Villa Rosa – Luquillo is located right on the beach; the backyard leads straight onto the soft sandy beach and into the clear-blue ocean.
It is a 3 story house with lots of room for you to spread out and enjoy the beauty of Puerto Rico. The house has 5 bedrooms, 4 baths, fully equipped kitchen, living and dining room, and 2 large porches with to relax and enjoy the views.
There is a 3 Night minimum required over Holidays. Events are allowed but there is a fee to host an event at the property.

The family vacation was great! The location of our stay on this beach front property made it even better! The property manager Tato was very hospitable and attended all of ours needs! If you have a large party and you are looking for a great beach front location this is a great stay!

Great location to everything! The beach was beautiful and just down the beach is a river coming down from the rainforest. Its such a cool convergence. The Kioscos are very close and have the BEST food. El Yunque was beautiful. A must do for active families! Property manager made everything easy. Grocery store very near by. Loved our whole time there. The jacuzzi on the second level is a crazy luxurious experience.

Wonderful customer service between the owners and caretakers. A little tricky to locate the address, uber got a bit lost. Great opportunity to enjoy a house on the beach and be with the local Puerto Ricans. The property is clean and spacious. Again right on the beach, 30 minutes from the airport, 5 minWe will book again.

We absolutely love this place! Right on the beach and plenty of room for everyone. Property manager was attentive to our needs and even brought us fresh mango’s from his yard. If ever we find our way back, we’re definitely going stay here again!

Our family of 12 had great time in PR and the home served us well. We were able to cook breakfast each morning and cook a few dinners together. The rooms all had AC and were large enough to be comfortable for each couple. With one bedroom on the ground floor it was perfect for our elderly grandmother. Everything was old and a bit worn but serviceable, and when considering the price and the location on the beach we were grateful to have found this home. I would say the bed linens could use updating and the pictures on this website should be updated to reflect what the current conditions are. That being said, it would not have changed our decision to stay there but it would have reduced some of the sour feelings for some family members. Overall the home helped us have a great time, create wonderful memories and we would consider returning.

While it is true that the house could use some freshening up, it checked all of our boxes: enough beds, baths, kitchen supplies, indoor and outdoor seating, and working AC units….and a to die for view. We truly enjoyed our stay

Other than that this place is NOT what is listed as. When we got there there was pubic hair all over each bathroom toilets, shower, sink, etc. My family and I had to go to the store to grab cleaning supplies to clean the whole house. Disgusting!
The overall conditions of the house are terrible, nothing like the pictures online. False advertisements at its best! The house looks like not a penny has been put into it for years and years. Its a shame because there is so much potential in this house. This is a classic case of an owner that is not from PR, doesn't care about the property and only cares about getting paid.
The kitchen appliances are terrible, the pool table needs to be thrown out, the toilets needs to be replaced, the house needs to be painted, windows needs to be cleaned, and much more.
Overall is a nice place to spend time with family. But be aware you will be dealing with filth, insects, etc.

I want to start by saying that the house is beautiful and has great potential. but it needs many updates, #1 the profile picture is not, the second floor is completely open, #2 housekeeping needs better cleaning, #3 the bedding and bath towels deteriorated and poor condition, we had to go to walmart to buy #4 the pool table in poor condition. And keep in mind that if you arrive after 3: pm check in they want to charge you a fee too. Despite the inconveniences we enjoyed our stay, it is a quiet neighborhood and accessible to many places.

