The Boathouse at Labrador Landing is where waterfront charm of a bygone era meets quintessential luxury of today. Built in the 1800s, the Boathouse is a rare piece of Provincetown history. The Boathouse offers the ultimate in luxury Provincetown waterfront accommodations. Enjoy breathtaking sunsets and incomparable water views from your large private deck or take a swim in the bay from your deck or launch a kayak available for your personal use. One of the few cottages remaining in town that is cantilevered over the water, you’ll feel like you’re on a ship while you enjoy unobstructed water views and the sound of the waves lapping gently beneath the deck. The boathouse is equipped with heat and air conditioning. It offers a beautiful living area with sliding doors facing the water, large decks on two sides enclosed by a charming picket fence (one deck private, one huge deck shared with the adjacent one bedroom cottage), designer kitchen and bathroom, a queen sized bedroom with curtained glass doors which allows views of the water or offers complete privacy. Decorated by a local designer and beautifully appointed furnishings, flat panel TV, integrated sound throughout, high speed internet, washer/dryer and custom made counter height dining table and stools. Well appointed kitchen includes microwave, dishwasher, refrigerator/freezer, oven/stove and cappuccino machine. Outside gas grill, outdoor shower, cushioned Adirondack chairs, market umbrella and a magnificent teak table which seats 6 for outdoor dining or entertaining. On site parking for one car, and a 10 minute walk to town make The Boathouse a magical Provincetown vacation experience from beginning to end.

It’s one of the best rentals we have ever stayed in. We feel completely relaxed by this one of a kind luxurious boathouse. The light and access to the beach is amazing. We hope to come back again!

We’ve been coming to Ptown for many many years and we have to say this was our favorite place ever. Ever. Perfectly designed and decorated. Incredibly well-appointed kitchen. The attention to detail in this place is very much appreciated. The private deck will make you want to never leave. The adjacent shared deck will invite you to enjoy time with your neighbors staying in the cottage next door. (We had lovely neighbors and made great new friends.) Kayak from the deck with ease. High tide comes right up under the deck and the sound of the water lapping under the deck and the smell of salt air permeating your senses combine for a mesmerizing experience. High quality deck umbrella to escape the heat if necessary. Very romantic place. Toast your spouse/partner on the deck watching the sunset. Marvel at the sunrise with your nespresso. Get a reservation at Sal’s Place for dinner on the deck just down the street (for your best dinner in Ptown). Also just down the street is Relish for morning pastries and delicious sandwiches for your lunch on the deck or your picnic at the beach (bike to boys beach or take the long point shuttle for a beautiful time). If tea dance is your thing it is very close by. The quiet and charm of the west end makes for a very relaxing trip. Host communication was perfect. Check in was effortless. Excellent wi-Fi and cable. I can’t say enough. If you can’t have a beautiful relaxing week at this place, I am concerned for you. Book now. Enjoy!

We love everything about this little cottage/boathouse - it's beautifully designed, both inside and out; it has everything you need, and best of all is its location - right on the bay, with a private deck and gorgeous views. Lyn, the host, is incredibly thoughtful, responsible, and responsive - even proactive! - She reached out to us to make sure we felt comfortable in the face of a looming cyclone/tropical storm, and she even offered to house us elsewhere to ride it out, if we didn't feel safe. We stayed put, and were happy and perfectly fine, as was the property. But as a host, she went over the top to take care of us and make sure we had a great time. We did! We've already booked for next year!

This is an unusual property. It is in the West End; it feels like you’re living on Cape Cod Bay, almost like being on a boat; thoughtfully outfitted for enjoying the space. Quiet, yet convenient to downtown. Great escape.

Labrador Landing is the prettiest spot in PTown. Lynn was great and handled the leaking water heater by putting us up at another wonderful property. Everything was perfect. We live PTown and have been vacationing there for many years. Sooooo dog friendly! Thanks Lynn!

Although tiny, the location and view can't be beaten. We packed lightly knowing there was a washer and dryer in the unit but the washer wasn't working which was disappointing. We needed to take time to wait for the repair guy (who never showed up) and eventually had to do our laundry elsewhere. The property manager was traveling but the backup manager was very responsive and accommodating. Other than the laundry issue, this was a wonderful place to stay.

This was a beautifully designed, gorgeous cottage right on the bay with a spectacular view! The owner could not have been nicer or more accommodating, and her thoughtful and tasteful attention to every detail is apparent in the kitchen amenities, the dishware, supplies, and the decor throughout the boathouse and the deck. We have already booked for next year!

Beautiful boathouse on the water, with a private deck. Beautifully decorated with everything you could need! Perfect location in the West End, close to everything but private and tucked away. Excellent for traveling with a water-loving dog! Even has an outdoor shower/washing area.

