute walk to the Bamboo forest. There is a Family Restaurant that is open late and a 24 hour convenience store that is nearby. They give a code to the door so you can come and god as you please.
The wifi was alright, but I had trouble with it disconnecting sometimes, maybe it was just the spot that I was in.

I ended up staying a month at Tsubame-ya because it was so affordable as well as being liveable and well located for my school in Kyoto. I appreciated the advice and friendly hospitality from Kaori, the owner!! Very friendly and relaxed vibe. I’d stay again!! 😀

The shower is big
Self check-in, but I received the email with information on the same day at noon. Since I was travelling I didn't have internet... So I never got the email and couldn't go in. Fortunately, I was early and somebody could open to me... So at least the email could have been sent the 24h before the stay.