Rundown party house - good for big groups at budget price - needs many upgrades & deep cleaning
We rented this property to host family visiting PR. We had 12 people and wanted everyone to be together.
The house is big and on the beach, as advertised. It is suited for large groups that want to be together, have common space to hang out, want a beautiful location, want a low price, and don't care much about cleanliness or quality of the facilities (see below). The caretaker, Tato, was very nice and helpful. The owners were also responsive via email and provided a useful welcome package.
The house has some nice amenities like decent kitchen facilities and balconies. It has useful things like a washer & dryer, an extra fridge, beach towels and a large dining table. Yet as other reviews have mentioned, there are leaking faucets, toilets that don’t flush well, a problem with the dishwasher, many light bulbs that don't work, lamps without shades, non-functional fans, and old rusty beach chairs. We could only find 7 forks, in a house that sleeps 14.
There are also bigger things beyond the scope of maintenance, like junky furniture (some of it is literally falling apart and stained and looks like it was found on the street), windows and doors let in lots of water when it rains, a pool table that was falling apart and a ping pong table that was completely usable – these amenities were not as advertised.
There was black mold in the air conditioners, blood on a shower curtain, and several fire extinguishers that read "empty" – serious health/safety hazards indicating that a thorough deep cleaning is required.
Note: this house is not great for elderly people - it has steep, narrow stairs and lacks railings in a few places.
Some of the host's responses to previous reviews commented on the location in PR and on the beach as explanations for many of the problems. I would disagree. I live nearby in Luquillo and my house is subject to similar conditions, yet I don't have black mold or furniture that is broken and nasty, or useless fire extinguishers because I care enough to fix those problems. I would argue that you can offer a place that is fun and affordable and also has decent quality and cleanliness – the two are not mutually exclusive.
The bottom line is that the owners have not invested recently in making the house feel "like home" instead of a rundown party house. I would only recommend it to large groups on a budget without elderly people, and who don't care about the cleanliness issues. For others, best to look elsewhere.

Recent Stay
Great location on the beach. The local property manager, Tato, was outstanding and we can’t say enough positive things about him. The property is advertised as having a pool table, hot tub and ping pong table but they were in need of repair. The air conditioner units were loud and kept some family members awake. The property is right on the beach but we found only 4 rusted camp chairs; there were 11 members in our group. There is deferred maintenance; the toilet in the main bedroom leaked and and drains were slow to empty in the showers. The cleaning fee charged was not reflected in the way in which we found the house upon arrival. If investments were made to rectify these issues, we would be open to renting again.

Caretaker is best thing about this property
The property caretaker, Tato was awesome, owners not so much. It’s obvious the caretaker does all he can to manage this very run down house. The owners clearly haven’t spent any money on this place in years. So many things broken down. Tato had to fix so many things while we were there, including the main AC unit which stopped working several times. It clearly needs to be replaced. The jetted tub in the master never worked at all and kept turning on by itself making noise that Tato had to come fix.
The furniture is so old that some of it smells bad. The only outdoor furniture are some beat up folding chairs.
The owners sent me the wrong welcome package so I couldn’t even reach Tato initially. It’s obvious the owners care very little about this property.
Owners are lucky to have Tato because without him, I can’t imagine this property getting rented because reviews would be horrible without him.

Villa Rosa Adventures
We loved everything! Gorgeous house, gorgeous view. Our property manager was absolutely amazing! He was there when we arrived. Gave us an excellent tour. Anytime something was needed it was there immediately.
When we e had questions reguarding what to do, where to go he was a wealth of information. We enjoyed playing all the games in the facility and learning dominoes! We cant wait to go back and show more friends and family. There was a group of 10 of us and the house was perfectly spacious for our whole group. Thank you for everything

Believe it when it says beach front!
We needed the specific sleeping accommodations for our group, so the amenities were not as important to us however we enjoyed listening to the waves crash on the beach all day and having plenty of seating around the table and living areas. Some of the reviews have been negative however we found everything to be functional, relaxing, a little quirky at times, and a great place to stay.

Awesome beach home
My family and I really enjoyed our stay here. The beach is right outside the back door. The home was so spacious and everyone had their own space. The kitchen and living room downstairs was perfect for family dinner. The house can use a good update but it was perfect for what we wanted. The river is 2 minutes away and gorgeous. I love Tato!! Best property manager ever. I asked if there was uber eats and we didn't buy groceries yet. He bought us food!!! Definitely recommend this place.