Boathouse is stunning
One of my favorite rentals in Ptown, hands down. This cottage is absolutely lovely and the setting and view cannot be beat. Outdoor space is unbelievable. Cottage is well stocked. Bed is comfy; definitely on the softer side if that is your preference. Great to have the parking spot. VERY dog friendly, as well. Lyn is responsive and easy to work with, as well. Would stay here again and again.

Best quintessential getaway for 2
We’ve been coming to the cape off and on for many years but never stayed here because we always had our kids and this one is really only big enough for two. But it was finally just my husband and I and we had the most amazing time. The boathouse meant we could enjoy high tide and hearing the waves under us at night …but also low tide and walking right out or enjoying a private deck and stunning view.. the charm and feel of the boathouse was unlike any other..… simply perfect if you want that nautical by the sea feeling. It was perfect for two….the bedroom w glass doors looks right out into the family room but also the deck yet it felt cozy despite an open studio feel but had a bathroom w access to the bathroom separate from the bedroom which is always nice. The owner thought of everything you’d ever want….. it even has a washer and dryer tucked away. The furniture on the private deck has an umbrella and great seating… you share a larger deck w the Labrador landing cottage… larger picnic table and access to an outdoor shower…but you can enjoy your own private deck separate from the larger one if you want. Steps right down to the sand or water at high tide was a treasure.. along with the view across to the lighthouses. It was a quick walk to the Relish (a deli and breakfast place for quick sando or pastries) the Red Inn and jetty (to hike the breakwater stones) is down the road. Also the bike shop was a 5 min walk away so we never needed a car. We biked all up and down commercial - the location was perfect. I loved every thing about this rental - the detail …white headboard everywhere and special nautical touches made it simply the perfect getaway. I will always go back!

The location was spectacular and our vacation was wonderful.
Nothing major to report. It was comfortable and clean. The little things reported were addressed. I wished they had let me know a real coffee maker was in a cabinet because the nespresso coffee maker isn’t what a coffee drinker wants. We managed - I sent hubby for coffee.

Perfect getaway on the edge of the world
This location cannot be beat. The boathouse is in a quiet but active residential area just a short walk or bike ride from the busy downtown section of Commercial Street (with tons of restaurants and shopping) and from the beautiful Herring Cove Beach. We walked into downtown multiple times every day. But, most days it was a tough decision to go anywhere because we didn't want to leave the private dock at the front of the boathouse where we could watch the tide come and go. High tide was a spectacle as waves crashed in all around us. At low tide, the beach stretched out for what looked like half a mile or more, opening up a large expanse of beach to stroll over and explore. The boathouse itself was well-maintained and had everything we needed for a two-week stay, including a brand new washer and dryer installed at the beginning of our stay. The place is small and makes the best use of the space it has, so don't overpack. You don't need to bring much anyway.

Its proximity to the water was ideal, although it should be pointed out that this was not a location where you could camp out on the beach in front of your unit, if that was your desire. It's a very shallow beach and the difference between low and high tide is profound. Since we were not looking to hang out on the beach all day, this was not an issue for us. There is a deck overhanging the beach where you can spend all day.

We Hassan enjoyable stay at this property. Lyn is a very responsive owner, she gave immediate replies when we requested for extra towels, help with TV remotes. The house is spotless, and the view incomparable! We will be back for another visit next year.

My husband and I loved our stay! We brought our puppy & she loved the ocean & running around with all the other dogs! We took the kayaks out & the water was warm very enjoyable! The boathouse is just lovely! Exactly like the pictures! We highly recommend staying here! Easy walks to restaurants & entertainment! The best of the best!

Perfect in the West End
This is the second time my husband and I stayed at this property, and we will be back. The home is perfectly appointed home, the open decks are friendly and relaxing, and the views of the harbor take full advantage of the magical P'town light. I guarantee you will have your best night of sleep as the tide comes in under the cantilevered home. This is a special and memorable place.

Paradise in Ptown
It was fabulous. Even better than pictured. Truly the best location for a water focused Ptown vacation. We never wanted to leave the deck, except to swim/kayak at high tide or walk the beach at low tide. Great use of space with the small but functional kitchen. Definitely want to return.

Outstanding
We could not have found a better place to stay. First, Lyn was a great communicator from the start, and once we got to her place, we were wowed by the setting. The beach is beautiful and the uniqueness of the tide coming in and out was stunning. Our three year old and our two dogs had a blast. We planned to check out other beaches and areas, but found ourselves just staying at the boathouse the entire time, whether on the beach, or just hanging out on the deck. We would revisit in a heartbeat. Thanks Lyn for the wonderful stay.
