Tim was a great host with a great breakfast and clean facilities I would strongly recommend staying at riverdown

Hidden away at the end of the village, but a great location for accessing the Exe estuary cycle path and the Avocet rail line. Just a short walk along the cycle path to Topsham, and 90 minutes on foot to Exmouth and only 10 minutes walk from a really nice pub with a good restaurant.
Nice freshly cooked breakfasts, and the porridge was great.
Good to have a guests sitting room we could sit in with our friends staying in the room next door, and space each in the garden outside as well.
Nothing much really. Some people might be put off by the adjacent railway line, but there are only two trains an hour and you soon switch off to a few seconds noise as they go by (they stop overnight well)

ideally situated especially for walking or cycling and easy access to the GWR train facilities. The owner. Tim, was very approachable , helpful and knowledgeable .
there was little not to like however it would benefit from some upgrading at very little expense eg bedding , softer towels and tweaking of the breakfast menu.

Breakfast was a good start to the day. Exquisite location and very relaxing. The host was first class and attentive. I liked being the only guest ,having access to a lounge rather than be confined to a bedroom.

Clean, modern and very quiet location. you do get the trains going by but no worries.
No view of the river really from the house. But again just jump onto the cycle path and off you go.

Very spacious and comfortable room. Table and chairs outside in the private garden to enjoy a glass of wine in the evening. Access to a small kitchen to make tea and coffee

Host Tim is very helpful. He maintain the property in very good condition. You have got a choice of single bed and king size double bed.

Loved the setting, across from the estuary is a prime location, have many avenues of discovery at your leisure.
There wasn’t much of anything I did dislike so thumbs up from me a perfect B+B

Tim was very helpful and accommodating.House is in a lovely position, close to walking areas nearby, train station and local pub, which was friendly when we popped in for a drink. It was great to have other areas we could use besides our bedroom ( ie) the utility room and lounge and the secure gate was a bonus.
We would stay again and like to thank Tim for making our stay a very comfortable
Getting use to the train noise, shower needs to have the bathroom build up of soap dealt with ( it might put people off if it gets worst.?.) Dettol mould and mildew remover is excellent for this.
These are only minor issues and it really did not cause us an issue as the positives and Tim’ s friendly personality was more important to us…hence we would use this property again to explore this lovely area.

Breakfast was excellent and the location of the property was outstanding great views and lovely walks on trails. we did plenty of walking and really enjoyed it.

Location was lovely and peaceful. Breakfast was really good with lots of choice. Tim was a really great host. Really friendly and chatty but without being too intrusive. Had some really good ideas on where to eat and what to do. Really flexible as we needed to leave early on Sunday. Great facilities. Loved the garden area and wish we'd had more time to explore the field. A sundowner overlooking the estuary would have been perfect. Hope to stay again.

That there was a guest lounge available with a TV and DVD's, and also that guests had the use of a microwave.
A choice of fresh fruit for breakfast would have been nice, but the breakfast provided was still very satisfactory.

While we were offered full use of a guest kitchen and that was great. My first thing to do when I wake is to make me and the wife a coffee in our room.
We couldn't do that without first getting dressed. So actually this resulted in our first coffee being at breakfast. In room coffee facilities would be helpful.

Beautiful setting with stunning views over the River Exe. Very comfortable, spotless rooms. Good breakfast.

Would have liked to have had an ensuite in the room but separate bathroom was big and spotless. Prefer ensuite rooms generally.

Very attentive helpful owner. Breakfast just the right amount and well cooked. Kitchenette if you want to make your own drinks. Lounge for use of visitors with large TV. Had a homely feel.

Tim is really friendly and accommodating without being intrusive. The location is fantastic , with direct access to the exe valley trail. Our room was spacious and comfortable, with a view out onto the garden, where we sat in the evening with a glass of wine. Breakfast was great, with fresh eggs from Tim's lovely chickens.
Might need clearer directions to ensure that you stay on until the very end of the lane.

Good spot for nature, walking and cycling. It’s out of the way nature was very appealing. Nice large en-suite room.

Good location for travelling to most of Devon. Good value. Free range chickens wandering around the property were very entertaining. Room was a good size and well furnished.
Access to the property is a little hairy as it is a narrow road which is designated as a cycle way so be prepared to meet many bikes travelling along it at speed, seemingly oblivious that there will be cars using the road as well. Would have preferred to have had some sort of heating either towel rail or radiator to dry towels. Bit quirky having communal kitchen area to prepare tea/coffee rather than in your room.