It has potential
We arrived in the middle of the night, and it was immediately obvious that things were not as advertised. The gate that is supposed to stay close was broken and the motor had been gone for a few days, so during our stay, the gate would stay open 27/7. The house is spacious and there were enough rooms for all of us, but the furniture, the linens, and the overall house needs to be deep cleaned and updated.
When we got there the internet was not working, the owner and manager did respond quickly to this problem and a person from the cable company showed up on Monday to fix it. We also discovered there is no phone line in the house even when 2 phones are on display, one on the first floor and one on the second floor. The Jacuzzi was not working either and my understanding is that it had been out of commission for a while.
In the pictures the second-story terrace facing the beach had screen or windows, it does not, the "windows", "screens" had been removed and the area is totally exposed. The Ping-pong table is cracked and unusable, the pool table on the first floor all the pockets are broken needs to be rebalanced and re-covered.
The day before our departure there we had a water leak from the second floor to the area of the front door on the first floor- it looked like it was raining. It originated in one of the bathrooms above and is my understanding it was not the first time.
The caretaker on site is wonderful and helpful- he tried his best to fix all these issues, but the maintenance issues seemed to be long-standing and need professional repair.
The beach is wonderful, and the neighborhood is a working-class neighborhood, the neighbors were friendly and respectful.
This house could be so much more with some maintenance and updating. My issue was mainly is not what is advertised, and I did mention this to the manager in one of our calls. I should explain that the group staying there included an industrial engineer who is used to putting facilities together, internationally, a physician, 2 public health professionals, and two lawyers so we as a group are very conscious of our environment.
So, from the windows that have been caulked shut (you cannot open them), to the obvious presence of leaks in various parts of the house, broken furniture, an unusable second-floor terrace and old linens most of the issues are maintenance-related.
Once again, the beach was wonderful, but the house needs some serious improvement. I will be forwarding the owner p

Good for large groups
The property manager's were great to work with and we had a great vacation. I believe with a few upgrades this property would be amazing. We hosted an event and it was an ideal location and space so great for large groups. Here is my pro and con list below
Pro: location (steps to beach)
Space: plenty of room for large group and enjoyed the multiple seating areas alng with 2nd floor outdoor space
Supplies: Appreciate the home equipped with all kitchen, bathroom, beach supplies
Customer service: Everyone servicing property was great and having the property mgr across the street was beneficial.
Beach: beach is gorgeous as is the backyard, glad chairs was available and a short walk to the river
Features: Family enjoyed the pool table, disappointed the table tennis and hottube were not functional.
Con: location (not great neighborhood and touch locating property-via google maps, waze worked better)
Cleanliness: The place was clean when we arrived but there were lots of ants and bugs throughout the house. I would also suggest to have updated bedding available.

Amazingly Beautiful
This stay was everything we could imagine. Beautiful house and property. Up to date and modern..I will definitely be making it a point to come and stay in this house again... also the caretaker Tato who did our maintenance kept us very informed and was there when ever we needed him. Great experience 👍

Beautiful For Family Vacation
This beach house is amazing! The layout is perfect for a family vacation. It's divided into 3 floors which made it perfect to divide parents from adult children and grandbabies! My son got married on the property and even though it rained we were able to accommodate the guest on the 2nd floor versus the backyard. The property manager "Tato" was AWESOME, I'd go back just so he can show us his farm, my grandkids loved it! He lives right across the street! Chaunee & Myrtle you guys truly have a "GEM" not only the beach house but with "Tato" as well! We look forward to booking again in the near future.

Spacious & amazing views
We were a group of 14, 9 adults, 1 teenagers and 4 children. We also had a group of 8 others staying in close proximity. This home became the meeting spot because of the spaciousness and ease of location. The house location is right on the beach. It was great to allow the kids, big and small the luxury of going out and enjoying the water without the crazy crowds in Luquillo. It is within minutes of everything you need shopping, food kiosks and El Yunque. Also close to to Marina, if snorkeling is desirable. Property owners and management are great at communicating expectations and ensuring needs are met. We would love to return in the near future.

Perfect for groups!
Our stay at Villa Rosa was amazing! Photos do not do it justice.. you wake up to an amazing view of the beach in your backyard.. there's a total of 4 bathrooms and 6 bedrooms (1 downstairs, 4 on second floor and the master on the third floor) the second floor has a hot tub, ping-pong table, a hammock and a large area to entertain. As to be expected the beach house does have humidity but it is an amazing place to stay.. there were AC units in each room. The house has a grill and foldable chairs for outdoor seating. If you walk along the beach for about 5 mins you see where the river meets the ocean and it's beautiful! There are options to rent kayaks or ride horses along the beach. Tato, the house manager was so kind and helpful! They put us in contact with Carlos and Alberto who drove us around in a minibus allowing our group to travel together.. not sure why.. but it is impossible to get an uber around the island. You are about 5 mins away from los kioskos de Luquillo by car, 45 mins from Viejo San Juan, 15 mins from el Yunque. We definitely recommend this property!

Excellent location and lodging
We arrived to a clean place. Manager was right across the street and any issues we had we taken care of right away. Location was just perfect right on the beach and in a quiet neighborhood. I can’t say enough about how great an experience this was. I definitely be going back again.

False advertising
This property is in horrible disrepair. All doors and locks are broken rustrf and jammed. The property was filthy we had to buy cleaning products to disinfect. Toilets were broke wouldnt flush. The maintenance man helped with what he could. Host housekeeper was not helpful. We had to wash bedding due to bite clusters all over bodies. Bed linens were filthy. Furniture was old and broken. All toeel and toilet paper holder in master bedroom were broken. The master tub was filthy I also cleaned that just to find the drain broken so tub unusable. The location and outside beach area was beautiful but the house has been very ignored. I will be contacting owner and asking for some kind of refund. All of furniture and pool table are not what is pictured. I have photos of all of these issues.

Entertaining space
The house was super convenient, contained a sufficient amount of bathrooms to accommodate the ratio of guests to rooms. The beach in the back is amazing and the center floor is great for entertainment. Master bedroom is spacious and contains master bath and balcony. The only thing I would mention to fix is the furniture, refelt the pool table, and update storage drawers and cabinets which appear to be water damaged. Otherwise the stay it’s self was amazing and comfortable and the communication between our party and the owners and property manager was well attended.

I’d go back again ...
We had a great time. The place looks exactly like it does on the pictures. The neighborhood is very conveniently located on the beach, restaurants, nightlife and the view from the balcony is to die for. I would absolutely recommend to stay here. They were very accommodating and very quick to respond to any questions. I wish they were more flexible with check in and check out time. The place can use a furniture makeover, new bed linen and towels but did have all the necessities. Did I mention everything? Great experience.

The view was beautiful! Loved bein right on the beach. The place was very clean and had all of the necessities for a few night stay. Would love to go back and stay longer with my family.

Mata de Plátano
We had an overall fun time. The house is literally on the beach; a little windy in the Spring, but it was nice. The house itself needs a little upkeep; towel racks broken, toilets not functioning all the time, pool table uneven and broken. Not enough to ruin your vacation, but they could make it so much nicer.

Great view
We enjoyed our stay. The house has everything you could need and the layout allows for a large party to spread out. The second floor patio was great. My only complaint is the bedding. There was no top sheet on the master bed (the top sheet was folded and placed under the pillows in the other rooms) and the pillows were terrible. The bedding in general is past its prime def time for an upgrade. Great view and location.

Perfect beach in the backyard
Our stay at Villa Rosa was perfect. The villa is very spacious with enough rooms for our group as well as several different areas for hangouts. The garden literally leads onto the (basically) private beach which is close to a beautiful little river delta. It’s the perfect playground for any beach lover of any age. The hosts Chaunee and Myrtle-Rose were very kind and quick in communication. We’d love to come back!
